- monika (8/5): - Great value for our stay in the Medina close to all attractions. Room was clean and comfortable. We had access to kitchen to boil water for tea and store few items in the refrigerator. We came during a major holiday and we were taken care of when the entire city shut down. We really appreciated that from the owners. Pillows could be softer but it seems the norm in Morocco.
- Fest (10/5): - Sehr nette und hilfsbereit Menschen Alles gut

- Ainur (7/5): - The staff were very welcoming and helped with many questions we had. They did not speak English well, so sometimes communication was on and off. But nothing super unpleasant, everything was smooth. Bathroom smell. It was unbearable sometimes. They were spraying air fresheners, but with a cheap freshener and the smell itself, it got even worse. The Riad is in Medina, which means the rooms do not have windows (some do, but this is rare), so there is no fresh air. The air is stuck, and with the bathroom smell, it is smth hard to ignore.
Also, they offer you either tea or coffee at breakfast. The coffee comes in a small cup, like 100 ml and when I asked for another one, the guy looked at me very irritated. Coffee never came. The second day I was having breakfast with other guests (a couple) and we asked for the second cup. The guy again, was super pissed and went to the kitchen. He said that the machine is broken, so the coffee took 20min to arrive and it was basically water with a coffee flavor. Then he said that we need to pay 20dirhams each for this coffee.
I am not sure if this is the case in Morocco in general, but I have been in Tangier and Chefchauen and did not have any problems to get another cup of coffee during breakfast. This did not ruin by experience, but was a bit awkward.
- zakaria (7/5): - Nice riad with good views from roof top. Big bedrooms Breakfast was limited
Bathrooms could be more updated
Rooms can be updated
The location was not ideal as it was very isolated and away from transport
Have to walk up hill with luggage to get to Riad

- Giuliano (10/5): - Great spot to explore the old town and markets! Tucked away in the maze of streets gives it a very authentic feeling, but only 5 minute walk away from the main street. Special shout out to the staff especially Abdull who went above and beyond to help us! Book here only if you are comfortable with hills and stairs, and don't need parking though.

The riad is located in the heart of the old Medina. The space is beautifully renovated, blending traditional charm with comfort, and the rooftop terrace offers stunning views of the city. The staff were kind, helpful, and welcoming throughout our stay. We would absolutely recommend it and would love to come back!
- Matko (4/5): Disappointing and not luxury - The receptionist, the only other person we've seen there, seemed like he was trying to make the best of it, and he made us an amazing breakfast before we left (before breakfast hours), and he organised a taxi drive to the airport for us, and for that we are thankful. We got lost looking for our accommodation, and a guy happened to meet us and take us to our accommodation, for a 40dh tip. We entered our room, first, our luxury room was on the ground floor, with glass entry doors and a big curtain, which made us feel unease (can someone see us through the curtains?), however, when we entered our luxury room, there was no windows at all but instead there was hairs and pee stains on the toilet. We asked the receptionist, and he said no one was in that room for a long time. Sure. There was also chunks of hair on the floor corners. We asked for another room, and got the one directly opposite. Similar luxury room, with similar experience but at least clean toilet. When we opened the faucet, brown water came out briefly, clearly indicating no one was in there for a long time. There were no carpets in the room, only worn out cold tiles. One very old worn-out closet smelling like a decades old wood. Same with a table, and same with the bathroom cupboard. Rusty bathroom lock. Wall paint drops everywhere. Wall sockets with exposed wires. There is an AC unit, but that's a very inefficient way of heating up the room with super high ceiling. Aside from that, there was very loud TV coming from somewhere through the walls, and there were weird sounds (and not the good kind) inappropriate for a booking review, waking us up throughout the night. The layout was very nice and authentic, but the care for it could've been better. All the not-so-good parts, accompanied with narrow streets and people and kids constantly trying to help you for a tip, builds up frustration quite quickly. And made our experience somewhat unpleasant.

