Guest Reviews
- john (8/5): Ideal for what I needed. - The property was ideally placed for all the places I wanted to visit, was very clean and had a nice comfortable bed. It was perfect for my four night stay.
- Rebecca (10/5): - Lovely comfy property, very clean, Sarah is a fabulous host
- Gaynor (9/5): We had such a lovely time, so quiet and we loved meeting the animals. Was exactly what we needed. -
- Emma (10/5): Superb - Lovely room , very quiet and self contained not far from local pubs or shops but far enough that it is peaceful. Pigs were very friendly had to say hello everytime we passed them Drive down into farm very uneven for our low profile car but then it’s a farm so got to expect it and everything else was lovely
- Jacek (10/5): - A very nice, clean place with a fireplace. Everything is new and fresh. The wood was prepared. If you're looking for privacy, solitude, peace, and quiet, this is the place for you. Non

- James (10/5): - Cosy, warm, clean and comfy. Easy to find & well located. Very peaceful.

- Gareth (10/5): Chilled out bliss - Comfortable and peaceful. Ideal chill out!
- Wadsworth (10/5): From here, my partner and I were able to explore both Nottingham and the Peak District. It was lovely having such a cosy - The space was larger than we expected, with beautiful views. It’s also a short drive to the nearest town. Nothing.
- Darren (9/5): It was exactly as advertised Good value for money - The bed and bedding - excellent quality.
- Morag (10/5): Amazing place - So clean and comfortable. Great location for Loughborough university. Nothing except it could be good to have a tv. (Sorry)
- Denise (10/5): -
- Fry (8/5): - First impression I thought it might be cold, but once we got the log burner going it was very cosy and homely Due to it being a working farm we had to park the car a little way away. Which wouldn't have been a problem except it was bucketing it down when we came to leave
- Tom (9/5): - Well equipped, extremely clean and comfortable.
- Jenny (10/5): Lovely peaceful location, perfect for a quiet couple of days to unwind. -
- Alison (9/5): Cute snug studio in the farm yard. Great for animal lovers and quiet at night. Very rustic. - Rustic rural property, very quiet at night. Animals on the property are horses, pigs, chickens, a couple of dogs. Fun to see them around. The studio room is well done, good shower and instant hot water. Little fridge for essentials and a kettle and microwave. Log burner in the corner (not that we used it in the hot weather we had). Multiple wall lights can be controlled individually for softer lighting. Had 5G mobile data which was great. Good location for exploring the area, supermarkets and pubs a few minutes drive away. The bedside lamp is a floor lamp, bit too strong and with a floor switch which I ended up lifting up to the bedside ledge to be able to control from the bed. The wifi was very slow, no fibre connection, but 5G mobile data filled the gap. I would give up the small hanging space in the wardrobe for a mini kitchen layout with shelves and the microwave stacked up and gain that small counter space back. Note there are two steps up to the bathroom for those with accessibility issues.

- Angela (8/5): Lovely location with an array of animals - Location is a small farm holding and nice and quiet. The accommodation is tastefully decorated. It contains a microwave, small fridge, kettle, cups, saucers, cutlery and plates. Cooking is done at an outside kitchen which contains what you need to cook a meal.
- Andy (10/5): Great location for Derby - Great location, love the pigs as you walk in, WiFi not the best but still very useable. Great facilities. Hard to find fault
- Joy (7/5): Great for a little get away - Location was lovely, very quiet, great to get away and switch off. Accommodation was comforatable.
- Alison (10/5): Absolutely fantastic totally recommend . Felt like the perfect get away - It was so peaceful . Decorated beautifully and cosy with the fire . You truly felt like you were in the middle of the farm whilst also having privacy . I loved the two pigs that greeted me every morning !
- Mackay (9/5): Superb - Pleasant hostes and quite restful with enough facilities to break your journey.
- Michael (8/5): Comfortable stay in a rural location. - Great rural stay, good comfortable room with everything needed & everything worked Access is a bit tricky because of current road closure
- Chloe (10/5): The loveliest little place to stay - What a lovely little place. Photos don’t really do it justice. Spotlessly clean, comfortable, well equipped, lovely location. Just great value for money. Nothing
- Tracey (10/5): A delightful unique cozy ‘home’ for a few days. - A lovely room on a beautiful farm property. The room was clean and comfortable. At 6’3, the bed was short - but comfortable.
