- M.Matthews (2/5): Bring your own window blinds and toilet roll - The shower was ok, although it was very small. The blinds to the only window were broken upon arrival. The bed was next to the window, there was no privacy from the outside world. There was no toilet paper, we had to buy bin bags to cover the window so people couldn't see in. We got locked out for over an hour due to the door code not working, and having to wait for responses from the people who run the place.
The floor was filthy, bits all over the floor, our feet were black after having a shower from the grime on the floor.

WET TOWELS DAMP SMELL when contacted they tried saying I was a lier unsure to why I would lie about wet towels not sure why they contact cleaners they obviously can’t clean but main issue is being told I’m a lier over wet towels that were issued to us The place was ok but as said not ideal if the owner or cleaners don’t live buy to rectify issues!

- Adeolu (4/5): Not a pleasant experience - The fact that's close to a bus stop. Nothing else really. A lot of things we subpar really. The electrical box kept jumping throughout the whole stay. I had to decide what to leave on in order not to trigger an overload. And all this is not really because I have loads of appliances on. Water heater was unreliable at best.
On the final day of my stay, the fire alarm came on twice for no apparent reason. Once at 7 a.m while still sleeping and another an hour later.
It was not a pleasant experience.

Quiet location despite being off a busy street.
Really wouldn't take much to make this excellent. Apartment booked for 2 guests was poorly equipped with 1 glass & 1 cup no dishes or cutlery. Plenty of places to buy these but an unexpected expense.
Tiny flat so understandably no space for storing belongings but could use a bedside cabinet/lamp/socket.
No remote for the tv and unable to log into the wifi which was missed for night and morning routine.

• Pin for access into room seldom works, thus you are locked out for hours
• Reception is non existent
• Rooms look used and dirty with no prior cleaning before guests arrive
• Heating doesn't work, WI-FI never works even though they advertise inclusive WiFi
• TVs never work as they should or they don't have a remote for you to use the TV
• Blinds and windows need repairs
• Broken furniture also poses a hazard
• Many more logistic, adminstrative and physical issues but the aforementioned is enough reason to avoid this 'hotel'
Honestly the worst hotel services I have used. Look elsewhere to avoid disappointment because it will honestly ruin your stay. Management are also rude and the helpline is run by non-english speaking workers who intentionally make things difficult. A serious review and inspection needs to take place
- Shea (2/5): Very poor - Warmth Tv was hanging off the wall over the bed barely attaced to the wall, I had a 7 month old baby with me and this was very dangerous.
No remote for TV and no buttons to operate it so had no TV.
Shower was broken and only gave cold water.

No wifi - tv didn't connect as password didn't work (next door flat complained loudly about the same issue)
Thin walls - disturbed by arguing neighbours until almost 3am.
Worst accommodation we've ever had in London.
- Looey (6/5): get what you paid for. - it was a good location to the concert i was going to. the bed was comfy and the sheets were soft.
the room i stayed in had a back door for fresh air which me and my partner liked. i probably will book again as we got what we paid for. It was very confusing trying to get into our rooms. took us 30 minutes to figure out what it all mean as nothing was labelled clearly. We did message the seller with our confusion but by the time they replied we had got in. the cups and plates were dirty so we had to wash them before use and there was a coffee splater up the wall. But overall it was decent for how much we paid and probably will stay again if we need to.

- Medhaug (4/5): Alright but not again - I liked that there was a fridge and kettle. The location was nice since most of it was halal so it was easy to get food.
Heating worked which was great. Instantly when I get in, my jacket turned very dusty. I noticed then that the room hasn't been cleaned properly or recently. I checked the cutlery and some of it was still dirty so I didn't dare use much of it and bowls were missing.
I couldn't connect to the WiFi, the password didn't work. I contacted the person but never heard back from them.
Lastly, I wanted to check the tv. But the remote was broken so I couldn't use the tv.
The walls are very thin so you can hear everything so I barely got any sleep but luckily my toddler slept through it all.
- Jenna (5/5): Small place good for a quick stop over - Enough space for 2. Comfy bed, room was clean. 10 mins walk from the station. Easy access as the codes were a great idea. Window needs to be sealed as a lot of wind and cold air comes through and it’s right next to the bed. Would be nice if the stairs were hoovered and the room stank of smoke when we arrived.
The WiFi would not connect either.

