- james (1/5): Death trap don't book - Location was good The property was extremely dirty, mouldy and damp. With massive cracks in the walls and uneven floors. There were no lights up the steep two storey internal stairs, pitch black when we arrived a death trap . My wife fell on them. The door to the flat had been broken into. Legally it should have been a fire door but wasn't. The smoke alarm didn't work along with the carbon monoxide alarm which found under the dirty sofa. We will report to local council. The sofa bed was heavily stained. Bathroom sink cracked right through and shower broken.Mould around the bath. Our friends refused to sleep on the sofa bed and paid to stay elsewhere. We had no bedding for one bed , one fork, two mugs and three glasses for 5 guests. We complained to the host and booking. com. Received no reply so had to buy our own. By chance met owner on third day. They were in another flat and had no plans to visit us despite our complaints. They did apologize said they weren't aware of the issues!!! But did say they had a previous guest who refused to leave so had to break in. Said they would look into compensation, appeared shocked as shown them around, but didn't do anything. we've heard nothing since. Also garden we were offered couldn't be accessed from our flat and was in a terrible state anyway. Open large waste bin with no lid outside front window. Wouldn't suggest any one stays there. We've asked for compensation and full refund. WiFi didn't work. Apart from staying in a death trap it's in a good location. Photos doesn't do justice on how bad it was.

We booked this property for 9th July and were told that it had been left in a mess so booking was cancelled as colleagues were travelling and we had to find alternatives.We still haven't received the refund.We booked it again for 22nd September and when we got there there were people already there.The owners have not responded to any emails, phone calls or messages via booking.com. These people are scammers DO NOTBOOK

- Laurenz (6/5): Wer eine Unterkunft mit gutem Preis-Leistungsverhältnis sowie Anbindung ans Stadtzentrum sucht und lediglich zur Übernac - Top Anbindung ans Zentrum mit öffentlichen Verkehrsmitteln. Brixton als Viertel bietet etwas weniger Trubel und dennoch gute Spots zum Essen oder Pubs um etwas zu trinken.
In meinem Fall hat die Vermieterin immer schnell und zuverlässig geantwortet.
Restmüll wie in anderen Berichten erwähnt konnte in der Wohnung nicht vorgefunden werden, Zimmer waren soweit alle vorbereitet. Unterkunft ist renovierungsbedürftig und womöglich nicht so komfortabel wie die meisten Hotels. Allerdings erfüllen die Schlafzimmer und das Bad absolut die Anforderungen wenn die Wohnung nur zum übernachten genutzt wird.
- Saxena (5/5): The stay was fine, as the location was good. But it needs refurbishing. - The location of the property is very good. Close to the center as we as the airport. The heating was working very nicely. The shower pressure was good. Firstly we had bit of trouble getting in the property, we had to call the owner to tell us the code and where the lock box is. The property was not clean, floors were dirty and they did not give any toiletries. The toilet door lock was broken, one we locked it, it was hell of an issue to come out of it. Plus they kept a broken vacuum cleaner which was of no use even if we wanted to clean the floor we couldn’t do it.
We used the sofa bed and the mattress in it was very bad and uncomfortable. This property requires a lot of cleaning and redo.

Il fait marqué parking gratuit mais à peine arrivé on a eu une amende de 80£. Et le parking était 14£ l'heure ce qui est intenable.
Quand on est arrivé on est resté deux jours sans Wi-Fi ce qui a été très désagréable

Complimentary tea, coffee and milk as a guest welcome would have made it perfect 👌

- Sergei (4/5): Great location. Flat is in a bad state and the managing company is bad with responding to requests - The flat is in excellent location, right next to Brockwell Park. We used to live in the area and for us this is the best part of London. It’s a wonderful park, and it is very convenient in terms of getting to anywhere in London The flat is in a very neglected and run-down state. We didn’t expect luxury – nor did we expect to find such a complete lack of effort on the part of the hosts. There were no coffee-making facilities, no glasses, no rails for drying clothes. Our requests to provide these items were simply ignored. Many items of furniture have handles missing or falling off. Shower screen is falling apart. It is so easy to make the flat more welcoming with some very basic repairs/ spruce-up. However, the managing company seems happy to receive the money without putting any effort into the property.

