My booking was cancelled on the same day due to a leak, which completely ruined my plans. I was left with nowhere to stay at the last minute, and because it was same-day booking, everywhere else was extremely expensive. I really wish the property had informed me the night before so I would have had enough time to arrange alternative accommodation. The situation caused a lot of unnecessary stress and frustration.

I called the host on the two numbers provided but the host was very abrupt and unhelpful. I flew into London after a 12 hour flight, got to Hackney, called and texted the host several times and received a very abrupt response and they were not picking up calls. as a result, I could not access the property. I even wondered if it was a real property or a scam. I had to call around and search for accommodation at 10pm at night. I would like to get a refund please

This experience was completely unacceptable, misleading, and raised serious health and safety concerns. Firstly, the Booking.com listing did not clearly state that a £100 damage deposit was required in order to access the property. After I had fully paid for the accommodation, the property owner refused to provide the access code unless I transferred an additional £100 deposit for the hot tub. I felt pressured into paying this amount because otherwise I would have been left without accommodation late at night. The owner stated that the deposit would be refunded later, but this requirement was not transparently disclosed during the booking process. Once inside the property, I discovered several serious issues: * The room was located in a basement with no window and no proper ventilation or fresh air. * The room felt unsafe and extremely uncomfortable due to the lack of ventilation. * The bedsheets were visibly dirty, with stains and hairs already present upon arrival. * The table surfaces were sticky and clearly not cleaned properly. * The shower area contained visible mould. * The overall cleanliness standard was unacceptable. * It appeared that the bedding was not professionally sanitised. I observed ordinary domestic washing equipment stored in a cupboard rather than proper commercial or industrial cleaning facilities expected for hospitality accommodation. I checked in at approximately 22:00, meaning the cleaners had sufficient time to prepare the room before my arrival, yet the accommodation was still in this condition. I immediately raised my concerns with the property owner and explained that I did not feel comfortable or safe staying there. Despite this, the owner refused to refund my payment.

• Bobi (6/5): Good value for money, helpful staff but definitely needs a good clean. - Booked last minute as needed somewhere to stay after an event in London. Staff were quick to respond and help get us in the property. Spa bath in the room was a nice tough and bed was very comfy. The room was pretty dirty. Lots of dirt under the bed, under the bath and around the sink. Wasn’t too much of an issue as we were only stopping there for a few hours but could definitely do with a full clean. The pillows were huge and solid. Maybe a supply some different pillows so people can choose. Bath also seemed to leak a bit when we were in it.

Then sent a text demanding the 100 deposit which again wasent mentioned in the booking and I didn’t feel comfortable staying there after how rude he was on the phone and not comfortable with sending 100 deposit to some one’s bank who sounded like they wanted any reason to not let us in , contacted booking .com to cancel the room and get my money back for it as we weren’t staying , they couldn’t get through to the host (probably why it’s non refundable a total scam ) , Nothing

• keneisha (3/5): Unfortunately disappointing booking - It was a nice location on a quiet road, free parking on the weekends after 6:30pm on the weekdays. Shops, cafes, coffee shops nearby. Only a couple of minutes walk from the front door. The train station was a short walk away. When I booked this stay, I was expecting one of the rooms with a bath for myself and my girlfriend. I sent a message both before and after booking (around 8:30 a.m.) to confirm this, but unfortunately I didn’t receive a response. I assumed everything would be fine, but upon arrival, the room did not include a bath. When I raised this, I was told they could only see my post-booking message and that no changes could be made as all other rooms were already booked. The room itself was much smaller than it appeared in the photos and felt very cramped. There was also no full-length mirror. I avoided unpacking or touching anything initially as I was hoping we might be moved. There were several issues with cleanliness and maintenance: * Leftover tobacco in the makeup dresser drawer * A very loose window handle that felt like it could come off * Crumbs around the toaster * A shower door that didn’t close properly, causing the bathroom floor to get wet * Under the bed (where my girlfriend dropped an earring) we found a vape, old food, and general dirt * Stained bed sheets * Towels that were hard and discoloured * Old water left in the kettle I raised these concerns and provided photos and videos. I asked if I could be refunded so we could stay elsewhere, but this was declined. As I couldn’t afford to lose the money, we reluctantly stayed. They did offer to send a cleaner the next morning, but this was inconvenient as we had been out the night before. No specific time was arranged. At one point, it sounded like someone tried to enter the room, which woke both of us. I later mentioned this and was initially told this wouldn’t happen, but then informed the cleaner had been instructed to come and that I should let them in. Overall, this was not a good experience. There was no offer of compensation or partial refund despite the issues. The only alternative offered was a different room with a bath at an additional cost, which I declined.

Didn’t Like That Their Is No Option For Smokers As I Stayed In Suite 8 Being At The Top Of The Building It’s Quite Annoying Getting Dressed To Go To The Bottom Of The Building Past All Other Rooms Hoping Not To Disturb Them.

• MAD (1/5): An absolute hygiene nightmare paired with shockingly poor customer service. - Genuinely nothing How horrible is this property? A one-star rating does not even begin to encapsulate the catastrophic disaster we walked into. Where do I even start? None of the sockets in the room worked. Not one. In 2026, a room without functioning plug sockets is beyond unacceptable. The entire place was coated in dust — not light surface dust, but the kind that suggests it hasn’t been properly cleaned in months. It felt worse than an attic that hasn’t been opened in over a century. The infestation was the most disturbing part. There were flies everywhere — and I do not mean one or two. I am talking about what felt like at least a hundred scattered across the room: on the bed, along the floor, around the bathtub. On top of that, there were bugs crawling in multiple areas of the room. It was deeply unsettling and completely unhygienic. No guest should ever have to sleep in conditions like that. To make matters worse, the customer service was abysmal. Staff were dismissive, unhelpful, and showed no urgency or accountability when these serious issues were raised. There was no apology, no meaningful solution — just indifference. This was not a minor inconvenience. This was a fundamental failure in cleanliness, maintenance, and basic hospitality standards. I would strongly advise anyone considering this property to think twice. It was, without exaggeration, one of the worst accommodation experiences I have ever had. One star feels generous.
