- Kathy (4/5): The cottage, although in a great position, was not up to the standard I was expecting. - Location was good. Quiet street. Coco was very friendly and helpful with getting the wi-fi and tv to work. Information left for connection to wi-fi and internet was incorrect and there is no free to air tv. No phone reception inside the house. Bathroom had no hooks for towels or a bathmat for the very slippery floor. No heating or extra blankets that we could see. Garden and lawn need cutting back and mowing. It was difficult for my very elderly father to navigate the stones with his cane and walker. No lighting from the driveway to the front porch. Unfortunately, there were a lot of bugs and cockroaches inside the house as well.
- Jennifer (8/5): We needed a place to sleep 5 after an engagement party and it was perfect. - Location. Cute property. Very relaxing. Several different lounge areas including large veranda Says there is an iron and there isn’t one. No PowerPoint in 3rd bedroom. No hanging places for towels.
- Megan (8/5): Good location and beautifully styled accommodation - Beautifully styled property and loved the decor. Location was really good for the beach, main shops and the great cafe just around the corner..kitchen very well equipped.. Great spot when the weather is hot not sure how you get on when it’s colder.. a few practical things missing like towel rails.. no where to hang wet towels and it would have been great to have a washing machine if you are staying for more than a few days but it didn’t help that we had rain which was outside everyone’s control!
- ian (8/5): A great place to stay and good value for money. - A good location, only a short walk to the beach and shops. The hosts were very accommodating with any requests, and very helpful with local knowledge.
- Mark (8/5): Quaint and homely Cottage - Felt quaint and homely Too much furniture gave no room to move around. Beds too small.
- JOHN (8/5): Cute beach house in safe area. - Location was great for bush walking and quick drive to beach
House was typical beach houes with mod cons
Well done
- rachel (6/5): Nice if the sun is shining and you can enjoy the beach. Great spot. - Nice decor. Cramped and had a musty smell that bothered his. If the weather had been better for our stay this might not have been a problem.
- Lucy (9/5): a beautiful holiday cottage, we would stay at again in a heart beat - Avalon Beach Cottage was ideally located with beautiful interiors and attention to detail - a brilliantly stocked kitchen with everything we needed, a lovely outdoor relaxing and dining spaces - all very comfortable with a super friendly and lovely helpful host Given the hot weather, air conditioning would have been desirable but we coped with the ceiling fans and having the windows open in the bedrooms
We didn’t have any beach towels and although they weren’t provided, the host happily provided them when we asked
- Jean (9/5): House was very homely and beautifully decorated with very practical things even for young children - excellent location for a very good breakfast.
Just a 5 minute walk Only recomendation is that there was nowhere to hang washing or wet towels etc
Could have done with a barbeque of some sort for cooking evening meals when kids werewith us
- Sue (10/5): Great experience at this property with a warm welcome from the host. - Very well equipped, clean and comfortable cottage. Great location, a 15 minute walk to the beach. N/A

- Nicola (9/5): Fab little beach house, excellent location and great hosts! -
- Naomi (10/5): Perfect cottage stay! - Fantastic for a girls weekend!
- Jane (9/5): - The owners are very welcoming and helpful. The cottage is very cute and the kitchen is well appointed (exactly like in the photo). Beds and bedding are very comfortable. Nice shower. Location is perfect -quiet at night, easy to find street parking, and a short walk to decent coffee. Limited mobility individuals possibly won't like the stones/pavers to get to the front verandah (but everything is very accessible once inside)
- Andrew (5/5): Great location, lacks effort.. and comfort - Property is situated closed to cafes, shops, beaches etc! A great location! If you enjoy sleeping on surfaces with the give of concrete, you’ll love the single bed — though calling it a bed is generous. It’s more of a rectangular suggestion of comfort. Honestly, the floor was softer and less emotionally disappointing.
Every couch (and there are many — five, in fact) came with its own unique stain, like a visual history of questionable decisions. The carpet joined the party too. The whole house felt like a speed-run through a budget furniture store clearance aisle. Pillows were so flat they may as well have been decorative placemats.
The backyard looks lovely in the photos… shame you can’t actually get to it. That crucial detail was left out, probably buried under one of the many stained cushions.
This cottage has real potential, but right now it feels like someone gave up halfway through a reno, threw in too many seats, and called it a day. Fewer couches, more care — and maybe a mattress that doesn’t double as a medieval torture device — would go a long way.
- Stephen (8/5): Very good -
- Jan (10/5): Wonderful - Amazing location with loads of character.
- Maqymseahe (8/5): It wasn't perfect but it was a good home away from home. I would be happy to stay again. - The location was absolutely perfect for accessing the Royal Prince Alfred Yacht Club. The property worked for me because I could bear weight and walk with support. However, it would be difficult for people who can only use wheelchairs. I must have misread the information about facilities as I had expected there to be a washing machine and dryer.
- Ann-maree (8/5): Very good - It was cosy and peaceful. Owners responded to my messages quickly. Nothing to dislike
- Marta (10/5): Exceptional -
- Shannae (10/5): Absolutely outstanding levels of comfort, accessibility & aesthetics throughout the cottage! - Kathy & Charlie are both absolute rays of sunshine! They went above and beyond to ensure our time at their beautiful cottage was comfortable & we had everything we needed plus more!
Absolutely outstanding levels of comfort, accessibility & aesthetics throughout the cottage!

