The apartment is spacious and has pleasant tall ceiling. I suspect it was two flat put together. The lighting must be improved especially as it has very limited natural light, the pictures are very misleading.
The kitchen is modern and clean and well equipped. We didn't cook but it looked good. We had to sleep on the sofa one night as the smell was too unbearable in the main bedroom/bathroom, the sofa was comfy but clearly not what we paid and planned for. This is not a house but a half basement flat, with restricted light and limited windows. As a result you have a clear problem with ventilation, the main bedroom with en suite bathroom has a drainage issue and smells like sewage. There is a mould problem too for the same reason. I have notified the contact straightaway, they came the next day, to fix the bathroom, the smell was diminished for less than 24h before it came back. They have lots of strong air fresheners everywhere which is really triggering if you have asthma. The desk in the second bedroom had a broken leg which was fixed on the second day. We came for a city break but had to deal with the maintenance of someone's property. Lastly, the third bedroom is cute but has very low ceiling, it is fine for children. Otherwise you have to be careful not to bang your head and squeeze in a tiny bathroom.
We were offered a partial refund for the first night, despite sending my bank details, I have still not received it and would argue we deserve a 50% refund for the inconvenience of the entire stay.

Nicely decorated and a great local pub.. Queens Arms The heating was very uneven.. warm in the bedrooms but couldn’t get the sitting area to warm up.
Plates in the cupboard were dirty so put them in the dishwasher. The water trap in the bathroom was smelly. One leg of a table in the middle bedroom was not attached to the table so not secure or stable.

- Siobhan (7/5): The stressful start to our stay was a shame as otherwise, the property and location were good. - Location is great and the apartment was clean and comfortable. Our check-in experience was poor. I had emailed a couple of days ahead to ask how we would get in and the reply said they would tell us on the morning of our arrival. We were travelling, I received no message and couldn't access Booking.com for any message. When I called the number given, the host's main concern was to take my credit card for a security deposit. I had to call 4 times in total to get the keylock box code and the wifi code. I suggested a welcome sheet at the property with things like the wifi code would be helpful. The thrid bedroom is also very cramped.

I booked this “Super High-End Kensington House” for 3 nights (24–27 Nov) for £1,300 — and genuinely wish I never stepped inside.
1. The main bedroom STANK of sewage
It smelled like someone had used the room as a toilet.
The odour was so strong it was impossible to sleep in there. Completely unacceptable and not hygienic for anyone, especially families.
2. The third bedroom was a MOULD hazard
The smallest room at the back was full of damp.
There was mould on the floor, stains up the walls, paint peeling everywhere.
This is a serious health risk — especially for children or anyone with breathing issues.
3. The entire flat is in SHAMBLES
• Stained floors
• Cracked paint
• Damp patches
• Terrible maintenance everywhere
• Broken electrical points
• Multiple rooms where lights didn’t work
This place has not been properly maintained in years.
4. The heating DID NOT work
We arrived late at night, the property was absolutely freezing, and despite having a baby with us we couldn’t heat the rooms at all.
The central heating was broken throughout the flat.
5. Unsafe layout
This is a basement flat with very steep glass stairs going down.
Dangerous for families, elderly guests, anyone with luggage — completely impractical and unsafe.
6. We LEFT the next morning
We checked in late, slept in our coats because it was freezing, and moved out by 10 a.m. the next day.
We refused to put our baby in those conditions.
7. Host refused ANY refund
Despite the dangerous conditions, no heating, sewage smell and mould, the host refused to refund even one night.
Extremely unprofessional and uncaring.
8. This listing is TOTALLY MISLEADING
Nothing “super high-end” about it.
The photos do not reflect the reality.
This property needs a full renovation before anyone should stay there.
- eric (9/5): Great stay in a charming home full of character - This place is very well appointed and has very comfortable living quarters. it is in an very charming quiet street full of character and moments from all the Kensington area has to offer. Loved the little pub at the end of the street. The kitchen needs to have more utensils and the three double bedrooms are not evenly sized. In fact, the double at the back of the home is extremely small and the others are large. This is not ideal in a split cost scenario and should be highlighted.

- Renate (8/5): - Il s'agit plutôt d'un appartement et en sous-sol, mais très bien agencé et comfortable.
L'emplacement est très bien, très calme et dans un beau quartier. Métro, bus, restaurants et supermarchés à proximité. L'électricité (éclairage) peut être un peu capricieuse. Mais un échange par messages avec l'agence nous a dépanné rapidement.
Il faut tenir compte de l'emplacement en sous-sol. 2 fenêtres dans 2 des 3 chambres donnent sur une descente d'escalier extérieure. Pas de vue direct.
