- David (10/5): Fantastic accommodation in a great location. I would very happily stay there again - The location was perfect for the grocery shops and the tram stop was right outside the property. I had to contact the host and they responded instantly and politely. The property was perfect for our group. Everything was great.

- Martina (2/5): Very poor - The location was the only good thing about this accommodation. Such a disappointing experience. Floor in a horrific state, not a cm straight, loud and breaking our feet. Most of the doors wouldn't even close. Dining table so dirty it had a green layer on it. Only 2 windows that we managed to open to get some fresh air. Staircase in the building simply hazard, especially for children. Bathroom dirty and moldy. And bedroom with bunk beds not really a bedroom, justa storage room with beds in it. Absolute disgrace for the money.

- Shoaib (1/5): Disappointing Stay – Poor Condition and Lack of Basic Comfort - The only positive thing about the apratment is its location, located near the city centre with lots of resturants and local amenities. However, it is just above a main road and therfore very noisey as the windows are too old probaly Victorian era and traffic noise is there for whole night. The apartment is on the top floor, accessible only via a steep, narrow staircase with poor lighting—completely unsuitable for families with children, elderly guests, or anyone with mobility concerns. This should be mentioned clealry in the advert.
While it appears clean at first particulalry in the pictures, the reality is different: a filthy hidden chair, uneven flooring that shifts underfoot.
Windows were single-glazed with noticeable gaps when shut, making the apartment noisy and drafty—it would be extremely cold in winter. The living room window didn’t close properly at all.
The entire place is run-down. Bulging laminate floors, a thin mattress that exposes mattress springs, a sticky dining table, stained mismatched chairs, and a worn-out couch. Kitcken doesn't have basic requirements, such as tisses and few tea bags etc.
Space is tight—it’s a one-bedroom with a small box room. The front door was difficult to open, instruction were not clear that which lock box to try the lock code.
For the price, the property fails to meet basic standards of comfort and functionality. These issues need urgent attention.
- Morgan (6/5): Comfortable, basic and good location. - It was in an excellent location, walking distance to everything and close to bus routes, We found parking just around the corner for the week at low cost. very comfortable and cosy and the owners were extremely helpful and great at communicating. Although we did enjoy our stay, The apartment could do with a deep clean and maintained a bit more - bathroom lock is hanging off and broken flooring which nipped your feet when walking on. The stairs case was understandably unavoidable but it would have been good if it had been advertised - 3 flights of dark spiral staircase was hard work with a pram and a new born - we would of still stayed happily but taken something else for baby had we known.

Top floor with very winding stair case poorly lit which isn't in mentioned when booking but that was doable if travelling with infants or elderly this not for you.
Although on first glance the apartment looks fresh and clean it was hiding a very filthy chair in the livingroom : floors very uneven moving under foot as you walked : we had no heating or hot water (management contacted but office was closed over the weekend) : Windows... livingroom window broken huge gap between glass pain to the wooden sash frame, sash frame also didn't close which being winter and it was blowing gales and rain left the room very noisy and absolutely freezing thank God for the throws on the couch ! Yes we get these maybe historic buildings but this is 2024 we should expect to be warm and dry with the money paid for this rental... i would recommend these issues should be fixed ASAP
And yes I should have read reviews before booking but I trusted what booking.com where advertising

Location was ok The stairs up to the apartment are treacherous.
The internet didn’t work in the main bedroom
The bed in the main bedroom was the most uncomfortable bed I have ever slept in
Parking was very difficult

- Ganeemat (4/5): Disappointing - The shower was great. The kitchenette was good and functional. The living room (TV room) space was comfortable. The location was good, very easy to get into the central city. The mattresses were uncomfortable. The floor boards are really squeaky and would disturb your sleep when others were walking around. Not everything was clean, the dining table was sticky and the knives in the holder were not washed.

- Daan (3/5): Poor - The location is good, with tram 12 stopping right in front of the front door The building and appartment are quite run down, with cheap laminate floors that bulge and crack, a bed so thin that allows you to count the individual slats, a minimalist kitchen that is soon to catch on fire (scorch marks on the counter included) and a dining room which features a very sticky table, an eclectic combination of chairs with all sorts of stains on them and something that can only be described as an abandoned casting couch. The bathroom looks nice, but is actually quite mouldy and the fine and huge TV in the living room can be watched from a lounge chair whose pillow no longer sports its leather cover, so is covered with a blanket instead.

- Adewale (3/5): Poor - The apartment was quite okay for its price but difficult to reach The apartment is a one bed with a box room so not exactly spacious. There was no hot water and the apartment was so difficult to open. It took several minutes and the help of a passerby. The lock should be changed. Even after their staff came around the first time to fix hot water issues, the problem happened again and this time, staff did not show up.

- Tatjana (7/5): Cold but comfy. - Not far from Edinburgh city. Lots of shops and restaurants in the neighborhood. Tram stops right in front of the apartment. A bit cold, central heating did not work, so taking a shower in a cold bathroom was not pleasant after a rainy and cold day.

Space- it’s large. 2 good sized bedrooms. Big lounge. Big dining room.
Quiet at night. There is NO PARKING nearby. It is ALL 4 hour pay by meter or permit parking only!!we had to park at John Lewis for £26 per 24hours!!!
The cooker and job does not switch on. So cooking for 2 kids by microwave.
The TV broke on the last night.
It is cold and the shower is luke warm at best.
I text the management about the tv but no reply. I filled out a satisfaction survey 3 days ago before writing this review, but no contact!
- Patrick (4/5): Promising and quiet but owner has cheaped out. - Large TV had good volume & Netflix. Bed was comfy when not broken. Large space, bathroom was aesthetically pleasing. Wi-Fi did not work outside living room, and not at all 2nd night so couldn’t use TV or devices at all. Bed was insanely loud and creaky, and planks kept falling out so basically sleeping on a broken bed. Shower temperature could not be regulated, so it was either boiling hot or freezing cold. Electricity ran out at 10am on check out date, meaning couldn’t charge devices or shower before leaving!
Cleaner entered the apartment whilst I was in my underwear, did not announce herself, this is shocking what if I was in the shower!
Staircase to top floor apartment had no lighting so had to use phone torch. Feel like these issues apart from the stairs are just a case of property owner/manager knowingly or not neglecting issues.

- Muhammad (1/5): Horrible Experience - It was a fine apartment, but not for letting! It was one of my worst experiences.
Facts not told:
1) The apartment is on the 3rd floor.
2) The stairs to the apartment are dangerous. The stairs (especially 1st and 2nd floor) are so worn out that the foot doesn't fit properly on the stair. I was with my family (2 elderly and 1 infant). If I knew it was on the 3rd floor, I would have never booked this in the first place. I would call it concealing the facts!
3) There is no free parking as such. You have to find the parking on the street, if lucky you can get free parking 2 streets away. Otherwise, the closest paid parking is a 20-minute walk from the apartment.
4) Worst management. The Internet didn't work, the TV didn't work, and most importantly, the gas went out in the middle of the night and left us in despair. The apartment went chilly in just a matter of hours. I called the owner early in the morning - no response. I left him a text, to which he replied after keeping me waiting for some time. I then reset the meters myself as per his instructions. I hope your children and parents never go through this.
Consequences: I had booked this apartment for 2 nights. I was so distressed by this experience that I left the apartment the very next day. I paid £300 for a night stay at another place, but I have no regrets leaving this place. I still can't believe how this apartment can even be on Booking.com
I didn't receive any refund guys, and neither did I want one! I am happy I made the decision to leave this place!

1) Families, this place is not recommended for you. Carrying the luggage upstairs is unimaginable.
