• Kritiker27 (9/5): - Die Unterkunft liegt in der Nähe der Basilika San Simplicio und eignet sich hervorragend für Sightseeing in Olbia sowie für Ausflüge an die Costa Smeralda. Das Zimmer bietet neben der üblichen Ausstattung auch ein bequemes Sofa. Das Badezimmer ist funktional und relativ geräumig. Trotz der guten Lage kann das Auto kostenlos in unmittelbarer Nähe geparkt werden. Der Gastgeber war freundlich und hilfsbereit. Wie in den meisten Unterkünften wären auch in dieser ein paar Ablageflächen oder Haken im Bad von Nutzen.
• Zuzanna (9/5): quiet and comfy place in nice location, that I’d book again - excellent location next to XIth century Basilica, couple cute cafes and around 10mins by walk from cittá vecchia. super friendly host, who was taking care of us checking if we had everything (including all the important informations like bus timetable), very comfy bed, well equipped kitchen - this place has everything you need for your stay in Olbia. the tiny terrace upstairs is super cute and perfect for breakfast, if you want more than cafè and cornetto :) - you have to wait couple minutes until water become hot in the shower - just be aware that the terrace mentioned ion the photos in not private - it belongs to the apartment, not the particular room (yet we were there completely alone even if all three rooms were occupied)

• Sarah (10/5): Perfect Italian getaway in an ideal home. - Luca was an amazing host. He was there for everything we needed. He always replied promptly to any questions and was great for offering suggestions about things to do (as he's a tour guide himself). He went over and above, even buying my children an Easter egg each ❤️. Also one day we couldn’t get a taxi and he drove us to the vineyard. I would highly recommend this property and Luca as a wonderful host. Would absolutely stay here again.

• Heinz (10/5): Highly recommended - I had an amazing stay at this apartment! The kitchen was incredibly well-equipped, the location was perfect, and the internet connection was fast and reliable. The host was extremely responsive and made sure everything was perfect. Plus, there were a lot of complimentary snacks provided free of charge, which was a nice touch! Highly recommend!
• Harasim (10/5): Naprawdę warto! - Bardzo dobry stosunek jakości do ceny. Każdy pokój ma swoją łazienkę i wygodny salon dla 6 osób. Bardzo szybki internet, kolega pracował zdalnie i był mega zadowolony. Wynajęty samochód da się zaparkować albo pod samym oknem albo w promieniu 100 metrów. Klucze czekały już o 12 w południe. Przystanek autobusowy i sklep spożywczy to 5 minut na piechotę. Albo 15 minut samochodem! W apartamencie zastaliśmy słoiki ze słonymi przegryzkami, orzeszkami, wodą w butelkach i ekspresem zasypanym kawą do pełna! Dawno nie byliśmy aż tak miło potraktowani. 2 filiżanki do kawy to trochę za mało. Widok z okna dość słaby, ale na to wynajmujący nie ma wielkiego wpływu. Poza tym wyjrzałem tam dopiero ostatniego dnia. Nie ma gdzie wysypywać śmieci, ale gospodarz je zabiera. Ale wszystko poza tym już super.

La machine à café prête à l'emploi (y compris le café), toutes les petites friandises mises à disposition, torchons, produits lave-vaisselle...les 3 salles de bains. Luca toujours à disposition et à l'écoute pour savoir si notre séjour se passe bien. Peut être un petit manque de vaisselle quotidienne, petite cuillère, bols.
• Marcin (10/5): - Byliśmy z rodziną w Olbii w dniach 14.07 do 23.07 2025 w apartamencie Nivalu. Wybór tego miejsca okazał się strzałem w 10! Świetna lokalizacja, wszystkie 3 pokoje z łazienkami, przetronny salon, dobrze działającą klimatyzacja, brak problemu z parkingiem, a do tego przemiły i bardzo pomocny właściciel Luca. Gorąco polecam dla rodzin 4- 6 osób.
• Ceferino (9/5): - If you rent the place for a family, you don´t sharer the kitchen with other people, and therefore there is plenty of space. Although you can find parking spot on the street, it can be very busy depending the hour. In any case, this is not something related to the Guest House.

