The only access to the room is by using the staircase. No elevator. I had to carry my 13kg luggage up to our room at 2nd floor.

The owner was quick to reply and met me to show me to my room.
The room was on the 4th floor. No other rooms on that level, just a little terrace with great city views. Room was as described and nice and clean.
The bathroom had good hot water and there was a fridge that worked well. No lift. The stairs were annoying.
The listing said free parking. I had to leave my bike under the bank down the road and I had to pay. It wasn't expensive but I assumed there was parking on site.

- Plusterkopp (5/5): Not a homestay. - Like in many colonial-style vietnamese houses, there is a very nice stucco ceiling. The walls are pretty high, too, which makes for more stairs to climb, but also looks a lot better.
Aircon worked properly, but the shower/bathroom needs some work. Rooms are spacious enough.
Since there are real keys instead of those idiotic key cards, power doesn’t shut down when leaving the room. Of course that doesn’t mean one should leave the aircon running (which is quick enough), but charging this and that is OK.
Despite what I write in the negative section, the area (District 1) is a good place for tourists, considering this website offers a lot of apartments in new highrise condos far out in the suburbs, away from urban life. The building is typical for Vietnam: rather narrow, meaning on each floor, there is one room to the front and one to the back. We had one to the front, so check the box for “view” and make sure you select a room with a view.
TV did not work, but Wifi was OK.
For anyone who stayed in a homestay before, it is immediately obvious that this is not a homestay. It’s also not a hotel since there is no reception. Instead, one must make an appointment to meet a person who hands over the keys and gives a quick tour to everything.
Part of our family came in some days later, but management didn’t show up until one hour after we told them. Communication was difficult, too. There was also a problem with the room, so the manager picked another one, but didn’t have keys. Also while waiting, the foyer fan (no aircon) failed and it got hot really quick.
Then there is the surroundings. Some folks might book this place specifically for its proximity to the Walking Street, but the dark and narrow alleys are not for everyone.

- Sergei (10/5): Exceptional - The location is next to a party street (5 minutes walk), but the most important thing is that there is no noise from parties. There are also grocery stores, a pharmacy, and local food nearby. The homestay owner is in touch and answers questions, thanks for this. The air conditioner works, there was hot water in the shower. A hair dryer was also in the room. All you need!
- George (9/5): Great place and location for the money - Be aware that this place does not have a staffed reception, and the entrance hallway is locked - you can only get the entrance code and room key by contacting the host via Booking or phone! So make sure you have this information before you get there. Once that's worked out, the place and room are nice enough: comfortable bed, good location with local eateries nearby and the big touristy streets close enough to walk to, but far enough to not be noisy. Little balcony is useful for drying out clothes. The host is responsive via messaging and helpful. Shower didn't drain properly and it could've been cleaner. The floors are high: this is very nice for the space inside the rooms, but makes the stairs a decent workout if you're on the 3rd or 4th floor.

Responsive host - The location was literally a couple of mins from Benh Vien (party street) but no noise from the partying. Easy 24hr access by keypad entry. Very responsive host (WhatsApp). The room was reasonable size, clean and in good order and all the facilities worked fine. Good standard of basic accomodation at good price The room was without a window so reliant on artificial light and suffered from a lack of fresh air, however I knew that when I booked and that is the compromise for the low price. There was some daytime noise whist I was staying which sounded like some building work being done nearby so probably not normal

- Richard (5/5): Passable - Location is good, and rhe back room i had was quiet at night despite being a block away from the very very noicy party street. AC works ok, hot water, bed comfortable. This is a ghost hotel, absolutely nobody works here except for the cleaning lady who comes to do her choirs. Otherwise, there is nobody and you enter with a key code. To call it a Homestay is a long strech., nothing homy about it. The girl in charge is only available by phone. Then there was a man i had never seen before knock on my door asking me to pay, the day before i was leaving. Bit strange, i told him i wouldn t pay a complete stranger, so he called the girl. All good, just that after 3 months of traveling i have never stayed in a place that is so deserted. In case of emergency, of need of immediate help, i don t know what one would do... Except call.

