This property should not be listed for rental, it is in no fit state and areas of the property are dangerous. I have had to raise serious concerns with Booking.com
3 broken radiators - inadequate heating. (3 out of 6 not working). Very cold! Dirty - dead flies inside the picture frames
Previous guests rubbish underneath the beds and old bin bags and recycling by the front door.

Patio doors and windows upstairs all blown and do not open. Shutters hanging off all windows.
Sofa cushions torn and dirty
Sky light in bathroom is full of black mold and does not close - letting in a hell of a draft.
Front and rear decking wood is rotten, slippy and dangerous.
Lounge laminate floor is falling to pieces. Parts fall out as you walk on it and are sharp stabbing into your feet. Also a trip hazard where the owners have joined three different types of flooring in the kitchen/lounge to try and patch it up.
Listed as having all Smeg appliances - it doesn’t!
This property needs serious review: The host should ensure the basics are in check. This listing is a property with a false and misleading description and photographs.
Hosts requested we message them via WhatsApp. They responded to my first message upon my arrival then did not respond at all once my concerns were highlighted.
Please read the reviews on this property before booking, I advise DO NOT BOOK. We have stayed at the Cotswolds waterpark many times and this property is truly terrible.
- Jan (10/5): Overall we had a lovely stay, would highly recommend and would definitely book again! - Very good location! Cafe’s and restaurants nearby. Easily accessible. Complete amenities & THE VIEW! Could do with a bit of refurb. The floor in the lounge was lifting, the radiators in the main bedroom and bunk bed room was not working. A curtain or privacy screen on the main entrance door would be nice.
- Jacqueline (9/5): A homely haven - We found this to be a very cosy, warm, homely property in a gorgeous and tranquil setting. It was perfect for us as a family of 4 to relax in and unwind.
The views were beautiful and we enjoyed exploring the local area. We loved spotting the wildlife and, in particular, the heron who spent time outside the property by the lake. We hope to return again soon. It was a shame the double glazing in the main bedroom window was blown as this disrupted the beautiful view.
A few other bits need a some TLC, but nothing major and nothing that would be a deal breaker. In fact, for our circumstances with 2 young kids, I felt we could actually relax a bit more than I would have done had it had been immaculate. For that, it felt more like a home from home for us.
- Robert (1/5): Very poor Experience - I liked the look of the property - but have no idea Owners with extremely poor morals and customer service.Due to a TYPO I mistakenly booked and paid for 2 nights including that day. I was trying to book the following weekend.
booked at 5pm and immediately realised my mistake. Contacted the property owner (Hannah) and requested a refund as I wanted the following weekend. Refused. Asked at least for the second night refund. Refused and was told we don't give out things for free. So I paid £288 for 2 nights on a property which they accepted for replying to my texts essentialy. Whilst the mistake was mine - I alerted them within the hour and they still refused to help.
I booked at 5pm on a Sunday so the accommodation would have been empty anyway but they still feel it acceptable to charge £288 for three texts of refusal.

- Sallie (8/5): Relaxing lake stay to unwind in the Cotswolds - The location can’t be beaten. Waking up or spending lazy summer evenings by the lake were beautiful. Lovely walks from the property & easily accessible to local villages by car. Lovely to have 3 bedrooms & a kitchen for dinner. The outside area could do with a little attention to spruce it up as the decking was rather tired but this didn’t take away from the views. The upstairs toilet could also be fixed as the flush was rather difficult to use.

You cannot swim in a lake, it can only be used if you bring your kayak or sup. Some shower gel and shampoo would be a nice addition.

- Mihai (5/5): Lack of cleanliness, poor maintenance, and uncomfortable sleeping condition. - Nature, location Unfortunately, the property did not meet cleanliness expectations. The sleeping area, particularly the bedroom, was dusty, and the window shutters had broken hinges, making them impossible to close. Additionally, the mattress was uncomfortable, which made it difficult to get a proper night's rest. One of the bedroom doors could not be closed at all, which added to the inconvenience. Overall, the lodge appears to be in need of some general maintenance and care.

- April (1/5): Horrible experience! The owner Hannah refused to give us a refund. - They just got our payment but never sent us instructions on how to get to the lodge. We tried to send them messages but no one responded. After the booking, we received an email from Hannah confirming our booking. But there was no instruction included on how we could get the keys or codes. We tried calling the number on the email. Hannah never answered our calls or returned our calls. No one came back to assist us. Our calls were ignored. We tried sending messages too but no one responded. They refused to give us a refund when it was clear that it was their mistake.

- Ian (7/5): Good - Plenty of useful info in advance, easy access and a nice welcome pack. Location is lovely with views of the lake and easy drive/cycle to nearby town for pubs and shopping. The rear deck is a cosy suntrap. Owner was responsive and friendly. On the downside it has the air of a holiday let in need of refreshing, big on showy items but short on basic repairs and maintenance.

