- Marcellus Duncan (6/5): Nice place to stay in central London - I liked the room setup, the bed and the furnishings. And security. The challenge in switching on the television.
- Jody-Ann (4/5): Meh. Ok stay. - Great location and the property was very clean No working TV in the property and thought it was unprofessional that he arranged maintenance on the same day we checked on! The host LIED about compensating us for all the inconvenience and has been avoiding my messages since
- Bruce (10/5): A pleasant, comfortable small apartment in the heart of London. - For my needs, the location was excellent and just what I needed. There wasn’t anything I didn’t like about the property.

- Saxon (2/5): Absolutely dreadful. Avoid at all costs - Very little. The only good point about this property is its location but this is marred by the fact the entrance is not actually on Paddington Street. The entrance is on Luxborough Street for those of you unwise enough to want to stay here. For £200 per night, I don't expect (1) a leaky boiler (with instructions as to what to do when the water pressure falls) (2) a wardrobe full of spare linen so that I cannot hang my raincoat up without it crumpling at the bottom (3) a yale lock on the door with such a large gap between the door and its frame, one sharp shove from outside would have gained entry (4) a bucket and mop stored in full view beneath the wash basin in the bathroom and belongings stored underneath the bed (5) extremely limited kitchen ware and facilities.
As another reviewer has mentioned, there is something 'fishy' about the property. Collecting the keys from a lock box chained to the railings of the local park 200 m away and being asked repetitively not to talk to or bother the neighbours or mention AirBnB(?) is not what I would expect from a property authorised for short term rentals.
The worse however was the noisy and threatening behavour of the neighbours both of which have been mentioned by other reviewers. We had booked for three nights. On the first, the upstairs neighbours talked and banged around so that it was impossible to sleep; they went out at midnight and returned to wake us up at 06:00. I did report this to the agent who contacted the neighbours. The next night however as well as more noise until 02:30, the neighbours threatened us from the other side of the apartment's door as they went up the stairs. After that we felt our only safe option was to vacate the property as another complaint may well have precipitated further aggression from the neighbours.
Needless to say I took the matter up with agent, who despite acknowledging that voices from above can be clearly heard on a recording I made at 01:00 on the second night, has consistently refused to make any offer of compensation or refund for the third unused night.
I have used Booking.com extensively in the past and have never had a serious issue. This is the first negative review I have ever posted.

- Merav (9/5): - Great location!! The apartment is a little small
- Jorge (10/5): - Equipamiento completo, zona tranquila pero muy bien ubicada para servivios y transporte.
Pero sobre todo la excelente atención y disposición del personal para resolver problemas o dar recomendaciones. Nada en especial.

- Sukrittaya (5/5): Great location, overpriced and somehow fishy - The apartment is located in the heart of Marylebone, which is an excellent part of the city in terms of strolling and restaurant. First off, it is kind off odd that the lock box is attached to a wall about 100m away from the apartment. It was no problem to find it, but the owner also asks not to speak to the neighbors and/or mention the rental to tourists. I has a vibe of being unofficial and not properly registered at the authorities and/or landlord.
Secondly the equipment in the apartment was a joke. There were like 2 big plates, 2 different glasses and so on. Everything looked like thrown together, while it would be easy and cheap to buy a proper set of equipment. There was complimentary Nespresso coffee. We asked the owner where the coffee machine is. There is none. There are also zero kitchen towels (just a roll of paper towels).
Also there are so many notes that you will be charged extra (checking out later, you get charged. Forgetting to scramble the numbers on the lock, you get charged extra). What makes it extra ironic is that of the owner is concerned with safety the PIN code to get into the apartment would be difficult to guess. It is really not and should really be changed.
Furthermore the water in the shower switches every 10-15 seconds from warm to cold.
The cleanliness of the apartment (floor) was okayish at best.
The pillows are of substandard quality.
If the whole place costs 100 pounds a night, maybe it would be fair. Provided the quality, cleanliness and the other points mentioned, clearly overpriced.
We booked it, because it had at the time an excellent rating, which I cannot explain how they got it.
- Iku (10/5): Worth staying! - Location was great, major station is walking distance. Clean and well equipped residence.
Host was very helpful and made our stay more comfortable and assured. No major negative aspects
- Győző (10/5): -
- Du (8/5): Very good - Location Did not received booking - in and validation form before arrival which made booking in very complicated and stressful.

