Whilst the apartment was large, we were hoping for something a little more like the photos. The apartment wasn't presented in the same condition and was quite dark

They said we were being provided a better place with a few stairs. We arrived very far from centre and over 50 stairs not able to climb. I messaged right away and a few more times. They asked where the keys were and I told them right where they had left them and still have heard anything since. We had to find another place in very short notice.

The agent should have made it clear that the instructions will only be given on the date of arrival as I had to chase for instructions for accessing the property. The agent had sent online check in instructions stating that instructions will be withheld until this was provided and I had to double and triple check that I had done this before I chased them for the instructions as I had not received this day before arrival. the video instructions on how to get the keys were clear but there were no instructions how to open and close the main door and gate, and I had to specifically ask for this after guessing all the possible actions to work the gates.
- brit (10/5): Beautifully appointed historic refuge form the hustle and bustle of city center Firenze. - The apartment was stunningly appointed. Beautiful art work and interesting antique furniture surround as you enter. Very comfortable beds, a clean functional kitchen should you wish to cook and a dining table that seats 6 comfortably. As a bonus it has a verdant private courtyard with seating and a table if you wish to eat alfresco. It is also deadly quiet at night which we appreciated. The Santa Croce
neighborhood is very lively with multiple eating and shopping opportunities and it is far enough away to escape the throngs of tourists that clog the sidewalks as get closer to all the major attractions. It is an impressive refuge from a busy day and we definitely want to stay here again. There was nothing we didn’t love. It was a great experience.

- Gorski (4/5): Great location, but you could so much more for the money in Florance. - It was in a very good location in relation to the restaurants, museums and churches, great spot in the heart of Florance old town Firstly it was not the apartment that I ordered based on the original photos some moths back. This is a problem with your platform, this is the second time that I booked a place to find that it is a totally different place. The address was different to what was listed on your platform. Bookings.com needs to get better at managing the information and the accuracy of the information.
With that in mind upon reviewing the comments around what I thought I was ordering, basement unit, maybe the one I got on the first floor was better of the two anyway, no sewerage smell.
The unit was basic, run down, uncomfortable. The amenities were poor, loud fan, shower floor incomplete, washing machine would not finalise a cycle, no iron, no iron board etc.
The owner responded fairly quickly when I made some enquires, that’s a positive, but the place does not meet the basic requirement for a holiday let.
I am shocked by some of the reviews against this unit, praising the facilities, perhaps it’s yet another apartment they are referring to.
In conclusion, my stay in Florence and overall experience was significantly impacted by the facilities I stayed in, I was disappointed for my wife and I given this was a special trip for both of us.
My issue is that the unit needs to be upgraded to be worthy of future stays, but also and importantly Bookings.com needs to lift its game around the accuracy of the information that it has on its platform. Do your due diligence better, or you will lose customers from your platform.

The bed sheet is dirty. We contact the host. They changed it very soon after.
- Megan (4/5): Misleading and upsetting - The location (although not where we were told it would be) was really great The host lied to us about the location of the property and the amenities. After looking at the listing again, the pictures shown online are of multiple apartments that I’m guessing the host owns. The address must be for one of their multiple properties. Only about half of the pictures are of the apartment we stayed at. It was in a basement with no balcony, no washer, no windows. Upsetting since we thought we’d have a washer. Only after we arrived at the address we booked is when we found out that the actual location was a 25 minute walk on the other side of Florence. How fun for us to drag our suitcases there. When I called them out for misleading us, the host blamed me for not getting their messages a week prior on WhatsApp (that I did not have downloaded at that time). They never contacted me via booking.com and I had no clue they would be using WhatsApp for communication. On top of that - probably the worst part - the smell coming from the drains. The whole apartment was straight sewer. The host told us we had to keep all drains plugged and only unplug them when we use a sink/shower. Then plug them back up right away. I
Can’t imagine how bad it would smell if the drains weren’t plugged at all times. That was pretty disgusting. I will say that next time we are in Florence we would definitely stay in the neighborhood again.