- Bishop (5/5): Passable - Nice apartment in a good location for Crystal Palace. Nice quiet area of London and next to a park. The apartment was extremely hot, only one fan and no a/c. It needed a bit of a spruce up with the paint and had obviously been cleaned with fresh linen and towels but wasn't spotless. Also make sure you read the small print, thee was a £200 deposit too.
- Bliss (3/5): Wouldn’t stay again, doesn’t look like pictures - Close to shops Not very clean. cupboards were dirty. there was a quarter of a toilet roll left that must have been used from the previous guests and no spare. Beds extremely uncomfortable. Smelt like smoke. Floor ridiculously uneven made it very hard to walk on. Every window had been left open the place was full of spiders and different bugs.
- Germán (5/5): Well-located property, unsatisfactory welcome, limited hygiene and comfort, unexpected costs - Communication with guests was not entirely satisfactory; for example, they never responded to our request for a baby bed. For this reason, we had to bring one from home. Furthermore, despite my request, the information on how to collect the keys arrived a few hours before the trip, which was less time than promised on the website.
It is very strange that check-in is so late, at 3pm, with an extra charge of €50 if you want to arrive two hours earlier.
Furthermore, when you make the booking, you only have just over 24 hours to cancel it and there is no room for negotiation.
There is not enough crockery; only two glasses.

One of the bed had also had their last days, the madras and the bed were broken.
I’ve seen that it’s been written back since in September about the sofa bed and the sofa.
If it was me, I’ve would have bought new ones. Because then the reviews would be much higher

- Sarah (7/5): Group of friends winter getaway - Host was very helpful, friendly and responsive. Apartment was very clean also. Beds were very comfortable and apartment was warm and easy to heat. Alot of the kitchen utensils were old and need replacing. The shower needs a mat or grip as could be dangerous and slippy.

The apartment had everything we needed. The guests who stayed in the front bedroom found it cold. The 2nd night we added another duvet which made it better.
They also found the mattress uncomfortable.
The 2nd night there were guests in the flat above, they were very loud and you could here there footsteps and conversations on the hallway.

- Magda (9/5): Highly recommended, great location, clean and comfortable - Hosts were responsive and ready to answer questions. Very convenient location, literally 2min to the park, lots of tube and bus connections where you can get to central London in half an hour without changing. Neighbourhood well maintained and quiet. The flat itself was clean, very comfortable room layout and shared living room with well stocked kitchen. Wifi worked flawlessly even with 6 people connected.
Definitely worth recommending.
- Magda (9/5): Nice apartment with great location, excellent for that price - We had booked two apartments in this location with a group (two 8-bedroom flats, one of which slept 6 people and left the living room to be free). An ideal option, the open-access living room turned out to be the perfect place for communal meals and evening conversations. The location was very convenient, with many direct links to central London, plus 2min to the park and a quiet, peaceful area. Well equipped kitchen where we were able to prepare breakfast and dinner. In addition a quick responding owner who tries to make the stay as comfortable as possible. Both rooms and bathroom clean and well maintained. Also, the bigger shops like Saintsbury and Tesco are very close. Wifi was working just fine even with 8 people connected. Definitely a place worth recommending. While the 8-person suites are very comfortable for 6 people, the sofa in the living room was definitely less comfortable than the beds in the rooms, especially when 2 people were sleeping in living room. With 8 people it is a bit cramped if you want to cook at home and spend more time in the living room. But except of that little remark, the stay was great, I recommend it very much.