- Jennifer (10/5): If there is a heaven we were in it! - Everything about this property was fantastic. It was beautifully curated and brilliantly equipped.
The owner's kindly daughter arrived home (the family live in an adjacent home) as we arrived and so she showed us in. Was like arriving at a friends for a long weekend. She was great! No negatives whatsoever! There is only good things to say about this place.

- Teresa (10/5): A proper beach house feel with all the comforts of home. - We loved staying in this beautifully furnished home, comfortable beds, fully equipped kitchen, lush garden and outdoor seating areas, walking distance to beach and local shops. Owners live nearby and were friendly and helpful, we hope to come again for longer next time. Nothing
- Chris (9/5): Superb -
- Tomasz (10/5): Very nice home - Very nice home, friendly and helpful owners
- Andrea (10/5): Beautiful cottage and private garden 5 min walk to avalon beach -
- Michele (10/5): Good weekend away - The cottage was beautifully decorated and clean. The main bed and the bed in the second room were very comfortable, beautiful linen sheets. Fans in each room were great. We ate our dinner outside on the dining table each night, which was lovely as there was a summer breeze. And ate our breakfast outside. Close walk to the corner coffee shop and about a 8 minute walk to Avalon Beach (what a lovely beach). We also went to Whale Beach and Palm Beach, which were a short drive. We met Chris when we arrived and he was lovely. We would recommend this cottage to stay.
- Kirsty (10/5): Exceptional - Charles was lovely, due to delays we arrived after midnight which was not a problem. Cottage is well appointed and a short stroll to coffee/cafe and a local store - highly recommended!
- Paul (10/5): amazing , great accommodation and hosts - Great decor , comfortable and great location
- Seamer (10/5): Comfort and style collide - The cottage is decorated beautifully. Such a delight to walk into. Walking distance to beach and shops and the owners are so accommodating. We spent 2 nights 2 couples plenty of room. The cottage is very well appointed and the front verandah was a beautiful place to sit and read all those coveted coffee table books. It is the epitome of the rustic beach house. Nothing is too precious, everything is comfortable and done with great style.... we loved it ❤️
- Susan (9/5): Superb - comfortable beds
good location
- Anonymous (10/5): What a perfect space before I got married! the location, house and hosts made the stay all the more special. I couldn’t - Absokutely breath taking! From communication, styling, comfort it was more than I could’ve hoped for!
- Astro77 (6/5): Pleasant - First of all, the promotion of 3 double beds was incorrect and misled us to believe we had suitable sleeping arrangements. The two bedrooms were fine, however the third room, the Harry Potter room, was not suitable at all. It was not a double bed at all, it was a sun bed at best and was not comfortable and as such not used.
The kitchen was lovely, on closer inspection, simply impractical. We were staying a few nights so we had intentions to cook. The kitchen had no practical use, no knives to chop, no tongs to turn items, no spatula or flipper to turn eggs. There was an issue with ants arriving once any cooking began and this made things very uncomfortable.
Too many cushions. So many unneeded and tags still on made us feel either this was put together at the very last minute or someone simply forgot to think like a guest, we do not need to see price tags for how much a cushion cost. This felt like either a first time mistake or a deliberate and unnecessary "look at me, look at us" contrivance that did not suit our down to earth needs.
With such large pieces of furniture, and an unusable 3rd room, the whole space available felt like we were on top of ourselves all the time and did not support the ocean breeze free flowing Hampton esque theme that it was going for.
I'm sorry to have to write it as it was, I sense that you were really trying, unfortunately it just did not meet the expectations nor the price tag.
- Lisa (10/5): Exceptional -
- Mark (9/5): Great hosts and cottage -
- Tim (9/5): Beautiful spot near the beach, very relaxing getaway place. - the decor, the style.
