- Phillip (5/5): Overpriced for a stopover bedroom. Difficult to find in the dark and poorly signed posted. - Basic, but clean and comfy beds. Hot water, heating and roof provided. There are a number of properties at the same address. In the dark it was not easy to locate the 'Flat". Tried calling the hosts and texting at 9pm when scheduled to check in. No response. Not milk provided with the tea.

Mould in fridge (it wasnt turned on when i arrived ,i found a water in a tray & ice tray sitting in it .
The shower mould & bad smelling drains .
No milk nor extra roll of toilet paper,i had a cockroach on my bed & a grub came out of the haidryer! No iron or ironing board avail for use ..

- Judith (6/5): A good spot to break my trip. Cheree responded promptly to all communication. - Was very handy to everything. Was great to be able to sit outside. The tariff was was very cheap so my expectations were low and were exceeded in the cleanliness of shower and fresh bedding. Coffee cups weren't clean. No milk, only creamer.

And there were spider webs on the ceiling above the TV And the tiles in the bathroom shower were all cracked and ready to fall off.

No instructions for a weak fan that would only blow warm air with the weather so hot on Friday night/Saturday 9-10 January!! Blind wouldn’t open on main window. No milk. I kept the door open till mosquitoes invaded. I wished I had booked a hotel room for half the cost. From my experience I would have had a better night’s sleep and been more refreshed.
- Johanna (9/5): It’s in a great location, easy to find and is good value for money. - The room was lovely. Small but well kept, clean. It’s exactly as advertised. When we got there we had a few struggles with the key which was our fault, however, when we messaged the owner we got a very timely reply and he was super helpful. Great location nearby the Main Street. I would definitely recommend. We struggled a little with getting in but that was our fault and the owner was super helpful.

- davina (4/5): Would not recommend this to anyone else - The listing stated this was a one bedroom apartment but it was literally a bedroom with a small ensuite. Had a table inside but we couldnt use it as the large heavy microwave was on it. The only water source was the small bathroom basin right next to the toilet so any washing up of cups, plates etc was difficult and unhygienic. The photos on the listing were deceptive as to the size of the room and the facilities. Had an outside sitting area but it was way too cold to sit outside.

Upon letting the owner know i wasn’t going to be staying there, i received some sort of an apology about the soap, but was then told i was dramatising a piece of soap that wasn’t in the bed. i then received a message from the other owner who said if i needed to discuss it that i could call him, so i did. right of the bat he wasn’t polite, refused to believe his wife could leave used soap in the bed. very unprofessional in the way that they speak to customers as i’ve seen in replies to other negative reviews.

- Wendy (7/5): - Locating an it was a very good price. It was very cramped. There are two gates with 28 on them side by side it is easy to get confused. I tried to get into the wrong one and the lady there was very nice but didn't know there was a BnB in the back garden.

- Bridget (5/5): - Did not stay there as far too small ' it's a small garage turned into one bed plus very small ensuite. Could not get our open suitcases on the floor mind our small fridge. Our fault for not checking properly. Ended up staying both nights in great motel in Lithgow.
- Stuart (8/5): Good value for a stopover in Lithgow. - Very nice street but a little further from the station than we thought. For walkers, it's a great spot to visit Hassans Walls. It was difficult to fill the kettle from the bathroom sink. A filling jug would fix it. The facilities were quite basic, however, in line with the relatively low cost.

You’ll enjoy your stay there. - Appreciated the owner Adam ringing me right away just after I had just made the booking to confirm a late check-in time would be possible. Very friendly guy. I loved this little self contained granny flat. Had its own separate and private entrance and a keybox that allowed for easy access to the flat. Given it was zero degrees and freezing outside the little fan heater and electric blanket really helped me to stay warm and get a good nights sleep. Not a lot of space for hanging clothes but it was inconsequential for me due to my overnight stay. Came with a small fridge and microwave but didn’t end up using them. The complimentary toiletries (toothbrush and cotton wipes) were an added bonus. Parking was easy and on-street. Just a few metres away. Overall I really enjoyed my stay there. Good job Adam. Would have been nice to have been given some complimentary milk capsules in the fridge for tea. Also the bathroom could do with a heater too in the dead of winter!

Review for overnight stay Saturday 03 May 2025
Summary: In its current state, this accommodation is at best a 6-out-of-10 rating, and needs some love and attention to get the basics sorted out. The Flat is about the size of a master bedroom (about 3.5m x 3.5m), and is located in a converted shed/garage down the backyard of a 1950s house.
Reason for our booking: We attended a Dance Ball at the Function Centre in the nearby Showground.
One night stay - cost $110.00
What we liked:
- The location is handy, and is just off the main street into Lithgow shopping strip, which is about 1km away (Woolworths).
- Our showground venue was about 600m from the Flat.
- The bed is very comfortable.
- The ensuite is fairly modern, roomy enough, with a good supply of hot water in the shower.
- The keybox beside the entry door was already unlocked. No hassles getting the key out to unlock the door. What needs attention:
- The power board has to go. A review a month ago from “Bec” (1 April 2025) highlighted the faulty power board, and it is still causing problems today. There are four appliances that need that board to work properly: Fridge; TV; microwave; kettle ... plus any charger plugs that customers may want to plug in. The board trips out too easily, and it's a bugger to try and get it to reset. We managed to get it going again a couple of times, but then it started showing a blinking blue light indicating a major fault. We ended up unplugging the board, and plugging appliances into various other power points around the walls.
- The electric kettle doesn’t fit under the vanity basin tap for refilling. We had to fill a cup with water, and then tip that water into the kettle. Perhaps a plastic 1-litre jug could be provided to make it easier to get water from the basin tap to fill the kettle.
- Hanging space for clothing is almost non-existent. The “pantry” cupboard with the louvre doors seems to be under-utilised. Maybe one side of this cupboard could be remodelled to be a hanging space? We had a ballgown and tuxedo suit that needed to have a tall hanging space, and the hooks fixed onto the door next to that cupboard weren’t good enough.
- A plug is needed for the vanity basin, and the cabinet has empty packaging that needs cleaning out (it was still there from the “Bec” review a month ago).
Would we stay here again?
- No, it doesn’t suit us in its present state. If future reviews showed that some things had been sorted out, then maybe we would consider booking again, but we will probably spend an extra $50 next year to get a basic motel room instead. I wonder if some of the recent Google reviews for this Flat are fake bullsh!t?? Too many “Superb” ratings-only reviews, with 10 out of 10 score (with no comments).

- Jane (6/5): Pleasant - Convenient location, adequate facilities, comfortable bed and reasonably priced. Concerning lack of power points meant the powerboard overloaded when kettle and microwave were on at the same time. Rang the contact number only to get a message saying mailbox was full. Left a text message and no reply. Tea and coffee was not refilled and food left from a previous visitor was still in the fridge. Overall a bit disappointing.

I couldn't find the free parking, but it was fine to park for free on the street. There were a few bugs around and some snuck into the room, but not because the place was unclean, just because of the trees and time of year most likely.
