• Silvia (1/5): - Bello l'arredamento, ma non fatevi ingannare dalle foto Camere sporche, abbiamo chiesto più volte che venissero pulite e hanno sempre rimandato la pulizia o hanno detto che l'avevano fatta. Pezzi di calcinacci sotto il letto. Polvere ovunque. Acqua fredda nella doccia e con un bambino di 7 anni, è stato davvero un problema WC intasato appena arrivati Dalle foto, sembra che le piscine siamo bellissime, invece sono sporche e piene di melma, sono inutilizzabili. Abbiamo prenotato le camere con l'idromassaggio in camera, e non abbiamo potuto usufruirne perché in alcune camere non funzionava e in altre era talmente tanto verde il fondo che faceva schifo entrarci. Per di più, ci sono state assegnate camere diverse da quelle che avevamo prenotato, ovviamente di livello inferiore e molto più economiche.

It’s a pity there’s no space for cooking, as there aren’t many decent cafés nearby and you have to search for options. But if you rent bikes, you can get anywhere—Tulum is small.

Awful location and quality of facilites - The only thing that rarely worked was the hot tub and all of the rooms seemed to have issues with the heating. I was changed rooms 4 times…I could barely make it outside cause I felt like the staff wanted me to be there all day… I felt trapped. The shower gave hot water for 5 minutes and it was gone… just like the hot tub.then it would overflood out into the bed space. Terrible. Had a suspension and closure sticker in front of the hotel, I shouldn’t have paid for the month knowing I was going to be scammed. The issues with electricity and water..

• Thomas (3/5): - It was in an OK location and it was very clean When I arrived the room that I had booked was not available and I had to wait for like an hour they give me a second room but this room did not have great water pressure and had no key card so I had to leave either my room open I'll leave my key card at the front desk which was very annoying as I did not pay for this room also on the last night on Sunday night I came back to my room and the front office did not have a key so I had nowhere to stay as no one helped me so I had to pay for another room

• Nils (5/5): Comfy stay but with lack of services - The room was clean, spacious and comfortable with nice & modern furniture. The city center can be reached by foot. Our room was on the 4th floor so the view was nice. We enjoyed at least our stay there. The hotel seems not officially open or finished? (Like the buildings in the neighborhood) However the main problems of the hotel don't is the staff availability & maintenance : - We had to wait for the staff at the entrance, which doesn't look like an official entrance because there is no sign or information (contacts / opening hours etc). - The door of the closet was not attached so it nearly felt and could have injured us. - I was stuck inside the bathroom because the handle of the door broke into my hands. With spanish skills and lot of luck we managed to convince the security guy to help me get out of the bathroom (he said first its not his job we should wait until tomorrow). Thankfully I was not traveling alone ... The door was not repaired during our stay.

La struttura era in condizioni di sporcizia evidente e di totale incuranza: ambienti trascurati, sporco diffuso e nessuna attenzione alla manutenzione. L’acqua era fredda, rendendo impossibile farsi una doccia decente. Inoltre mancava la biancheria per tutti gli ospiti, cosa assolutamente inaccettabile. Come se non bastasse, il WC era tappato, causando notevoli disagi senza che venisse risolto in tempi ragionevoli. Soggiorno da evitare. Unica nota positiva: i ragazzi della reception sono davvero molto carini, gentili e disponibili, ma purtroppo questo non basta a compensare le gravi carenze della struttura.

• Greta (1/5): Fatal! - Por suerte había secador. Todo lo demás una decepción. Mi estancia en este hotel fue bastante decepcionante. Desde el principio, tuvimos problemas con la habitación que se nos asignó, ya que no tenía agua caliente. A pesar de ello, no recibimos disculpas ni compensación alguna, solo nos ofrecieron mudarnos a otra habitación. Sin embargo, en la nueva habitación, nos encontramos con más inconvenientes: había mucho polvo y no teníamos toallas, por lo que tuvimos que bajar a la recepción a pedirlas. En cuanto al servicio, preguntamos por tours disponibles y nos pidieron nuestros datos de contacto, prometiendo enviarnos información, pero nunca recibimos respuesta. Además, habíamos pagado por una habitación con "ideomasaje", pero el servicio nunca funcionó, lo que fue una gran decepción. Es cierto que nos ofrecieron una noche gratis como compensación por los inconvenientes, pero aceptamos como el viaje lo organizamos hace tiempo. Al pedir otro tipo de compensación o solución, nunca recibimos respuesta ni se nos ofreció una alternativa. A lo largo de toda nuestra estadía, no nos preguntaron ni una sola vez si la limpieza de la habitación era adecuada o si necesitábamos algo más. La atención al cliente fue muy deficiente, y lamentablemente no recomendaría este hotel a nadie.

