- Anne (7/5): Incredibly overpriced for what you get, even for Venice - Facilities were new-ish. Shower was nice except for the water pressure. Host was helpful. Good location for the vaporetto. Everything was uncomfortable, especially the bed. Horrible water pressure. It gets very cold at night so make sure to turn on the heat, as there are no blankets provided. Heater doesn't work quickly.

- Christine (10/5): I would definitely return. - Lorenzo was always available if we had questions and went above and beyond to make our stay comfortable. It was in a great area to walk everywhere. The decor was nice with colorful lighting and we had great views from our room. I would stay again and highly recommend. Very charming. Nothing really except unseasonably cold so maybe should have an extra blanket.
- Guest (9/5): - Immediate proximity to classic Venetian features such as canals, bridges, and magnificent architecture. Opening windows overlook a quiet canal with rippling water, which lends a romantic element and fulfills expectations. The adjoining bridge adds authentic charm to this lovely palazzo. Also, the proprietor was helpful and welcoming but not overbearing or invasive. This wonderful place is in a forgotten corner of Venice, but only a three minute walk to a major shopping and dining pedestrian street. I look forward to returning soon!

Por la zona también hay una calle con sitios donde desayunar o comer a precios mejores que los de la zona más céntrica. La habitación era muy cómoda y estaba todo muy limpio. El día de irnos pudimos dejar las maletas en la zona común sin problema e ir a recogerlas cuando quisimos Nada. Todo bien

- Mario (6/5): Not amazing, but we were glad to have a clean bed to sleep in - The bed was confortable, the shower was big, and the room lighting was nice. Also, the location was good, not too far away from where you want to be in Venice. -there was no window mesh, we couldn’t open the window, because bugs would have entered -the room was not clean, the floor was dirty, the furniture was dusty. Only the bed sheets were clean, and the towels were clean. There was a little poop speck on the toilet -we had problems entering our room because the code system for the door was broken, and would say “code failed” even if we introduced it correctly 10 times -they do not guarantee that you can check in until 4PM, and in some cases as late as 7PM. Altough, after we complained, the host gave us the room at around luch time.

The room itself was gorgeous with electric shutters on the windows and a lovely big bed. The bathroom was gorgeous and the shower was very nice. The location was perfect- being away from big crowds but still being easily connected. I would definitely stay here again/ recommend others to stay here! We woke up to a tapping sound in the middle of the night. We assume this was water dripping from the AC outside our room- something easily fixable. Everything else was perfect!

Also good location for other water buses to airport & further islands. Room & bathroom was extremely clean, large size & modern. Good facilities if needed (although we didn’t use common area). Lorenzo was a fantastic host, easy to contact & met us for a personal touch.

Lorenzo is fantastic — full of helpful tips and clever shortcuts to get to the accommodation quickly and explore Venice with ease. The place itself is top-notch: just a 10-minute walk from the train station and right in the heart of the city. The accommodation is brand new, spotlessly clean, with high-quality touches throughout. There’s even a cozy common area with coffee and a fridge — such a nice bonus! Lorenzo kindly let us leave our luggage after check-out, which gave us extra time to soak up the magic of Venice before moving on. His warm hospitality, paired with the amazing location, made our stay truly unforgettable. Everything was absolutely excellent! If I had to mention one tiny thing, the internet connection in the bedroom was a bit weak in the evening — but honestly, who comes to Venice to be online? We were too busy enjoying the city anyway! Huge thanks to Lorenzo for his kindness and warm welcome — it really made our stay extra special.

- Maëlle (10/5): Absolutely perfect and beyond expectations - Exceptional. Lorenzo is probably one of the best host I’ve met. He is so nice and very efficient. All is clear and communication is extremely easy. He is very available. He even had put on the AC before we arrive to cool the room!!! The room feels brand new and beautiful, you are very close to 2 of the most practical ferry stop or you can walk to all the famous places. There are a lot of restaurants around and a very cool bar. No-thing.
- NJNOMAD (10/5): Wonderful property, Room and Host! - Lorenzo's property is in a great location, on a quiet back street right off the main road in Cannaregio. Quick and easy access to shops, restaurants, cafes, and fruit vendors. The property is a multi-story building with units on a couple of floors. The property is safe, well maintained and very nicely appointed. There is a large common room on the 1st floor and a ground floor entrance. We had one of the rooms off the common room, with 2 twin beds, place for our luggage, hangers, plenty of light and a nice, big bathroom. There was the ability to close our room and the adjacent room off from the common room, creating a sort of two room suite. There was also a large suite on the ground floor. Lorenzo was a great host, helpful, attentive and eager to answer questions and show the property details. He met us at the door and gave us a great tour. I would stay here if we are ever back in Venice! Nothing. Everything was great.

