• Ferruccio (5/5): non consiglierei l appartamento per il rumore - posizione ottima, parcheggio perfetto molto luminoso . bagni comodi , pulizia buona è terribilmente rumoroso, è sopra un bar che chiude alle 2 di notte 3 sere alla settimana e non si può dormire. il riscaldamento non funziona ho comperato una stufa , la cucina non è molto attrezzata

• Vanessa (9/5): Comfortable apartment in the centre of it all - Excellent location in the centre of it all. Comfortable beds. It was nice to have 2 bathrooms. Nearby Sierra Coffee Shop was a good breakfast spot. Kitchen was minimally equipped but we didn’t attempt any big cooking. Mosquitoes were around if you opened the windows.

• Anne (9/5): Great apartment in a fantastic location. Check in is unnecessarily complicated. - Great location. Apartment was perfect for us. Lovely decor. great space. Comfortable beds and nice views too. The check in process is so complicated. The system had changed recently yet the website still referred to the old check in lock box. We saw numerous people at the door trying to work out the codes/ QR codes etc. And is very annoying having to find a park, then check in, find the fob and then go and park the car. And then having to reverse all that on the way out with the car. BUT I would still stay there again, now that we know the system.
• Michelle (8/5): Great stay with great friends.apartment size perfect - The locality was good but the smells from the downstairs restaurant meant we had to have the doors on the balcony closed a lot. As above.

• Stephen (7/5): The Apartment is very close to the Viaduct Bars and Restaurants. - The size of the Apartment and very close to Bars and Restaurants. The interior is looking old and starting to fall apart especially the kitchen and cabinets.
• Fiona (8/5): Enjoyable. A great handy location - Clean, comfy beds, good quality towels and sheets. Kitchen provision lacking. Not enough plates and bowls for 4 people. No provision ie dishcloth detergent for washing up by hand. Basin in the second bathroom was awkward to use, heated towel rail didn’t work
• Airini (8/5): Enjoyed our stay but could have been more pleasurable if minor fixes were sorted. - Great location, good beds No dishwashing liquid or dish cloth. There was a nasty smell in cupboard under sink, heated towel rails not working. Not enough teabags
• Ali (5/5): Comfortable stay, sadly the noise from two bars below and outlook was disappointing. - Location of building is good, apartment looks out onto a restaurant roof with all that goes with that! Its position in the building.
• Will (7/5): - Great location and really comfortable stay. Well priced for a group stay. Noise is a factor for the location with it's proximity to Headquarters Bar. All good if your out late taking in the nightlife, but probably not ideal for family's or guest with young kids

• JERRY (9/5): - I have stayed at this place earlier last month and this is my second time which means, I really liked the place, very convenient. Parking is really not good,, the charges for parking is very high in the sane, building.

• Lynda (3/5): Agent made this a very disappointing stay - Location, decor, comfy beds There was a ridiculous amount of emails between 3rd parties re the booking, very repetitive asking for "Boarding passes'" to be completed when they had already been completed and sent to 3rd party. Very confusing as we were unsure if we were dealing with Booking.com or Agent. we had to provide email,phone number, photo ID and credit card details. Plus a deposit of $ 380 was required. Apartment details were not sent to us until 2.45pm on date of arrival, had to go to another location to collect keys for pass code for lock box, to locate keys, car parking space, only 1 set of keys for 2 couple. Had to pay for additional parking to pick up keys from Office. ,Minimal toilertries, not sufficient for 4 adults, small towels, not sufficient for an adult, squeaky doors, that woke everyone up when trying to use the bathroom during the night. Booking.com is not at fault, the Owner of property is not at fault. The agent handling this booking is. Felt like I had to take photos of the entire apartment to prove we left it in good condition. We are 4 x 68years plus adults.
• Di (8/5): Very good - Great rooms Noise from local bars until 4 in the morning and the glass table was a trap for shins 🫣 Mattress protector was dirty and stained .
• Susan (10/5): Spoilt for choice for eating out - The location was perfect for our need to do our excursion to Tiritiri Matangi the following day. Choices for dining out were outstanding and a short walk away. Our view over the Quay was lovely but on floor one you do get a bit of noise on the Kareoke night. However, it finished at 11.30pm on the dot and was not an impediment to our sleep but people should be aware.
• Thomas (10/5): Exceptional - Two small items but not to detract from overwhelming excellent experience. One, getting the key fobs was a little challenging because it wasn't initially clear the addresses were different. Two, the 1B apartment was noisy at night because of the bar right below (but it was Sat night).
• Philip (10/5): Perfect on everything! - Loved the location! It was affordable, it was the first time to book a non hotel room so I was naturally worried that the price wasn't right considering it was cheaper staying here than the hotel down the street for 1 bedroom. The staff was extremely helpful, my sleep deprived state had no patience and wasn't following the instructions carefully including setting up my Sim card to contact someone. They went above and beyond to help me get connected to them on a live call late in the evening to work out what I was doing wrong. I will highly encourage you to stay here! Great location with restaurants and bars directly down stairs which made it great for making sure my daughter was safe and sound I could see her have her first time semi alone at the bar from the balcony. There wasn't anything I didn't like at all.
• Keagan (10/5): So much better than a hotel - Check-in process was straightforward and easy, never seen a system like it but it just made sense. Katie & Annabelle were very helpful and the property was beautiful, clean and tidy and exactly what I was looking for. Will definitely be staying again when I'm back thank you both :)

