• Dale (10/5): Great location for Wembley for several of us - We needed a few rooms and all could stay under one roof but have private sleeping
• Mary (10/5): Exceptional - It was just the right place, where I could easily access the bus stop plus the shops were nearby it was easy for me to move around to my destinations, I would choose it any day again. The house was very clean and had a feeling of home. There is nothing I didn't like about the place.
• Michael (9/5): Great value for money close to Wembley Stadium. - This was a room in a semi detached house set back off the A404. Overlooked a small park/playground. Short walk from the rail station. VERY clean. Room had toaster kettle and small sink. Towels and shampoo provided. Also a small workspace and chair for laptop. Also a full kitchen and washer downstairs. The back garden was a bit neglected. This did not affect me as was just 2 nights. Maybe a patio where guests could sit out?

• Appleby (1/5): Not good - Nothing I’m afraid. Basic house, boarded up window, over grown garden, guest next door smoking weed so that was smelly. Felt unsafe as we couldn’t get the front door to the house to lock properly. Luckily our room did lock too. Bathroom had limescale and there was a dirty sponge left in cupboard under sink. Also bribed me to leave a good review with Amazon vouchers.
• Alex (10/5): Exceptional - Close to Wembley stadium and tube station, It was 30 degrees when I stayed and the was a fan thoughtfully left in the room to cool it down. Instructions to get in and leave were clear and easy to follow
• Carol (5/5): Passable - I liked the location, the garden was a great size, could possibly do with some outside chairs and grass cutting tho to make use of it. The lay out was ok in the room, the toilet was ok but a bit small, I didn't like the shared kitchen idea, as others were cooking food at 3/4 am in the morning and banging around, all night. The toilet hadn't been flushed on arrival and had been used there was water marks and stains on the taps and the shower was not cleaning the room the soap and shampoo dispenser have brown water stains on then, plus the fire alarm on the ceiling had sellotape around it, plus the decor could do with being finished.

• Lorenc (1/5): Never again - We went to property the give as wrong house number, wrong code we booked to room , the try to be cheeky the give as a code just for one room waiting outside the wrong house for 1 hour for the to answer the phone and when the answer once they would answer the same phone number again so I have to call them with my friend to phone so they could answer otherwise we would be waiting outside and no answer never use them again and the people on the phone do not speak English at all I didn’t like nothing at all staff on the phone terrible try to contact them never answered the phone once the answer , the don’t even speak English

• Theo (4/5): Alright, but wouldn't recommend - A good place to stay on a budget as a tube station that has both the bakerloo underground and the Lioness overground lines running through it is only 10 minutes down the road. Also the toilet paper was 4 ply which was nice. Blatantly lied about there being a private kitchanette provided with the room, it is a shared kitchen. The switch for the hot water for the shower was ABOVE THE DOOR, I am 5'1 and if I was alone I would not have been able to reach it, and I wasn't about to risk my neck standing on the singular spinning chair to try to reach it. Luckily my partner is 5'5 and she was barely able to reach it. The shower itself was tiny, the water pressure was pitiful, and one of the knobs seemed to be backwards One of the days the fire alarm started going off at random (nobody was in the kitchen, there was no fire anywhere and other tenants were just as confused as we were) and it took Fahraan 20 minutes to send us a tutorial on how to turn it off, only doing so after I sent a message telling him myself and my partner were leaving for the day- he was very blasé about the whole situation, meanwhile our ears physically hurt from the sheer volume of the alarm going on for that long The walls were also paper thin, Every morning I could hear someone's phone alarm going off, down the hall, in another one of the apartments, which made privacy feel pretty much impossible.

