- Stefanie94 (5/5): Convenient - This is a converted house in what seems like a quiet street,, we had the twin room located on the ground floor. The house is located very close to the CO-OP live arena, next to Etihad stadium, theres an ASDA and McDonald's a short walk away. The areas are clean enough and basic needs are met, the beds were comfortable. There is shared toilet, shower room and kitchen area on the ground floor which all looked good. It was convenient for a night stay. Our room door had a large crack across the front and the snib lock looked as if it had been broken and filled back in, giving us an unsettling feeling when we arrived. As its a a house we could hear everything in the room above us, they were constantly walking around when in the room and it was loud. The dresser was broken and could do with some updating. There is no window in our room however we were told about this before hand so that's fine. The messages we received from the owners regarding house rules were a little strong, could be worded better (if you dont do this, this will happen) The price is too high for what you get. Needs some work, could be better.

The room was damp smelling, no window, door to room not secure, bed stained, and damaged furniture which had a screw sticking out and ripped my daughters brand new joggers that had cost £60 the day before Everything as above. We didn’t stay as myself and my children didn’t feel safe. Also the owner won’t refund or cover the cost of the joggers that were ruined. Absolutely disgusting behaviour

Property itself was clean and presentable. Bed was comfortable.
Only issue was how cold the floor was when getting up.Maybe a little mat for getting out of bed.
Lovely quiet area too.
- Christine (5/5): Not too bad but needs renovation - Clean linen and spacious room. One room on the ground floor which means you have to cross over the front door to use the toilet and shower. Very dated handles missing from furniture etc you get what you pay for but the bed was comfy and hot water which is the main thing you need.

- Kamilla (1/5): It’s unsanitary conditions - Clean bed sheets and towels. Close to the stadium AVOID!! It’s the first time I didn’t read reviews and better I did. The house is very old, when you open the door or you walk on the stairs or just step on the floor it’s always a creak. The walls are made of paper, I could hear everything, even when a person went to the toilet, disgusting! I wanted to check in earlier for half an hour, they said the check in is STRICTLY at 2pm. OK, rules are the rules, but when I check in not 1:30pm but strictly at 2pm and I see completely dirty kitchen (I added photos) I have a lot of questions! Also I couldn’t find any fork in the kitchen. The only fork available was laying dirty in the kitchen sink (photo). During evening time when it’s already dark outside, I went to the kitchen to warm my meal, but the lights were not working, so I had to do everything with a flash of my iPhone. Asking a realtor why the lights don’t work and could you fix it, the response was that the owner insist on energy efficient and the lights flicker sometimes. MAN I pay for the place and I can’t even use the lights…. And they don’t flicker, they don’t work!!! Considering my room, it could be okay, but the floor was dirty, I had some black hair all around the place. I have booked 3 nights, but I could stay only 2. The first day it was relatively warm in the room, but the next day it was the same as outside but only without a wind, and I never opened the window, I guess it was the owner energy efficient. When I tried to switch on the heater that was in my room, it didn’t work at all, so I had to put 10 clothes on my self to feel warm. The bathroom was on another level. Someone shaved or I don’t know what he/she did, but the hair were everywhere (last photo). It was not only on bathtub but on the floor in the sink even on the toilet.

- Nigel (2/5): Better places for similar price - would not recommend at all. - The location was OK - the walk from Holt Town tram stop was OK. Really good location for matches or concerts as the Etihad is right across the road and the Coop Arena is a short walk further around the bend. The smell in the room was absolutely DISGUSTING. Honestly, it was vile. I had to keep my suitcase closed at all times. My jacket had to be washed as soon as I got home because of the smell. The Doors let in so much noise that it sounds like anyone that is in the hall is inside your room. When the hall light is turned on it illuminates the entire bedroom. The messages and instructions received from the facility were confusing and hostile - every other sentence mentioned a fine of some kind.

The kitchen facilities all worked, beer was comfortable, room was warm The downstairs shower didn’t have hot water and the upstairs shower hot water only came trickling out, but we managed all the same

Right in the middle of a council-esk estate and hearing people up the street shouting through the night. Could be a one off but we stayed just 1 night.