Unfortunately other people staying/living were banging several doors from 1am-5am and very inconsiderate so we hardly slept. Not sure if they were coming in or going out.

- Thea (1/5): It’s hard to know who would be suited to this accom- possibly young backpackers? - I was taken in by the price and the photos had looked ok.
The check in instructions all worked, but the process to be sent instructions felt unnecessarily complicated and confusing. I often felt like I was talking to AI. Did speak to the contact number and English clearly was not first language which may account for some of the confusion. Extremely poor quality accommodation. Filter by recent reviews to understand full picture.
The room had been surface level cleaned but was fundamentally in bad condition and showed signs of serious wear and tear and build up of dust and dirt. Marking on walls gave a really disgusting appearance. The photos presented are not an accurate representation of the room condition as things stand. The bedding smelt clean but has not been ironed, there was a mascara mark on the inside of the duvet. The pillows incredibly thin and I found myself completely unwilling to even lie down and test the bed by which point I realised I needed to leave and find somewhere else to sleep. All the warning signs were there in recent reviews but I had over looked them/not read the most recent reviews.
There are a lot of rooms at the property and clearly get a lot of bookings but I’d be surprised to find anyone who didn’t feel disappointed. I just wanted somewhere to sleep but this wasn’t the answer, it felt really unpleasant and I knew I wouldn’t be able to sleep at all.

- Ruby-leigh (5/5): Adequate and cheap stay, great for a rough solo travel - room was dirty but comfortable. - The room was comfortable and spacious. Would be perfect for a solo or couple stay and even could recommend if you had a small child, you could fit your luggage and portable cot in the room and walk around in. It was warm as well with the radiator on. The location is not marked correctly on maps so was difficult to find and also difficult to get into and lock with codes and keys etc, for female traveler was not very comforting. The room was a bit dusty and dirty, the bath mat had brown stains and dirt on it and bedding had hairs and was not freshly made.

Having stayed here twice before, we feel it’s acceptable considering the low cost. We booked again in December for a theatre show.
Check-in was from 3, we arrived at 3:30 and the room was filthy! Basically a drug den littered with large Nitrous Oxide bottles, joint and cigarette ends, empty cans etc. The toilet seat had been ripped off, the heating was on full blast, it stank of sweat, cigarette and weed smoke. The smoke detector had also been covered.
Communication with the host was only via WhatsApp msg, no calls. Responses were few and far between, he did apologise but seemed very powerless. He said the cleaner was delayed and that they would be with us in a few minutes. He later admitted that he had not managed to get in contact with the cleaner as they weren’t answering their phone. It was also clear given the state of the room that it would need a lot more time than usual to clean it.
After an hour of waiting outside, we spoke to a Booking.com representative who was apologetic but unable to provide a resolution.
Eventually we went back to the car to leave our bags there as we didnt feel comfortable leaving them in the room before heading to the theatre.
By 7:30 we still had no idea whether a solution had been found. Eventually, the host messaged to say the room was ready. When we returned after the theatre the room had hardly been cleaned. The mess had been removed, the bed had been prepared but it did not feel fresh at all. The smell, dirty floor and broken toilet seat remained. The smoke detector was still covered, which is unsafe and illegal.
We felt extremely uncomfortable and couldn’t sleep.
We understand a host can’t control guest behaviour but there should be a clear process for handling issues like this. We expected more involvement from Booking.com to resolve the situation. We won’t be staying here again.
- Pablo (1/5): Ruined Xmas present for my fiancée ( which was to take her to the emirates stadium and watch the football) we missed the - The potential that it has Radiator didn’t work, they gave us 4 yes FOUR dirty rooms before they finally found a clean in a different address , we missed the game because it took about and hour and a half to find a room / flat and we had to pay for a taxi to get there …. Very unhelpful and unprofessional staff, this properties should not be on a professional site like booking.com as they don’t merit it.