- Mark (10/5): Exceptional -
- Graeme (10/5): Well-priced barn conversion on working farm - Lovely little barn conversion on a farm, with chickens, ducks (eggs for sale!), horses and pigs (who love apples!). Nice en-suite bathroom. Outdoor cooking facilities, but handy kettle & microwave in room.
- Yvonne (10/5): Beautiful stay in rural setting. - Beautiful surroundings on a working farm but it was so peaceful. We had a lovely stay in a spotlessly clean room which provided all the facilities we needed. Blankets provided if needed and a wood burner too. We met the hosts who were so lovely. Definitely would recommend staying here.
- Kathy (10/5): Exceptional - Exactly what it says. Clean, comfortable and comfy room. Lovely people and a great natural environment!
- Kathryn (10/5): Excellent host with beautiful accomadation! - Absolutely fabulous! After a stressful day at work what a lovely place to come back to in the evening to relax and enjoy the views! I made lots of new friends including the horses sheep pigs and Luna the dog! Sarah my host was amazing and I will definitely be returning if only to say hi again and treat myself to another wonderful stay! Thank you so much for everything 🥰
- James (8/5): If you like quirky rural you’ll love this. - Very quirky and thoughtfully transformed barn in a very rustic farmyard setting. Underfoot conditions for the short foot access wasn’t great on a wet night.
- Stephen (9/5): Superb -
- John (7/5): Suited my requirements - Good location for my purpose with everything at hand to make a continental type breakfast. Quiet and comfortable Poor lighting for getting from car park area and muddy footpath to the barn, not ideal especially during winter months!!
- John (7/5): Good - The wood burner This isn’t a massive thing but a tv would of been nice, just to catch up on news in the evenings
- Rendo (10/5): Great place on a working farm - Lovely room, comfortable, peaceful and a great log fire Hard to find in the wet & darkness. A bit muddy due to the recent bad weather and floods
- Lauren (10/5): Exceptional - Our stay here was amazing, couldn't have asked any more from the hosts. Lots of information before arrival in terms of what to expect and how to find the farm. Upon arrival hosts lit the log burner for us and this kept us plenty warm enough throughout our stay despite it being the beginning of winter. The barn was spotless and all expected facilities were clean and available. The outdoor kitchen had everything you would expect and need and we were able to cook a warm meal every day of our stay. Hosts gave us plenty of wood for the fire. Shower was warm and of good quality. We thoroughly enjoyed having a walk around seeing all the animals and was greeted by a lovely dog who came to say hello. It exceeded our expectations staying in a barn on a working farm and we cannot wait to stay here again. Hopefully we will be up early enough to catch the fresh eggs next time :D Nothing not to like!
- Stephen (7/5): Good -
- Marion (4/5): Im sorry but i would not stay here again - No breakfast There was an outdoor kitchen if you wanted to cook but it was too cold outside. The kettle was so furred up it stopped working.the bedding was of cheap qaulity and unironed the whole place had not been cleaned properly
The only nice thing was the shower
Very little heating unless you made up the log burner.
- Emily (10/5): Exceptional - Such a cute and unique stay in a barn converted to a modern guest room, with a patio area outside where you can sit and wind down the day. The room was very comfortable, everything was new and clean. It was lovely to arrive and find everything for tea including fresh milk! I've stayed at campsites that were on farms but never in a nice room like this -- it was a neat experience. Lots of animals on the farm, horses in the field, a goose wandered by the room at some point :). Quiet rural location, very peaceful. Just be aware if coming by public transport that you need to walk from the bus for 15-20 minutes along a B road with fast-moving traffic -- if you are carrying your stuff like in a backpack it's fine because there's a wide grassy verge where you can walk, but it would not be possible with a wheeled suitcase. Would not do it at night either, a bit dangerous. But fine during the day. Better to come with a car if possible.
