- Mandy (6/5): Bit of a disappointment but was right near nec . - Big garden , big rooms One of bedroom spelt of cigarette smoke badly , not cleaned properly party confetti on lights and general cleanest wasn’t great , bathroom wasn’t to good either ,lots of cob webs .and every time we had use something we had to wash it as greasy or dirt . Fag butts on garden grass .

- Rebecca (2/5): I wouldn't stay again due to the house making my family unwell from black mould. Such a shame! - Location was great, easy to use key safe and beds were comfy. Not even enough cutlery, bowels and plates for everyone and we're only a family of 6, we kept having to wait for others to have breakfast so we could wash and share. Didn't end up cooking dinner because of the lack of facilities and no where to even sit and eat other than 2 bar stools. Shower kept running cold and upsetting my kids, ended up only having one. other facilities broken like clothes airers, so you cannot hang any washing anywhere. my biggest issue was the black mould! So much of it, you can smell it as soon as you walk in the house, it's in the bedrooms and I have photos of it, we are a family of asthmatics and we ended up leaving unwell with chesty coughs. I emailed the place direct and everything has been ignored. It's a massive health risk for everyone!! Garden fences were broke and the garden wasn't safe for us to even let our dog out unless on her lead.

Parking No welcome book with guide to use heating (had to guess) & hob (had to switch mains on & off in cupboard both times) & not tall enough to switch extractor fan on.
Bedrooms were quite noisy with traffic noise, no curtains/blinds in living room.
Only one shower.
Disappointing that overall the property felt lacking & quite basic just did not meet my or my fellow guests expectations can only say ok at best.
- Nicola (9/5): Superb - There was plenty of room for both adults and children. The property was clean and all utensils and comforts we would need were there. The only thing to improve this stay would be a table and chairs. It was hard getting 4 children to sit down for breakfast with only 2 bar stalls at a high table.
- Umar (3/5): Stay ruined by poor host - Good location with amenities close by. Nice country park only 5min walk away. Driving distance to city centre, motorway and airport Cleaning was very poorly done, used items from previous guests were left, friddge was dirty, oven was beyond dirty making it unusable. Bedside drawers were full of dust, very concerning for those with dust allergies. Several items were broken, one item in particular which was dangerous was the broken bar stool. I notified the host immediately of all concerns and was told the manager would visit whilst I was away from the property (with my permission). I was subsequently reassured all broken items were repaired and the house had been cleaned again. Upon my return I discovered only the kitchen tap had been repaired, the rest of the items were still broken, most concerning being the broken bar stool! And to top it off the house was still dusty and dirty (as can be seen in the attached photos). I messaged the host again and called and had no response. After checkout I received a message saying if I had any negative feedback I should message them directly rather than posting on booking.com so I would advise anyone thinking of booking to take the property rating and reviews with a pinch of salt. Such a shame as the property has the potential to be a great stay.

- Hedger (8/5): It was a great place to stay, convenient for the NEC, a very short walk to shops and eating establishments. It was very - It was so convenient for getting to the NEC in Birmingham. There were 4 double bedrooms, all very comfortable and airy. It was great to have 2 toilets - one in the main bathroom as well as the single toilet. There was space for up to 3 cars on the driveway. It was very clean throughout and a lovely comfortable lounge. Bearing in mind it has 4 double bedrooms, so potentially up to 8 adults, there were only 4 in my party, but there was no dining table (which would fit perfectly in the empty conservatory) and only 2 bar stools at the kitchen breakfast bar. So we had to eat from our laps in the lounge. Also, there wasn’t enough crockery or cutlery for more than 4 people or mugs, but plenty of glasses 😃.

- Lai (9/5): Cosy and beautiful place to stay - A cosy house with stylish decor and beautiful kitchen. The beds are comfortable. Not enough dinnerware. The power saving light in the small toilet room will automatically turn off every minute if it doesn't detect movement which is quite annoying.

Spacious single floor for small family and pet friendly. The shower is not strong; still rubbish remained beside the conservatory; beddings should be more deep cleaned.

Spacious There were only two bar chairs in the kitchen and dining area; the rest of us either had to stand or sit on the floor of the living room to eat.
There were no wardrobes in the rooms and we shared eight coat hangers between the four of us.
The exhaust system in the kitchen was inefficient, which made cooking an extremely uncomfor
because we couldn't stand the fumes.
The ventilation of the house wasn't great, so the rooms were stuffy at night. We didn't want to open the windows because of safety reasons.
The shower was either freezing or scalding hot, making showering not an option.
The bedding and linen were a bit crumpled as well.

Loved the design of the home. Very spacey yet cosy. The shower water pressure wasn’t the best and the water temperature couldn’t stay warm. It kept fluctuating.
The garden is huge, but needed tending to. There were also stuff outside from the last guests that stayed which needed cleaning (cigarettes on floor, alcohol cans in view ect.)