It wasn’t as clean as I would have liked, was very dusty, drawers were dirty, furniture was shabby, upholstery torn and stained. Linens, beds and pillows were not comfortable. No broom, dust pan or working vacuum cleaner to clean up throughout the stay.

On the other side of the river from the city. Good size for a couple, hanging space for clothes and good sized kitchen. Easily accessible and approx 20 euro cab ride from central train station. There was a bad smell coming from the shower drain and a general musty smell when you entered the apartment - it smells damp, likely because the apartment is below ground level. There is a vent to outside above the bath in the bedroom area which enables you to hear all outside noise including motorbikes/scooters and people walking past even throughout the night. When I used the bath on our last night, it was slowly draining out onto the bedroom floor while still in the bath. We didn’t realise this until I got out of the bath and saw water all over the floor. Suspect a blocked drain or broken fitting under the bath. Had trouble catching a cab back to train station from this address and had to walk across the river with luggage to book a Taxi.

The wrong location is advertised on booking.com and we weren’t informed of the correct address until a couple of days before arrival. As soon as you open the door the awful smell of damp hits you. Each time you flush the toilet there is a strong smell of sewers. The bedding is damp due to the apartment being underground and not well enough ventilated. It is not advertised that the apartment is underground and has no windows. The bath leaks, the bar stools are too high to sit comfortably at the table.

- Ana (10/5): A stately Florentine Relaxing experience - The property is gorgeous, right in the city just a few steps from Piazza Beccaria, making it easy to arrive and depart. The street is lively with shops and restaurants but inside was serene and quiet. Very spacious with a beautiful backyard. The decor is a mix of old-new, it makes you feel like you’re in a stately Florentine palace. The location is great, about 15 min stroll away to most sites. Well worth our money and our group of four loved it very much. We loved it!

- Shaylea (6/5): Info before you book - The location of this stay was great, although it is not where the listing says it is (the host mentioned he was working to correct this). It's right in an area with lots of food and activities. The space itself was also clean, spacious, and quiet.
The host was helpful upon check-in and check-out as well. We chose to stay in the secret apartment room offered. I probably could've noticed this in the pictures, but it is not mentioned anywhere that this apartment is fully underground. There are no windows in this unit and it frequently smelled like sewage with the pipes from upper units. It's also much dimmer than in the photos.
This unit is still good value for money, but I wouldn't recommend staying in this unit if you don't do well with enclosed spaces.

Very spacious, immaculately clean and a great location There was a little bit of noise from the street above but not enough to spoil our stay. It is underground, however we did know that before booking.

The pictures give the impression of a more modern and well-maintained space, which led to higher expectations. While the place is functional, it could definitely use some renovation to bring it up to the standard shown online. Toilet should be replaced!

The bed and sofa bed were very comfortable.

It was on the first floor, so not too many stairs to climb. Having to pay €10 a night extra to use the sofa bed is outrageous. The ad says it is for four people and there is a double bed and a sofa bed. My friend and I didn't want to share a bed, so we thought it was perfect. After booking and paying, we were told about the extra charge.
There were no bedside tables or tables next to the sofa, so books, cups, etc. had to go on the floor.
All the crockery was too high in the kitchen (a small step would be handy).
The building is quite noisy with people coming home very late and moving furniture around. This is not the owner's fault, just a fact. Don't stay here if you are a light sleeper.
The balcony door was impossible to open, so we couldn't shut the shutters.

