- N30V0X (8/5): Near A14 and hospital, good spot - A good spot to ge tyour head down. I didn't meet Ken, but parking was accesible and private access to the property. This leads to the kitchen which has a washign machine, dryer, toaster, microwave and kettle. No access to cook so lived of microwave meals. Through the next door leads to the bed which is comfy looking out to the garden. TV in room, couple of chairs. Bathroom is nice, shower, sinka nd toilet. Towels provided. Overall happy. There was a smell when arriving. This was helped by having the window open during the day. The smell came from behind the bed. There was slugs on the floor one morning and there's dust around the shower vent and TV. Overall happy, but I would ensure the smell is fixed or guests made aware. Having the window open upon arriival would've helped and a quick dust would make this property exactly as described.

- Susan (10/5): Lovely little place to stay I'm definitely will stay again - The really wasn't a lot we didn't like it was lovely and clean and it's like it said it was lovely and cosy whenever we go to Ipswich which we go every year we always stay in hotel not anymore now we found this place we absolutely love it and was cheaper love it and definitely will be going back again next year the bonus that we actually had was a washing machine and a dryer that was really good because not many places have a washing machine or a dryer The only thing we didn't like was they didn't have a cooker the fridge with tiny and it didn't have a a little freezer compartment which we could have done with

- James (9/5): Thoroughly recommend for business travellers on a budget - you won't be disappointed - Excellent value accommodation with attentive host and all the amenities you need for a short stay. Quality, homely feel without the hefty price tag. Some very nice touches such as air diffusers, slippers, snacks & tea/coffee. Free off-street parking right outside the door and a nice little outdoor seating area. Kitchenette and iron/ironing board are really helpful additions for business travellers that make this a much better option than the usual Premier Inn/Travelodge bookings! Struggling to find fault to be quite honest. Far surpassed my expectations for the price point.

- Grant (9/5): Extremely pleasant with assistance from the owner when required. - The location, security and peace and quiet were excellent There were plenty of Cups, Bowls, Plates etc and tea and coffee making facilities but no cutlery.
There were also a lot of spiders webs on the ceiling, walls, corners etc of the three rooms and behind the television.
However, was delighted with the washing machine and tumble drier.

- Anne (9/5): Warm, well equipped, comfortable - Bedroom well back from the road so i didn't hear traffic. Fluffy towels, comfortable mattress, lovely kitchenette -- even had tea/coffee/milk provided. Warm. If i wanted i could even use the washing machine and tumble dryer. I didn't need to see views --- so happy to keep blinds shut. (empty swimming pool outside) I was out and about visiting so didn't need a 'view'. I do not see this as a negative --- the place was an excellent base

The amenities included - Small but quaint, with everything one need s for a short stay. Shower head and jot water control was difficult, you either get burned or shocked by coldest water.

The only thing (and this is being really picky here) is that the shower takes some time to warm up and then it can be tricky to find the right temp, but it's absolutely fine once you get there.

- Chris (10/5): A cosy place in Ipswich - The title describes this studio perfectly. Clean, modern and adequate space for two and as the other reviews stated, a very comfortable bed. Private parking right outside your door, It's a 15 minute walk to The George (a fabulous gastropub) and 15 minutes more to the waterfront for a great night out in Ipswich. Ken is a great host, very attentive and welcoming, a perfect place to stay for a couple of nights in Ipswich. The shower, you have to have safe cracking abilities to find the perfect temperature, if you're only human then you may suffer third degree burns or hypothermia!

I only looked at the picture of the bedroom (my mistake I won't do that again booking elsewhere) so I was very very very happy when I saw the rest of the place in person. Big grin and everything lol.
I was a solo traveller so I was worried but I didn't have to be, I felt peaceful and was very worth it for the price.
It's near the center....I got Ubers cause I was going to a concert but they weren't more than 5-7 mins away from the center.
Great for couples too
I appreciate the water, snacks and especially the microwave and fridge so I could bring dinner for myself. And heat up breakfast in the morning
The owner was very helpful and responsive when I couldn't figure out how to do something and I had no issues after that.
The cosy place is out of the way so feels very private.
That duvet...mmm hmmm....I want that duvet at my house....it's thick very warm but not so much it makes you sweat...perfect for the upcoming winter but I went early July and it was great for then too
I think 3 plug\usb sockets in the bedroom which was great for charging multiple devices (if you only remember to bring one plug)
Everywhere was clean & tidy and smelt lovely.
I was sad to leave so soon

Thanks 🙏🏾 It was fine for me I had no issues with walking and getting Ubers to park and it's not on a very busy road but it has a slight bend to the road, so bear that in mind and walk up the pavement a bit to cross the road.
The place is set far from the road so has great parking and you can't hear the road at all
They have a hook for clothes but a bit far away and not in the bedroom
I didn't ask the owner (my fault) I may have been having a silly moment lol but I couldn't figure out the shower tap I had a hot shower at medium pressure or a cold shower at high pressure.... The shower is beautiful though 🙏🏾full door, not those half doors you sometimes get that get water everywhere.
I'm sure you'll be able to figure it out but if you haven't, ask before your 1st shower at 2am lol, I'm sure he'd be happy to demonstrate cause every shower is different.
And that's me really searching to find something wrong.

Equiped with an easy to use washing machine and clothes dryer. The room was fine however it is a 35 min walk to Ipswich centre which is not advisable after-dark. Get a taxi instead.

Everything you need there when you arrive, tea, coffees, sugar, milk even 2 bottles of water and 2 packets of crisps! Lovely little outside seating area too. Host was quick to respond when I had a question. No cooker, but was aware of this when booking.
Very hot weekend, and it is a warm room. So a fan would be ideal. The place is lovely so no negativity just a constructive comment. A cooker and fan would have made it even better ☺️
- Callum (10/5): Great value for money - Really close to anything we needed, perfect value for money and bed was really comfy and Kitchen was well stocked.
The fridge, water, crisps and coffee was well received. Couldn’t ask for more really and easy way to check in and out with a door code. Only thing I’d say is it was really hot (to be fair it was an unexpected heat wave), aircon would be nice but it’s also not a hotel. So at least a desk fan would be nice to help on those hot nights.
But that’s a very very minor thing compared to value for everything else.

You are let in by a secure key coded door to a spotless kitchen with all the utilities you'd need for a night. The free bottled water, chocolate, tea bags and milk were a lovely touch. Place was absolutely spotless. A comfy bed with 2 puffed pillows and a blanket for the chiller nights. Great location to walk into Ipswich town centre and free parking too! Highly recommend. Not a dislike just something noticed - only one knife and one fork in the kitchen drawer. Adding another would be beneficial as it's a double room in order for 2 people to eat - we very nearly ordered a takeaway instead of eating out - one of us would have had to have used a spoon or waited our turn 😂 Definitely not a complaint as didn't affect our stay in the slightest.

The on site parking was very useful and the host allowed us to park earlier on the day so we could go into town. The shower was hard to control, either very hot or cold. At this time of year the kitchen area could do with some heat.

if i’m ever in need of an overnight stay in that area i would definitely book again

There were good communications with the host and queries were promptly answered. If I said a tea towel would be handy, that only indicates how good the facilities are. I can't think of anything else we could need. Excellent provisions otherwise!

The bed was clean and comfortable, kitchen was adequate and we could park on the premises. There was also a washing machine. The main room was a bit tight, not a lot of room to move around but that was not unexpected as it was disclosed on the ad so not really a negative.