- Camila (4/5): Not great - Cosy room Got woken up both nights we stayed by someone trying to get into the room. First night a woman asked for booking confirmation after trying to get into the room and the second night someone was trying to get the handle then ran away when i said hello. Wifi didn’t work and neither did the tv. It was freezing cold had to wait ages for the place to heat up, and had to figure the heating out myself because everytime i messaged the number provided they wouldn’t reply.

The owners were extremely difficult to contact which meant we were stuck out on the street unable to enter the property for 20 minutes with all our bags, they also refused to answer any of questions about a safe place to leave our bags. As we walked through the front door we were met by a strong smell of weed which went throughout the whole property. Once we were finally in our room we found that the walls were filthy and covered in dirt, there was no access to the TV or WIFI. The bed was solid with one measly pillow each. We ended up using jumpers we have brought folded for some comfort. There was no hot water which meant we were having cold showers in the middle of December! Neighbours were blasting music through a speaker until 1/2am and with no ability to contact the owners we had to just leave it. Additionally the area felt extremely unsafe and with no night staff available as a young girl u felt completely unsettled throughout my whole stay.
Avoid this place at all costs.
- Beth (1/5): Absolutely disgusting I’ve never felt so violated in my life. - Nothing . I walked into the main door the walls and floors were filthy. I walked into the room and it was horrendous- dirty walls, dirty bed sheets looked like someone just slept in it, the bathroom bin was full up of rubbish including food that was never changed when It should have been, the floor was not hoovered or even mopped.
The two chairs were full of dirt. There was half a roll of loo roll left so I had to go out of my own way to buy my own loo roll. The mirror was dirty and cracked, the table leg was broken, the tv was dirty. The walls were absolutely appalling I’m so disappointed. I was sold false advertisement the photos on booking.com looked lovely but in person it was the complete opposite.
As soon as I walked in and seen the state of it I got in touch with the owner via WhatsApp which they asked me for pictures and videos so I sent them across and they apologised and told me they will get a cleaner in asap but they never got the cleaner to come so I had to deal with it and now I’m dealing with itchiness all over my skin I’m disgusted.

- Jack (1/5): Horrible dirty room - Nothing. I booked this room on the day of my reservation. I arrived at the room and opened the door using self check in and room hasn't been cleaned from the last customer. There was pizza boxes on the table, bottles and wrappers on the floor and the bed was filthy dirty. I messaged the owner and they saw the message and didn't even reply to me. I had to sleep in the dirty bed as I had nowhere else to go. Do not book this room.
- Anirudh (10/5): Decent place and value for money. If you’re looking to spend less but enjoy the city of London then it’s the right place - Very small and cosy place. Very close to the city so that gives an excellent advantage for the property. Pretty clean bathroom. The TV wasn’t working because the remote was broken in pieces or burned. Not sure what happened and nobody had replaced or checked on it. The room wasn’t that clean.

- Andrew (1/5): Never to be repeated - Nothing, I couldn't get in to the accommodation or contact anyone, totally unreal and unacceptable. None of the codes worked I had been sent the same day, another couple whom had same problem had managed to contact the vendors, were given a new code, so let me in, code didn't work for my room/apartment, no response to WhatsApp messages as advised, telephone contact straight to answer machine. I had to sleep in my vehicle, and considering I was attending my daughters graduation the next day this was absolutely terrible, and cold.

OK, mistakes happen. The room had been double-booked. It happens. But, after contacting the owner, and confirming my reservation, they sent no further message and ignored requests for clarification or resolution.
Was I supposed to share with the other guest? Or sleep outside, in the pouring (to be polite) rain? Having taken my money, it wasn't a problem the owner wanted to deal with. So they just didn't.
There then followed a mad scramble to try and find alternative accommodation, late on Saturday evening in London, when most hotels were fully booked. The hotels that did have a room had doubled their prices. It was that or go home and lose the cost of concert tickets and train fare. This was going to turn a great birthday night out into a disaster!
Having spent a lot more than the cost of this tin-pot dive, I shall be expecting to be fully reimbursed by the owner for the cost of the alternative accommodation and the taxi to get there. I have also recommended Booking .com drop this second rate company from their site.

