Guest Reviews
- Kristina (10/5): -
- Vicki (8/5): A nice stay close to water in old town. - Great location in old town. Rooftop bar with live music. Friendly staff. Good breakfast (especially crepes).Very clean and secure Very close to tram (Ismetpasa stop closest to walk) for airport and easy to scan travel or credit card to board or old tram to Koonyarti.Lovely restaurant with stunning views across from hotel front entrance. Our room had no mini fridge to keep drinks or snacks cool.
- Azat (10/5): Exceptional -
- Sofia (10/5): Next time we are in Antalya we will be staying here again. - Locations was minutes away from the water, view from roof top cafe was superb, had a good breakfast. Staff was kind and tending to our needs. Our room was clean and spacious. Little things in the kitchen were missing. We were a family with young adult kids and we wanted to cook at home a few nights. We were told to ask for whatever we needed, so on cooking day we made a list and they did get everything for us, and they did it with pleasure. The only thing missing was a good iron, the ironing board was provided but the iron needed repair.
- Nancy (8/5): This is a small, quiet and comfortable hotel in Old Town Antalya. - The hotel is very clean and comfortable, with up to date fixtures and a high-quality mattress and linens. The top floor terrace provides a wonderful view of the bay. It is right in old town, for easy exploration on foot. The staff were friendly and helpful, even helping us find the likely location of a photo taken over 50 years ago. The level of English among the staff is pretty limited, but at least some were adept at using translation on their cell phones. Not all rooms have large windows or views. Ours certainly did not. We were staying for one night between other cities, and had our own car. The driving and parking situation was really challenging. If you do come with your own car, definitely contact the hotel for details before arrival. Better yet, use taxis or other transportation services.
- Clarence (10/5): Exceptional -
- Gary (9/5): Superb - The hotel is in a perfect location just off one of the main shopping streets but doesn't have all the noise you would expect.
All the staff were fantastic, they just couldn't do enough to make your stay perfect.
The apartment we were in was on the first floor (of three floors) the apartment was lovely, very well laid out, looked almost new, lots of light through the windows and a door onto a Hugh terrace.
From the top terrace you looked down towards the sea and the lovely mountains in the distance.
Breakfast was included which was a basic choice of cheeses, vegetables and meat and fruit and omelettes or scrambled eggs. It was actually very nice.
The hotel also has a covered chill out area to the side with the roof terrace being set up with tables and chairs and a roof bar. There was nothing we didn't like, but we said the only thing was there was nowhere to sit outside on a sunbed with umbrella to chill out or enjoy the sun. To do that you had to go down to the beach, it was not possible on the roof terrace because of the bar, tables and chairs.
It would have been possible if the room terraces had sunbeds on there, but there weren't any.
Overall I would recommend the Royal Hayat to use as a base for exploring the old town which is amazing.
Thanks to all the staff for a lovely week.
- Aadam (10/5): Exceptional -
- Maria (10/5): Exceptional - Check In very easy and welcoming. Our suite was large and very clean. Ensuite shower rooms and dressing areas. Lounge, kitchen with island and balcony. Kitchen has limited utensils, wasn't a problem for us as ate out. Fridge and dishwasher. Shower pressure occasionally low and slippery when wet. Breakfast consisted Eggs cooked to your liking, meats, salad, bread, chips, fruit, condiments, tea, coffee, served outside at the front and side of the property. Plenty of shade offered. Has a roof top bar great for watching the sunset. Ideally located in the old town, plenty of restaurants. Mermerli Beach was closed for works. Short walk away a sun platform with restaurant and showers and toilet - no beach but access into sea for cooling off - 400 Lira per person. Overall a very pleasant stay, staff very friendly
- Pamela (9/5): Superb -
- Lieve (10/5): Super place , spacious and amazing view. - Very spacious, all is new and the best view in town. Big terrace… big rooms. There was a bit of noise from the roof bar.
We would suggest to put a drying rack on the terrace to hang your wet swimming ware and beach towels.
