Separate towels for hot tub and no coat hooks on entry
- Gareth (1/5): A short as this, absolutely awful. - The Hot-Tub, that is really it! We made several of complaints while we were there. Where to start? At first we walk in to the apartment literally stuffy as anything, felt like no one has been in there for days and was like a greenhouse temperature,
The bathroom literally has collapsed flooring, you stand on it and feel like you’re going to fall through, reported to the number on booking.com and complained, not even a sorry on there behalf or anything, all she said was we could have our money back if we left by 12pm, of course we wasn’t willing to do this after we’ve just traveled over 3 hours, absolutely appalling customer service!
We had hairs and grease still on all the pans, once again reported and nothing got done about it other than “cleaners” coming in to give us a bottle of Prosecco as a sorry, we left the beds unmade as we thought the cleaners might actually make them but nothing got done,
The state of the apartment was just dirty and not clean, I’d recommend anyone to not come here at all, it’s disappointing I can only add 4 photos because the most “luxury” thing about this apartment was leaving to go home.

Front room and kitchen were spacious and modern . I wouldn’t say it was luxury other then the hot tub but I would say it was ok for what we needed . outside is ideal with some children’s football and climbing area aswell as the hot tub and tables .
some areas of the lodge are run down and need some tlc , the sofa bed was very uncomfortable, bedding wasn’t amazing either .
Beds were to big and it was hard to walk around in small room .
The two bedside tables in the main bedroom and bathroom unit were worn and need replacing.
no dinning table and chairs inside , hard to eat our dinner , the stools at kitchen side don’t fit .
There was only wine or beer glasses no standard glasses .
There’s clearly broken floor boards in the bathroom in several areas and it has been covered with Lino which I did report to owner via WhatsApp when we arrived as I was concerned one of us were going to put our foot through it .
Not easy to find when we arrived , no owners or staff seen at all in the few days we were there

- Laura (3/5): Disappointing stay - fell short of the "luxury" description - I was going to say the hot tub but then .... We booked this lodge expecting the luxury experience described in the listing, but unfortunately, we encountered several issues that really impacted our visit and we had to book to stay somewhere else and only used the hot tub.
Here are a few things future guests and management should be aware of:
The hot tub: The water was a bit murky and had an odour and unfortunately our group developed hot tub folliculitis after using it. I did let management know; they mentioned they hadn't had this issue before, but it was a very distressing end to our trip.
Heating and comfort: The lodge was quite cold when we arrived, and we couldn't warm it up because the thermostat was broken and fell off the wall. The beds were also quite small, the bedding is very old, felt rough and had paint marks on it.
Amenities: Despite booking for four people, we were only provided with two standard bath towels and there was not enough hand soap in the bathroom with it running out very quickly.
Maintenance: There is a noticeable dip in the bathroom floor where a floorboard seems to be missing underneath the lino, which seemed quite dangerous.
Overall, the property felt like it had been lacking attention and investment for some time, and the staff we interacted with weren't overly welcoming.
The deposit: On a positive note, our £200 deposit was returned promptly after we checked out. However, guests should be aware that this deposit is required to receive your check-in details. It is listed in the terms and conditions on the booking site, but it isn't made obvious in the confirmation emails.
We really wanted to love this place, but it needs some serious maintenance and attention to detail before it can be considered a luxury stay. I hope management takes this feedback on board to improve the experience for future guests.

Hot-tub is a great feature and the outdoor space is excellent - would be especially good in the summertime for outdoor dining. The climbing frame is a great addition for youngsters too.
The Lodge was generally comfortable and had appropriate facilities to spend time there in an evening. We had a lovely stay and it was very convenient. The temperature of the lodge was a little difficult to maintain, with it either being a little too hot or too cold (the central heating definitely works though, which is a benefit, but you need to be a bit careful with the hot taps!).
The pillows on the beds could be a little more comfortable and one of the beds linen was marked with something which looked like blood - there were only 3 of us though, so we didn't need to use all the beds.
Possibly because of the time of year, but there didn't appear to be any access to a broom to sweep up the autumn leaves brought in through the front door.
The Lodge seemed to be a good price, based on some of the others advertised around the area, especially for the hot tub, but it was lacking a few finer / finishing touches in some respects.

