- Elke (6/5): - The house itself is lovely, in a nice area and pleasant garden. If it wasn’t for the stairs I would’ve rated exceptional! Top step is a hazard! Height of top step is higher than normal, I ended up hurting my leg going down.
Door lock from the inside is hard to lock.
- Rebecca (8/5): Wonderful stay - highly recommend! - Gorgeous house with lovely furnishings, finished to a high standard which made the trip very comfortable - it was nice that all 3 bedrooms had double beds (or larger) rather than twins which is quite common. Gorgeous bath in the main bathroom and nice that the property also had a downstairs toilet and en-suite off one of the bedrooms. Photos didn’t show outdoor garden furniture which was a nice bonus to sit outside on a sunny evening. WiFi - didn’t work and we couldn’t stream any TV and couldn’t watch any other channels.
- Keith (10/5): Beautiful accommodation. - Excellent accomodation, with amazing garden to relax in the sun, it has everything you need and more , every room is furnished to a very high standard and really comfortable. The location is fantastic with good parking outside the property and great communication from start to finish. We will definitely be staying here in the future to visit family again and highly recommend it.

It was like being at home listening to the birds singing early in the morning We are the older generation so had to ring the host for support in using the TV

- Sandra (9/5): Lovely 3 night stay - 2nd time staying and still very good. Nice and quiet area but near to shops if you need anything. Few niggly bits, front door difficult to lock, extractor fans in bathroom and ensuite still don't work. I note from previous reviews have reported these but nothing has been done.
Other issue is, it's a shame the cushions on the outdoor furniture have been left outside all year so are wet and water stained.

- Sarah (8/5): Great rental for an adult family stay - Comfortable, clean and stylish home. Well equipped with added extras e.g. coffee pods, milk in fridge, toiletries. Some crockery was chipped, the dishwasher was not very efficient and the batteries and back case for the TV remote were missing. The bath looked amazing but was not comfortable or practical to use.

- Clare (9/5): Lovely cosy home with amazing facilities - Everything! Kitchen facilities were amazing, beds were comfy with lovely decor in all rooms. Toiletries were lovely (even had pillow spray)and towels were plentiful. Parking area was good as we had 3 cars. Little touches such as milk in the fridge, teabags etc. and ice for drinks oh and lovely coffee pods and machine too. Weather wasn’t great or we would have loved to have been out in garden with nice furniture too. We were absolutely over the moon with our stay though, we hope to stay again Only a very small thing but, we were 6 adults who couldn’t sit comfortably together in the living area due to lack of seating so we spent most of our time in the dining area instead. though this wasn’t a major problem for us as we were out for a large part of the stay

- Katrina (7/5): Lovely property, perfect for us but does need a little TLC - Great location for us, close by to shops and family we were visiting. A comfortable size for 4 adults and 2 children. Furnishings were of a high standard and looked nice. Property from the front looks very nice and is easy to find, ample parking for 2 cars. We liked the size of the garden but it wasn't really usable as it needs some TLC. The size of the rooms are good. There are some things we thought could be improved but it's all cosmetic, we would stay again. The host came across as friendly and there was good communication throughout our stay. Generally needs a freshen up, a good paint and some fixtures need replacing. There is a lovely bath but it wouldn't be suitable for everyone as it's difficult to get out of and unfortunately the shower is very small and in an ensuite so if other guests wanted to use it, it would be a bit awkward. I would recommend having a bath mat as my little girl was sliding all over the place. Personally we thought the bath towels could be a bit bigger as they were tiny. The living room is a nice size but not enough seating for how many people it can sleep and the TV quality was poor. If you want privacy it's not ideal as you are overlooked from every angle but saying this the area is very quiet. The kitchen is well equipped however the kettle desperately needs descaling and the cupboards/drawers a good clean. These are all cosmetic things and once rectified the property will look great, just like the pictures.

- Mark (8/5): Quiet Town Centre Retreat - We had a lovely short stay at 33 Prospect House, Market Rasen. Although located just off the town centre, it was surprisingly quiet and just a short walk from shops and takeaways. The detached house provided a pleasant space to relax and, overall, was tidy and comfortable. There's a nice garden to sit out in but it is overlooked by neighbouring houses. We don't normally book pet-friendly properties but the interior was clean and well presented. For us, it was a good base-camp to meet up with family and explore Lincolnshire. Just a few niggles... The front door was very difficult to lock and took several attempts. Previous reviews mention the problem but it hasn't been fixed? The extractor fans in the bathroom and ensuite didn't work. There was only one hand towel in the bathroom and none provided in the ensuite or kitchen. The kettle was full of sediment/limescale debris, which we tried to wash out but there were still bits in the water so we used a pan to boil water for hot drinks. There were no drawers/wardrobes in any of the bedrooms (just a few clothes hangers). The dining room carpet is stained as you go in. Might be better having laminate flooring throughout especially with it being a pet-friendly property. Otherwise, it's a lovely, peaceful house and we enjoyed our stay. Thank you.

The location for exploring The Wolds is very good.
Parking right outside the house. Overlooked and surrounded by houses on all sides.
Think twice before bringing a dog as the guy in number 32, at the back, peers over the garden fence and makes nasty comments as soon as a dog barks.
- Kidby (10/5): Family stay - Beautiful house, everything you could want, excellent quality decor etc, very comfortable beds, pint of milk in the fridge on arrival. Tea, coffee, toiletries, towels etc all provided. Beautiful garden area with outside table, chairs, garden settees, bbq etc. We had a lovely stay thank you. Front door was stiff, but you do have the choice to use the back door if preferred.

and I like that you control how hot or cold you want the heating lovely place to stay. The only thing is the bath for me as there is nothing to grab on to when get in and out of bath but there is a shower in the on suite bathroom.

