- Ginnette (7/5): Nice little place, probably ok in the summer. Needs some attention to make it comfortable.Fair value - Quite location with minimal overnight noise, bedroom situated at rear of the property away from the road. Easy to find and quick, easy check in. Large reception room suitably fitted out. Some of the fixtures /fittings were broken or not working. We had a late check in after 10pm and all the windows were open with no heating switched on. We booked the room for my elderly father who had just been discharged from the hospital the day before and we were en, - route to taking him home. He reported that the bed felt very cold.

The owner has fled the UK for France and there was a stack of unpaid tax, utility, TV licence and council tax bills by the front door.
I was afraid bailiffs would come round and/or the electricity would be cut.
The landlord's agent attempted to get me to pay for more nights in cash, not on Booking.com, but by paying her directly, because it would be cheaper (ie. fraud)..
The flat was filthy. It had no supplies of even the most basic consumables.
I have reported the whole fiasco to Her Majesty's Customs & Excise, so if the landlord returns to the UK he will be charged. I have also reported the landlord's agents (Mai and Rodney) to the police and HM Department of Work and Pensions. I hope Booking.com will delist this property and take legal action.

- Sarah (1/5): Would not recommend - We liked nothing about this place. The people managing the property did not reply to our initial complaint. They did not replace the faulty toaster. When they came to drop off cutlery missing they said they were not the owner and could not help us. We repaired the shower so we could use it. The whole area in unsanitary and photos are heavily edited. We have asked for a refund. Lumpy bed, TV not working unless you pay for steaming no terrestrial channels. The, toaster not working. Garden full of black bags of rubbish and the BBQ is rusty. The shower was not working until we repaired it. It is on the ground floor but there is no sound proofing from the above flat. No central heating but 3 oil radiators. Overloaded sockets in the lounge. The kitchen is gross and there's a toaster unit not a cooker. The hob is discoloured and all tableware is grotty. The photos on the advert on Booking.com are heavily edited and do not show the true details and grime of the property. There is no parking around the property and we are still disputing a refund.
- Neildebs (1/5): Absolutly disgraceful service and accommodation, PLEASE PLEASE do not book this accommodation. - Nothing The code for the door was incorrect and had to ring the owner to get access. When I finally got access and inspected the property there was no internet as promised and had to contact the owner who said that there was, I then discovered the router in the cupboard and when I connected it, it was not connected.
I then started to inspecte the property there was no Smoke alarms or Carbon monoxide detector which is against UK regulations.
The property was dirty all over with damaged walls dirty paintwork, floor tiles broken and generally completly run down.
The shower was leaking and moldy grout everywhere you looked.
The kitchen appliances were dirty and greasy and not enough untensils, the small oven had no trays in so was unuseable and had food burnt into the bottom. Non of the appliances seemed to not to have been Tested either.
The washing machine was full of someone elses dirty washing.
The bed had to be tightened and repaired before any weight could be put on it.
When I contacted the owner he didnt seem interested and said "I dont have much to do with the property so contact the maintenance team I use" I contacted them and asked them to come and view the state of the apartment however they told me that they lived an hour away and wouldn't come and resolve all the issues. On the internet issue they said get some internet from elsewhere which I couldn't. Finally they said to me I would find anything cheaper in Hastings, but to go and find somewhere more suitable if I wanted somewhere else, which wasnt possible for me to do.
The owners solution was to offer me an extra day free of charge, even if I could, why on earth would I stay in such a substandard, dirty and ill equipted apartment.

Spacious lounge. Parking was a nightmare.
Mattress was smaller than the bedframe.
Cooker was a tabletop cooker..
The grill pan did not fit. And had to use a Pyrex dish upside down to use the grill pan that was there turned around so I could grill some bacon.
There was only 1 knife.
And about 6-7 forks.
No tea towels at all....
And no hand towels...
No fan for the hot weather.
Minium plates cups and glasses....

- Angela (1/5): You get what you paid for - Nothing at all Everything it was dirty , the shower was digusting , couldn't close shower door because of wooden planks but had to stand on them because the enclosure was so filthy. The bed creaked everytime you moved and the mattress didn't fit , the worst sleep ever . Couldn't get anything in freezer as hadn't been defrosted for months. No normal TV channels had to watch rubbish , no side lights in lounge had the main ceiling light on all the time , sofa so low couldn't sit in properly . Cracks on floor and walls throughout . Bathroom was disgusting rust on all accessories . Parking it states free parking but no you had to hunt around the surrounding roads for parking . On the whole my advise is please please save your money and DO NOT go here , would rather of slept and stayed in my car

Bed was comfortable. this was a one night stop off onto where we were going. It is in walking distance to the town centre and amenities. The bathroom had a horrible musky smell, there was no plug for the sink, the shower cubicle had hair in the corner and the shower floor was grubby. Couldn’t find a bin in the kitchen so ending up putting rubbish in the bin in the bathroom. Maybe a bit petty, but from a ladies point of view there were no plugs near the mirror so when drying your hair I had to keep running backwards and forwards to see if my hair was ok. It states parking is available but as it’s in a residential area you have to drive around looking for one.

