Apartment stinks of smokes even though all the windows were open when we arrived - at night.
Didn’t feel secure, clean ( air quality ) and certainly was not a welcoming atmosphere or safe environment to visit with children,
We left immediately and hosts still arguing about a refund.

I would not recommend booking here. They took more than two weeks to return my 300 pounds deposit, and during that time they ignored my messages. I had to chase the refund through Booking.com and even involve my bank to get my money back. Extremely stressful and unprofessional. Better to avoid and book somewhere reliable.

- Elizabeth (5/5): Enjoyed the weekend away. Apartment was okay. - Good location as in close to centre. Walking distance. Good size 3 double bedrooms and kitchen/living area. The communication with the owner with regards to the key for the front door. Didn’t feel like the safest area. You can get any keys out of the post boxes without the code, the locks look old. The second shower light didn’t work. Well 1 barely did when I turned on the bedroom lights next door? Odd. Still unusable.

Les transports en commun se situent à 3 min à pieds de l'appartement. Je recommande vivement et en particulier si vous êtes avec des enfants en bas âge tout est à proximité.

- Tracy (6/5): Pleasant - Key to flat available but no key for front dior to let us into the building Would have liked some small hand towels and a tea towel in the kitchen. Also bed mattress was not great
- Elaine (5/5): Avoid due to boiler issues and location - We booked the accommodation for the location but soon discovered it is a very dodgy area of botanics. I am originally from NI so really didn’t expect that! Lots of Home office accommodation around and noise in the evening and early morning. Unfortunately we haven’t read the recent reviews on the problem boiler. We didn’t have hot water for 24 hours and the hosts communication was very poor, which is remarkable given the recent issues others have experienced. We have sought a refund as it really did affect our stay, hot water is a basic! The accommodation is basic student accommodation.

- Julie (6/5): Great trip, accommodation ok but not value for money given boiler situation etc. - Clean & Bright Issues with boiler/hot water, which took 4hrs to get response from emergency number given(Booking.com did respond but not the point)Thankfully we managed to sort it out ourselves as had places to go but not very impressed…would recommend boiler being checked out as others may not know what to do & to help honest shouldn’t need to be messing with boiler.
No hand towels provide & only 1 small towel per person. Not great for washing hair etc.
Only 1 toilet for apartment that holds 6 people. Feel 2 toilets are needed.
& lastly although we appreciate you cannot control neighbours but the smell of weed during our stay was terrible particularly on the Saturday night when it was overpowering..would definitely stop me from rebooking.

- Amanda (5/5): Not what it seems - do not recommend - Contact with the host was very good before and during our stay The apartment was run down with a fair bit of damage to furniture and fixings and marks on the walls. The cleanliness wasn’t up to standard either - mould in bathroom, dirty fridge, finger prints on cabinetry and television. Very noisy with passers by shouting and fighting and when putting rubbish out to bins there was drug paraphernalia all over the alleyway. Did not feel particularly safe in the area and would not recommend it for a family stay.

The boiler was a pre payed one and wasent top ed up before our arrival and we had to spend the entire night on cold no water and left all of us with a massive cold
Also when the host finally came the next day was rude and didn’t even apologised

Apartment is so cold you can't physically sit in it, under floor heating does not work and there's no other form of heat.
Lock box is smashed leaving the keys to the apartment on show.

- Annmarie (8/5): Great time - It was a ten min walk from town which was great, lovely local restaurants, two showers, liked the living room/kitchen space. Tiny thing, really tiny. The shower room floors can get slippy when wet so would be great to have shower mats to make it safer.

The description of this property said it had 3 bedrooms and 3 double beds. It actually had 3 bedrooms and 2 double beds and a twin. Also one of the knobs for one of the bedrooms was broken off and laying on the floor.

- Leah (4/5): Stressful experience - The apartment it self was a nice apartment The host let us know 24 hours before arriving they could not accommodate us anymore. We expressed the stress this put on us due to our whole family being ready to spend a weekend in Belfast. When requesting more information from the host we were loosely told they would try find us more accommodation.
We then contacted booking.com to see if we could get accommodated elsewhere as we were going to be in Belfast at 9am the next morning, the host then told us we could check in from 3pm to the original accommodation.
When we arrived to the accommodation at 3pm, the apartment was not cleaned, there was dirty bedsheets still on the bed and the kitchen was a mess.
Cleaners arrived 45 minutes after we arrived to clean up.
I would definitely not stay here again due to the stress caused on our family!

- Rhonda (7/5): Nice 3-bedroom apartment in Befast. Kitchen, 2 bathrooms, and washing machine all worked well. - Location was ok, walking distance to stores and restaurants was good. Place was clean. It was nice to have 3 bedrooms for our family. Nice to have 2 bathrooms; it was unusal to only have one bathroom with a toilet, but there were 2 full showers. Liked having a washing machine for clothes, and full kitchen. WiFi worked well. It took a long time to get registered, and get the information to access the apartment. The link they sent me to verify my identity (using my phone camera to take a photo of my passport) was not working, or required really fast internet. I finally sent a photo of my passport to the apartment managers through email. We sat outside the apartment, or in the nearby Holiday Inn, for over 2 hours, while trying to navigate the registration and identify verification. That was way too long to wait, with a family with children. Once we were sent the code to access the apartment building, and were sent the code to the mailbox to get the apartment key 2 hours later (around 8:30pm), it was fine, but we were very frustrated.

