- Eduard (9/5): Great location, cozy flat, easy check-in - We stayed here for a week and really enjoyed it. The location is great, close to the park, Tesco and other supermarkets, and just a short walk to Notting Hill and Portobello Road Market. Check-in was super easy, the instructions were very clear. The flat is small but actually feels bigger than in the photos. The open kitchenette makes the space feel less cramped. It’s as clean as it can be for an older building, and since we were only there at night, it worked just fine for us. Overall, a cozy and convenient stay, would recommend for short trips. The only little inconvenience was the bathroom sink; it still has the old separate taps for hot and cold water, and the hot water is really hot, so it’s tricky to use without mixing it.

Même le sav de booking n'est pas parvenu à les joindre. Après 3h de tentative, la société de gestion m'informe d'une erreur d'attribution d'appartement. Et m'a communiqué les bonnes informations. Le service est exécrable.
- Guest (1/5): Absolutely terrible - The location was good. When I arrived for my one week stay the hot water system was broken, so no hot showers. I let the host know straight away but this was not fixed even by day four so I had to find alternative accommodation. There were some other problems with an insecure window. This was fixed within a day. But no alternatives, support or compensation were offered to deal with no hot water/showers. It was terrible, expensive and very impactful on my week long stay in London. Although the host apologised and said they were reviewing my request for a refund they never followed through and they ignored my texts and emails.

- Mohammad (1/5): Avoid this shady place - Nothing. Read my review. I made the mistake of booking this place. It’s not a hotel but a shady “corporate Airbnb” run by a company called Veevoo—or something like that. They list no address, phone number, or email anywhere online. From the start, there was no one to help me with check-in. Another guest had to help me find my room. The room numbers didn’t match the signs, and my floor was completely dark—no lights, no windows, just a pitch-black hallway. For four of my five nights, there was no running water -- during a June heatwave. No showers, no toilet, nothing. The place smelled like piss the whole time because of no flushing. I reached out repeatedly to management using a phone number they had in confirmation email but never answered. All my messages went through Booking.com and email, and I got no real help. No fix, no alternate room, no compensation. In a real hotel, you can at least speak to staff. Here, it felt like I was dealing with a ghost company. Honestly, it gave off money-laundering vibes more than hospitality. To make matters worse, Booking.com refused to refund me in full. After a month of back-and-forth emails, they offered only store credit worth one night of my stay. Their customer service is just as useless—no one to call, no way to escalate. Avoid this place and avoid Booking.com. You’re completely on your own if something goes wrong.

The cleaners obviously take pride in their work and it was noted, thank you. Lovely little studio flat with everything you need. Nice touch with stocked tea, sugar and coffee pods for the machine. Fresh, clean white towels. Well presented and 2 fans which I appreciated as it was very sunny! Would stay again and recommend. Nothing

- Nicola (1/5): Poor customer service no hot water - Good location No hot water the entire stay, kept saying they would fix it and would keep me updated never fixed it had no hot water for an entire week did nothing to try and make it right, eventually gave me keys so I could walk down the road to a different property and use another shower in a communal space that was not very clean or nice and I had to chase them up every day and eventually just stopped replying. Sheets were terrible quality
- Dedy (9/5): It’s a perfect place to stay while in London. - It is located in the heart of Nothing Hill! A lot of restaurants and cafes. Also it’s only 3 minutes away from the Nothing Hill Gate underground and a bus stop is just around the corner. It’s very convenient and the place is amazing. Very clean! Everything is almost perfect, I wanted to clean my flat and I couldn’t find sweeper or mop.

- Sonia (8/5): Nice affordable room in London - The highlight was the incredibly responsive and helpful hosts! We had a few issues come up, and we got responses to our messages on Booking within 15 minutes every time, even on the weekend. The employee sent to fix the issues was very friendly and helpful. The location was very convenient, no more than 30 minutes on the tube to anything we wanted to see. And we really appreciated the ability to make a few meals for ourselves. A few things in our room were broken— the blinds fell down when we tried to close them, and the light above the bed was hanging by a wire. But when we alerted the hosts, they responded quickly and fixed both issues within a day. Also a few things could be communicated more clearly— the check-in video is out of date, for example, though the text instructions were right.