- Fiona (1/5): Avoid at all costs! - Unfortunately, the condition of the property was far below the standard advertised, and numerous issues made our stay unsafe, unhygienic, and disappointing.
The main concerns are as follows:
Cleanliness & Hygiene
Dead flies behind the sofa.
Ants throughout the lodge, including ant traps hidden behind the TV.
Microwave and oven in a filthy state.
Hot tub extremely dirty inside and out, with an unsightly makeshift canopy and curtains.
Under beds unclean, with rubbish including a pack of paracetamol found by my child, who nearly consumed them.
Overall, the property was not cleaned to a suitable standard despite a £70 cleaning fee being built into the cost.
Safety Issues
The play frame was unsafe and not sturdy.
The slide was missing, leaving a dangerous open drop, yet the property was still advertised as having a slide.
This posed a clear risk to children.
False Advertising & Misrepresentation
The lodge was generally run down with significant wear and tear, not the “luxury home” that was promised.
The pictures on the listing do not accurately reflect the current condition of the property.
Deposit Issues
My £200 deposit has not been returned on time and is still being withheld.
When I explained why changing lodge was not an option due to my children having additional needs, I was then asked to elaborate and then told I should have been spending time with my children not looking for issues.
The owner is outright rude and has not addressed any of the issues raised.

It was a “home away from home”.
I liked the fact that it was enclosed and I could have the kids running around enjoy themselves in the property, without having to worry. The play area was a hit! Would consider booking again. The slide featured in the photos is no longer there, but that’s just trivial stuff.

- Isla (3/5): CRAWLING WITH ANTS - The hot tub was great, the kitchen had everything we needed for cooking meals. The bedrooms with the two single bed is tiny. You can't even walk up the middle of the beds. The bathroom was grubby the house has been cleaned on surface level but when you look in less surface level areas you can clearly see that areas havent been touched for a while.. Behind the TV cabinet was full of dust. We left fruit in the fruit bowl and the next we know there was ants everywhere. Crawling on the kids food while eating their dinner, crawling on the kids in bed. When we left and drove 6hours home the car was crawling with ants that had entered my handbag. We had to chuck lots of food in the bin and the kids who are terrified of creepy crawlies were tormented. The lamp is broken in the livingroom and my partner had to fix the TV aerial as the TV wasnt working. The WiFi is really bad aswell.

Where it was situated was lovely, so peaceful!
The week we went the weather was lovely. We arrived on the Monday and the hot tub wasn’t working and was also dirty and full of flies! When we got into the lodge there were flies all over! The TV cabinet looked liked it had been chewed by a dog.
After about half an hour of being there someone came out and said that they were going to check the hot tub then came back and said it’s not working. I then got in touch with owner and they moved us to another lodge but demanded £200 deposit before we could get into the lodge. We also weren’t able to look at it beforehand. We were not informed that we had to pay a £200 deposit when I booked this holiday!
I had to pay the £200 and then key code got sent over via WhatsApp and we moved to lodge 81. This lodge was a lot better and cleaner than the previous one.
On Tuesday the weather got to 25 degrees and the lodge was stifling hot! I messaged the owner on booking.com and also WhatsApp to see if they could provide us with a fan. To which we had no reply on either message or the website. But we’re quick to ring and message about the £200 deposit! I had to then drive 30 minutes away to purchase a fan!
Wednesday 30th April- someone come out to service the hot tub and clean it all out as it was dirty. His words ‘ you haven’t been in that have you’ to which we replied ‘no not yet’ he said ‘ good, because it’s disgusting and that he’s cleaned it all out and put fresh water in and chlorine. We couldn’t use it for 4 hours but this was half 7. So there’s 3 days of not being able to use the hot tub. Half the reason we booked here was for the hot tub and for the price we paid it should have been working and up and running in lodge 104 and 81 as soon as we got there.

Hot tub was already set to temperature, so relaxing listening to the birds.
Very quiet holiday park, we didn’t see any neighbour’s.
The lodge was very clean, modern and spacious.
Plenty to watch on TV The only downside to the lodge was that the beds were so uncomfortable, hardly slept for 2 nights & my back hurts.

Fantastic hottub with gazebo for privacy
Lots of negative comments on previous reviews however did not experience any of the common complaints I.e beeping fridge, communication to host and finding it difficult to locate.
Fantastic can’t wait to stay again Gazebo needs an update around hottub, appears green in places.
No handwash in toilet
Longer drive into York than expected.
Maybe need a little booklet regarding things to do around area (I.e pubs and restaurants nere by).
- Lou (6/5): Pleasant - Lodge was mostly comfortable and clean. Hot tub was nice. The thai restaurant onsite was lovely.. Bedding was cheap and not comfortable. The towels smelled really bad, foisty like wet dogs.
The fridge was beeping our whole stay. When we tried to discuss this with the owner we were told to close the fridge door which was quite insulting. When speaking to the cleaner she told us people had been complaining about the fridge beeping for a long time but when someone came out to fix it they couldn't find a problem. The fridge obviously needs replacing then. There are plenty of reviews of people saying this is an issue so it's unacceptable that it hasn't been addressed and when guests ask for assistance they are told to close the fridge door as if the guest is too stupid to have not checked the door was closed properly. Because of this we wouldn't stay here again.