- Danielle (2/5): Very dirty and loud, would not recommend - Free parking Property is very dirty and extremely bad diy job throughout. Bathroom is full of mould around the bath and on the ceilings, I don’t believe the room was cleaned before our arrival besides bed sheets being changed as there was a lot of makeup over the windowsill and the floor etc was just generally unclean. Property is also extremely noisy, the walls are paper thin so you can hear everything throughout the house, stairs are extremely squeaky and wooden floorboards throughout so no sound insulation.
Property is just generally very unkept and unclean. I stayed and used it out of necessity but i would never rebook in future or recommend this property to anyone

For my recent 3-night stay in Manchester, I booked a room located very near to the Etihad stadium. This was an excellent choice for accommodation. I bet it's very busy at Premier leage season.
The house is clean and well-appointed. The kitchen was fully equipped, allowing me to prepare some meals at "home" during my stay. The living room was cosy with a comfortable couch and smart TV. The bedroom had a very comfortable queen-size bed and plenty of storage space.
The location of the flat could not be better. It was just a short walk to all the trendy bars, cafes, street art, and independent shops that make the Northern Quarter such a lively and appealing part of the city center. Major attractions like the Manchester Arena and Manchester Art Gallery were also easily accessible on foot.
The host was very responsive and helpful throughout the booking process and during my stay. They provided clear instructions for check-in and check-out, as well as some great local recommendations.
Very quiet location for good sleeping.
Overall, I thoroughly enjoyed my 3-night stay in this house and enjoyed Manchester. It provided a comfortable, convenient, and cost-effective home base for exploring Manchester. I would highly recommend it to anyone looking for a non-hotel accommodation option when visitingthecity.

- Jenny (5/5): Not worth the money, even if it is cheap. - It is located close to the CO-OP which is where we needed to be. It is overpriced for what it is (student digs). For the price I paid of £118 plus the £10 for parking I wish I’d have just paid a touch more and stayed in a hotel in town and walked to the stadium.
The house is old and tired which makes it look unclean even though it wasn’t. The smell of cleaning chemicals was so strong it caught in my throat.
The lock on the front door is loose, one good boot and it would come straight open. The lock on room 3 is equally as dubious.
There were no towels in the bathrooms or paper towels to dry my hands on. No curtains in the rooms (so awake at crack of dawn). Could hear everything through the paper thin walls of the next rooms as there no soft furnishings to soften the sound.
It mentions a garden to sit in- it’s a back yard, and not a nice one.
The living room was tiny and someone had left blankets on both sofas, empty beer tins on the floor and a vape on the table.
There was the same empty takeaway boxes on the worktops upon arrival at 14:30 plus more as we left at 09:30 the next day, so no cleaning had been done.
On a plus side I think the bedding was clean and the bed was comfy.
No pen to leave a review.

- Martin (5/5): Pretty much like student digs. - The location is great when going to the Coop Live venue: it's a 15 minute walk. Fantastic to slip past all the other people trying to grab taxis. It's very basic and could have been cleaner. The king size bed was pushed into a corner of room 3. We pulled it into the middle so we had access to both sides. The floor there hadn't been cleaned recently and I don't think the laminate floor in general had been washed for a while.
- Mel (5/5): We left as soon as we woke up. - It was suitable for us as far as its proximity to the Co op Live Stadium. The place needed some fresh painting. The bed was small for a double, the bedding did not feel clean and the room felt a bit like a prison cell it was so basic. There wasn’t even a bin. The doors didn’t feel very secure. The light shade was not straight. It was tricky to see when the bathroom was free.

- Josephine (8/5): Clean and quiet home close to Etihad Stadium - It’s clean and I managed to get the whole place to myself. The kitchen is well equipped and there’s even a large American style double door fridge. The staff checked in on me and delivered clean towels part way through my week there. It’s perfect for a family too as there’s a stair gate, lounge and separate dining room. The location is quiet and a 10 min walk to the tram or 2 min walk to the bus. It’s also a 5 min walk to Etihad football stadium. The staff were very kind enough to let me leave my bags for a few days. It was difficult to understand how to operate the central heating so was very cold as I was there when it snowed in January 2024. Luckily one of the staff came to turn it on for me.

There are only four rooms in the house, so the tenants do not disturb each other very thin door, so when the fans from the next room came back from the stadium, we had the impression that they were entering our room. we had trouble locking the door when we left because the locks are old and we couldn't turn the key several times. there was a full container of soap in the bathroom but it was mixed with water. we also wanted to wash ourselves, but the water was cold and the rooms were also cold