• Nathan (7/5): - Good location and quiet. Nice pool and private pool or Jacuzzi at suites. Staff was friendly. Suite above had a water leak that was flooding my suite. My floor has a huge puddle of water, as well as water seeping through the stucco wall and ceiling. Had to use all our towels on the floor. Leak started in the afternoon and front desk only had security that couldn't help or provide more towels. In the morning staff was available to clean up the water that had spread throughout almost half of the room and take photos. Late morning handyman arrived to stop the leak.

La habitación era muy cómoda y espaciosa con todas las necesidades cubiertas. Falta limpieza en general, y a la piscina mantenimiento, tenía humedades y suciedad. El baño contaba con problemas tanto en la grifería del lavabo como en el de la ducha. El pequeño office tenía manchas de restos de bebidas. Sábanas, suelos y paredes manchadas.

• 103annamari (7/5): - The place is beautiful, but the hotel feels only partially finished, and that is noticeable. However, the apartment we were given was modern, comfortable, and very nice. The staff was kind, but their presence was quite minimal, and the room was prepared for only two guests instead of three, despite our reservation being for three people. Overall, it has great potential and could be a really wonderful place once everything is fully completed.

Check-in rápido y el personal siempre en recepción en caso de que tengas alguna duda o necesites orientación para localizar actividades en el lugar. En la publicación ofrecen jaccuzzi. Algunos cuartos lo tienen, en mi caso la habitación era con una mini piscina. A la mini piscina no le dieron mantenimiento durante la estancia, aun estando fuera de la habitación.

• Emma (9/5): Amazing stay! - This place was amazing - I’m so confused by the bad reviews/comments. It’s a stunning hotel, rooms are fabulous! The bed is so comfortable and we had hot showers every day. The location is good, it was a ten min walk to the Main Street where there’s restaurants and shops and another ten minute walk further into the Centro. The price was really good for the hotel. Lovely pool and beds too! As it’s a new property - yes some finishing touches are still in progress. When the kitchen is finished, you should have a water refill station for customers to use. A fridge in the room would be helpful. We stayed for 4 days and were given only one toilet roll - when we asked for more on our last day, the man at reception said he didn’t have any to give us which was weird. Overall, we really enjoyed it and would highly recommend and stay again!

• Marjolaine (7/5): Bien mais attention arnaque - La décoration de la chambre, l'esthétique de l'hôtel On a pas eu d'eau chaude pendant tout le séjour, on a du aller se laver dans une autre chambre, tous les jours on nous disait que le réparateur viendrait demain. Et surtout on s'est fait arnaqué avec notre carte bleue. On a reçu un message avec toutes les informations de notre réservation. Et quand on arrive la personne à l'accueil nous dit qu'il comprend pas ce que c'est. Et après quand on lui dit qu'on a cliqué sur le lien, il nous montre qu'il reçoit des mails depuis plusieurs jours d'autres clients. Donc il était bien au courant, mais qu'il pourra rien faire, il ne fallait pas cliquer. Situation géographique ok, seulement si vous avez une voiture.

L'emplacement est central, assez proche des plages ( 10-15 min en quad) , de l'avenue de Tulum où il y a des restaurants (5 -10 min à pied) et de la station de bus ADO ( 10 mn à pied ). Ce n'est la faute de personne mais quelques coupures d'eau et d'électricité pendant notre séjour. Et difficile de trouver lors de notre arrivée car l'adresse ne correspond pas à l'emplacement, le GPS nous a indiqué l'opposé...

• Marney (9/5): Great value for money. Clean and comfortable. - Beautiful clean pool and great rooms. Very comfortable bed and pillow. Staff were helpful whenever someone was at reception (not all the time). Location is good, a bit further away from things which is what we wanted. Excellent value for money. Being on the top floor meant that the water pressure was terrible. Only a trickle came out so was not possible to wash my hair. The water for the jacuzzi on the balcony only got lukewarm. The plug for this got stuck on our first night and only got fixed on the third day of our stay. The people on the lower floors didn’t appear to have any problems with their jacuzzi so it could have just been our room.