Especially loved the living area which was spacious and comfortable with some tasteful seasonal ornaments to make it feel like home from home. Would've happily stayed here for a week. Great value for money considering the size and outdoor space too. Finding it in the dark was tricky even after ringing up. Only a few units had visible numbers on and the road was not well lit. I wish I'd noticed the map on the booking details. (My fault!) Had to drive through a pub carpark to get to it and my son walked around trying to find the number as we stood no chance from the car.
The heating was off and so were all the radiators.... it was -5°!!! The instructions on the boiler were fairly simple but couldn't reach or see the radiator dial behind the sofa and it took a few hours to warm up so ended up going to bed at 8pm just to stay warm.
Couldn't find a hairdryer.

- Cheryl (9/5): A perfect relaxation spot for all seasons - The cabin is ideally located for privacy and is set out so perfectly inside. They truly have thought of everything within the cabin.
The hot tub outside with the privacy screens that allow you to watch the stars at night was just amazing. The LED lights in the tub made a lovely difference to the experience too
We didn’t hear the neighbours at all unless we sat outside and even then it was only if they were passing. There were dogs on site that were really quiet too which surprised me.
The size of the garden was a nice surprise too, great if you have kids and want a safe place for them to have a little play. I didn’t like how it was difficult to get hold of the owner to get the key codes and then it wasn’t explained properly where the place was on the site. Luckily everyone there was just so lovely and helpful that the gardener knew exactly where the property was and led us there.
As I said the hot tub was amazing but I was with my 81 year old mother who really struggled to get out of the hot tub because there isn’t a hand rail or a step to speak of in the tub. I had some fun dragging a dead weight out of the tub but we did giggle about it even though she got a bit bruised lol
There isn’t a shop in walking distance so bring food or you will need to drive
I was disappointed about how long it took to receive my security deposit back but it was paid within 5 days.
- Pagan (8/5): Family stay - Clean, hot tub was ready to use. Nice and quiet. Some facilities were not available when listed. No outdoor fire pit, or toiletries. Only 1 toilet roll for 6 people for 2 nights which is fine but if we knew we needed to bring our own we could of in advance.
Fridge made an alarm sound as if loose connection which was extremely loud and no maintenance was available for the weekend.

Towels provided. Clean where the eye could see, not so much behind sofa and in sofa storage! We had to tidy the garden and decking around hot tub from overgrown nettles and leaves

Thank you for our lovely break. Was a bit further out from the centre of York, if you want like us to visit there also, as parking very expensive in York itself. So we did catch a bus one of the days, which leaves from the end of the road, which is only 2 pounds each way

- Toni (6/5): Apart from the fire alarm everything was good - The hot tub The fire alarm kept going off no one came out to sort the problem out this went on for two days

- Stephanie (9/5): Overall, comfortable and friendly. Would stay again. - The outdoor facilities. No oven gloves, lack/mis matching of cutlery and crockery and glasses. No grill rack.

- Delphi (10/5): Exceptional - Me and my partner stayed here for my 21st birthday, It was absolutely amazing. The lodge was clean and comfortable and the hot tub was lovely!
We had a little issue with the jets in the hot tub, I messaged one of the emergency contacts and there was a someone there within a few minutes to check it out and the problem was resolved immediately (we had put it in rest mode).
We are looking forward to booking our next stay here!🙂

- Jack (4/5): Disappointing - When arrived opened the door and which lead to see a lot of ants all over the floor walked through and found to be like wall filler all on the floor and this wasn’t in one spot it was almost everywhere not ideal when you have a 2 year old lad with you and if that ended up in his mouth god knows what could of happened so had to keep our eyes on back of our heads all the time so couldn't relax much at all ants all in our food every time we was eating didn’t feel clean at all back of the tv/stand was dirty under the sofa also other places unfortunately we wouldn’t come back for another stay value for the money not great either we’ve had better and cleaner places for a lot cheaper definitely over priced and disappointing felt like we over payed with this one unfortunately wouldn’t recommend
- Natalie (9/5): Brilliant family lodge - It was a very clean lodge and was very spacious and a quiet area for families. I had my 6 month old with me and it was just a comfortable environment. The hot tub was ready for when we arrived which was good and the contacts were very quick at getting back to us. York was a 20 minute drive which may be an inconvenience if you dont drive but there is a little town around 5 minutes up the road, again an inconvenience if you dont drive but other than that I couldnt give a bad review as it was a beautiful and quiet location.
- Gurmeet (9/5): Superb - The host was brilliant (Sam) .whatever we ask for, she was very active n pollite to help us even in late evening we messaged her for something she did reply On the same time.
Our stay there was outstanding. the hot tub superb will definitely come back again.