- Rebecca (9/5): Ideal location and immaculate apartment - We were a group of 6 and it provided good sleeping accommodation for us. It was immaculate and perfectly stocked for your essential needs. If it could have even had one more toilet on the other shower room it would have made a big difference.
Appreciate that’s a lot of work but for bigger groups one toilet can be a stretch.

- Ruth (7/5): Mostly met or exceeded expectations. - For our needs the location was perfect. Only problem was finding parking as we had hired a 9- seater van. Two of the bedrooms were so narrow that the bed was pushed against the wall. This meant that it was difficult for one person to get in and out of the bed especially if they had to get up in the night.
Because of this, one of our party had to sleep on the couch.
This apartment should really have been converted as a two bedroom!
I also felt that it would have helped to have some tea towels and a dish cloth to enable hand washing. You cannot always use the dishwasher for a few dishes!

- Peter (9/5): Vey well placed, comfortable beds and our contact Zoe was very helpful and easy to deal with. - We loved the location, so many varied places to eat within a very short walk and close to the Botanic railway station and the Belfast Botanic Gardens and the Ulster Museum.
We would really recommend the walk to Botanic Station then taking the train to Cultra and visiting the excellent Ulster Transport Museum there, all three generations in our party loved it! The flat is not geared up to the amount of cooking and eating from home that we usually do on holiday, but this was not a problem as we were there for only two nights and we found lots of lovely places to eat close by.

The main bathroom sink and shower drains were backing up. I did let the host know and they did offer to come and look at the drains, but we managed with the other shower. I am sure the fridge will be sorted for the next person now highlighted. The location was good, but the area is tired.

- Conall (8/5): Apartment excellent, fix your communication and listen to your guest feedback. - Clean and comfortable with good facilities in a very convenient location. The booking app had some glitches and this caused considerable frustration as we did not receive the information on how to gain access to the apartment until a few hours before our arrival. We also found the property managers slow to respond to our request for this information. It felt like we were dealing with an impersonal automated system rather than a responsive human being!
- John (6/5): Nice apartment with poor hosts. Wouldn’t use this company again. - It was clean and tidy. The key was not where it was supposed to be on arrival and we couldn’t get into the apartment, which was not good for my 81 year old mother waiting around in the wet and cold until the situation was resolved. They changed the key location but forgot to tell us, the customer! Communication was terrible. I tried to ring the number provided for the host 5 times, but never got an answer, only the answer machine. And I never got a call back despite leaving messages. The pitfalls of dealing with a faceless company rather than an actual person. They eventually responded through the Booking messaging system.
Finally, I had requested to move the booking from the 3 nights booked, to the following week and planned to stay for 10 nights due to personal circumstances. I was met with complete inflexibility, because it didn’t meet their ‘policy requirements’. Of course they were within their rights to refuse, but it showed a terrible lack of empathy or compassion. And it didn’t make any business sense as they missed out on a longer booking, and potential future bookings.
Oh and, not that important, but the television didn’t work.
- Lisa (7/5): Wouldn’t choose again - Once inside, the apartment was warm, comfortable and clean (Altho the mould in the main bathroom could do with sorting out.) There’s a dishwasher, washer/dryer, fridge, everything you need for a comfy stay and the beds were pretty comfy too. Some nice cafes near Botanic station, which was less than 10 mins walk away. The location. Not nice. Students and bedsits. Not suitable for families on a break. The day we left, all the key safe boxes had been prized open with keys in at least one of them, so security was pathetic - anyone could let themselves into the building. The nearby streets were not somewhere we wanted to walk after dark, always someone shouting, felt like a fight was about to start and the apartment bedrooms backed onto an alley with barbed wire all over it. Parking is all on-street so a complete gamble. You’re lucky to get a space or your car stay secure. Rubbish disposal was also a mystery.

- Elaine (9/5): Very clean, perfect apartment, great location and comfortable for a group of 5. - Perfect cleanliness of the apartment. It had everything you needed and we were all very comfortable there. Comfy beds, very clean mattress, duvets and pillows. Location about 200 metres from busy high street full of University students. Bus links were good. Perfect base to do all the things we wanted. I always look for a place with a dishwasher when away from home and this place has that. Would have liked to see a welcome set of notes, such as how close it to to the shops, best taxi cab company (we hadn't realised that it was quite difficult to get a taxi for more than 4 people in Belfast) nearest bus, how to use tumble dryer etc. It was also very hot, we turned off all the thermometers but all of us found the apartment very hot. Very probably because we are not used to the heat.

- Michael (9/5): Very good - Small, but clean and in a good condition. Self check-in was smooth. A good base for explorations of Belfast. Relatively well accessible by car. Neighborhood seems safe, also in the night. It's a 20 minutes walk to the city center of Belfast. Parking is just public on-street parking spots, that might be occupied already.

Reasonably well equipped kitchen and very comfortable.bedrooms.
Communication with Zoe was accurate and prompt. A very helpful lady. A 2nd toilet would be helpful but not something that would stop us going again.

They have yet to address problem with non working extractor fan in shower room. Hence when we arrived, the mould was apparent on the walls. We kept the door open the entire time for ventilation so it was blocking the hallway.
- Anne (5/5): Can’t recommend and wouldn’t return - Short walk into the centre of Belfast with lots of restaurants and bars en route. Opposite the Holiday Inn Express which unfortunately housed illegal immigrants and the taxi driver warned us that it wasn’t safe to walk around after dark. Reported a blocked sink on arrival but couldn’t get it fixed as this would have mean’t leaving the keys in the lockbox all day. Not comfortable with this as the lockbox looked insecure and easy to force open.