- Fiona (5/5): You likely won't get what you paid for - Location Things to be aware of with this property - choose the cheapest suitable listing, as you will not get the apartment you chose anyway. I paid more for a particular listing based on layout and window view shown in the photos, and ended up with a ground floor basic apartment. The photos are deceiving. Whilst it was clean, these are bare furnished apartments. Absolutely no velvet luxury or decor as shown in pics. Basic bathroom, bedding and seating. A fan was in the listing but none was in the room. We had to wait hours for one to be dropped off, so if you need a fan ask beforehand. There are also no curtains, or blinds, only 3/4 height shutters. So if you are in a lower floor unit opposing properties can see straight in, and the sun will be streaming in the top of the windows in the morning. There is no washing machine in the room. The description should be changed to guest laundry. There is also no manager on site. You have to message or call with issues and wait for someone to respond and action. This was a significant problem when the fire alarm went off for 2 hours from 5.40am on a Sunday morning...

Heavy fire doors on landings trap heat in the building, making the room stiflingly hot. Staff utterly useless at resolving the water issues, forcing me to find alternate accommodation at short notice. 3 weeks later I am still having to fight with them to try to get compensation for the costs.

Didn’t like the door card as it stopped working & we were locked out of the flat for a couple of hours. The contact number given in the correspondence wasn’t any good as we didn’t receive any reply. The room was extremely hot & made sleeping very uncomfortable. The bathroom extract fan wasn’t working which created a mini sauna after any shower.

- Katherine (1/5): Avoid. - The actual accommodation was clean and well furnished and the location was very convenient I want a refund! I could not stay beyond the first booked night because there was no hot water and the property was not secure. The front door of the building, which should have been key card entry, was broken and standing ajar, unlockable and unshutable. My complaints to the apartment management were met with " we have informed the building management but they aren't very responsive" and no premeditation was forthcoming. As a solo female traveller, the busted front door made me feel very unsafe, even though I could lock the apartment door, I had no idea what I might meet when I opened it. I felt unable to go out in the evening in consequence. And a fox wandered in and defecated on the stairs, menacing me when I returned to the apartment. I DEMAND A FULL REFUND OF THE 3 NIGHTS STAY.

- Mattia (1/5): AVOID AT ALL COSTS - NOTHING, IT WAS DIRTY AND POORLY MAINTAINED. If you’re thinking of booking this property – DON’T. We stayed here expecting the basic human right of HOT RUNNING WATER, which the listing clearly advertised. What did we get? ICE COLD SHOWERS for the entire duration of our stay. Absolutely no hot water at any point – not even lukewarm. We were promised a repair – that never happened. We were offered no update, no apology, and no alternative solution. Communication with the property was non-existent. They simply ignored us. Booking.com were no help either, refusing to compensate us despite the property not delivering on one of its most fundamental amenities. Frankly, it’s unacceptable. If you value hygiene, comfort, or even the smallest shred of customer service, BOOK LITERALLY ANYWHERE ELSE IN LONDON. This place is a joke, and the people behind it clearly don’t care about their guests. DO NOT GIVE THEM YOUR MONEY. They don’t deserve to be in business.

The address for the apartment was not clear and it took a long time for them to respond to our calls and messages.when I finally got a call back it went better but still the key didn’t work, but luckily they had a backup.

- Andrew (9/5): Great location - Terrific location, close to the Tube, bus routes, three grocery shops, and Hyde Park. Amazingly quiet for central London! Having kitchen facilities was helpful, and being able to wash clothes was a huge help. Flat was very clean on arrival. We would stay here again. On arrival and for the first night, the flat had a strong, sweet chemical scent like a spray had been used. Please stop using whatever this cleaning product or deodorizing spray is. It did dissipate gradually the next day, fortunately. But please consider stopping use of this product. Thank you. Otherwise, the flat was great.

