- Kerstin (8/5): - Great garden with lots of toys for the kids, great lazy spa, cozy bedrooms, clean, quiet and relaxing stay in the middle of nature. Shame we couldn't open the windows in the evening as the bugs came in otherwise. A fly screen would have been amazing. Kitchen a bit outdated but still had everything to cook a meal.

- Rima (8/5): Nice and cosy property - The property was very nice , clean , cosy , stylish . One bedroom has a bath , another has walking in shower. That was very good. Heating is available in each room. Coffee, tea, salt ,milk , sugar was supplied ! Area is quite , nothing disturbed night rest. Was difficult to find location as gates in to it a bit hidden. But after explanation on phone with owner was ok. Jacuzzi is in front entrance . Wasn't warm enough first evening of stay : +27 degrees of Celsius . How to go on higher temperature was not clearly explained. Next evening temperature of water went up till +32 degrees. I would recommend to leave clear guide , instruction how to operate jacuzzi .

- Keith (10/5): Peaceful, cosy, fun - Cosy, very warm on arrival, very polite and helpful host. We were surprised at how good the hot tub was. Water pressure in the shower wasn’t great and the closest pub is quite a long walk away. Don’t let this deter you, we will likely be coming back.
- WARREN (3/5): - Scruffy and dirty area as you drive up to the place. It felt like driving into a works yard. At 6 p.m., we got a knock from the permanent resident downstairs, saying we were making too much noise for her and her son. The hot tub worked, but we felt it was positioned outside the front where people and cars went by, so we didn't feel secluded or safe. Overall, the apartment was clean and well presented, and the area and its surroundings were very poor.

- Keeley (6/5): A generous 5 out of ten - Good choice of tv channels and WiFi. Nice location, some additional activities available, not far from attractions. Not clean enough, not well sign posted, door code different to what was given, many flies in the property upon arrival, hot tub not used enough as constant error message and didn’t warm up which was our main issue, uncomfortable and low bed, noisy neighbours throughout our stay, the owner was drilling for ages Saturday afternoon, I could honestly go on but I’ll stop there.

- Rebecca (10/5): Perfect five star weekend stay - The property was well equipped and had everything you needed. The property was very clean and bed was very comfortable. The hot tub was great was a perfect weekend of relaxation and not to far of a drive for a lovely walk round Holkham park (leaflet in the property very helpful) would definitely recommend this property to people and will definitely be returning soon. Host Nicki messaged to make sure everything was ok and if needed anything and made sure that everything was ready for our stay. Was so peaceful and surrounded by fields just beautiful Everything was great

The only downside was I had to spend an hour cleaning on arrival. Very dusty and toilets and shower not clean. Generally a bit neglected. Decorative lantern and lights batteries not working. Outside all a bit dilapidated and unkempt.Needs some TLC.

No clothes hooks anywhere apart from in the downstairs entrace hall (which was festooned with cobwebs);
the glasses has lipstick on them; the soap container in one bedroom was empty; the Velcro curtains were short and should be roller
And the noise from below was very intrusive.

- Emma (8/5): Nice apartment - The property was well equipped. 5 of us stayed the evening and there was plenty of space for us all. Bed was comfy, nice hot shower. Unfortunately the guests before us had made a mess of the hot tub so this facility wasn’t ready for us to use. No fault of the property host who was most apologetic. But this facility was the reason for booking this apartment. WiFi wasn’t that great, sofa bed not very comfortable to sit on and mattress stained. Stick on blackout blinds for the velux window were useless, kept falling off during the night.

I stayed for two nights and got bitten both nights by bed bugs. See attached pictures.
Also the wifi router did not work on any of the networks along with no TV signal.

- Claire (7/5): Would stay again! - The beds were very comfortable and inviting, and the complimentary snacks were a lovely touch!! Location was also lovely. Staff were also lovely and communciation/instructions were good. Lovely fresh towels and facilities were good. We would definitely stay again. Sadly the TV ariel was not working so we couldn't watch TV (needs a new cable) and we also couldn't connect to the Internet. Shower also wasn't very powerful. Quilt to sofa bed was a single quilt and didn't fit the sheets given. But these are minor things, and overall the stay was lovely and comfortable.

- Robert (10/5): Excellent stay, we loved the apartment and was only a short drive to the polar Express! - Loved the remote location but within easy access of towns etc. table tennis and football table my boys loved. Spacious rooms and cosy apartment.

- Russell (6/5): Pleasant - The location. Secure private parking. No Internet, 1/4 roll of toilet paper for the whole house. The windows were covered in algea/moss and couldn't see out. There is only one shower between the two bathrooms.

- Lennard (8/5): My four children and I really liked our one night stay and wished we could stay longer. - The host was pleasant and welcoming and was very accommodating in the fact that I was arriving before the check in time and kindly welcomed me to drop my luggage off whilst we went off for lunch. she even came to find me as I struggled to find the apartment, which I greatly appreciated. The apartment turned out to be more spacious then we thought which was great as I was preparing for a cramped one night. I did not manage to get onto the internet but think this was more of a bonus. the kitchen was well equipped, just would recommend replacing the frying pan as it has lost its non-stick. No real complaints
- Nicola (8/5): Lovely, quiet and safe apartment. - Really cute little apartment. Very quiet area and safe for the children to play outside. Owners were friendly and helpful. Bathrooms really clean, beds comfortable and lovely new carpet. Would stay again. I am reluctant to write any negatives, because I knew I had booked a loft apartment with velux windows. However, the black out blinds didn't stick well to the windows and it was very hot in the apartment. I would recommend bring eye masks and fans. Internet worked very minimally which affected the TV coverage. More frustrating for the children than the adults.

Clean and modern accommodation
- Molly (10/5): A relaxing family getaway - A home from home set in beautiful countryside. The owner was very welcoming and friendly and went out of her way to ensure we had everything we needed. Property had everything needed to make travelling with kids easy and comfortable. Rooms are spacious, beautifully decorated and clean. Kitchen contained all the essentials and more. Would recommend to others.

Its on a first floor, which I don't remember seeing in details.
We had a child with us, so they should have had a stair gate at the top of the stairs for safety.
It felt quite unkempt, the hanging basket was there, but with dead flowers. No one came to greet us.
Some of the chine was chipped so should not be left in cupboards. The beds were very soft and did not have mattress protectors on for hygiene.
The bathroom bin had not been emptied and had sanity used products in it. Not pleasant.

Blissfully quiet and peaceful.
Great space for a group of friends to use before setting off for walking or cycling around the countryside. Signpost being clearer off main road.
Tv didn't work at all.
Wifi didn't work. Could log on to router, but no Internet connection available.
Velux windows were lovely, but no blinds, so as soon as it became light, you were woken up.
Electric fire didn't work (wall mounted fuse broken and needs replacing).