- Barbara (10/5): Great location in old town. - Good variety for breakfast with eggs made to order
- Shorifa (7/5): Amazing view, unsatisfactory facilities - The suite was a good size for 5 people and the best thing about this hotel was the view. Location was also convenient as it was near the city centre. 3/4 nights, it was quiet and peaceful to sleep in. Staff were friendly and very helpful. We had a lot of issues with our room, but they were apologetic and would action a plan to fix the issues right away. The facilties weren't great. The toilet or bidet kept leaking the whole time we were there. We were told someone was going to take a look at it, but it didn't make any difference. Spent the 4 nights with towels on the floor so we didn't slip or step on water. Water from the shower head wasn't working, kept going from hot to cold, and most times it was cold. WiFi wasn't working very well, and we had to keep asking them to restart the router every day. They provide you with a WhatsApp number to call for any issues, but as we were on the top floor, which was 3 flights of stairs and no lift to use, it was an inconvenience having to go up and down to ask them to reset wifi, or to tell them about any issues. On the first night, the radiator in the bathroom was so hot that it made it feel like a sauna; it didn't get resolved until the second night. Water should be free for residents of the hotel, but they weren't. We arrived on a Saturday, which also happened to fall on the day they were hosting a live music event. We were told it would be on from 21:00-00:00, but it went on until 1am. We couldn't sleep as it was being held on the rooftop terrace, which is right above our rooms, we could hear all the music and chairs being scraped above us. Eventually we got annoyed, as we had to go up and ask how long it was going to go on for to which they replied 1am and apologised. Walls were thin, and as I myself was sleeping on the sofa bed, I could hear all the music and voices outside most of the night. There should've been two sofa beds, but one was broken. So, sleeping on one sofa bed wasn't very comfortable as it wasn't big enough for me to stretch my legs. I had to add a chair on the end to give myself some leg room. There were also two dirty socks under the sofa bed.
- Mohammed (10/5): Simply excellent - The service was awesome. The manager was super helpful. She extended our checkout beyond typical curtesy. She recommended some facials etc. for my wife and daughter which were very good. All the guys work there were very courteous and helpful.
They have a beautiful rooftop with a great ocean view. The location is perfect by ocean and all the restaurants and sights. We liked everything. I’d recommend the hotel to serve breakfast at the rooftop. It’d be super. But, you can take your breakfast to the rooftop if you want.
- Mohamad (10/5): Exceptional -
- Krishan (1/5): Bad -
- William (10/5): My stay was exceptional! - I have just returned to UK after two fantastic weeks here.
From start to finish of my stay in the Royal Hayat I was made to feel really happy. I stayed in the Junior Suite with Terrace and found the facility to be excellent. The room came with a free breakfast that was excellent.
The roof terrace offers fantastic views of the sparkling sea, rugged coastline and distant mountains, a view that I will remember for the rest of my life; truly unrivalled in my opinion. And what more can you ask for than to be relaxing watching the spectacular sunset over the mountains, and drinking a fantastic draught Guinness. Unbelievable.
And finally, real friends made from owners and staff was truly amazing.
Every member of staff really were amazing in how they gave me a lovely relaxing time: in particular Denis, Denis, Andrey and Tuma.
I will certainly going back to this hotel! I had nothing to dislike.
- Max (10/5): A Cozy Hotel in the Heart of Old Town - I really liked this hotel, it was even better than I expected! It’s small and cozy, very clean, and has a nice atmosphere. The staff are super friendly and helpful. They speak different languages, which made everything easier.
Breakfast is simple but has everything you need: eggs made just for you, salads, cheese, fries, sausages, and more.
There’s also a spa with massage. I tried it and really enjoyed it. I definitely recommend it!
The location is perfect, right in the Old Town, just a few minutes walk from all the restaurants and bars. But it’s still quiet enough at night, so you can sleep well.
This hotel is a great choice if you want to feel the real vibe of Antalya, with a mix of Turkish culture and old Roman-style buildings.
- Melinda (7/5): Could be so much better - easily - Huge comfy bed and free gown and slippers. Great location. Staff a bit disinterested and lazy. Toilet not clean. No hand soap. No coffee in room (only tea). No phone working so you had to use your own phone to contact reception staff. Poor breakfast (omelette inedible). Plate not cleared away for at least 90 mins and yet no other customers at breakfast. I believe there is a lovely spa. But the hamam was not heated up and the masseur was sick so I could not go. Disappointed really.