Basically, everything you need, an electrical stove, microwave, toaster, a small fridge ( enough for 2 people though), enough plates, cups, glasses, cutlery, and silverware for at least 4 people (even if it's a room for 2). There is a kettle and a coffee machine, with tea bags, coffee pods, and sugar enough for at least two weeks (and I drink quite a lot of coffee). There is a hairdryer and an iron, a few hangers. The space is well lit and clean, there are trash cans,a dish soap, a sponge, laundry detergent pods, paper towels, and tissue. Shower gel and shampoo are also provided. The towel rack is heated, too. The wifi signal is pretty bad. I didn't contact the staff about it because I got my own data. It's probably a good idea to let them know if you are planning to use theirs and can not connect to the wifi.

- Zafer (4/5): Disappointing - Location, clean and tidy room. Response from the staff is quite fast. Handling issues is not perfect but reasonable. Small room for 2 person. No place to put luggages if large. No seating place, just a double bed to sleep and seat. There is no towel replacement during stay. Kitchen is also very compact which is hard to keep clean due to smallest size sink. Water Pressure is low even at the ground floor. Assume that there is no TV but an android box screen just shows YouTube. You can not even cast content from your mobiles. Hob has 2 hot plates of which one is out of order. It's also hard to operate. There are 5 remotes in the room. Nobody knows what is it for. You would need to try and see.

Hot water was intermittent. WiFi password was incorrect on communications. Apartment was very hot, badly ventilated and smelled mouldy.

- Cristina (8/5): Overall Value for Money - Staff was responsive to messages and promptly catered to my reuqests. Safe location, close to the tube and Portobello road, very accessible. Check in process was smooth. Quiet neighborhood. Clean linens and towels, the kitchenette was fully equipped, the bathroom was spacious. The studio I booked was quite small but it was the price I paid after all, there is one small window where you can see the outside but nonetheless it was well lit when the sun is out. Laundry room available for guests, I was not able to use it though. Overall, I had a hassle-free stay. I would book this again when I return to London. If I were to nitpick: -radiator does not function that well, I had to ask for a portable heater (which they promptly provided) -water heater is a bit unreliable, you would have to play around the faucet to get to a good temp. It either gets scalding hot or freezing cold -corridor quite narrow and there generally isn't much space to walk around this room. It's not an issue for me but if you are a big person, you may find this room a bit claustrophobic

- Patrice (10/5): Absolutely perfect - I stayed for a little over 3 weeks and this was the perfect stay. A little things with the stove and tv but this stay was perfect. Great location, close to so much and love that theres two undergrounds just a couple of mins away plus a bus stop everywhere. Restaurants, bars, grocery stores, coffee shops. Best location and place was well kept with great communication from management.

- Dalila (2/5): Misleading - Location and basics The property was advertised as it included a washing machine and a flat screen tv. The tv was at least 15 years old and you couldn't even cast Netflix from a phone. The washing machine wasn't there at all, and that was the main reason I chose the property. I sent proof that what I chose said it included this and requested a refund which I never received. The property management offered me to use a communal machine in some other apartment. Bit still charged as the apartment had it. The whole thing was misleading and false advertisement. Plus the door lock is broken and someone fixed it with silicone, that means that you could open the door even when it was locked
- Leon (9/5): Perfect for longer stays - This flat is located at an amazing location a few minutes from the Notting Hill Gate station which is served by the central and district/circle lines. It is a perfect flat for a longer stay. Stayed here for a couple of weeks. The property managers were very responsive and quickly addressed minor issues one might encounter for longer stays (replacement sponges, missing laundry detergent). For a longer stay, the apartment is difficult to keep clean (e.g. the vacuum was not working properly). The bathroom is rather small and had a step to get into the shower cabin. No big deal, but good to be aware of.

- Guillaume (9/5): A great location at a great price, there is everything you need in the neighborhood and you’re pretty close to a lot of - The accommodation, the location, in the heart of Kensington and a five minute walk to Kensington gardens and Hyde park. Right next to the bus station and the tube so it’s pretty easy and fast to go anywhere in central London. The flat was clean, there is everything you need to prepare your breakfast and dinner.

The place was spotless, and they were incredibly thoughtful in addressing any concerns—for example, they even provided me with an extra portable heater to make sure I was comfortable. They provided a fully equipped kitchen, making the stay even more convenient.