- Bartłomiej (4/5): Overall, I would not recommend this property. It did not live up to the “luxury” image suggested in its name, and the ex - The interior of the guesthouse is beautifully decorated and generally clean, and the rooftop terrace is definitely a highlight. Unfortunately, that’s where the positives end. The walls are poorly insulated, so you can clearly hear noise from neighboring rooms, as well as very loud calls to prayer from a nearby mosque. The doors are also difficult to open and close, which adds to the inconvenience. The Wi-Fi connection was unreliable and often unusable.
The location is another major drawback. The hotel is situated in a part of the medina that feels dirty and unsafe, with many dark, narrow dead ends. Even during the daytime, we felt uncomfortable walking around. In fact, this was the only place during our entire trip to Morocco where we genuinely felt unsafe.
We also experienced several unpleasant situations in Fes, including repeated scams by seemingly “friendly” locals. Upon arrival, our taxi driver dropped us at the entrance to the medina, where a man was already waiting for us. He guided us to the hotel without being asked, and later demanded payment for this “service,” despite the fact that we had already received directions from the hotel via WhatsApp. He appeared to know the receptionist and refused to leave until we gave him money. Travelers should be aware of this scam.
Additionally, when we asked the receptionist about the possibility of having an earlier breakfast due to an early flight, our request was completely ignored. Instead, he tried to sell us an expensive airport transfer (we managed to book a regular taxi via inDrive app for half of the price offered by receptionist so don’t book any transfers through the reception). We ended up leaving in the early morning without breakfast which was already paid in advance. Moreover, the reception was empty all day after our check-in.
- Alexandra (10/5): - It was the most amazing experience, the house is absolutely fascinating, from 1360 and looks impeccable, very authentic and traditional, the host were more than helpful and polite, they were so much extra. I highly recommend this accommodation if you want a luxurious authentic experience
- Lazzari (10/5): - Molto caratteristica

- Kenna (7/5): -
- Ibrahim (5/5): - It’s a little bit difficult to navigate your way to and from the place and also things inside seemed very very dated

- Max (8/5): - Fès is a bit of a tricky city to navigate in the medina, but the staff helped me get through the first day and were very sweet answering most of my questions, the room was lovely. I think if anything the shower made everything wet and a bit slow to warm up, but this common I've heard in morocco. Otherwise it is not in the busiest area of the medina so be prepared to walk a little from where you are.