• Sylvia (9/5): Awesome location - The location was excellent. Lots of restaurants and bars in the Viaduct. Easy to walk everywhere. Had a little difficulty locating the key lock box which is at a different location. The noise level from the bar next door on Friday and Saturday nights is excessive, particularly in the main bedroom.

• Amanda (1/5): LOST $350 SECURITY DEPOSIT, SCAMMED US! - Good location. Nicely decorated apartment. This apartment is in a good location and is nicely decorated. It is smaller in size than the photos indicate, particularly in the living area which should be noted if you have more than 2 people staying. We would recommend anyone considering booking to ask the property manager to clarify upfront the terms under which you are paying the "damage deposit", and what review process will be in place if there is a dispute about your stay. Unfortunately our group cannot recommend this property. The property manager has directly confirmed that we did not damage the property and we dispute the evidence presented on breaking one of their rules, yet our $350 damage deposit is still being held after almost 8 weeks. This property has a long list of rules so please ensure you are across each one, and collect evidence that you are not breaking them during your stay, in case of dispute. In addition to accommodation costs they also charge a cleaning fee which we paid. However they still alleged there was a sheet with a small amount of dirt on it, even though they admitted it was not something that was an issue that they could follow up any further. This felt very intrusive and not in line with usual standards of hospitality where hosts may expect that there will be usual wear and tear after a stay. That it was followed up at all to reprimand us, is a good example of the standard and tone of service and communication we experienced.
• Julie-anne (8/5): Warm, central, pleasant and great accomodating! Would happily stay again. - Close to the city, two bathrooms, variety of pillows was a bonus! No apartment complaints. But the confusion around the name of the property/apartment could be clearer.

• Sara (4/5): Disappointing - The bath plug didn’t work so k couldn’t have a bath which was one of the reasons I booked this particular place. Also there was a pile of dirt and rubbish in the bedroom and under the bed had NEVER been vacuumed .. it put me off so k left that night and cut my stay short. For the price I paid k don’t think it was up to standard at all.

• Lori (8/5): Lovely Apartment but not for Sleeping - 4 night stay Fri - Mon - This Apartment is very nice and was a great design for us... 2 couples, so we had a separate bedroom and bathroom each, which was perfect. We enjoyed the Sun and Monday nights as no noise so found it a very nice place then, however no mention was made anywhere (and no reviews as supposedly new on Booking.com) of the pub six or seven meters away that plays VERY loud music till 4am Fri night & about 3.30AM Sat night... I think this would be a perfect place to stay for younger people who plan on partying near by till the early hours, we ( all in our 60's) not so much. I hate to mark a booking badly but while the decor, layout and proximity to viaduct, ferry etc was great and we did expect some disturbance this really has excessive noise on those weekend nights impossible to sleep and again we could have accepted that too had it finished 12 or even 1am ....4 am however was not acceptable hence my marking on this apartment. Oh my goodness!! We never would have booked this if we knew the noise level.. this apartment is one level above ground and about 6 meters from a pub that has a band that plays until 4AM yes 4AM in the morning and then again on Sat!! Very loud with music and people yelling..also very bright as the room nearest the pub only has luvers on the windows that dont effectively block the outside light so sleep is impossible. Must add that the Sun and Mon nights were both quiet tho as no band.

• Christine (9/5): Wonderful time at Viaduct Royal - Amazing position for day and night entertainment. Short work to public transport and tour companies. Auckland is a lovely city to visit and Viaduct Royal lovely place to stay.
• Louise (7/5): Nice place but some things need a really good clean - Another Stay Ltd place we have stayed at, although place was clean the windows were awful and the wooden slat blinds looked very dirty and dishevelled, not a good look for a nice place. Beds were comfortable, kitchen and lounge were nice. Be careful with the water as it is only a hot water cylinder, so although there is a bath I would not recommend you use it otherwise you will drain the hot water. Windows filthy and blinds need a makeover. Small balcony of the master is very small and was also very unclean, probably the worst Stay Ltd place we have stayed in and we have stayed in at least 5 different ones. It is also such a hassle to send through ID etc, I don't know if I will bother again
