- Anne-Marie (2/5): DANGEROUS- No Fire Exit-5th Story Walk Up No Elevator- No handrail - It's a challenge to answer what we liked because the property should NOT be available on Booking.com and I'm not sure it is even legal to do what they're doing with that apartment. I bring large groups of people around the world as my work and I have used Booking.com many times so I'm not a newbie and I do not leave "bad" reviews lightly. I tried to talk with Scott during and after the stay and he continually blamed Booking.com for not having the accurate information on the website and said he could not change it. This is a 5TH STORY WALK UP WITH NO ELEVATOR IN A STONE SPIRAL STAIRWELL AND NO HANDRAIL. Don't you think that should be mentioned in the description of the place that is not refundable? I traveled here with 15 other people as it came up as accommodating 16 people. Mind you, the 15th and 16th people would be sleeping on a mattress on the floor if we were actually able to do this. It is four bedrooms, a wide open loft and a living room with pull out couches. It is not a five bedroom. We had to get another hotel for part of our group because they could not walk up the five stories in a circular stone stairwell with no handrail. But probably most importantly, there is only one way up and one way down-- a stone stariwell with no fire escape. AND for those that are staying on the 2nd floor of the apartment (up the spiral staircase inside the apartment) there are not even windows to get out from other than the skylights so literally you would burn to death with no possible escape if there was a fire. So, what did we like? The location was amazing, it was very clean, nice offerings of snacks, the beds were comfortable
- Şeymanur (10/5): WONDERFUL - We had an absolutely wonderful stay here and would highly recommend it to anyone visiting Edinburgh.
The location is incredible — right in the heart of the Old Town, within walking distance to almost everywhere, yet still quiet and peaceful inside. Staying in James’ Court truly felt like stepping back into old Edinburgh in the best possible way.
The apartment itself was spotless, very comfortable, and extremely well-equipped. Honestly, there was everything you could possibly need during your stay. The attention to detail made the place feel warm, thoughtful, and welcoming rather than just a standard rental apartment.
Communication with Scott was also excellent from beginning to end. He was kind, responsive, and very helpful throughout the whole process.
For anyone considering staying here: if you want a place that combines authentic Edinburgh atmosphere with comfort, cleanliness, and a perfect central location, this is absolutely the right choice.

- Featherstone (9/5): - The location was so central which was perfect for us. The apartment was well stocked and we were gifted some breakfast supplies and a bottle of rosé too which was very nice! The views were amazing and our host was very attentive and responsive to messages too. As advertised, there were a lot of stairs which could be difficult for some people. The stairs inside the apartment were extremely narrow and difficult to climb which wasn't as clear on the advert.

Within the property there was an iron, hairdryer and hair straighteners available as well as kitchen facilities. When we arrived the host filled the fridge with juice, water and milk, and cereals. Tea and coffee was available too. Lovely finishing touches. Thank you for a lovely stay The stairs was a bit of a trek, if you have Respiratory or a mobility disability then this Penthouse wouldn’t be ideal

One does have to be a little fit to climb the 97 stone steps though! Esp..with luggage! Worth it though! Nothing

- Charlotte (3/5): Attentive host but definitely not worth the money. - The host was quick at responding and sending someone to meet us to give us the key and they carried a bag up for us. The host was quick to come out when the wifi died on site. The location is very central. The "93 steps with no lift" was a gross understatement. The lower third to half of the very worn stone steps are missing the hand rail which is a Health & Safety breach. There are rings In the wall where it should be.
The actual accommodation is jaded, tired and needs a professional clean.
The decor resembles a charity shop, photos of the property have cutely avoided showing a lot of this.
We were charged £2,450 for 2 nights and there is no way this property was worth this.
We immediately informed Booking.com and requested help to move us but as the Host declined, they were not able to.

- Rebecca (10/5): Fantastic stay for a large group. Everything was perfect. - Location was perfect, right on the royal mile. Facilities were great - lots of small things like- teabags, coffee, lots of towels. Beds were comfy.
Host was friendly and quick to respond to messages if you needed anything, would 100% stay here again. The spiral stairway within the property is very steep and small. The futon is just a mattress.