- Martina Gintare (10/5): Great homey stay - Really kind staff that prepared on the last day a breakfast package as I was leaving before breakfast time.
Always available for any assistance needed.
It’s very close to walk to the different sights from the riad and actually quite easy to find. Look out for the red signs guiding you to a panorama restaurant. And then the actual street of the hotel has a dead end but it’s the one in front of a nice door with blue tiles. Everything was great.
Be aware of and refuse people on the street for guidance. They will immediately approach you when you make your way as it’s a quite area and suitcases are easy to hear. Also the riad does not provide shower gel, good to keep in mind ;) I had my own with me so it wasn’t an issue but may be a little improvement that can make a great difference for someone.
- Val (10/5): -
- Davide (10/5): Perfect accomodation - Amazing riad from 1369 in the middle of Fés, super approved!
- Taeyun (10/5): Exceptional -
- Natalia (10/5): Stunning riad full of Moroccan charm, great location and kind service. - This riad is incredibly beautiful: if you want to feel the spirit of a real historical Moroccan building, rich in carved doors, mosaics, copper pieces, musical instruments, and glass lanterns — this is the place. Your soul truly rests while having breakfast or quietly reading a book in the peaceful riad.
Service was very good — kind communication and patient staff. We arrived late at night, and they greeted us with great hospitality.
The room was a bit disappointing: we thought the terrace was private, but it’s shared and directly above the room, so you can sometimes hear chairs being moved. Also, laundry (washing is €5) may hang near your window, which brings a slight damp smell, but it doesn’t ruin the view — even if it's through decorative grilles. (The photo with green tiles is not the terrace, but the rooftop level where the room is located. I didn’t upload a photo of the actual terrace — it’s beautiful.)
The hairdryer worked great, the shower too. There were hangers in the closet and a large, comfortable mirror.
The location is perfect — right in the heart of the medina, with magical narrow streets just outside the door.
I recommend staying here for the beauty and comfort. Thanks to the riad team!
- Andrei (9/5): Superb -
- Suhail (4/5): It’s OK , if you’re looking just to save price . But - It’s deep inside the Medina . The nearest taxi drop off point is 15 mins walking . Simple old rooms . Had some maintenance issue at toilet . So had to live up with bas smell for 2 nights: rest nothing extra primary . The road design is nice , if you’re for first time .
- Marty (8/5): Very good - Pleasant place to stay. Helpful staff. Not too far to get to markets and restaurants
- Anonymous (9/5): Superb -
- Jennifer (10/5): Exceptional -
- Miodrag (10/5): Great place with welcoming people and amazing rooftop - This is an amazing place to stay in Fes. It is a peaceful oasis in this ancient city. Three greatest things were the amazing staff that helped with our every wish (finding and dekivering dinner that we wanted every night so that we would not have to wonder around the medina by ourselves), a stunning rooftop where we enjoyed ourselves each night and an amazing breakfast we had each morning. The rooms were super comfortable and clean.
- Maddalena (8/5): Great! - All good, the host is very kind anc provider us the guide for the Medina, indicazione on where to park the car and breakfast to-go for early check in 😊 Nothing
- Anna (10/5): Exceptional - It's a beautiful place. Price is quality. Thanks for the hospitality!
- Alexandre (10/5): Exceptional - Very beautiful place with a warm welcome. They were very kind and prepared a takeaway breakfast for us when we had to leave early in the morning.
- Gonzalo (2/5): - He tried to cancel us 2 hours before check in. He said that is because he works with multiple platforms at the same time and had overbooking. We witnessed two other couple of customers with similar situations, one of them being told upon arrival. In the end, first night we stayed in another hotel booked by him and next night we had to move again to the hotel originally booked without being told with enough time, however he asked us to move again and we refused.
- Julia (5/5): Centic location but very uncomfortable stay - Location is very centric 1. Bed sheets were very dirty, was uncomfortable to get into bed
2. Bathroom had a terrible smell
3. You can hear everything what is happening outside the room. Feels no privacy
4. You can hear until late how people in the neighboring building are watching tv or speaking.
- Maria (8/5): Very good - We really liked our stay here! It's a traditional riad only 5 minutes from shops and also in a local area. If tou have trouble in movement that riad is not suitable for you, because has stairs and the car can't reach the place. The staff was great and kind and they did everything to help us!
- Shoaib (10/5): Good value for money - The traditional and historical riad. Friendly and helpful staff. The property is a bit hard to find because of the labyrinth of streets in the medina. Also with luggage it's not so easy as you have to go uphill through some stairs.
- Laura (8/5): Very nice, central location, excellent breakfast but above all very kind staff! -
- Surili (10/5): Excellent stay - The room and breakfast and service was very nice and the welcome chai was really good. The food was really delicious and homemade like.
- Stefanie (8/5): Very good -
- Hussein (8/5): - Muss man lang Zeit laufen
- Stillgrey (9/5): Decent riad with spacious rooms in the old town - If you really want to spend a few nights in the old town of Fes, consider this place as it is a decent choice. The room was very clean and it was also very spacious unlike many riads in Morocco which offer a closet-sized rooms as they are defined by the overall building sizes. Very clean everywhere, but a bit chilly in winter. I had to use AC for heating and because of the room size it was barely managing to heat up the entire place (i believe ishould have turned it on a little earlier that day to warm the place up by my return). There was no smell from the shower drain as the room is located on the top floor but it was clogged up a bit. The bed was very comfortable.
Also the place it very close to everything in the old town and also very close to the parking lot outside. Just use google maps and you'll get to the place without issues. It's not the fault of the place but it did not like the old town that much and if you prefer to stay here you'll have to get taxi for each and every ride anywhere unless you have a car. The old town is worth spending one day but for the rest of the stay (if you have a few days in Fes) you'll be tied to this place.