- Laurence (6/5): Adequate for a 2 night stay. - The location was very handy as we were staying in the area for a local wedding and family celebrations. The house is adequate for a 2 night stay but sadly I wouldn't wish to stay any longer. This property would benefit from a re-paint; and also a deep clean. The property is looking very tired. Decor items are of good taste. The photos on booking.com look amazing so its then disappointing to walk through the door to see tired paintwork; lots of scuff marks; water leak stains presumably from leaks in the roof. There is only 1 shower (very small) located as an en-suite bathroom. So any quests wanting a shower have to use the middle bedroom en-suite. The bathroom is large with a large bath but no shower head so impossible for a guest to wash/rinse their hair. One bedroom doesn't even have a mirror on the wall. There are no wardrobes or chest of drawers so there is nothing to place anything on when getting ready. Both front bedrooms have beds that need some attention as they rock and squeak loudly!! Such a shame as this property has real promise but needs some TLC. If all 3 rooms were full with 6 adults then this property would feel very cramped as the kitchen; dining room and lounge are all separate. The lack of a second shower is also not ideal.

- Brooke (7/5): I know I have mentioned a few negative things, but it is definitely worth booking and we had a nice stay. - It was a nice house, comfortable sofas and beds. Parking was easy. Nicely decorated There were a few things in the house that we noticed. The tap in the kitchen is very loose, the dishwasher wasn’t great and we had to wash up after the dishwasher had been on. Dusting definitely needs to be done, skirting boards had quite heavy dust. The sink in the downstairs toilet didn’t appear to have been cleaned in a number of weeks. The water was hot everywhere apart from the bath, which was Luke warm. There is no drawers/wardrobe in any room. Weeding and tidying up in the garden is needed. Also the cushions were left out in the garden, so won’t be any good for the summer season.

- Alina (10/5): Quiet, cosy place for runaway 😊 - The house was huge, 3 bedrooms, big bathtub , big kitchen. There was BBQ, yard and good parking. The house was warm and cosy. We were a couple, so we could use a bathtub and shower (shower is in a separate room, but we stayed in a room without a bathroom). For us it was ok. For family with child maybe it's ok, but if you are going as 6 adult people, it's not very convenient to visit someone's room for shower... Because in the main bathroom you can use only a bath (awesome, but still...), no possibility for shower.

Home from Home
- Kelly (8/5): I would stay here again , great location - The house is beautifully decorated, it is in a very quiet no through road , so very restful and peaceful. Has most amenities you would need , also has parking which is excellent. Very close to the town and an easy walk to the racecourse There were a few issues. The biggest one was no handrail on the stairs, I stayed with my 86 year old Dad who had to go up on all fours. The stairs are steep and you have to go up a fair way before there are spindles to hold onto . It was a big hazard for my Dad and I think needs to be rectified as it could be a big health and safety issue . The other things are just personal preferences and suggested improvements . I would have liked live tv instead of just streaming as don't always want to watch a box set or film . There is only one shower which is ensuite, the main bathroom is big but sadly only has a bath . There are no mirrors in any bedroom which makes trying to get ready and dry hair etc very difficult. Would have liked to get the check in information earlier than the morning we were arriving. I would have liked different check in and out times, check in is 16:00 and out before 10:00 . You can pay a little extra for a 12:00 check out but I do feel 10:00 is too early and means you can't relax on your last morning as we had to get up early to make breakfast and clear up . Last thing is the front door is very difficult to lock, the hosts do advise of that prior to arrival but might be worth replacing as we could barely lock it at times .

Convenient parking right outside property. Market rasen wasn't the best but property location ideal for exploring Lincolnshire. Lovely house to come back to and very quiet location.

Great to have a house for 1 night. Usually there's a minimum stay. Pint of milk in fridge perfect for that first cuppa. Thank you. Perhaps getting the information on how to get access to the property etc the previous day, rather than the morning of our visit.
- Jacqui (10/5): Exceptional - The house was absolutely amazing and so comfortable. The location was perfect. My only complaint would be that there wasn't a mirror near a socket for doing my hair.
- Qmaker25 (9/5): Superb - The first impression from the outside was very good. The inside was even better , all the rooms were neat and tidy, very spacious and clean.
The enclosed garden was perfect for pets and children alike. It had obviously been recently upgraded with the plants and new trees and will look very good once they have fully established.
Very close to the fish and chip shop and the food was very good. There's a large Tesco's within walking distance and the added bonus while we were there was that petrol was 8p a litre cheaper than anywhere else including other Tesco's.
Ideally suited for our needs and central to Lincoln, Hull, Gainsborough and the East Coast seaside resorts.
Sam was always available should there be any issues. Although not too much of an issue for us, the stairs could be an issue for those with mobility issues. No banister and big steps with a 90°turn at the top could prove difficult.
There could be an information book produced with guides to the TV, bin days and other such important info.
The bedrooms could do with larger hanging frames for clothes but other than that all was very good.

There is a supermarket around the corner and a beautiful forest and activities just a short drive away. The enclosed garden was perfect for our dogs I so wanted to have a bath, but the water was not hot enough.

The property has only one ensuite shower, with a rather small cubicle.