The room is new and well furnished - you have everything for a pleasant stay there (you also get the common kitchen with all the supplies). The district is also nice since it’s located 20mins away from the Doge Palace, it is not as crowded as in the other parts. You can find a lot of nice restaurants around, supermarkets, pharmacies, etc. A vaporetto stop is also 2 mins away from the house, it is very convenient! Everything was exceptional

- LenP NJ (10/5): Wish we'd been able to stay longer - This accommodation was excellent in every way that was important to our Venice visit. Great location within a very short (50m?) to the SMarucolo Vaporetto dock; walkable to train; in close proximity to a street of restaurants. But beyond that, the facility & rooms have been renovated to very comfortably functional and aesthetically pleasing spaces. Rooms well larger and with full bathroom/shower facilities than any others we encountered across cities & towns in our trip thru Italy. Above all that is the warm, helpful service, attention to details, & desire to make a tourists visit to Venice complete by prividing information & answering questions before as well as during the visit. All of that for what we felt was a most reasonable rate. This is a minor, picky detail: If you are walking from train station to the location & are unfamiliar with Venice layout, it can be a bit difficult to find in the labrynth of Venice's streets & alleys, but that's not different than nearly all hotels not directly on the Grand Canal. it's just different than how most Americans are accustomed to navigating a walk in cities!

- Gloria (10/5): Amazing!!!!! - The room was cozy, moderm, and big. The amenities were top-notched. The communication with Lorenzo was very easy. He even helped us booking our taxi when we were leaving Venice to the airport. The location was perfect. It is around 20 min away from the train station by walking. There is a station nearby (1-2 min away) where you can take the water bus too. None. Everything was amazing.

- Jon (8/5): Nice place to stay close to lots of things - Very close to train station and not to far of a walk to Doges Palace and the Basilica. Nice view of a canal just below our window. Lots of good restaurants just a few blocks away. Can’t have the window open without getting mosquitos in the room. We could have used one more pillow each and another towel each.

- Emily (8/5): Comfortable and pleasant - Nice location a little away from the main area of Venice, in a nice area of town to explore off the beaten track. Right next to one of the water bus stops so very convenient. Room was big and comfortable, it had everything we needed. It was a little noisy late at night as people came home on the waterbus, and early in the morning as traders and workers brought goods in and out on trolleys to/from the waterbus rattling over the cobbles. If you’re a very light sleeper or hoping to have a lie in, bear this in mind!

- George (7/5): - Ground Floor residents, shared apartment with private room and bathroom. The check-in process was simple. The host, Lorenzo, met us and took us through the apartment. Easy to find, manageable 20-minute walk from the bus station. The accommodation sits in a more local district known for its restaurants and bars. As such, it can create foot traffic and excessive noise nearby.

- Svetlana (10/5): Comfy apartment in the center of Venice - I really enjoyed my stay here. I was traveling with my mom, and she was happy too! The room was very warm, cozy, and spacious. There’s a wonderful kitchen where you can cook various dishes using ingredients you can buy nearby – and everything is aesthetically pleasing. There’s public water transport, supermarkets, and restaurants close by. I highly recommend this place. Special thanks to Lorenzo and Noemi.

Hervorragender Service durch Host Lorenzo. Ruhige Nachbarschaft. Ausstattung: Heizung, Klimaanlage, Gemeinschaftsraum, Kaffeemaschine und Kochgelegenheit. Möglichkeit, das Gepäck vor dem Check-in abzustellen. In unmittelbarer Nähe zum Canal Grande. Smart TV hat nicht funktioniert.
