Apartment clean & comfortable.
Lifts were fast.
Can walk across to casino or pacific fair shopping centre. Tram station close too One key with 3 in room going different directions each day is ridiculous. Needs be a minimum two keys when more than one person.

- Monica (3/5): Good location BUT no aircontioning! - The property was in a great location, we were able to walk to our restaurant reservations and daily activities and the pool was amazing! The air conditioning was broken and we were not informed by the property leading up to our booking, it was only when we checked in that we noticed the room was very hot (peak summer in QLD) and went to turn the ac on and couldn’t. I called the property manager and they said they’d look into it, then I eventually received a message that said it’s broken and they’ve provided two fans to remedy it (they were tiny and useless). They said the listing stated the ac was broken but I didn’t see that when booking, as someone who lives in QLD, I would NEVER book a property in summer that didn’t have ac. I wish I paid closer attention to the reviews when booking as it seems I’m not the first person to have this issue. If I’d been told by management earlier, I would have cancelled and booked elsewhere as the price for this apartment wasn’t worth it for the fact that our whole group were uncomfortable for our entire stay and couldn’t sleep even with the doors and windows open to try and cool down. If you are booking, make sure to check with management that the ac is working to be safe so you aren’t disappointed like we were. We were offered a small refund that didn’t nearly compensate for the discomfort of the weekend.

Obviously a scam! It was very annoying.
There was some crap about a key being at a store at some mysterious location. Then you wanted a further $300 security deposit. None of this was mentioned prior to paying.
You are rubbish scammers & I got nothing for my payment.
I’ll be taking further action. A young girl tried to explain but she could hardly speak English.

We stayed in this 2-bedroom apartment during 35-degree heat with no air circulation. We booked through Booking.com, and there was NO information anywhere (listing, confirmation, or payment details) stating that the air conditioning was broken. Instead, we were given two tiny fans in the living room only — none in the bedrooms.
The apartment STINKS as it is right next to a rubbish chute, and the heat inside was unbearable — like a sauna. By midday, the temperature felt close to 40 degrees, and it was actually cooler outside than inside.
We contacted Booking.com immediately to request a refund or cancellation, but were told they could not help due to the non-refundable policy, and that Serain Residences refused to provide a full refund. There was no proper investigation, no accountability, and no acknowledgment that this critical information was hidden; BURIED in fine print on Serain Residences’ own company profile; one single sentence hidden after scrolling past all the apartment descriptions, stating that the aircon for the entire floor was broken and parts were unavailable. This is extremely misleading and unacceptable.
Serain Residences (property managers) were unhelpful and dismissive. They refused to answer our calls. We then requested at least a 50% refund. After 5 hours, at 10:21pm, they declined. Their response showed zero empathy, saying they understood it was “warm and uncomfortable” but would not refund anything.
At 6:03pm, they messaged us suggesting we open the balcony doors as “it’s getting dark and warmer" and at 902pm there was a heatwave &told us to “use the aircon wisely" WHAT AIRCON?
We paid $1,581 and had to cut our holiday short, staying only 2 nights and spending most of our time outside to escape the heat. For this price, we could have stayed in a 5-star hotel.

The windows don't open much not allowing much breeze to come through. Was only provided 2 small fans. The key is located up the road in a grocery store which is inconvenient.

Management cannot be trusted. - Location Although we specifically asked if the pool was open before arriving, the owners and management (who were well aware that the swimming pool was closed) did not inform us. Instead sending cryptic messages denying they could confirm or not. It was not “an unforeseen” issue, as the leak was a well known documented issue posted in lifts and was also known by residents etc. as an “ongoing issue”. We travelled from NZ for a pool side holiday but unfortunately we instead over paid for a dirty, broken apartment with no facilities stated in reservation. Toilet seat was broken, they advised they would come to repair : no show. Shower was filthy. Built up thick brown slim in the corners and along the glass door. Unpleasant smells when using shower. Dishwasher was disgusting.

Locker location was too far from hotel.

1. Key pick-up was very inconveniently located at a Grocery shop, especially if you don't know the area.
2. The hotel staff don't want "anything to do with you"" because the apartment is privately owned.
3. No holder for the toilet paper roll, bathroom sink was blocked, stain on the carpet between the single beds, no space to put your bags in the bedrooms.
4. Deposit for any potential damage is not repaid for 7 days.
5. Only one photo on bookings.com
6. I asked for 4 single beds and even though there was a single fold bed there was no linen for it.

- Tina (1/5): Dirty, Disgusting, and Needing a DEEP Clean – Avoid This Property at All Costs - The location is perfect. Highly recommend booking through Avani directly and not through this listing as it's privately managed. I had an absolutely dreadful experience at Avani booked through Serain Residences, and if I could give 0 stars, I would. The property was meant to be cleaned after the previous guests checked out earlier in the day, but when we arrived at 3pm, it was filthy. I immediately called and emailed to notify them, but I didn’t get a response until 9 PM, when they said someone would be there in 30 minutes. I called again, asking if they could send someone the next morning instead, since it would be around 10pm and the cleaning should have been done hours earlier.
They promised a “thorough clean” the next morning, but when we returned, nothing had changed. The property was dirty, disgusting, and infested with fruit flies. The vents were full of thick dust, the tiles were black from neglect, the dishwasher was full of mould, and there was a terrible mouldy smell when we walked in. The entire place felt uninhabitable. I was forced to go out and buy cleaning products myself, as we couldn’t afford to book something else and lose our money on this rental.
To make matters worse, there is a rubbish chute right outside the entry door, and the smell from it was unbearable. Despite multiple emails and calls, their responses were either slow or completely dismissive. They offered a complimentary housekeeping service, but by then, it was far too late to salvage the experience.
This property is in a great location, but I highly recommend booking directly with the hotel instead. The rental experience here was a nightmare, and I wouldn’t wish it on anyone. Save yourself the trouble and stay somewhere else.
I could only add 4 photos and apologies for the disgust, but this is what we dealt with and trying to avoid others being in this situation.
First family holiday in a while, and we shouldn't have had to deal with a property like this considering the amount we paid for our 5 night stay.

Minimal windows in apartment and dangerous with kids to have balcony doors open 24/7 to get air flow. Sign was in the lift and saw this as we arrived level 21 &22 without air conditioning. We Would have appreciated better communication around this. We were provided part refund once I msgd. Apartment needs a deep clean. We were provided dirty bedding also which i raised. Abit disappointed around this but location and pool was great!

We didnt get en email with details on key collection, just an address which Uber took us to a hotel next door. They kindly directed us to 7eleven (this must happen a lot) but we didn't have the room number for the correct lock box. I called the property manager and they insisted we were emailed it. Searched all emails and spam, no email. Very long and confusing start after a long flight. We were also charged an additional $160 with no explanation given. May have been fault of booking.com, still under investigation.