- Mark (5/5): Passable - The location was great Breakfast choices were limited.
Bad smells in the room.
Loud music on Saturday night until 2.00am
- Mike (10/5): Exceptional -
- Sakthivel (10/5): Spacious property with great views.. - Spacious and clean accommodation with great views. Very good breakfast. Right in the middle of many touristy places. Very friendly staff! We would visit again for sure. Cooking utensils not available in the property though there was a hob. We planned to eat out on all days so it didn’t matter. This is only a suggestion for the owner as it did not affect our overall experience.
- Ali (1/5): Terrible Stay – Worst Hotel Experience of My life – Avoid - Positives: Location, because the Old Town is beautiful — but the hotel’s negatives far outweigh the positives.
This is not a hotel, but rather apartments without elevator. There are only 2 staff members — one does everything from check-in to preparing breakfast, and other carries luggage and asks for tips. On the last day, we made checkout. After that, we left our bags with them for safekeeping while we took a short walk near sea. Shortly, they sent us a message: either pay 3,000 Turkish Lira or they would call police, prevent us from leaving Turkey, and other consequences like banning from reentering Turkey or use Booking.com. They kept our luggage and when we asked why, they said they have photos and videos against us. Video of being late in checking out. This is a false. We were only 15 minutes late, and that was because of them, as there is no elevator and I have severe back pain because of their stairs. I had to pay the staff member 200 TL just to carry the luggage down. We explained that 15-minutes delay doesn’t justify all this. Then, they said they have photos of trash in apartment. This is also false because we left the trash in plastic bags. They may have dumped the trash out and photographed it to use against us.
When we refused to pay, they lowered demand to 2,000 Turkish Lira. We still refused and asked them to call police. Honestly, the police officers were respectful and polite, and they sympathized with us. They helped reduce the amount to 1,500 TL and told us that if we didn’t pay, the process would take several hours. So, I paid 1,500 TL because my children were scared and hungry, and the place smelled cigarette odor as the manager is a smoker, which bothered me because I have allergy to cigarette odor. Ironically, smoking is against the hotel’s rules, so she broke the hotel’s rules not us. Note: Also look above to what happened in check-out day.
Apartment was dirty. My family and I stayed for 4 days, paying around $800, but no one came to clean the apartment. There was a bad smell inside, like damp or mold, probably from the old furniture. We found hair in the bathroom, the towels had yellow stains, the kitchen tools were dirty, and the water kept cutting off. Sometimes the cold water would stop and only hot water was available, which caused my young daughter to get a minor burn. There was a Jacuzzi in the bathroom, but we couldn’t use it because the water would stop before it filled.
Breakfast was poor and simple. One day, we found a long hair in the eggs. My kids didn’t eat it, as they are used to eating clean food. There was also a moldy smell in the cheese, and we had diarrhea the next day.
Finally: If you don’t want to go through this bad experience, stay at another hotel. We ask the hotel owner to apologize and to train the staff on how to treat tourists properly. We’ve traveled to many countries — including 10 times to Turkey and 5 times to Antalya through Booking.com — and this was our first bad experience.
Afterward, we stayed at a luxury 5-star resort in the Lara area. We enjoyed it greatly and were able to forget this terrible experience.
- Adam (10/5): Exceptional -
- Gazza (8/5): Very good - Really good location in Old town.friendly helpfully staff and good clean rooms
- Marius (7/5): Great location, roof top terrace has great view to the sea, late breakfast - Great location, good price, roof top terrace has great view to the sea, comfortable room, large bath Breakfast started only at 9 am, room was quite dark, taxi did not show up when ordered the day before through the reception, some staff did not know English
- Abhishek (6/5): Many option in neighborhood - Location No lift , bad breakfast
- Julie (10/5): Fab - We love the old town and this lovely hotel, hosts were excellent. Nothing
- Fish (10/5): Exceptional - Beautiful, comfortable and calm rooms, great location. Rooftop terrace with superb view. Management and hotel employees very friendly, welcoming and helpful. We will be happy to stay there again.
- Galina (10/5): Exceptional - Everything Nothings
- Kumar (10/5): Breakfast, service, view, location, clean. - 1.The location is a plus, close to the beach and many restaurants and pub.