- Parameswaran (1/5): A miserable experience and the worst stay in all our travels. - The location is fabulous. Very close to Notting Hill tube station. A 10-minute walk to Hyde Park, Portobello Road and plenty of eating joints nearby. A very upscale and safe area. The Kitchen is well-equipped. A terrible apartment and a miserable experience. The ceiling in the Bedroom on the mezzanine floor was 5 1/2 feet high. This was not mentioned in the description at all. A very misleading promotion. A 6'3 guy like me banged my head quite a few times and that space was totally not usable till we crawled to bed every night. We were effectively left with a 4 x 4 feet space to sit, keep our luggage, to change and felt so cramped. All my complaints (could connect only through WhatsApp as none answered the phone) fell on deaf ears. Unfortunately, the delayed responses from the team managing the place were like they were helpless as I had chosen the room. In fact, I had not, as I had clearly chosen the largest mezzanine apartment at the Booking.com site with the Bed on the ground floor and seating on the mezzanine. Though I sent pics of the selection I had made and they countered by generated pics, it did not resolve the issue. We were dreading the thought of returning to our room every day and going through the ordeal of a claustrophobic space. Supposedly meant to be a looking forward to holiday, marred by a nightmarish experience.

- Sten (3/5): Poor - Central location and apartment mostly in very good condition and practical The hallway and stairs outside apartment were not in good condition and used for storage of paint and building material probably for ongoing renovation. Outside apartment there was a big sign to highlight that double locking door to room was important, but when we entered our room we noticed the second lock had been closed so not possible to lock with the security lock (see pictures), making my partner very nervous to stay in apartment! The bed was placed up a stair in the one room studio and very close to the ceiling, and first night we noticed that sound isolation was terrible, as we could hear the person above walking and everything else. The first night it was not a problem but the morning after we woke up at 0700 by extensive noice including drilling and it was obvious that construction work was going on, so we contacted our host. The host responded that s/he was "deeply sorry about the construction noise from the apartment above" and "we understand how this has impacted your stay and wish we had been informed earlier to notify you in advance", but also that this was "beyond our control". Because of the construction/renovation disturbance from the apartment on the floor above we could not use the studio apartment as planned. While we accept that the host cannot do anything about noise from construction work going on in an apartment above, it should be his/her responsibility to know that this is/will be the case, and inform guests in advance, or not rent in such a period. We booked this studio apartment rather than a hotel room to be able to come "home" in the middle of the day to take a break and have lunch, but that was obviously not possible due to the disturbances. Upon arrival there was also a bad (chemical) smell in bathroom, , and no instructions for how to operate heating. The hosoffered to fix this but since we would have to stay and wait for that, we declined.
- Andrea (9/5): Very good location, clean, good value for money - Very good location close to subway station (Notting Hill Gate) - always felt safe walking late at night from the subway station to the studio. Room had a good size for London (travelled alone, my room had a small double bed). Clean. Well equipped with all kitchen appliances needed. Do not know if it is up to the studio owners to change that, but I heard the washing machine almost every night until very late/very early in the morning (once until 2.30 a.m.). That was quite annoying.

- Choi (7/5): Change the door lock , then I will think about it to be back again . And never in winter in London . - Location and the facility is good enough. I think it’s can improve the way to get the key since most Morden world like just use a lock door by input passwords only and can opening the door but UK or London is still so lagging behind the world by putting a key in a box and that box need classic locker password and if someone like me not familiar with this system and when you arrive in winter with dark and no internet and no one one help and hungry… that’s not nice for the 1st arrival impression indeed. Though after I able to enter the studio which is very good but the 1st impressed made not nice . Second , missing a cutting table for food . The rest is fantastic!

- Laura (7/5): It was an enjoyable stay, because I love the city so much. - The location was excellent. Short walk to Kensington gardens and tube stations. Pubs and grocery stores in walking distance. Our key card was not in the lock box despite me e-mailing them twice before asking if everything was set for our arrival. The room was rather tiny, I expected maybe a small couch or comfortable armchairs instead of bar stools. The curtain in our room was broken so it did not close all the way down.
