Avoid - It was in a good location for us Keys not at the petrol station pick up point at time stated, two hours later than we could pick up the keys and they weren’t there, took another 30mins to get there. Keys didn’t work very well in the door. Thought they were wrong ones initially. Very stiff! The building entrance is not sign posted well and looks like a drug den. People were in the bottom bit with tools and belongings left in a pile. The place was beaten up, smoke alarms just on the floor in the hall outside the front door. Either boiling hot or freezing in the flat. Shower hardly trickled and water freezing after having the heater on for 40mins. Toilet constantly flushing. Carpets gross and dirty. Would not stay again

• Annasm81 (3/5): Disappointing - Good location. The main entrance is surrounded by garbage and the stairs are dirty and smell of damp. The apartment door cannot be locked from the inside; if someone that has the keys comes, they can enter. Once inside, there are damp spots on the ceiling. The curtains are not at all opaque so there's light and some noise of the fans from the adjacent building at night. The pillows are a real nightmare, very hard and high. Although Booking.com says otherwise, there's no hairdryer and when we say it to the host, he answered us quite rude and then, silence. Neither I nor my daughter could wash our hair for 3 days. The hot water also works regularly. First time we visited the city, we stayed in an apartment located in Digbeth and the apartment also the host were better by far.

• Daniel (10/5): Exceptional - Very central apartment with everything you need for a short stat in the city. The owner answered very fast to all our problems and we were able to solve them with any further issues. Really recommend it
• Anne (5/5): Birmingham has much to look at, friendly people, evening taxi driver waited until we got into flat - self catering so breakfast rating not applicable. info to shop at mini Tesco on the way to flat quiet street no glasses for water or wine, had to use cups which didn't quite give the same ambience! The hand rail on spiral staircase to get to flat was sticky To collect the keys was a good 10 minute walk each way further out of the city (had no car) and heavy drizzle. Could not get the door to flat to lock on departure which would have been quite distressing if had happened during our stay - being unable to secure our belongings. The host emailed saying .... I'd appreciate it if you had time to send me a quick message when you leave. That will help me alert our cleaners for the next guests..... which I duly did just after 10am that we had therefore left the keys on the table and saved getting soaking wet but no reply from him other than mid afternoon saying that the next guests were stranded because we did not return key to pickup place - the cleaner would have found the keys we left and would have spoken with him in good time and surely it is prudent to have 2 sets of keys incase guests lose any.

• David (7/5): Read the key collection info carefully - Nice bedrooms I paid to park, with elderly mother, then discovered I needed to walk ten minutes to collect the key, which was different info to what they sent prior. When I complained about this they stopped communicating

• Ronald (7/5): Good - Good location at the edge off the city centre. The room wasnt cleaned, that was really disgusting. But after I messaged the host the cleaners came quick to fix it.
• Patrick (1/5): Bad - Upon arrival, Monday, we stored our food for the week in the fridge and freezer. Returning to the property on the Tuesday evening we found the fridge and the freezer were not working. We messaged the owners and were told someone would be out to look at the issue. This did not happen and our subsequent requests went unanswered, yet a message requesting the location of the external bins was answered almost immediately. When requesting a refund for the cost of the perishable food we were told it was not their responsibility, even though they acknowledged the fact that the fridge was broken. "Thanks for the money but screw you are my thoughts." I even have a message, after being told the food loss was not their responsibilty requesting a review - So here you go guys!!!! Avoid! I have forwarded to booking.com to mediate as I believe we were ignored and unfairly treated. I will review this review if we get compoensation for our financial loss.

It is excellent value for money. The free cookies are a very nice touch. The hosts are extremely responsive. Thank you.