- Paul (9/5): Clean and value for money base to explore Hastings. - This apartment is ground floor in a residential area. Parking available on street and quiet at night for a peaceful night sleep. Great location for Hastings town centre. 2 mins drive or 10 min walk. Easy walking distance of ore train station. Londis shop and chip shop across the road.
Property was very clean, WiFi connection was good. Kitchen was enough for basic cooking and had fridge. Big smart tv for down time.
No central heating in the property but there was a lot of plug in radiators and heaters, so it was very warm. There is also a private outside space with small table and chairs. There was a smell of drains in the toilet.

No toilet paper in the bathroom: eventually found an almost empty roll in the back of a cupboard in kitchen.

- Sara (5/5): Passable - It was cosy. The shower was very poorly assembled and actually fell of and broke during my stay. The number supplied on booking.com to access the code for the front door is not suitable as the man I spoke to was exceptionally rude! I was waiting around 2 hours to gain access to the property.
Check out time was also incorrect and actually had the manager who I was unaware of just let himself in amd told I was suppost to be out by 11 am when booking said midnight. I feel the property is managed incredibly poorly either bu management or booking.com

- Alexandra (9/5): Beach time for romantic elderly couple. - It is spacious ground flat which was brilliant in our case, as we are elderly family. There is a tiny little backside garden with table and two chairs, and we dined in the garden, in romantic mood, as we like to make every holiday of ours like a honeymoon.
The property has nearly perfect privacy. The back side garden has one single rope for the laundry. You can hang your laundry if the weather is good. The washing machine has option for drying the laundry, but I didn't dare to use it very often, as our laundry is mostly delicates.
The bedroom is just fine to fit a small double size bed, plus little wardrobe. We don't complain from the bed, but I always prepare for hotel and renting surprises and we brought our own bedding, so maybe that's the reason. I always carry with us our own towels, bedding and kitchen supply, as we cook and serve ourselves and we like to have all the comfort possible when travelling.
The fridge is small but we don't complain, we didn't need more than that. There is tiny little freezer compartment, to accommodate just two bottles of water, half a litre each.
We liked everything, except one little detail - the parking is advertised for free, but the availability of street parking is clearly questionable. We had to park each evening pretty far away from the property, in the parallel streets, or anything around suitable, and walk the distance each morning and evening. There is allocated parking place for disabled, which was constantly unavailable, just in front of the entrance door . We had to bring the car in the very last moment, load it quickly and go to the beach, then repeat the same procedure in the evening, unloading in the very tight and parked up street, literally fighting our way to open the entrance door. That's the only complaint we have about the property. Cleanliness can be better. I had to clean myself all over. There is vacuum cleaner provided which helps. The bathroom is not perfect, and definitely not luxurious, but it does have all basic necessities. The water flow maybe not very strong but sufficient, that's why we don't complain.
The kitchen doesn't have full set of baking and roasting utensils, and trays, there were two damaged trays and I didn't even use these, as I brought mine, but I believe not every customer would come like us, prepared. There were just two sets of plates and coffee cups. Just two. And literally tree spoons and forks. If you want to dine or cook, you better rely on your own supply. The cooker is minimalistic, still very useful, but you can't accomodate big trays, it is size of 20cmx30cm something similar. Just like a toaster. There are ceramic rings for boiling and cooking. If you are devoted chef, you would complain. It is just fine for simple basic cooking and a family of two.

