Walking distance to all attractive spots.
2nd; The host, Sandro, welcomed us at the property, which was very helpful for us who just arrived at a foreigen country and provided us valuble information about the attractive sites and how to operate the electric appliances in the house.
Also, he was very responsive:when we had a question, he always provided proper answers which made us feel ease while we stayed in a foreign country.
3rd: well equiped kitchen, including tea, coffee, salt, surgue,soy saurce, plates ,forks--- everything you need for a meal. Non.

Yes, lots of stairs, but 1) I have been warned 2) it’s healthy to do 10 floors daily up 😉
I only wish the November weather was better to spend more time on terrace. The location was fantastic - close everywhere, Carrefour express on the corner, bakery, etc Leaking tap in bath - needs replacement.
Noisy neighbours downstairs the last two nights - I guess also booking/ Airbnb (bedroom window in in internal well - so any open windows means that issue)

- Barbara (9/5): Wir haben uns wohl gefühlt - Die kleine Terrasse war wirklich Gold wert. Total ruhig und sonnig von morgens bis abends, was im Frühherbst wirklich mega wertvoll ist. Die Lage ist perfekt um die Stadt zu erkunden. Wir hatten ein Problem mit dem Auto wobei uns der Gastgeber schnell und unkompliziert geholfen hat, wofür wir sehr dankbar sind. Es hätte gerne ein bisschen sauberer sein dürfen und der Wasserhahn im Bad dürfte mal ausgetauscht werden, aber das hat die Freude nicht gemindert da das Preis-Leistungs-Verhältnis einfach sehr fair ist.
Wir empfehlen es sehr gerne weiter. Es war alles ok

Some details could be improved, like one of the windows had a broken handle, some of the kitchen stuff was dusty.... but very minor stuff.
- John (7/5): I enjoyed my stay in the apartment and my 4 days in Florence. - Problem is the apartment is located on the fourth floor without a lift and whilst I knew this when I booked, the difficulty for me was getting there with my luggage. Fortunately Sandro was there to meet me and carried my bag up and down at the end of my stay. Day to day access is not such an issue. The apartment is very quaint.
- Susan (8/5): A cosy, cute escape from the busyness of Florence. - The location is great. It is a rustic, small, attic-like apartment - with original tiles on the floor and a terrace that looks out over the rooftops and the Duomo. It felt cosy and cute. It was adequate for me - unmodernised, basic, rustic. It’s in an old city and reflects that. It suited me very well. Florence was very busy and it was great to come back to sit on the terrace in the afternoon where it was relatively quiet with a big sky as well as the view. Also Sandro and Nick were very attentive and helpful, much more than I often experience from owners/staff. I stayed for 2 weeks. Noise from the neighbours at night, which I had to counteract by closing the windows. As with many old buildings there is a smell from the bathroom which is not really the fault of the apartment. I was able to overcome both but I think it’s good to be aware of it. It is at the top of the building so there are lots of stairs. That didn’t bother me but it is good to be aware of it when people think about how much luggage to take.
- Helen (10/5): A little bit of heaven in a very busy but extremely beautiful city. - The location was great. Ten minute walk from train station in one direction and the Dumo in another. Bustling street with a few shops, restaurants, supermarket and delicious gelaterie right opposite the entrance. Very quiet apartment and no sounds from the street when on the most perfect terrace with incredible rooftop views. It was definitely more rustic than I originally thought and definitely would no good for anyone with mobility issues as the stairs were extremely narrow and step down from terrace quite precarious.

Very cozy, warm, there is a good wifi, there are a lot of different useful things like shampoo in the bathroom and oil and spices in the kitchen. Very pleasant owners, attentive and friendly. The terrace is the most amazing with incredible view on the Duomo. I wish to come back here! Grazie mille! No elevator, but Sandro carried out my suitcase, thank you!

- Sashka (9/5): Wonderful, just book it! - Wonderful hosts, welcoming and supporting. You had everything you need to feel comfortable, the bed was nice I slept well, the view was wonderful. I think the walls were too thin you could hear the neighbors like they are in the next room, but you can’t control that. The missing elevator is clear con, but again the kindness of the hosts made it up :)

Contact person is very kind and helpful. Very narrow. Very minimal living area. Bathroom smelt bad, from the drains. Four floors of steep stairs!! It’s a long climb, then you have to go up another staircase to apartment and a (extra) narrow staircase to terrace. Door to apartment is not obvious, appears as a wall. Keys can be difficult.

- Sandra (8/5): A lovely little apartment with a great view and perfect location, but could be so much nicer with a bit of TLC (‘tender - A great location in easy reach of all the main sites.
Air conditioning in both kitchen and bedroom which worked really well. A bit tired and could do with a bit of a clear out and tidy in the kitchen and bathroom. The sun terrace could be so much nicer with some comfortable chairs and a touch up of paint work.
- Paolo (6/5): Great location, great host. Just the property is in need of plumbing maintenance - Property is in a great location walking distance from both the Duomo and the centrale. Sandro was a great man, helped us bring the bags up to the room and messaged me to make sure everything was okay during our stay. A great man. The property was not what we anticipated. The bathroom is incredibly small and there is a terrible smell coming from the sink / toilet / drainage. There is a serious plumbing issue going on in the property. In the kitchen there is a leaking pipe that has been covered with duck tape, there was bowl left underneath to collect the water. For the price we paid we would expect this to be fixed.