• Maja (9/5): Great value guesthouse in Olbia - Luca, the owner, is super helpful and makes sure you’ve got all the info you need for check-in and how to get to the guesthouse. He also gave us great tips on where to eat and what to do around Olbia. The rooms look just like the pictures – clean, modern, and comfy. The A/C works great (a lifesaver in summer!), and you’ve got access to a shared kitchen too. Beds are big and cozy, and the bathrooms are spacious with everything you need. There were even snacks in the kitchen, plus water and ice cream waiting in the fridge – such a nice touch! The location is close to the city center and bus stops for the beach and other towns, so it's really convenient. Definitely great value for Olbia. The only downside? The view wasn’t great – two of the rooms are facing the inner courtyard, which took away a bit from the experience. But honestly, since you're just a short walk from the main street, it's easy to overlook that.

The host is amazing, left a lot of snacks for us and helped with great recommendations around the area. The apartment is located very close to the center but still in a quiet area. Parking is a bit tricky but we could easily find options close by.

The location of the house is very good, close to shops, restaurants and supermarkets, also it’s close to public transport. The little treats were a nice touch! ❤️ The only minus was that in the last night of our stay we had a lot of ants in the bathroom even though there was no food thrown in the bin or anything.

The housekeeper came only the 1st day - the rest of days - they didn't clean the room and after I complained about the bed the towels and the rubbish bin - the owner told me that it's not a hotel and they don't need to clean every room every day The WiFi doesn't work the all 4 days - so if anyone is working remotely that's a really bad idea. it's not worthy for the money The house has 3 rooms and a common kitchen so if you are lucky and the other people who also live in the house are making quite early in the morning or late in the night you can sleep otherwise guess what ?!

Luka was very communicative and always in touch, giving recommendations and tips, warning about something, and explaining when necessary. I liked the kitchen with goodies and coffee, where you could have breakfast and dinner in a cozy atmosphere. Everything you need for cooking is present, but the stove was covered for some reason( There is a beautiful park nearby, where we were lucky enough to taste delicious mussels and wine for free. It was a city holiday. Thank you for your hospitality! It is a 3-room apartment with a shared kitchen, where tourists live in each room. The soundproofing leaves much to be desired. Everything is bad with it. The view from room 1 is not the best. And a bit of a strange smell, the smell of humidity and dampness.

Extremely friendly and welcoming, gave tons of great recommendations, helped me get from and to the airport, and offered a lot of additional, complimentary things that made me fall even more in love with the city. The room was incredibly clean and so was the bathroom and common rooms I do not have anything to criticize about it. 10/10

• Celine82 (9/5): Excellent owner, Superb comfy guest house - The guest house locates just a few minutes from the main street, near to the restaurants, shops and a beautiful park. The room is exactly same like in the pictures. Everything is clean and modern (the coffee, muffins, biscuits are free). The room was super clean and bed was extra comfortable. However the biggest points goes to to the owner Luca. He was very helpful since my booking the room. He is excellent at communication and a good advisor. He suggested us very nice restaurants and cafes close the guest house which were all super good and not pricey. Highly recommended and would certainly stay that guest house again! Grazie Luca!!!! :) If the bathroom had had some towel hanger or stmhng like that would have been easy to dry our towels and stuufs.

Met with Luca the host to get the keys when we first arrived and stayed in contact with him through out our stay with WhatsApp. The apartment is lovely, good air con and WiFi. Nice big kitchen complete with oven, coffee machine and fridge freezer. Breakfast you can just help yourself to the items they have like muffins, biscuits, croissants, cereal etc The main street of Olbia is about a 5 minute walk just across the train tracks. He makes sure you get all the information about check in and different ways to get to the guesthouse. He helped with everything, recommended best restaurants and things to do in Olbia. The room is exactly like in the pictures. Everything clean and modern. You have kitchen access and the A/C is perfect during the summer. Very comfy large bed and the bathroom is a good size, with everything you need. Close to city center and bus stops for the beach and other cities. Great price value for Olbia. It's located close to the train station and the area is a bit sketchy. A lot of people on the streets watching you. Still, a good location for public transport.