Rezeptionist wolle 40 Dollar für verlorene Plastik-Zimmerkarte (1 Dollar) - er konnte keine Regelung dazu zeigen oder nennen und hat einen Phanasie-Preis verlangt, der Rezeptionist mit den kurzen Haaren ist eine schreckliche Person, unfreudlich und unverschämt; er muss sofort entlassen werden beide Zufahrten zum Hotel sind 100 Meter null beleutet und man kommt nur mit Taschenlampe zum Hotel Fernbedienungen haben nicht funktioniert Internet ca. 15 mal ausgefallen Strom ca. 15 mal ausgefallen es gibt kein Frühstück wie beschrieben es gibt kein Restaurant wie beschrieben es gibt keinen Ausflugs-Schalter wie beschrieben es gibt keine tägliche Reinigung wie beschrieben es gibt eigentlich gar nichts, was funktioniert das Hotel braucht dringend neues Personal oder muss geschlossen werden

Horrible experiencia y el hotel no se quiso hacer responsable. Horrible, el peor hotel que me he quedado en Tulum. Mi jacuzzi que fue la razón que elegí esta habitación, no funcionó y jamás me resolvieron. • Brenda (5/5): Passable - While the location was ideal for walking to great food and into town, the building itself left a lot to be desired. It is still heavily under construction, no elevator. We were on a 4th floor, was difficult to get up there with our luggage, no one helped ( we had heavy suitcases, as we had been traveling throught Mexico for 10 days. Construction supplies everywhere, the shaft for the future elevator is dangerously open. We arrived Saturday and left Wednesday. We had no water from Monday evening until the day we left. Thank God the staff allowed us ( my daughter and I ) to shower in a different apartment. Aside from that the actual apartment is nice and when completed, I am sure this apartment complex will be stellar. However, they should not be renting until all construction is complete.

But I slep - It’s a beautiful property but there was still a lot of renovation happening when I visited end of Jan 2025. I loved the bed, it was super comfortable. The room was a decent size and the shower was great. I had a little dipping pool out the front which was nice to have in the space. The pool is lovely and the location is fantastic, super close to restaurants and bars. The staff were really lovely, there is a cafe but not always open and they only serve coffee. A few things that could have been better were there was nowhere to hang clothes, there was a big cupboard but no hanging pole fitted so I had to hand clothes on doors. There was no kettle for coffee/tea in room. No fridge in room, I was there for a week so a fridge would have been really useful. Room wasn’t cleaned once in the week I was there. A gap by door so mosquitos can get in.

Yes, the place is still in construction and there will be minimal noise and some dust, but the rooms & apartments are great and the location is perfect, just between town and beginning of Veleta. Definitely a good value for the price. Just be aware that you have to be tolerant!

• Kyra (7/5): fair - I did read all the bad reviews , so I knew what I was getting myself into. Nevertheless I still booked because of the low price. My room was clean and still maintained (because it’s new) I really enjoyed the friendly hostess that welcomed and helped me with my bags, and the lady at the breakfast bar they are both incredible sweet! I enjoyed the location because just around the corner you have all the restaurants and supermarkets that you need. there is no elevator so if you are like me and have a lot bags it’s a workout getting it up and down. The standard room does not come with a fridge. The wifi still needs work. The building is not finished so there is still a lot of dust.

• Ludovica (7/5): Expect what you pay for! - The room itself was beautiful, nice decorations and pool and good furniture The price is good considering Tulum’s standards ( i paid around 30 dollars per night) Comfortable to have a restaurant on site, although I don’t recomend their food If you want to use the kitchen you need to buy a sponge or filters for the coffee machine The place is still building so the electricity went on and off The hot water in the tub was not working

• Benton (5/5): Good value if you know what you’re getting - Good value and really cheaper than a hostel - looks great in photos and the bed is huge. The views are great! I read reviews so I knew a lot but I do wonder if whoever is putting their money into this knows how’s it’s going? I didn’t mind the construction but it’s clear they also don’t know what they are doing. The room was big but not so clean. The AC stopped working. And the floor / windows weren’t clean. There were hairs and old gum in the bathroom. And while they have a restaurant they don’t have a menu so every day the people come, open it up and sit there playing music. Why don’t they fix the wifi or at least make it one password? Why are they installing hot winter tanks that are too small to ever fill those tubs? My shower wasn’t caulked right so it leaked all over the floor. Regardless of the construction what is built they don’t seem to know how to operate or run. Very odd.
