They managed to book for us online tickets for the cruises and rented bikes to see the landscapes. We are therefore truly grateful for this amazing stay and the warm welcome we received. And the pool was clean and perfect. This place is literally a Gem in Tam Coc

- Jenerallee (5/5): Passable - The location was great and breakfast was nice. The a/c barely worked. The drain was clogged in the bathroom. Had black feet after walking barefoot in my room. Light came in thru the window and made it difficult to sleep. Gears on rental bike were not functional. Could've been much cleaner as there was debris all over the balcony and marks and crumbs on the tables where breakfast was served. Way too expensive for the quality! Had to call the owner to obtain wifi password. Quite unprofessional overall.

Very comfy beds and good shower and bathroom. Good WiFi. Very nice pancakes with the included breakfast as well getting free water at random points. Really quite homestay, no one is here but for £5 I don’t really know why not?! We booked our bus and tours with them and they charged the standard price. Really recommend. Only reason it’s not 100% is due to the pool being slightly green which is not quite like the photos, we still went in and was very refreshing but it’s not too clean.

It located near to the centre of Tam Coc which is really convenient for traveling to other destinations. The surrounding of the homestay is really spacious with many trees, flowers and a cool big swimming pool. The room is equipped with full of amenities and the bed is so comfortable. The hosts are friendly and speak English fluently. We enjoy our vacation in this homestay so much❤️🔥💯

The pool would have been great if it was nice weather! Location was awesome, super quiet area but still close to the centre of town. Heating was amazing. And the bed was super comfy. Host wasn’t always available which I know made other guests a bit nervous, but we were never affected by this issue. Room smelt a little funny, but nothing crazy bad.

Very firm mattresses that gave surprisingly good sleep. We changed hotels at the last minute to Tam Coc Teahouse and arrived shortly afterwards, admittedly giving them little time to prepare the rooms, but were still disappointed to have no kettle, no coffee cups, no toilet paper and no hot water, so changed to a different hotel the next morning

- Pesavento (9/5): Superb - I had a very comfortable room and big bathroom. The homestay is in the center of Tam Coc next to the bus station, all restaurants and shops. You can rent a bike for 50k a day and drive around in the rice fields, go to the Mua viewpoint and other activities easily. The hosts is very nice and organized my transport to Hanoï at the end of my stay. I recommend! The pool and the shared area could have been a bit cleaner

They have bikes for rent and a swimming pool. Location is very good. It's not an expensive place to stay. The property has a very nice garden. The room was not very clean, they changed us to a different one. The swimming pool was also a bit dirty. It was cleaned on the last day of our stay (when the owner came back from holiday). The place doesn't look as good as in the pictures. I think a bit of maintainance would make it look as in the pictures again.

Contacting the homestay before my arrival was complicated. They didn't reply through Booking.com and neither by whatsapp messages. I had to call them.

I was able to borrow a bike, and one man working there organised my bus to Hanoi for me. The pool is not what it looks like in the picture, it is green and cloudy.. it did not look clean. I got my laundry done but it came back unwashed and crinkled.. they didn't charge for it but it's quite inconvenient as I was hoping to have clean clothes back. The bathroom was also not very clean. Some of the staff speak no English and were not able to help with questions. Bring earplugs as the cockerels next door start at about 3 am.

Voung was the best host and helped us out with everything from activities advice to booking transportation. Definitely recommend :)

Breakfast was just what was needed with the fruit and 4 savory options plus coffee. Rooms were spacious and clean, swimming pool is excellent and there is a pool table available. Tony and Vuong are extremely helpful in arranging whatever you need or just in good advice. Location is awesome probably 1 minute walk to main street/tourist area with lots of restaurants. There are no TV's in the rooms but I didn't come to Ninh Binh to watch TV lol. No issues really.

- Goldenchild (8/5): Very good - The cleanest and newest bedsheets I've seen in Vietnam so far. The room was also very clean, spacious, and the bed was comfortable. The location was great, in an alley close to the main street. It was still Tet holiday when I was staying and the first one and a half days, there was only one girl from the family after morning,who was trying to keep up with everything, looking overwhelmed. Sometimes the premises looked abandoned. After that I met the new manager, Tony. He looked friendly.