- Arjun (9/5): Nice stay! At least the best we had in Italy! - Very nice property, very well accessorised, a few vintage decor items which added beauty. So much to read in the house... so many candles were provided to make a nice ambience in the evening! There was a power outage on the last night around 2:00 am which made the whole house very cold. But after instructions the heater started again by 4am but without lights. We were not able to use anything else than the heater, thankfully we could cook in the morning we had to checkout as we had a gas stove rather than an electric one.
- Neha (1/5): Be careful before booking - Location was the only plus. Given the price, the facilities did not meet our expectations. The bathroom was the primary area of concern which needs some major improvements: broken shower knob, almost broken shelf and no place to hang anything (there was one towel hanger which broke as soon as we hung a towel on it). When we contacted the owner regarding the broken shower knob, we were told that's the "way" it's supposed to be and we are supposed to re-insert it and try to move it in a way that it doesn't come out! The owner didn't seem to accept that it was broken at all. The toilet flush tank takes atleast 10 min to replenish water once used, so it is not comfortable for more than one person. This according to the owner was linked to the property being within the protected heritage old town, HOWEVER this should be clearly stated in the apartment description so that the guests know what to expect and can choose whether or not they want to make these compromises. If we knew these things, we would have never booked this accomodation. There is a TV but to watch anything you need to connect with either USB stick or HDMI cables, which a tourist typically would not have while travelling. The other solution was to watch italian TV which of course we did not want. There was a kettle in the kitchen area to heat water but with a lot of calcium deposit at the base. Basically, the room did have (atleast on the face value) the things which were mentioned in the description BUT many of the important things did not work as one would expect. The apartment could use a major upgrade (the available space is not well maintained) and the description should be modified so that the guests understand better the condition of the available facilities.

- Stavrev (9/5): A nice appartment on top location - Out host was very friendly and we got all the instructions timely. The location is perfect and there are plenty of restaurants and cafés just a minute walk from the property. It is very close not only to Santa Croce, but also to other sightseeing spots like the Uffizi (5-6 min walk), for instance.
The appartment was very clean, all amenities were as described. The toilet flush is using a very old pipe system and you had to wait for a very long time before you can use it again, which is causing a bit discomfort.

The bathroom could use some hooks & shelves. Quite a lot of steps up to & in appartment fine for us but maybe not for older guests.
- Henrik (7/5): Good place to stay in Firenze - The location was very good and the host was very helpfull. Its a nice and open appartement There were ants around the appartement and kitchen. The utilities wasn't very good and it was not as clean as we would like.

The host was very helpful advising on restaurants, bars and where to go to get the most out of our stay. Also, he made sure the apartment was warm for our arrival which was an added touch because it was cold in Florence at the time. The apartment itself had everything you need for a short or long stay! It had clearly been modernised and was very clean. And the host would answer any questions you may have. Nothing

Cute details such as the fireplace, the coffee capsules and the bottles of water left for us. Well thought! We would have needed an iron. Traveling with a packpack can be a bit tricky for the clothes and they didn’t look that nice.

- Claudio (8/5): Medium-sized room in a good location. - There was an issue (water damage) with the apartment I had originally booked, so the host proposed to me a similar room, which was also very good. The location of this new room was good, very close to the station. The bed was very comfortable. The room was clean. The host was friendly and super responsive. The rooms are not super well isolated; we can hear what happens in the adjacent rooms.

- Eric (9/5): Comfortable stay in a great location of Florence - The apartment is located in the perfect location. We really enjoyed the outside terrace where you can relax and enjoy the outdoors privately. The decor was nice, and the bed was comfortable. Laundry was easy to do/hang dry. It was also nice having a full kitchen, couch, and dining table as well, we were not used to having that on our two week trip. Open layout of the apartment was a really nice feel because we felt like we had plenty of room to relax and move around and didn’t feel at all cooped up after long days exploring Florence. Only issues (very small) were the bathroom for us- the shower drained very slowly, it was rather dark with only two small bulbs, and the fixture for towels was loose/fell a few times during the stay.

- Tess (9/5): Location, air-conditioning, sweet host - what more can you ask for?? - Despite this property having some plumbing issues, our host was more than accommodating in getting us set up with another one! Giulia was very kind and helpful. The location where we ended up staying was the Central View Boutique and it is right across from the Mercato Centrale - a must. The three flights of stairs to get to the room were worth it. We were close to everything we wanted to see and everything we didn’t know we wanted to see! Our original booking had a washing machine, but we managed!

The smell on the terrace is horrible, I think only smokers will use it.