Didn't try the full -featured breakfast, only got a breakfast to go as i was leaving early. It was a poor set of a couple bootles of water and two packs of cookies. Breakfast starts at 9 and if you stay for 1 night and also plan to leave early get some food from grocery store as it won't suffice.
- Attila (9/5): Extraordinary Moroccan hospitality -
- Andreas (8/5): Very good - The location is great, the rooftop is wonderful, the staff is friendly, the breakfast is good, the rooms are clean and the bed is comfortable. Unfortunately, the smell in the bathroom was terrible, This is coming from the sewage and I guess that the Riad can do little about it. We could smell that the rooms got cleaned and that the staff put some room fragrance but the bathroom just smelled so badly from the sewage
- Andy (10/5): Exceptional -
- Doris (10/5): Exceptional -
- Ayesha (8/5): Good - The decor was very good and tariq one of the staff boys was very helpful courteous decent knew English was all the time available for assistance the breakfast was delicious we enjoyed our stay The access to location was a bit tricky but the hotel management helped us to reach very easily
- Luedji (7/5): Good - Interesting historical building, Taric was a great host and nice view from the rooftop Staying on the groud floor next to the reception and the shower didnt worked properly
- Abdallah (10/5): Fantastic stay we're definitely coming back!! - The riad is located in the heart of the old Medina. It was calm, spotless, and looked exactly like the photos. The breakfast was delicious, and our stay was fantastic, thanks to the warm hospitality and attentiveness of our hosts, Abdallah and Tariq, who were always available to assist us. Nothing
- Karim (10/5): Perfect stay in beautiful historic house - Incredible stay here. The Dar is absolutely beautiful. The room is exactly as pictured, super clean, comfortable, spacious, and quiet. The bed is big and comfortable. The terrace is lovely. The breakfast was great. Everything worked.
Aside from all that, the staff are fantastic. I had the pleasure of meeting one of the owners and managers of the Dar. He shared the inspiring story of how they transformed this historic house from a forgotten place into a beautiful authentic Dar to receive guests from all over the world. He spoke with such passion and hospitality it was so amazing.
I will definitely stay here again. Book it, you won’t regret it. Nothing
- Zane_h (10/5): Perfect choice - Everything was perfect. The room was clean and spacious, and the personal was amazing. Very good breakfast. It is hard to beat this price to quality ratio. Amazing.
- Mark (8/5): Very good - The staff were exceptionally helpful and the accommodation was perfect
- Natalia (9/5): We had a great time in Usham - We liked the beautiful courtyard and the slightly more modern although still traditional decoration of the rooms. The stuff was super friendly and helpful! The water in the shower was a bit too cold for the winter, but maybe it was just our room.
- Ilya (10/5): Exceptional -
- Julian (10/5): Exceptional - Very clean, nice staff, big rooms with comfy beds, nice rooftop terrace It can be a bit difficult finding the right door, but the staff helped me with good explanations on WhatsApp ;)
- Thomas (10/5): - This is actually a good budget option in the historic Medina. It's a nice room. The double bed is comfortable and the single bed good for person up to 5’-8”/170cm. The interior fitout of the guesthouse is a modern revival of a historic courtyard house, presumably on ancient structure. The room is not completely quiet in the night. Good, simple breakfast. Almost impossible to find, in part because the locals of quartier want to help you get lost and rescued you via an implausibly circuitous route, ideally for a small fee. But this is part of the fun. Google locate the guesthouse correctly but phone navigation doesn’t really work in this part of World Heritage Site. The recommended local restaurant presumably cross-subsidies the guesthouse to a significant extent. The mall with the local Carrefour supermarket out of the old town may offer significantly better food options! The lovely staff speak English/French.
- Charlene (8/5): Very good - Welcome tea was nice, breakfast was good and plentiful. The riad has beautiful interior. The rooms were large, clean and spacious.
Riad is in a safe, quiet location.
Staff was very helpful. There was usually someone at reception to ask for assistance when needed. The shower in our room could use an update. There was nowhere to put toiletries in shower area so made it a bit awkward. There was also no curtain or barrier between shower and rest of bathroom in our room so the floor gets wet. Hot water tends to run out. Disclaimer: This issue was not unique to this riad. We came across it in other accomodations as well.
The riad is a little bit further away from the main medina where the shops and restaurants are. Ok if you don't mind walking 10-15mins.
- Josna (10/5): Exceptional - Exceptional Riad Experience in Fes!I had a fantastic stay at this charming Riad in Fes! The accommodation exceeded our expectations in every way. Friendly and helpful staff, especially Tarik, who went above and beyond. Comfortable rooms with clean bathrooms.Delicious breakfast. Stunning view of the medina from the terrace.Beautiful nighttime and early morning views.Traditional Moroccan tea served in the evening was a lovely touch.Warm welcome and good communication in English. Perfect location, walking distance to Medina and main attractions.Convenient access to taxis, local buses, and ATMs.
This Riad offers exceptional value for its price. We highly recommend it to families, friends, solo travelers, and anyone seeking an authentic Fes experience. Absolutely! If I ever return to Fes, we'll definitely stay here again. Nothing
- Matthias (8/5): Very good -
- Roman (10/5): Exceptional - Very nice restored riad originally built in 1369.
It's in a little but more quiet area of the Medina, which is also a benefit at night. When you stay there contact the staff for directions, they will send you a video and foto description which was very useful. Breakfast was very good for Morocco. Staff is always friendly and eager to assist. I had a nice stay. Nothing to complain
- Sebastian (10/5): Exceptional - Amazing all together feeling, very friendly and helpful staff
- Chris (10/5): Great place to stay in beautiful Fès - Excellent small riad in the medina. Quiet location, and yet still a few steps away from the centre of the medina. Hospitable and friendly staff did everything they could to make our stay memorable. Great breakfast too. Spacious room with balcony and good shower. It was perfect.
- Mano (10/5): Exceptional -
- David (8/5): Good stay - Owner is very friendly and helpful. Good room and clean. Location is useful. Breakfast starts at 9 AM which is a bit late. There is some noise at night because it’s near a mosque.