- Tarajane (1/5): It took us over an hour to get into the property. The codes sent to us did not work and we were getting no response from - The bed was comfy. Lack of communication, wrong information provided, not safe, the list is endless.
- Kamarl (1/5): I would only recommend this place to someone I hated or as a last last LAST resort for accommodation - My stay was disgusting. On arrival the main lights were not working. After checking the fuse box realised that when the shower is turned on it blew the electrics for the whole room so I couldn’t shower, AT ALL. When I contacted staff I was told it would be sorted, however nobody came to the room, then was left hanging and still haven’t heard anything from them.
As well as this, the TV had no remote, so I couldn’t watch anything. The main entrance door, the password had been changed during my stay which no one in the building was informed of leaving me and some other guests of the hotel locked outside for a long time. Once I was back in the house I was forced to go and let in every guest that came in because there was no communication from any staff members. My room was dirty, with long hairs in the bed and there was dirt in the shower, even though I didn’t get to use the shower it was filthy. None of the facilities worked.
No response from customer service teams or interest in any of the guests basic needs.

The cleaner let me into the house, my room had been given away so was given a different room. When I was leaving the property the key for my new room didn’t work. I was unable to stay as the property was unsafe. I had to find an alternative place to stay. Other guests were having the same issue with accessing their rooms. Tried to contact the host on the number provided and didn’t get any response. Do not stay here!!

I will not use booking.com again.We expect compensation. - Room was clean Could not leave heater on when it was cold because it would continue to melt the already melted blinds. The heater was dangerously hot and close to the bed. The melted blinds would not close properly and the light from the street would light up the room during the night. The wifi name and password were incorrect. I tried to reach out to the emergency number provided, the message delivered but was never read. The tv didn't have a remote and when it was turned on from the tv, it didn't work. We were only given one roll of toilet paper and it ran out before our stay was over. We had to buy more toilet paper with our own money. The towels provided were air dried and felt crunchy. One of the electrical outlet was showing exposed wires. Lastly the bathroom stunk of sewage for the entire stay.

Room was not really clean, floors weren’t wiped or anything.
TV didn’t work.
Sink was tiny, could barely fit my hands in it.

- Chris (1/5): Worst place I’ve ever stayed in - Nothing We were very dissatisfied with our stay, for the following reasons:
1. Toilet seat not attached
2. Litter in bin in bathroom when we arrived
3. Table had dirty food stains on it
4. TV only worked on about five channels
5. Only one cup
6. Lots of litter outside with bins overflowing and we saw a rat
7. Crumbling door step on entry.
- Ioana (1/5): Faulty fire alarm went off and no customer assistance to talk to - Nothing No hot water, no WiFi, faulty fire alarm. Booked for 4 nights, had to leave before my last night as the fire alarm went off and no one to talk to on their nr. On my last day they’ve sent someone to replace the shower as I didn’t have hot water for 3 days, right in the middle of the day when I needed the quiet time to rest rather than having someone in the bathroom drilling. I could hear the neighbours downstairs chatting all night. Place hadn’t been cleaned properly if at all. No cutlery provided to even prepare a coffee.
- Jasper (3/5): I didn’t use the bed because it was gross - Shower was good Bed was not clean and sheets had stains. Bin bag left on the table full of mess. Door left unlocked on arrival. Clearly not cleaned since the last guest.
- Arman (7/5): The place is nice, but there's no host! - The location is nice. It's good that it's private. The furnishings are sufficient. It's a bit small. If I come to London again, I would rent this place, but I would choose the larger room. I couldn't reach the host in any way. The phone number they provided didn't work, and they never replied to my messages. There was no Wi-Fi. The Wi-Fi name mentioned in the message was missing, and when I asked for the password for the available network, I received no response. I couldn't get the hot water in the bathroom to work, and on the last day, I noticed a system under the kitchen counter that was probably for hot water, but there was no one to ask about it.

- Rachael (1/5): A complete waste of money - N/A Please do not stay at this property. It is impossible to find and the host does not answer calls or emails. I didn't end up staying here as I couldn't locate it and they have not responded to my calls/emails to offer me a refund.