There was plenty of room and it was very comfortable Once we were checked in we had no Comms with the owners/property managers. We had an issue with the internet which we needed for work and we heard nothing back for the duration of our stay.

- Gemma (8/5): Beautiful Lodge - Beautiful location, lovely, calm home from home feeling. Great facilities and great hosts. Needs a bit of TLC, couldn't get the radiators working in the main bedroom, bunk bed room or downstairs toilet. Toilet upstairs doesn't flush very well and water wasn't particularly hot for showers. Toilet missing a proper handle in the downstairs toilet.

- Michelle (4/5): In need of a general overhaul to bring back up to an acceptable level to rent out. - As previous guests have said the property is in need of some serious attention.
Some heating not working, main oven not working, outside furniture worn out/broken. Some internal doors do not fit / close. Sealed unit windows blown so you can not see the view, no hanging space for clothes. Rotten entrance steps that need repairing.

Lovely brasserie I’m sure in walking distance which we used for a drink when we arrived We arrived at check in at 3pm after 4 hours drive to the location to be disappointed that the lodge had only just been vacated and the cleaner had only just started and it will be another hour panicked set in as our wedding pre meal was booked for 6pm 30mins away the cleaner was lovely when we arrived back good job she was there as we wasn’t sent a pin for the key pad to let us in the property
The lodge smelt clean but the previous people must of been cooking and left an horrendous smell but everything else were lovely and clean
What let it down the decking on the patio and the furniture that had deteriorated and left to rot it really did make the lodge look very scruffy and the windows were all condensated in the bedroom so it’s a good job the weather wasn’t hot enough to use these facilities
The door on the down stairs toilet you couldn’t shut without locking yourself in
The bed in the main bedroom was dreadful couldn’t turn without it creaking and very uncomfortable we shortened our stay because of this we left after 2 nights instead of 3 but that’s by choice
Also there wasn’t anywhere to hang clothes it was all shelving
It could be a beautiful lodge if it had the most important stuff ungraded a decent bed and the outside sprucing up it wouldn’t take much to do these things then it would be perfect
- Joanne (7/5): Last minute booking - Fabulous location on the lake. Clean light and airy. Nice kitchen. Fridge freezer was broken. Downstairs toilet lock and door very stiff easy to get stuck. Not enough toilet paper or soap or toiletries left.

- Samantha (3/5): This is not a stunning lodge, just a stunning view - Location was great, we could walk round to the outdoor centre and take in the views. Nice to look out over the lake from the living space and terrace. It had parking outside the front door for one car which was great for unloading & packing up. It smelt of gloss paint throughout our stay as all the ceilings and woodwork had just been painted. Opening windows and doors didn’t ever get rid of the smell sadly. There was a lot of damage throughout the accommodation and it was in need of repair and some TLC. In short everything missed the mark on what was advertised apart from the view.

- Martin (7/5): Stunning location but the lodge needs some TLC - The location was excellent with lovely views of the lake. The Brasserie 50 m away had excellent food. Would advise booking ahead as we could not get in Friday or Saturday night It did not have two bathrooms as listed. Only one and a downstairs toilet. One double bedroom is awkward with the bed against the wall and no storage. The handrails and steps near the front are rotten and should be replaced. The railings at the back are also rotten and rough repairs completed on the steps.
- Sarah (6/5): The facilities were good, bedrooms were a bit basic. - The kitchen was clean and practical for self catering, suitable cookware and plates etc. the oven was very good. The lounge had nice views of the lake. It was great to have a tumble dryer in wet weather and the bathroom was also nice. No storage at all in the bedrooms, no drawers, hangers but no rails! Master bed was not in great condition and the window seals in the double glazing were old so there was constant condensation trapped in the window spoiling the view.
- Helen (8/5): Very good - The location was really good...convenient parking outside the lodge. Overall the property was comfortable, the bedlinen and towels were lovely and clean. The kitchen was sufficiently equipt. The lounge area in the lodge was in need of a hoover, the sofas were grubby. The outside fencing was broken on the decking. There was an area on the flooring at the foot of the stairs that needed repairing.
The property was in need of an upgrade.

4. Blood stain on the duvet cover. 5. Toilet missing the handle. 6. The main bedroom used as storage. 7. The main bed frame need better assembly.

- Seethal (9/5): Somewhere I would love to return for a relaxing holiday - Excellent setting, smooth check-in & check-out, the host provided all the essentials, parking for 2 cars, nice & cosy lodge. Wished two bathrooms would have been better for big groups.

There was a used tray still in the oven which had been used to cook fish. The shower ran out of hot water, during the second person of five showering in the morning. This was not ideal, as we were getting ready for a wedding.

- Andy (3/5): Cold. Frustrating. - Ok in general but some major issues Arrived and heating wasn’t on. Tried turning on electric radiators and some didn’t work and one kept tripping the RCBO on fuse board.
So first night was freezing cold downstairs we had to have duvets in lounge. Second night better as the heaters that did work managed to heat upstairs but down was still slightly chilly.
The bed is still squeaky, looking at previous reviews it’s been like that for some time. Unless you are absolutely motionless it squeaks and will keep you and the rest of your household awake. Flabbergasted that the owners haven’t rectified after so much feedback.
Same story with downstairs toilet handle. For the sake of £3 or £4.

