New check-in conditions starting January 2025:
A surcharge applies for arrivals after check-in hours as follows: EUR 35 from 7 pm to 10.30 pm, EUR 45 from 10.30 pm to midnight, EUR 60 from midnight to 1 am. After 1 am it's possible to check-in with an additional EUR 50 for every 30 minutes until maximum 2 am. All requests for late arrival are subject to confirmation by the property.Please inform of your expected arrival time in advance. You can use the Special Requests box when booking, or contact the property directly using the contact details in your confirmation.

- zofia (8/5): Good location and pleasant accommodation - Location , hot water all the time The way you have to be let in . If you have no WiFi or data it’s not good because you have to call them from outside to let you in by buzzer but if you have no reception or data etc it’s v difficult
- Rousseau (8/5): Un séjour calme et reposant face à une vue sublime - L’emplacement dans ce quartier calme et paisible mais proches de très bons restaurants . La vue sur une des plus belles églises de Venise et le petit canal , l’espace confortable pour deux le lit confortable dans lequel nous avons bien dormi , la cuisine vraie pièce à part pratique pour cuisiner La décoration vieillotte , la douche assez petite , l’escalier échelle très raide menant au lit dans la mezzanine loin des toilettes

- Val (5/5): It was okay but don't expect comfort after a day being a tourist as there isn't any - difficult to communicate with them - they expected us to have phone contact and we don't use phones on holiday as too expensive with international rates from NZ so it ended up being a debacle. They expect communication wehn you are on aircraft too and would be in aircraft mode. No real understanding of getting off plane and getting to Venice

*broken seats used in lounge and nearly feel off one onto stone floor - they had toried to repair one but not very well
* power went off first night, couldn't charge laptop so no way to connect to them and when neighbour helped they blamed us for it and we had arrived late and went straight to bed and they said we had overloaded plugs
* there for over a week and not enough towels for that length of time
* lots of cobwebs
* no television for the whole time, workman tried to fix it, indicated aerial problem and nothing happened
* couldn't start gas stove and no instructions ended up with no lighter which they eventurall y provided
- Nicholas (10/5): Great for a romantic stay, short walk from train station and very clean! - The location was so beautiful! Right on a canal you have an overlooking view of an old church! Very cute living space, with a lofted bed!
- Thomas (10/5): Exceptional - The marvelliuos vue on the canal and church, the very personal and original touch and athmosphere. The quite surrounding, and is not far away to good wine Bars, Restaurants and very good bakeries. I ve enjoyed the matratz, but for my wife it was a little bit too hard. Anyway we would like to come back.

- Salvador (10/5): Exceptional - It fulfilled the venitian fantasy, the Italian vibe we all look for when we travel to Italy, the authenticity of living like a local in a charming old little apartment. The person that did the check-in was extremely friendly and nice and stayed in contact all the way before the time of arrival, the instructions sent were helpful. The location is ideal, the area is quiet and has good places to go for a drink or breakfast nearby. It's conveniently close to the center. The only thing I could say I did not particularly liked was the bed, it was a bit hard.
Not really an issue, but on a personal note we really disliked that we didn't really spent much time in the apartment. For the type of accommodation that this apartment is, it's worth to spend some more time there than just sleep, wake-up and go out.
- Harpinder (8/5): Quirky - Fab location if you want to be near cool bars and restaurants away from St Marc’s. - The location and facilities were as described. We booked it as it looked quirky but the reality of the mezzanine bedroom was height restrictive I’m 5ft 6 and only just cleared it. Also dangerous coming up and down had to be super careful.
- John (7/5): Venice Weekend Break - The location of the property was fantastic. Close enough to walk into the local tourist hotspots, but peaceful in the evenings whilst conveniently situated close to travel connections.
The property itself had all the required facilities, in good working order. However, our main pull to the property was the quirky and cosy original theme of the apartment. There were some minor issues with the access to the main entrance due to faults with the keys and locks, which meant that we were waiting outside the property for short periods of time. This was handled reasonably well, via calls to the 24/7 management service, but still a bit of a nuisance.
- Marcus (10/5): Great little apartment in a good location - Nice location away from the crowds, with great view of the adjacent canal. Kitchen is well stocked with utensils, everything you need to cook. Check in / check out was easy. Apartment has a great local vibe.
Saw another review mention the rubbish, wasn't an issue for us. Only something to worry about if you're staying for longer than 2 nights i guess?
FYI bed is on second level, up a steep ladder/staircase.
Also FYI, there is a washing machine in the kitchen and a washing line you can access out the bathroom window. Not sure if we were supposed to use it, but we did. Handy! Stills feels expensive for what you get, but i guess most things are in Venice.
Bed was only ok, pillows were pretty average.
It's an old house, so a bit of dust and cobwebs about. Not a big deal for us, but don't go in expecting a hotel.
- Dmitry (10/5): Well designed old-style apartment, easy to reach and in great location - 1. Easy to reach: 1st stop (Madonna dell'Orto) by boat from the airport and just 7-10min walk.
2. Great location to avoid crowds and find good places for a dinner nearby or get on the boat.
3. Well designed old-style apartment with a kitchen (separate room) and a living room integrated with bedroom (in the upper part accessed with staircase). Some complexity to sort out garbage for recycling but eventually it can be done daily and recycling boats are nearby (optionally can be dropped by recycling collectors).