- Courtney (10/5): Absolutely fantastic. Would chose again! - This was our first time in Edinburgh. The location was fantastic. Right next to the castle. The streets outside were busy but it was nice and quiet inside. We were able to walk to almost all of the restaurants and activities we had booked. Host was available when needed and responsive. The apartment itself had a lot of charm and was really cozy after busy days. I didn’t think the stair up to the apartment were as bad as others had said. If you have mobility issues they might not be for you but if you’re in average shape they’re not a problem. I would recommend this apartment to anyone going to Edinburgh looking for a place in Old Town. N/A

We were very lucky to have a snow day so had an excuse to take a break from exploring and watch the beautiful sights from the windows looking out onto old town. Absolutely nothing!!

Scott himsel - The location of the property is perfect, right in central Edinburgh. The property itself is beautiful too. Extremely spacious with all the expected animates. The stairs !!! There are A LOT of winding stairs you have to take to get to the property - however, this was notified upon booking and Scott even messaged asking if we would need help taking luggage up the stairs.

The hosts were amazing. The beds were comfortable and all amenities were great. Absolutely recommend staying here. It was a 10/10 Wish I could have stayed longer. Nothing to complain about. Everything was great. Close to everything.
- Lauren (10/5): Comfortable flat with perfect location on the Royal Mile - The flat was in the perfect location! It was so close to the castle at the top of the Royal Mile, yet it was quiet enough on a Friday night. There was plenty of room for 7 adult family members traveling together which is hard to find in Edinburgh. The apartment was clean, well stocked, and was lovely. The owner was incredibly responsive and helpful, and also left us some little treats like shortbread cookies! We had arrived earlier from the airport than expected and the host was able to arrange for us to leave our luggage early as the previous guest had also left early - this was spectacular! Guests should just be aware that the flat is up 5 stories without a lift, and the staircase is stone and a spiral. Not the responsibility of the host, but there were a few places where the rope “railings” were missing which made it a teensy bit scary, especially when hauling luggage and being a bit off balance/disoriented just do to sleep deprivation that comes with traveling. We were definitely tired, but it added to the charm of the old building and it has been fun to see the stone staircases of castles and be reminded of our very own set!

Even with the many stairs as the only way up, it was so nice to come “home” to on our trip. So comfortable and well stocked. Owner/manager was very communicative and helpful. Wow! I couldn’t figure how to turn off some lights.
- Pauline (8/5): Fab and cosy accommodation - Lovely flat in the heart of Edinburgh's Royal Mile. We had the chance to meet the owner who was wonderful. Very friendly and engaging. We will definitely be returning as this is an annual event for our family and will definitely use this flat again, if available as I know it is usually booked out. Only downside is the windy steps. It is worth noting for any customers with low mobility as there are a lot of stairs to get to get to the flat.
- Sean (9/5): Comfortable space with an amazing location! - 3 bedrooms on main floor with 3 bathrooms, main living room and kitchen. Upstairs is a loft with two additional beds. Nicely furnished. Fantastic location right off the royal mile (first door in the st James Close). Pub right next to the door to go up to apartment (jolly judge) was super nice so be able to pop down and have a drink. Beware of the steep spiral staircase climb to get to the apartment. It is very clearly articulated in the posting so we were prepared but it was still a lot carrying luggage!
- Kirsty (10/5): Exceptional - The apartment was amazing, location very ideal and stunning views. Lovely and clean and so much effort put into it. All the little extras were so lovely aswell, it was nice to have tea/coffee and milk there for us and breakfast stuff aswell. We stayed as a family with 6 children and there was more than plenty room for all of us. The kids loved exploring the apartment and really didn't want to leave. Beds were extremely comfortable and we all had a brilliant nights sleep. Overall very very happy with our stay and would 100% stay again There's was nothing not to like we couldn't fault any of it.

- Miao (9/5): Superb - You have to finish 100steps narrow stair with heavy suitcases to get this perfect cozy house.. The house holder is quite nice, he even bought a new sofa bed for us. Also he left us wine and biscuits. Everything is clean and comfortable.
Also the location is very close to the castle and famous buildings

Plenty of fresh towels available, plenty of toiletries to use. The stairs up to the apartment are Savage, the safety rope was missing in Some parts and only a bit of tape holding it together in other areas.