- Naomi (6/5): Beautiful house needing some TLC. - The location is beautiful, lovely to wake up to. It’s a good central base to explore. The rooms were a good size and the kitchen was lovely. Nice comfy sofa Sadly the house was lacking in cleanliness. The high chair was dirty and so was the microwave, we were with our 5 month old baby and so the cleanliness of these items was important. The master bedroom bed was so squeaky and we couldn’t sleep in it at all. The reason I booked the house was because of the setting but yet the master bedroom windows were blown and so you couldn’t see out of them clearly. The downstairs bathroom flush handle was broken and quite sharp for little hands to flush.The shutters were really loose and if I have had toddlers then I would have worried they would either break them or get hurt by them. The sink plug was broke. The towels were very small. The frustrating thing is that the bed was mentioned in a review from October. It’s not acceptable for £200/night. The decking was unsteady underfoot by the stairs.Such a beautiful house, it just needs a bit of love.

- Dionne (8/5): Tranquil, calming home with stunning views. - Beautiful location, fell in love with the house/decor/local area etc. Clean throughout with comfy pillows on beds. Great communication from hosts, welcoming messages and straightforward/efficient instructions for keys, timings etc. Peaceful area and I would imagine stunning views in all seasons. Surroundings were very calming to wake up to. Brasserie was unfortunately shut when we were there but the location of it was another bonus and look forward to checking it out on our return, which we definitely will be doing! Bed frame in main bedroom was loose so was very noisy and squeaky- any time I moved slightly it made noise and sleep was quite broken as a result. A very easy fix though ☺️ this was the only fault I found and was far outweighed by the positives of the stay here.

- Sharon (8/5): A cosy winter break - Lovely cosy warm lodge, nicely decorated in a super location. Lounge area was ideal for relaxing with a huge comfy L-shaped sofa. Good communication from the host. As mentioned by other reviewers certain things need attention, especially the bedroom area as the creaky bed was really bad and the view of the lake was spoilt by the cloudy appearance of faulty double glazed windows. A little extra care and maintenance would help this place immensely. I would still recommend it though.
- Piers (1/5): Great location , just needs a slight tweak - Property was beautiful - great location Bed was so creaky I had to sleep on the sofa , the address for the property was no where to be seen and when calling the number no one answered.
I then got to property and no WiFi so had to sit there in silance and I came away to use my laptop to do some work bits and couldn’t - thought I’d have an early night instead and the bed was so creaky I then had to go back on the sofa - when confronting the person on the number they was so rude.

- Roz (8/5): Great short stay at this lovely location. - Great location with all amenities available. No ‘normal’ TV service but streaming services with plenty of choice available using the buttons on the remote. Some people mentioned problems with the hot water but we did not experience this - perhaps they had more people in their group. Great pizza from the local Pizzeria 720. Bed linen could be better quality.

Very clean and bright accommodation. We didn't receive the key code in time to get in at 4pm although we should have had an email at 3pm. No reply from the owner until almost half an hour later.
No bins upstairs at all, even the bathroom.
No bedside lights in any bedrooms.
Expected at least 1 dishwasher tablet, but none left that we could see.

- Martin (1/5): Do not stay at number 22 - Location was amazing, but all lodge's owed by different owners Number 22 was terrible DO NOT stay there, lot a safety issues and was very dirty, TV didn't work/cushions on exterior furniture were soaking wet and stained/decking boards were rotted and dangerous/no kitchen cupboard space/stains on the bed sheets/no blinds on the main entrance door so no privacy/dirty mop in cupboard so lodge had a smell as soon as we entered/old food left in kichen cupboard/ rusty pans / had to buy our own quilts to sleep on the beds and left next day, worse accommodation ive ever stayed
- Wlodzimierz (10/5): On arrival, the view from the living room through to the lake brought my mum to tears! We were breath taken!! Additional - The location was heavenly. The house was perfect… modern yet possessing a definite warm cottage feeling. It felt spacious, clean and happy! It is on the lake and the immediate surroundings are tranquil and very pretty. It has all essential appliances which have been carefully selected for their quality and optical appeal. We fell in love with the house!! That it was too hard to leave!!

The owner was very quick at responding to messages prior to the booking and made sure everything was clear before you arrived.

- Kelly (9/5): Pleasantly surprised. - I grew up in the area so I often visit and stay on one of the lakes. I particularly like this lake, especially in the summer as there's always lots of things to watch on the lake. The property was decorated nicely and was very clean, i would recommend. I feel it would be nice for the owners to send an email with all the facilities in the property. As the description was limited, this may help future travellers.
Also when we arrived the property was freezing, but once I managed to figure out the heaters it soon warmed up.
