Not super-modern anymore, but very cozy, quiet and comfortable, with a beautiful garden. Equipment and facilities are all clean, however a bit dated partially. Renovation works were ongoing though.

- Lisa (7/5): Arroyo Robles is a good place to stay if you’re looking for a centrally located spot in Sedona, with facilities to accom - We enjoyed the size of the villa and having 2-1/2 bathrooms was great for 4 adults. Proximity to clubhouse and pickleball courts was nice. The balconies are very nice, we enjoyed them. The facilities - pool; indoor hot tub are outdated and need repair. I slipped in the hot tub and cut a toe on the VERY rough surface. The outdoor hot tub wasn’t working during the entire time that we were there and the pool itself had a lot of debris in it, just needed skimming but that wasn’t being done regularly.
Our unit was quite dark, I think in part due to the trees on one side of the building. Maybe updating the interior will help with that.
- Genevieve (1/5): I would not recommend Arroyo Roble to ANYONE, and I am immensely disappointed in Bookings.com! - Location was convenient, but the condo itself was FILTHY! Everything was dusty, kitchen cupboards were greasy. The pull-out couch was full of left-over crumbs , and was itself uncomfortable! The condo is outdated and dark. The cleaning of the bathrooms and kitchen areas had not been performed in a while. The A/C intake cover was full of dust. I complained and was assured my comments would be addressed and the issues would be corrected - things were barely improved!
The rate I paid amounted to price gouging given the conditions of that place!

A bit dusty and need of thorough deep cleaning. Ventilation not great (we tried to open the windows as much as possible considering the outside temperature.

The master bathroom is excellent with two sinks and a large shower. Second bedroom had no ceiling fan so got very hot. TV's had no streaming services available. No ice or water on refrigerator. Appliances a bit old. Furnishing dated. Beds not the comfortable. Mattresses sliding off. Gum and candy wrappers behind night table in second bedroom.

Little outdated stylewise in the room but worked just fine for us. Was hoping for a little more guidance from front desk but got some good advice from locals in Uptown.

- Hanli (9/5): A great family hotel with lots room, central location, and tons of family fun activities. - Great location and beautiful courtyard, the apartment is huge with two patios, nicely equipped kitchen. The on site facilities are also nice with indoor pools, Jacuzzi, lots play rooms and fun games. Great for family stay. There is no restaurant on site, so you have to cook or eat out. The hotel is right next to up town so not a big deal to walk to restaurants.

- Marianne (5/5): FALSLEY ADVERTISED. Not a “resort.” A poorly maintained, rundown AirBnb. - We liked its location and the size of the villa. This is NOT a resort. It is a timeshare. NO housekeeping, NO amenities, NO phone access to the front desk. I have stayed at 2 star hotels that are better. The only pros are that our 4.5 year old son enjoyed the pool and the racquetball court. The villa was dirty. The bathtub was so dirty we had to clean in. We had to buy our own shampoo and conditioner. We tried to reach out to management on MULTIPLE occasions during our stay: crickets. This place is falsely advertised. Do not be fooled. It is a TIMESHARE, and poorly maintained at that. If it was marketed as a run down AirBnb, that would be much more appropriate.

- Dawn (10/5): Great little getaway, We will be back. - As a world traveler, I must say this place was the best place I’ve ever stayed at in terms of ALL it had to offer. The amount of space we had was incredible while still remaining comfy and cozy in front of either of the 2 fireplaces. Everything was clean, and well stocked, and I absolutely LOVED the master bath’s shower. We were fortunate to have great weather but still tried to stay indoors to enjoy all of the fun table games they had. Best part for me was the gym. As a competitive bodybuilder a gym is a must, and this one did not disappoint. GREAT JOB! Nothing at all

The units are incredibly tired and desperately need updating. They are so worn, it feels a little depressing being there. Worn carpets, furniture and old towels. The clubhouse is equally rundown. Many things don’t work.

Location is perfect near the main centre We were 6 people and the sofa mattress was horrible, you could feel the iron. It’s a very huge space (for 6 people perfect) so it’s a shame

- Khalil (8/5): Peaceful and quiet - Pros: Villa space is excellent, kitchen makes a major difference along with multiple bathrooms. The location is amazing. Right next to the Sedona strip and bordered by Oak Creek. Plenty of amenities in the front building. Cons: Master bedroom smelled like urine so we left the balcony door open at night to let it air out. The sliding doors have broken locks and must be manually removed from the catch. Only one of two locks works on the front door. Water left our skin very dry.

Very spacious and nice to have outdoor space and a washer/dryer. The living room furniture was old as were the rugs. The villa itself was very dark during the day. I would have preferred the second br to have full size beds.

And your Sauna wasn't even hot when it opened at 7 AM. If you say something is open, the it damn well needs to be READY at the time it opens. Also, the internet signal, no good.

For example they had a speaker system that was super old and they didn’t have the plug ins to use it. Why have it then? Also the gym was super small with old equipment. Lastly I was VERY disappointed with the staff . They were rude to me . One day the man at the front counter was constantly questioning me and making an assumption that I was not a guest at the hotel. That interaction made me feel very uncomfortable and I was offended.
- Yelena (8/5): Great resort, great amenities. Highly recommend - Very friendly staff, the house is spacious and had everything we needed. Amazing location, close to shops and restaurants. Having a pickleball court was a huge bonus as well. Housekeeping was so nice to have on a daily basis. The common area is a little outdated. Pool cues to play pool were not usable, tennis paddles are plastic. I assume the kids play with those. Bring your own equipment.

- John (10/5): Enjoyed our stay - The rooms are clean and bed matress are comfy. The unit is old fashioned but functional. All you need was stocked and fireplace is awesome for cold weather. Uptown is right up there. Going to oak creek for a picnic or just hangout was also awesome. Although outdated some parts still has a charm on it.

- Jones (8/5): Good place, well maintained (though dated), but not the best location in or around Sedona. - The condo itself was lovely - if very 70s (jacuzzi bath, no less) and the decor was a little tired. There was loads of room, and the place was immaculate. Good facilities (pool, pool table): overall, it was a good experience. As I say, the decor was a bit tired. We were also disappointed by the precise location - it's down an access road, sandwiched between a car par and other commercial buildings. No views of the hills, or even of the town, which was a disappointment.

- Ruben (7/5): Too expensive for what you get. Would not recommend. - Nice rooms and fireplace in living room and bed room. The check in person was a bit rude and treated me like I did not have a clue as to what was going on. We wanted to sit by the creek that was not as close to the rooms as it apperars. We asked for directions and enjoyed the view. However, we were watched the entire time by a security person hanging out in the parking lot. Really unsettling!
- Aniczq (10/5): Exceptional - The best place over our 1 month travel in the States. We get lucky to get this huge 2 floors villa where my family finally had enough space. All the previous rooms that we had were small and tiny, and this one was a paradise for us. We also had a waschmaschine, which we could use for free, which was perfect in the middle of Europe trip.
On the second floor, we also had one jazzuzi, which we enjoyed a lot after a long day in the Grand Canyon.
It's also a swimming pool, jazzuzi, and a sauna for common us, but in September, there were only us.
We definitely recommend it. We will stay there again on our next trip in the States.