It is just gas-lighting. "We were a bit surprised by the low rating you gave us, we always try to provide best services & cleaning, we used best and comfortable matters we are surprised & you are the first guest who is saying bed is uncomfortable, we have checked with our team and housekeeping staff and bed is placed correctly and all sorted.." Location has good transport links & shops! Single room - "In your private kitchenette: Microwave & Cleaning products. Desk." There is none of the above. Non-smoking accommodation🚭 - other guests smoking in their room & using the driveway as an ashtray.🚬 NOISE🙉 - I could constantly hear coughing, washing machine going off in the morning & the front door. Poor cleanliness throughout - dirty cutlery/crockery & food crumbs in fridge, stains on the floor & blocked drain in the shower. BED - No mattress/pillow protectors. Very uncomfortable bed due to wire mattress with no support, and the bed slants down. POOR CUSTOMER SERVICE - "Letzi" sent a WhatsApp message "is everything okay?" I reply with polite, open & honest feedback re: cleaning & bed. Letzi say they are going to send cleaners, but there was nothing left to clean as i have now done it except the blocked drain & the broken bed. This in itself was an inconvenience, however, it was a chance for them to fix the bed, smell the smoke & see all the cigs outside. On returning: Bed still broken, shower still blocked & a dirty spare toilet roll in the cupboard under the sink adding to the smells already in the bathroom! The last message from Letzi/Farhaan reads "our housekeeping clean the room again & for the bed mattress I will check & fix it soon." What does that even mean? It made me feel anxious & exposed, as to when? Are they just going to come knocking on my door when it suits them. So basically a waste of my time & effort to leave the room quickly when requested & stay out all day. Plus they lie, telling Booking.com, quote "Property informed us that they took action after they received your message. They did address your concerns and ensure that the room was cleaned thoroughly. After the cleaning was done, they did not hear any reports from you again so they know that everything is settled.
• Ronald (9/5): Sufficient for a short stay over ,all necessaries readily available. - I liked the location ,been up that way before ,close to a tube ,great. Was near a target interest ,a place on my list. The style of rental ,without reception or personnel ,But that is a personal preference which I waived in favor of location.

Close to an underground station on the bakerloo and overground lines. The room door lock wasn't functioning well, but I managed to make it lock with a certain technique, however needs to be repaired.

I Would not stay again.

We contacted the manager but response was uninterested and they were not bothered by the low standard. I would expect the room to be cleaned prior to accepting guests. Being told an engineer would be entering our room when we weren't there, unprofessional and no reply to my raised concerns.

READ BELOW: The bed was broken and the mattress did not lie straight. You can see in the photo provided that the bed is sloping down towards the foot end of the bed if you compare it with the radiator behind it. This gave me back pain and could not sleep well on the first night. On the second day in the evening I lifted the ottoman mattress to see why the bed was sloping and found the RATS DROPPINGS inside. Then I searched more and saw the rats droppings in cupboard under the sink. Horrified and felt sick. This was 10:30pm on Monday 15th July. FARHAAN the contact for this property told me to sleep on that bed and he would sort it in the morning..!! UNACCEPTABLE to expect anyone to sleep in a room or even a bed with RATS DROPPINGS as it is a HAZARD TO HEALTH. I had to leave immediately and this was very late at night and find another hotel nearby that would be close enough to attend my course all week. I then had to pack all my belongings for 6 days and move all my belongings. 6 days worth of belongings. Very stressful and affected my health and experience on my course for the rest of the week. I booked a total of 6 nights at 13 Foxholt Gardens and I only stayed one night. I have a text from Farhaan to say he will refund the remaining nights but now he is refusing!? You need to put this right ASAP! LETZI I can see you are still advertising rooms in this place!? Warning to everyone- DO NOT stay here. Booking.com have opened a case to get this resolved by LETZI and will not let this go. ABSOLUTELY DISGUSTING treatment by Letzi.

The bathroom was untidy and black mould marks in shower and sink. There was only 1 cup and 1 bowl etc so had to share with my partner. Host also bribes people for a 10 rating by offering a £5 amazon voucher... no thank you...

Inclusive of my own ensuite and mini fridge etc. I love how accessible it is to public transportation. 2 mins walk to the nearest bus station and 10mins walk to the train station. There's also a tesco express nearby where you can buy stuffs. Smelled cigarette smoke in the hallway. The room was a little bit dusty so make sure you wipe everything before using it, that includes the toaster and electric kettles. Also, water in the sink is rusty so be careful. No toiletries so bring your own. The towel was quite small.