2.The rooms were very clean and the staff made sure to make our stay comfortable.
3.The breakfast was amazing. They always asked our preferences and made the food fresh. there were fruits, cheese, salad, omelette, eggs, Tea coffee, milk, honey, jam and breads as we don’t wanted meat.
4. they have a terrace, you just need to ask them to enjoy the breakfast there and they will do everything to make your experience the best. view from the terrace is the best in the old town.
5. Do not hesitate to ask for anything, they are super nice people.
6. every-time the slippers, bathrobe and bed sheet is new after cleaning. Room cleaning is everyday.
7. They offer multiple discounts such as in the friends restaurant which was a fine dine. also they have spa discounts at 20%.
8. We regret not to ask for the jacuzzi prior, We asked it at the end of our stay in the last night and the guy in the reception told that of course he can arrange it. we should have asked earlier.
although we did not booked the room with jacuzzi.
9. so many cats in the front courtyard.
10. over all it was a 5 star experience and thank you Royal hayat and specially katarzyna for making our 8 day holiday lovely.
- Nayla (8/5): Very good -
- Xue (10/5): Exceptional -
- Rem (10/5): Exceptional -
- Pavel (5/5): Passable -
- Tarek (10/5): special thanks to the staff - location & staff the water was shutting down many times in the room due to electrical short after rain. but staff when called they responded very well.
- Romaniya (9/5): Modern central acommodation in the restaurant area with authentic streets and lovely stonehouses - We have booked the place to stay overnight before our trip to Pamukkale, so we wanted some central one to be in walking distance from lively places. We liked that it's in a quite calm street, but in the area where you would go out for a dinner and drinks. Great vatiety of restaurants. Streets are very picturesque. In our room we found jacuzzi, which was quite nice after rainy weather. Interrior was modern and inside was clean. Ania was a nice and welcoming host. Thanks!
- Ayushma (8/5): would recommend. - location was perfect as it was in the old town and everything was in walking distance.service was really good and very helpful staff when enquired about the spa . me and my husband went for hammam and massage package- really good experience . Everything was clean and tidy as picture. it could mainly be as they were open for only three months. Over all stay was comfortable and balcony with sunset view was a bonus! We booked a suite flat for 2 couples and 1 year old child. hand wash was missing in one of the toilet. There was no pots or pan or gas hob to heat the milk for the little one. breakfast was not so good as not a lot of option. This was feeded back to the owners.
- Suet (8/5): Great location and friendly staff! - Staff are all friendly and super helpful! Location is perfect in the old town, tons of restaurants and bars nearby but not noisy at all. Wifi has good connection! As mentioned staff are super nice, tho the hardware is alil disappointed, wish they could upgrade abit, eg: the water pressure of the shower head is weak and the water temperature is either too hot or too cold(hard to stay in between) also the toilet bowl doesn’t have a cover which I find unhygienic. Other than that the hotel is lovely and worth the value.
- Semang2811 (8/5): Good that can be excellent - Nice, large and comfortable. Nice location. Not well kept even if brand new.
- Sara (9/5): Superb - Great area and beautiful rooms the breakfast could be better.
- Melissa (8/5): Very good -
- Aimee (7/5): Good location in the centre of Old Town - Really good location in the middle of Old Town. Easy to walk to main locations including the city centre. Room was very clean and was spacious. There were a few things that could be improved, for example a bin in the room (there was only one in the bathroom) and better ventilation in the bathroom (the window did not open wide and there was no extractor fan so the bathroom was very humid). The bathroom door also opened onto the sink area and the door would have to be shut completely otherwise you couldn’t stand at the sink. This was an issue due to the humidity in the bathroom. We also found it odd that the toilet had no lid.
Unfortunately we also had issues with the water pressure/the water not working in our room. There were several occasions where we had to inform staff of the problem. They managed to fix it each time but it was frustrating.
- Esko (10/5): E. K - Quiet location in the heart of the old town. Clean room, good breakfast, nice staff.
Big comfortable bed.