Good Internet with 5G Wi-Fi(30〜100Mbps). My room has no window and smells moldy. It would be better if they air out the room when nobody is staying.
Staff are not always at the reception( but they respond quickly on WhatsApp so that’s not a big problem).

- Žan (8/5): Conflicted - The staff was great and it was clean. I didnt know where this was located. It is my own fault for not doing enough research but thisnplace is located next to Bui Vien the biggest party street in HCMC.
Why is that bad? Well a few times ago people would meet up in this hotel for lets say some action which could be heard through the walls.
I can't tell you how much of it was couples and how much of it were Ladies of the night, but I assume mostly the former. If this is the type of thing that bothers you, it bothers me, dont stay here for any amount of time.
The staff was professional, so I cant justify a bad rating just because of the Location, But be careful.
- Michele (9/5): Superb - The location is perfect, the room was very clean and big, and the hosts are friendly! We booked two rooms, one with balcony, the other with "terrace". This second one ended up being one of the rooms without window, as "terrace" indicates the building's rooftop, which you can freely use.
The building has basically one side with rooms with windows and balconies, while the other side has rooms withiut windies.
It's a bit misleading, so if you really don't want a room without window, make sure to double check with the host, or get one of the rooms with balcony to be sure.

- Hung (4/5): Disappointing - Location was good, staff was friendly, the room looked decent So my experience is exclusively only about the single room at the ground floor and could vary immensely from he other rooms. My room had no window, which is ok, but it had a very bad chemical like smell, which did feel very unhealthy. If you enter the room you can feel it. So you can get used to it but if you leave the room you will realize a difference in air quality right away. Again this is only exclusively to my room. Booked for 2 nights had to move out the first night. Hotel staff gave me a little scent improver which was nice but didn't really help.

The room was okay...clean, big enough for 2, complete amenities, with AC and hot water for shower, but i got a room on 3rd floor and there was no elevator so i had to climb the stairs😅 The location. It was almost impossible to find. I think the host should write more information about the location. If you just show the address in the booking.com, the taxi driver will drop you in front of a seafood restaurant!! The homestay located in the alley next to the restaurant!!

When I come back to Ho Chi Minh I will be staying here again.
- Eslyn (7/5): Adequate - The rooms were clean and a large size. There is a fridge and microwave in the room. The location was in district one so tours would pick up from hotels. However because it was a narrow street, the driver had to wait on the main road. The young lady who assisted with check was very pleasant, kind and wanting to help with places to eat, etc even with limited English.
It was close enough to the market to walk. The street was fairly quiet so sleep was peaceful. I also felt safe walking alone at night. There was a mix up in the rooms and needed a room with two beds in it. The reservation on Booking.com doesn’t show you the number of beds after booking. Fortunately, they were able to get us a room with 2 beds the second night. There isn’t someone there all the time, so be specific about your arrival time. We got there before 23:00 and no one was there. We had no cell service to call. Fortunately someone across the street gave us their WiFi code so we could call on WhatsApp.
The door didn’t have the secure safety latch or a safe. The bed was too firm for my taste, but that is a preference that not everyone would have, so that isn’t reflected in my rating.
Overall it got the job done for the few nights we were in Ho Chi Minh

Definitely worth the extra bit you pay, for sure. Both rooms were clean, well maintained and well located though. No complaints at all. And the communication and service from Chanie was AMAZING, she was so sweet and helpful Nothing!! The first room needed some natural light.

- Touristar (8/5): Very Good for those not wishing to rely on taxis - Located in a quiet alley close to Bùi Viện Street. Easy to reach by foot from Saigon Bus Station. Within walking distance of all the main tourist attractions in Saigon. The property was clean, comfortable and well equipped. The staff were friendly and spoke excellent English. Around 200m from the Futa Bus office, from where onward bus trips depart. The wi-fi speed was poor. The bedroom and bathroom had small windows, but these opened on to a ventilation shaft. The was no daylight. A lot of stairs to climb to reach upper-floor rooms.