arriving was easy with coded door , then it went downhill fast .
The place was not clean before and if it was really needs to be checked again . The bed was poorly made I had to re make it myself .
Kitchen - so limited on utensils it's just a joke I know the place is for 2 people but surely 2 of everything is just unrealistic . Doenst have a frying pan ?!! The fridge opens backwards . Half the toaster doesn't work . The hob and oven haven't been cleaned it months I would say if you can call it an oven !!!! More like a microwave so I wouldn't bother trying to eat here ! The cupboards were dirty . The cleaning products need to be replaced was tempted to leave the washing up so they could clean it properly .
Bathroom - no toiletries left even after it's stated they will be . The toilet was dirty , I cleaned it .
Now the shower .... well if you actually want to shower I wouldn't book this place ever . It goes from cold to scolding in seconds with no pressure at all the shower head just flops about so after the hottest day ever on Friday couldn't even shower properly .
Bedroom - as stated before bed was made properly .
The bed makes the most awful noises from even just sitting in it let alone moving in the night . It's also a small double not a double so barely fits two adults !!! And we aren't large . The mattress has probably never been replaced and so uncomfortable I was tempted to sleep in the sofa which wasn't much better tbh .
Parking - no such thing it's street parking and lucky to get a space anywhere near the property I had to park a good 10 min walk away .
Checking out - well this is when it gets utter RIDICULOUS

At 10.30 someone tried to enter the property as me and my partner were getting ready I even said I think someone's just come in the door .
Then at 10.45 banging on the door , considering I had tv on you could clearly hear someone was still in the property .

- Charlotte (1/5): Awful - do not stay in this dirty and poorly maintained excuse for a serviced accommodation - The single good thing about this property was that it had a TV Awful property - very dirty, broken (unusable) shower, kitchen tap falling off, completely worn out mattress, the free parking is on a very busy street so it's difficult to park. Lacks a proper bathroom door so you can see someone on the toilet. Upon contacting the management agent with the issues, they tried to blame us for the problems! Could not stay here and had to find alternative accommodation. Denied a refund by the host despite the LONG list of issues in the property. Would give zero stars if I could.

- Jackie (1/5): I would absolutely not recommend it. - I didn't like anything about it. It was dirty - it looked like someone had been drilling holes and left the debris/dust all over surfaces, and in little piles on the floor. The floor had not been vacuumed, the kitchen floor was dirty, as was behind the toilet. The shower was unusable as the head just hung from the holder and would not stay upright. There was a pair of somebody's flip flops in the shower and an empty bottle of shampoo. Plus pubic hair on the soap. Gross. Advert states parking available but be aware, this is on street and my husband drove round the area for 15 minutes before coming back and parking on the double yellow lines nearby while we found alternative accommodation.
We were unable to contact the owner by phone or text to resolve matters so booked somewhere else. Have had contact with the 'Manager' since but no sign of a refund and no help so far from booking.com

- Floyd (6/5): Not great but not awful. - Liked the access to a roomy living room with a good sized TV. And was convenient area for my needs. Reasonable price too. Well the place was cleaned beforehand apparently, but they left a whole bunch of food in the kitchen from the last tenants. The bathroom and kitchen were too small, the shower was weak with lots of damp mold on the floor. The kitchen facilities are far too tiny to cook anything decent leading to needing to eat out for the duration. Also the bed was loud and creaky even under the smallest movements. As well don't leave anything sweet on the living room table as it causes ants to appear all over the table.

- Charlene (5/5): It’s adequate if you want a roof over your head and to be in Hastings for a few days, the price reflects the quality - It was quiet and suited what I needed, which was a place just to get away for a few days, and it was accessible to the seafront and the town The property wasn’t very clean, but this was rectified when I called the manager manager of the property.
The property did not have adequate fire safety equipment, no fire blanket or instructions for fire exit.
The main socket near the TV was faulty in one part therefore you could not plug the fire in and the telly , this was rectified by the manager providing an extension lead. The towel rail in the bathroom came on and off intermittently and I was concerned that that might be hazard.
There were no bedside table lamps, which was odd so you had to get out of bed to switch main light off.
Also, just to be aware that there’s no central heating in the property only three oilfield radiators so it was absolutely freezing when I got in to the property

The kitchen was nice to make some breakfast and have a little dinner when not eating out. It's located close enough to the old town while being far away enough from any major roads to be noisy. The shops nearby made getting anything super easy! The SmartTV made for many a cozy night. The beds aren't the comfiest, though that is also subject to personal taste and what you are used to. As someone else pointed out in the comments, the warm tap is absolutely scalding hot after a few seconds of running it. That's more of a UK thing than anything the hosts can really change though, and it's definitely not a dealbreaker.

Easy check-in with door code provided. Being January it was very cold and the apartment was not heated when I arrived. No central heating but electric radiators which took quite a while to warm the rooms.
Hot water in taps was far too hot!

Not enough washing up liquid was left. Paint on the living room floor. Just a few things could have been tidied up a bit more.

- Big (8/5): Relax and unwind - Close to amenities and fairly quiet chip shop over Road and butchers/fishmongers within 50 mtrs Couldn't find bins for rubbish and I found fridge door confusing as it opened backwards