- Kimberley (10/5): Exceptional - Great communication from the owner and staff who were very gentle people, met us at the accommodation and provided excellent information on what to see in Florence. The views are amazing and the general location was lovely, so close to the centre.
- Thomas (9/5): Incredible views of the Florence skyline. - A lovely, cosy hub to base yourself in for exploring Florence. The flat is basic but has everything you need - but the balcony view is the star of the show. It has a lovely view of the Duomo which is a really wonderful spot to have your breakfast or a few drinks on an evening. Nearby there are some lovely restaurants, Pasticcerias and supermarkets to stock up on supplies. It's also a short walk to the Duomo, the Piazza della Signoria and the Ponte Vecchio as well as other sights in the centre of Florence.
A big thank you to Sandro, who met us on arrival and helped carry our bags up the stairs as the lift was out of service. We were also greeted with some biscuits and a bottle of wine. He also gave us recommendations on what to do during our stay which were gratefully received.
Thoroughly recommend this place and would happily stay here again on return to Florence.

- Venessa (7/5): Good - Ideally located, and with a view to die for, this sweet attic property was a unique way to spend time in Firenze. The bed was comfortable and cosy, and we had all we needed in the kitchenette. The bathroom was quite smelly and musty, and the cramped quarters were a challenge on occasion. We were ok, but travellers with mobility issues or heavy luggage be aware there are many flights of steep stairs, then even more in the attic space.

Shower very small and wets entire bathroom. The floor is very noisy and so is the bed. Neighbours below would yell at us and hit the floor even just for walking in the apartment. It made us feel like we couldn’t do anything in the apartment as we were walking on eggshells around the neighbours below. This needs to addressed for this apartment to continue to be rented out on booking.com

- Dalton (4/5): Great view but apartment was not clean. - The view from the terrace was great! The host was very responsive and there were no issues with accessing the property. It was very warm in Florence during our stay. We made the walk from the train station with our backpacks and carryon luggage to the property. After the walk, we then had to make our way up the stairs (we were offered assistance with our bags). Once we got to the apartment, it was uncomfortably warm (A/C units were not on prior to our arrival to make it comfortable). The apartment was dirty. The bathroom was not thoroughly cleaned and a nasty odor was coming from the sink and shower drains. The floors were dirty.
- Levitt (9/5): The terrace is the apartment and is everything and more. - Such a beautiful apartment with an exceptional rooftop terrace. You are in the heart of everything and can see it all from the terrace! We encountered red ants and woke up itching! This could have been a one off as I didn’t read any other reviews about this. The AC is great, but the unit in the kitchen was leaking the entire time so we had to empty a bucket every day.
- De (6/5): Great view and location, not so clean. - The location is perfect and the view from the terrace remarkable. Safe area to stay in Florence. The many stairs are good for your health ;) It’s not clean at all! Lots of dust and stains on the furniture. No clean cups, cutlery and pans, not hygienic. The sheets and the towels were clean though.

Full of rakes, clutter and some used beauty products. In the description there was no mention of 6th floor. Our luggage was huge and heavy so we had a huge difficulty to bring all the luggage to 6th floor.

Sandro (in person) and Nicholas (online) are welcoming, friendly, and attentive hosts. They provide helpful recommendations and are always accommodating. This small apartment works perfectly for short stays of 3 to 5 days, and the great hospitality of Sandro and Nicholas make it even more special.

Couldn’t be better positioned, and really enjoyed habing lunch or dinner at the terrace with an incredible view of the Duomo. Shower was a bit uncomfortable, but nothing really to affect our stay.

Close to all amenities and attractions, easy to find from the station. As said Bijou apartment at the top of the building so flights of steps but worth the climb up.
Bathroom could do with a little re vamp
- Rianne (9/5): An absolute recommendation if you are not a demanding guest. - Location, location, location! The apartment was close to absolutely everything in Florence, max. 20 minutes in every direction, making it super easy to go everywhere on foot. The apartment was tiny, but contained everything we needed: fine shower, a little cooking area with ingredients like spices and tea left behind by previous travelers, a comfy bedroom. The terrace has a gorgeous view, absolutely a plus. The bed was... creaky. If you are both not super sound sleepers, it keeps you up at night. Also, the many stairs may be a bit tough for some travelers - but if you want a good work-out, you might actually consider it a plus.
- Estelle (10/5): An absolute hidden treasure - This place is absolute treasure, and the people could not be nicer. It has everything you could need: a nice bathroom with shower (and excellent water pressure and heat), a kitchen with all the basics (including a moka and excellent coffee, a little fridge and hot plate), a generous bedroom, and a terrace with a stunning view of the Duomo. It is quiet and private, and big enough to do yoga on the terrace, plus eat breakfast/lunch/dinner. The hosts checked in mid-stay to see if everything was ok, and the key pick up and drop off couldn't have been easier.
It is a lot of stairs up, but that's the deal when you have such a stunning rooftop view! It is charming as only a 400 year old building can be :) The location could not be better--close to everything (5 min to the Mercato Centrale or Duomo), but not swamped with tourists. There are some books in the bedroom, including lots of helpful guidebooks to Florence and Tuscany, one of which I used religiously throughout the trip.
Honestly, it felt like a secret gem and a real privilege to stay here. Can't recommend it highly enough!