- Layla (5/5): We really wanted to love our stay but there were some issues that ruined it a little bit - Stunning location, walking distance to everything you need! The staff are super friendly, especially the young man who mans the reception in the evenings! They went out of their ways to fix any issues we had! We had a few problems during our stay which were pretty ruinous to our trip unfortunately:
- General cleanliness was quite poor, there were stains on our sheets, our bathroom had mould and they do not clean the rooms daily which means if you use the mugs to drink coffee you’ll have to clean them yourselves to use again (we had to ask 3 days into our stay for new towels, and for our room to be cleaned. We were given new towels but all they did was make the bed and replace our mugs)
- Despite “soundproof” being listed, there is no soundproofing at all - you can here the music from nearby pubs very clearly (not a huge problem, but seeing as this was important to me and getting a good nights sleep I was very disappointed). Our neighbours upstairs also dragged their furniture for hours and it was so bothersome.
- Poor breakfast. We decided it was easier to go out for breakfast in the mornings.
It may be that the suites upstairs are better and that it is just the rooms downstairs that may have these issues!
- Ekaterina (10/5): Excellent stay in the heart of old town - Excellent accommodation in the heart of the old town of Antalya. Excellent location, next to historical monuments and next to two beaches, with hundreds of dining options around. The hotel is very neat, everything very clean and made with great taste. Katya, the owner of the hotel a super friendly and helpful person. The breakfast was delicious. I recommend one hundred percent this option both for a short distance and for a longer trip. I will definitely repeat. Everything was excellent
- Elena (9/5): Fabulous stay in old town - Great location in old town . Very friendly staff, always ready to help. We stayed in a very large room/ apartment with the great terrace on the 2nd floor. The property has also a common terrace on the rooftop with a great view over sea.
The breakfast was simple, but much enough.
There is a private beach Mermerli (gorgeous view) within 7 min walk and costs 250tL. (the staff, managing the beach does their job very well).
Plenty of the different restaurants and bars around the property (we went few times to the Pastorale, which is just next door for the grilled meat).
Just in front of the hotel, there is a taxi button.
During the day, the taxi will arrive within 2 min and bring to the airport for 550-600tL ( +/- 15 euro). During our stay of 3 nights, the water and electricity turned off couple of times. However it was fixed within 5-10 min.
- Lia (10/5): Exceptional - Accessibility. Cleanliness. Worth it! Plus the best spa experience
- Olha (7/5): Good - Comfortable bed
Friendly staff
- Robert (9/5): Great location in Old town with wonderful massage treatment rooms at the property. - The hosts were extremely helpful and obliging. Breakfast is simple, but tasty and nutritious. The highlight was Hamam and oil massage that we had at the premises. The masseuse was from Georgia who was very very good. We loved the bathing ritual in a lovely room with a white marble slab. Wish we had more time there for another massage. Also the Gelato stand right outside the hotel was a real treat.
- Jack (9/5): Superb -
- Dmitrii (10/5): Good clean place near the beach. - The rooms was really clean. The staff was frendly.
The hotel was very close to the beach. (to the private beach, 250 TL/day per person).
For breakfast, there was a choice of 3 dishes: boiled eggs, fried eggs and an omelette. And there was plates with cheese, salami, olives etc.
- Abedkhd91 (9/5): Superb - The hotel is situated in a prime location, in the heart of the old town, making everything highly and easily accessible. Within walking distance, you'll find a variety of restaurants and the marina area or the marina beach. No matter what you seek, everything you need is right at your fingertips.
Staff were extremely helpful and friendly!
The manager of the hotel was very helpful. The only downside I experienced, especially since I was with my family (including two children), was a nearby bar/lounge that plays music until 1 AM local time. The music isn't overly loud, but it could be bothersome to some guests.
- Lauren (9/5): Superb - Great location in old town, staff were very friendly and lent us their iron as one wasn't supplied in the room Water turned off twice during our two night stay meaning we had to go down to reception to get it reset.
Only one key for the room we had to hand back during the day to get the room cleaned
- Marc (9/5): All in all, it's a very nice hotel - In the center of old town, Antalya
Very near to shops and restaurants.
Absolutely great staff. Free of charge beach ⛱️ 1 h walk
Next beach 10 min walk ⛱️ 6 euros 💶 per day .