- Winter (9/5): Superb - It was a beautiful small space in a lovely farm setting. A comfy bed, excellent bathroom and facilities to make teas and coffees. And a pint of milk in the fridge. A bit difficult to find at the beginning. You need to look out for the "fresh eggs" sign on Ingleberry Road.
A bit difficult to do washing up. You have to use the bathroom sink and bring your own washing up liquid. Not a problem for a short stay but a longer period might create more problems.
- Christopher (8/5): Very good -
- Jill (8/5): Pleasant rural stopover just off the M1 - Lovely rural retreat surrounded by the farm animals. Converted barn with well stocked shower cubicle. Complimentary biscuits and milk. The log burner would be very cosy for winter stay but the radiator was adequate for our early Autumn stay. Sarah very friendly and precise with directions.
- Sarah (10/5): A perfect little bolt hole! - Great location - quiet but close to the motorway, town and university. Spotlessly clean and a very warm welcome from the host who could not have been more friendly and helpful. Nothing not to like!
- Gary (10/5): Nice and peaceful short break. - The farm barn was a nice and clean place, it was quiet in an out of the way place, it was handy for Loughborough, Fosse park retail and Leicester centre. Not far to travel by car to these places, this suits us. No hassle checking in or people fussing round. again this suited us. There is a nice Fish and chip shop down in Shepshed just a few minutes drive, well worth trying. Signage to the place, we not use what three words so had to phone. Could do with a sign Barn Farm at the end of the drive. also could do with a fence blocking off the electric poles and overgrown brambles in front of the doors and windows. Maybe a TV
- Cathy (8/5): Comfy barn stay in a good spot for M1 - The barn room was really charming and nicely decorated. It was very clean and the bed was very comfy. I had not realised there was no TV but having a radio was quite a nice change and it was so quiet for reading there.
The surrounds of the farm/smallholding are far from manicured or chocolate box but it felt authentic and having the odd goose or dog come around to see you was delightful
Extremely handy for breaking a journey on the dreaded M1 (as I was) and good value for money The road off which the farm lies is very scary as, although quite a small rural road, cars tear up and down there at top speed and when you are looking for the entrance it's very hard to slow to look. Unfortunately the sign for the farm had disappeared making it even harder !
An additional bed side lamp would be good but I relocated another table lamp to make up for this.
- Kiraan (10/5): Wonderful location and farm stay. Sarah has done amazing! I look forward to going back! - Sarah was extremely welcoming. As were Luna & Bear (farm dogs), I left feeling comfortable. All the animals on the farm are adorable and have a cute personality of their own. Julie introduced us to her horse Pandee, we look forward to going back and visiting!
Outdoor kitchen facilities were easily accessible. We enjoyed warm croissants 🥐 for breakfast. Though, there are many breakfast places available near by!
We enjoyed a lovely Roast dinner on one of the days at a near by pub (the old bulls head). Also enjoyed an evening meal at The Basin.
There was no TV, I really liked this about the place. You get to spend quality time with your partner and your self! We played connect 4, book games, card games and our own activity of canvas painting.
I look forward to seeing all the amazing things Sarah does with the farm in the future. She’s got a great eye for detail! We kept missing the turn to turn in! A clearer sign would be nice.
- Martina (8/5): Very good -
- Lyndsey (10/5): Absolutely amazing. Cannot wait to return ❤️❤️ - This place is a little bit of heaven. It truly was beautiful, so tranquil and the company of the animals of the farm were perfect. I am so happy to have found this place and will definitely be returning Absolutely nothing
- Jake (8/5): Very good -
- Neil (10/5): Exceptional - Amazing place on a small holding farm. Very clean and has a small fridge.
Loved the dogs and pigs! Nothing, just wish it was pet friendly
- Tracy (10/5): Exceptional - Great location. Owner friendly and helpful. Clean and very well presented room. Wonderful little farm with very friendly animals. The owners have thought of everything to make your stay comfortable There was nothing not to like
- Jonathan (10/5): Exceptional - The room was lovely and spacious, and secluded. The room met my expectations of the advert as I knew what to expect. A lovely welcome from the host, who gave me a run down of what to expect from a working farm.