- Desmond (3/5): Nice spot for a solid traveler but seems mismanaged and to have a very bad relationship with those living in the buildin - Clean and nice light Very cold, thermostat was not active. Floor heater could not keep up.
Hot water was spotty as well.
One of the residents in the building is extremely upset by short term rentals and accosted me outside of the apartment.
I would have avoided them had it not been for the lock on the apartment being installed incorrectly leaving me stranded in the hallway for 3 hours.
Host offered very meager compensation and excuses in the face of this feedback. They belittled my experience and did not acknowledge the issue with the neighbor.
- Andreas (9/5): Superb -
- Juan (8/5): Very good - Location is marvellous, heaters work splendid, kitchen well equipped l, in general the place is small but doesn't feel like tight. It is perfect to spend some nights in London. Is just like in the pictures! Deposit, too high, and it takes 14 days to receive it back. It is a bit noisy. Every time someone got into the building, it was like they were about to get in the apartment.
Why do we have to pick up the key two blocks away in the middle of the street?
We didn't feel 100% secure inside since we couldn't "lock" the door. We just closed it. There is a security code right (which is SUPER EASY TO REMEMBER), but steel is too easy to get into the building and, from our point of view, easy to get to any apartment. Fortunately, nothing happened, but steel feeling a bit vulnerable is not that good. We stayed four nights and we received towels only once, the second you have to pay 30 pounds (we didn't ask for a second one) which i found too expensive considering the place is already too expensive.

- Mark (9/5): DEFO STAY AGAIN - EXTRA CHECK IN HASSLE IS WORTH IT. - Nice clean flat, Kitchen & Bathroom fantastic, nice supply of kitchen utensils etc. location great. Possible to park practically outside if you pay on street parking. £500 deposit too high but was returned swiftly. Booking procedure a bit long winded but makes sense if you persevere.
Sofa & bed potentially could do with upgrade. Also more drinking glasses would be good.
- Michelle (4/5): Fantastic location but massively disappointing! - The location of the flat was very good and close to transport links.
This was the main factor in picking this property. The flat wasn't the best in the way of quality.
The sofa was covered in a cheap blanket to hide all the previous stains that had been made by others staying prior. It was literally covered!
The windows in the bathroom and the kitchen did close but the catch looked very weak and there was a visible gap from inside to outside on both. The front window was that dirty you could barely see through it!
Also, the front door catch to lock it didn't feel very secure at all.
Everything in the flat just seemed a little thrown together last minute, e.g the odd plates, glasses from a pub, cutlery, etc. It seemed like little thought had gone into making it a decent place to stay and this wasn't cheap by any stretch of the imagination.
Also, the host was adamant that we do not speak to any other person in the block regarding why we were staying there and had more than several messages the day prior to leaving and the day of leaving as to what time we were actually going. I understand why they need to know but one message would of been sufficient.
- Sohayla (8/5): Stunning little gem in the lovely Marleybone - Amazing location! Beautiful flat 😍 The check in process was very difficult. I did feed this back and the owner said they would improve it. I also didn’t feel the £500 deposit was clear enough. I did get this back promptly though.
- Hyeonyuk (10/5): Exceptional - Place is really near by the centre and so cosy & clean
- Jeremy (8/5): Entirely satisfactory, as an alternative to a hotel. But for older people, too stressful to repeat. - Facilities (shower, kitchen) very good. Bed comfortable, chairs and settee less so, but ok.
Host was willing to engage with us and with the difficulty of getting in: re-assuringly so, but that did not take away the fear and anxiety we experienced. Well, the whole procedure for getting in. The key box was nowhere near where it was supposed to be - a good idea to give a map reference, except that it was wrong. A photograph of a piece of wall is NOT sufficient; the park and railings were extensive and identical at close detail: I would never have found the key without the subsequent photograph, which was a longer view and gave the street name.
In addition, the photo of the numerical lock on the flat was inaccurate, and it was not explained that one had to cover the pad with your hand, to expose the number pad. Presumably an upgrade - but the guide instructions must be upgraded too!
Why no number on the door (flat 1)? That would have been reassuring : and it was reassurance that was in short supply, that very long afternoon before we got in….
- Jerry (8/5): Definitely would stay here again! -
- Emilia (9/5): Superb - The location is perfect!