Breakfast is very small but ok
- Munir (9/5): Location of the hotel and helpful staff made our stay pleasureful - View of the sea from balcony is Amazing. Very helpful staff , location excellent , new apartments. Surrounded by restaurants and Bars. No lift available , sometime water temperature change itself while you having shower
- Zuzanna (6/5): Good but not flawless - Nice and helpful lady at the receptionist office, modern air-conditioned room, great location (close to the old town, when it comes to the nearest “beach” it is paid - 250 tl for one person, free one is Konyaalti beach - around 40 minute journey by bus). We were given nice bathrobes and hygiene supplies. Breakfast was very poor, the choice of food was extremely limited. I wouldn’t call it a bufet, everyday was the same… On our first day we were offered an omelette and a drink, which has never happened again during the rest of our stay. We couldn’t even ask for anything, because 99% of the time there wasn’t anyone in the kitchen. Also, the sign “please do not disturb” on the door seems to be meaningless, because the personnell entered our room during our absence to take the clothing iron back (they could’ve just asked!). Another disadvantage is how difficult it was to moderate water temperature in the shower - it was either hot or cold, nothing in between. There were also moments when water pressure was just pathetic and we had to wait to take the shower.
- Najibah (8/5): amazing! defo recommend - it’s got a great view, clean, spacious, staff are so welcoming and friendly, it makes the trip more memorable. breakfast is made fresh. jacuzzi is lovely to use after a long day. the shower water leaks into the rest of the bathroom and it’s more to do with the design of the shower than anything so it couldn’t be resolved during our stay.
- Srilakshmi (7/5): Pleasant stay needs kitchen update - The hotel is in excellent location. Had a good stroll off during the day. Lots of eateries and restaurants and small shops which were slightly expensive. Kitchen was barely had any crockery and vessels. Also, there was no microwave or kettle. Would have been better if basic stuff was included.
- Mariia (8/5): Great value for money - Excellent location, I liked the breakfast and warm and kind service.
The rooms are new.
A nice park and huge number of restaurants and bars and landmarks within the walking distance. No elevators, hard for a suitcase
- Kevin (9/5): Superb - The staff was very kind and helpful.
- Denise (10/5): Modern amenities, spa treatments, coastal and market walks. Relaxation at Royal Hyatt - In the heart of old town; leave the courtyard and find yourself where all the action is. The staff were very helpful courteous and friendly. İLHAN helped me solve a medical issue and it will be the point my vacation started. I will be forever grateful for that kindness. Zyyarat served me Turkish coffee in the morning in the courtyard and I saw the city come to life. At peace.
- Robotmilk9 (9/5): Superb - Clean spacious room in a great Central location Breakfast was poor
- Hsm (10/5): BEAUTIFUL ENVIRONMENT! - Wow! The hotel was in the vibrant centre of the town. The night life was exceptionally great. The park was near the Mediterranean sea. We will book the hotel again. We hired a car. So there is no parking at the hotel. There was power cuts on two occasions. Also the tap water flow failed several times.
- Ruchi (3/5): Bad - The location Cleanliness- there were spider web in the room. The kettle was dirty
Broken / non- functional jacuzzi
Breakfast
- Chisano (3/5): Disappointed - Location was great The towel was wet, the window was broken, hard to close, and there was hair in the shower room. The stuff didn’t explain anything about the service.
- Versluys (10/5): Perfect - Property is brand new and nice jacuzzi bath. Perfect location and nice staff Nothing.
- Mariana (10/5): Exceptional - Calm, comfortable, see view from terrace, staff kind and cooperative. Everything was perfect. Thanks for Mohamad, he helped us in our saying. Nothing special
- Steve (7/5): Great location but read this before booking if you do not want surprises. - The location is central to everything and the roof top is a nice viewpoint as well. The staff was nice and did their best to accommodate. There were a few things that made us think that we would ever rebook.
First, the hot water and pressure were hit and miss. Sometimes you would get hot water all the time and sometimes it would be cold, The pressure was the same. It is gamble,
They do not make up your room each day so we never had hand soap for example.
They were very nice when we checked in and out but they did not speak much English. That is on me more because I am in their country, but wanted to let you know
There was confusion about the breakfast. I think they have it but it is an add on? I never really got that figured out with them.
The pillows are very fat. They were hard for our necks.
The spa is nice, and the services were good, but be warned that every trip in and out they will try and get you to sign up for it.