The place is really nice and quiet, breakfast is very good and you get to choose from the menu, sweet and savoury options. The Girl running the place is super nice and have helped us with everything we need, book bus, scooter.. she was very helpful all the time and speak a very good English. I would definitely recommend it. In general the place is clean but i think they can do better, we end up staying 6 nights and the room has not been cleaned once. At least the bathroom and the towels need to be cleaned every 3/4 nights and is something should be automatic.

The room wasn’t very well sound proofed so it was loud at night with the local dogs barking. The pool was in rough shape when we visited.

The girl at reception was helpful and came to wake up us and moved our room, then dried our iteams which got wet. Breakfast was fine. The stay was a bit quite but good for couples. Rented bikes which were great. Laundrey was a bit pricey.

- Emőke (8/5): Very good - The apartman looked the same as on the pictures, the host was realllyyyy available and cute and helpful, planned whole trips for us, and even get us on a bus to hue in a discount at last minute. Did really delicious breakfast too. The apartman has a really good location, is in the center of everything. I do recommend you to book this place when you come to Ninh Binh:) In the room were like infinit numbor of mosquitos, we didnt find the place where did they come from. They bited my whole face. We killed like 30 every night, and they were still just coming and coming and comin with windows and doors closed.

The girl at the reception is the sweetest, she speaks perfectly English and helps you with everything, gives all the good recommendation you need. The room has everything you need, it is super clean and the homestay is really cute. And all of this for a super cheap price. Nothing to say

- Kevin (9/5): Excellent homestay in a quiet but very convenient location with friendly and helpful hosts. - Very friendly hosts. Ngoc communicated well before our stay and was excellent at giving advice and making arrangements for drivers and our transfer to Hanoi. The rooms were excellent, comfortable and very clean and breakfast was good with a very good selection. The swimming pool was pleasant and we enjoyed a couple of games at the pool table. The location is quiet, tucked down a narrow alley past a mixture of private houses and other homestays but only a five minute walk from the main street with a large selection of restaurants nearby. We enjoyed an easy cycle ride to Hang Múa Temple and Bích Động Pagoda. The boat trips from Tam Coc are currently closed for a while, but it is easy enough to travel to Trang An by car or scooter. The boat trip at Trang An is excellent, but were still really glad we stayed in Tam Coc as we also enjoyed the Bird Garden which is a 15 minute drive out in the opposite direction Everything was great. I really can't suggest any improvements.

- Lucy (10/5): Exceptional - The family working here made our stay, especially Ngoc who was so friendly, welcoming and helpful with how to spend our time in the area. She arranged our onward transfer and moped rental for us too! The facilities were clean and good value for the price. Breakfast was good as well, especially the french toast with banana!

- Vicky (8/5): Very good - The staff was really nice even if the beforehand communication for the early check in was missing when we came with a night bus. It should be clear that you have to pay a fee to do early check in and that the staff is not always at the reception. Great breakfast and good location if you want to be in the city close to everything. The pool was not clean for 2 days but it may have been a bad timing.
- Till (10/5): Oasis in Tam Coc - The Hostess and her family are adorable and very helpful with everything. They even served us vegan breakfast on demand :-) The rooms are clean, the complex is beautiful! Would definitely recommend!
- Betty (10/5): Exceptional - Great location. Walking distance to a lot of places of interest and the bus station. Owner is super friendly and helpful. She helped us to book the sleeper bus for our next stop, allowed us to leave our luggage in the hotel and had a shower before we took our night ride. They also owned "Father's cooking" a local restaurant which served yummy Vietnamese food.. They gave us a very good experience for our stay in Tam Coc. Thanks!

- Gaya (1/5): Bad - Nothing We checked out today and no one was in the reception.. we had to go to the bus so we left the money in the reception- the exact amount. The owner found us in the bus station and claimed that we put less so we had to put more mor money because we didn’t had time to argue with her… she didn’t believe us and we lost a lot of money because of this.