5/ bedrooms are in the cool side of the house The apartment has seen better days: there's a lot of scratches on walls, floors, doors are dragging the ground, a lot of stains on the sofa, wifi not working, parking only possible 5.30pm-8.30am for foreigner (ended up using Justpark) ... It were warm summer days, not possible to open the windows, Kitchen: though the oven worked it was impossible to fully close its door. Wouldn't like to cook a full meal there, but good enough to prepare simple breakfast
- Audra (3/5): You get what you pay for. - Next to the park. The bathrooms had mold all over the place and only had 2 half rolls of toilet paper, and there were not enough towels for everyone. The towel warmers didn’t work. It didn’t feel clean. There was only one two-seater couch (for 8 people) and it was a pullout. One of the cushions had its cover half way off and the zipper was broken. Beds were uncomfortable.

It was dirty, in bad condition (a lot of mold in the shower, dust on surfaces, paperwork and mail from other people on the table, dingy and tired furnishings. The entrance was poorly kept with weeds and rubbish surrounding the front door. The back garden was full of weeds and broken furniture, with a door that does not easily lock.

The three double beds were really comfortable & good kitchen facilities. The photos of the property were taken I assume at the beginning of the letting process. Sadly it feels like the standard is not as seen & the property is in serious need of some TLC.
The wifi did not work at all, even after rebooking the modem a number of times.
There were only 4 bath towels provided - a clean bag of laundry was found by the main entrance so additional towels for us all ( 6 adults) were able to be collected,
The sofa bed in the main room was not at all comfortable and in need of replacing if used as a bed.

We were 8, so two people slept on the sofa bed but, even if the owner told us so, there were no sheets to cover the mattress but only the duvet. We arrived quite late in the apartment and so we had to solve the problem on our own using the cover of the duvet as sheets.

Good size apartment with a great set up. Ground floor. Along corridor- good size double with garden view, smaller double perfectly workable and family sized bathroom. Main living space contains a well equipped kitchen with great appliances and crockery (we managed a full roast dinner, amongst lots of other meals for 8) Good size table that sits 6, with a comfortable sofa bed. From this room a good size double and ensuite. Thr property sits at the end of the road and though the parking is only 4hrs there are other options in other streets. The street, though one of the main parking areas for the play park is very quiet and comfortable to walk around early hours and late night.
Jo & Pat (cleaners) were really friendly when we bumped into them, and appeared to be happy to help with anything.
The no2 bus from outside sainsbury's (just around the corner) takes you into Victoria and Mayfair.
Archie and Sasha run a great property (3 flats in the building) who were quick to answer any questions prior to our stay.
Brockwell Park has "four hundred rabbits" - amazing coffee shop after a cold water dip at the lido.
100% recommend for family, friends or a couple. Though clean the property is tired with a couple of blown floorboards, floor damage (sensibly covered with a rug) and a split in the sofa (covered with a throw when sitting) a little tlc would make this flat exceptional.
Would have been great to have a couple of coat hooks in the corridor (but that's just being picky)

- Anonymous (10/5): great place to stay in london for amazing value for money - amazing facilities, everything you could need in kitchen and bedrooms, loads of space, could easily fit everyone of us and had plenty of room for our things, board games provided which we played a couple of, wifi was great, nice little outdoor space, great location just a 5 minute walk from the nearest sainsburys where we stocked up on food and 10 min walk from the nearest station and another one 20 minute walk away obvious little flaws mentioned in other reviews but what can you expect with a nice place in london for such a good price, shower in main bathroom isn’t great so most people ended up using the one in the en-suite, tv wasn’t the best but we didn’t use it anyway, little flies in the en-suite bathroom

The washer/dryer was very much appreciated. Communication with the property was prompt and helpful. Given our budget, we knew there would be things we would have to accept. Overall, it was good value for money. We had a bit of difficulty working out the central heating. It took us a day or so, and some back and forth the the property to work it out. Given how prompt they were with communication, it wasn't a big deal. We did ask for a duvet for the sofa bed, but they were unable to provide it to us in time. We managed without it, though it would have helped.

The heating was not on and it was a little difficult to sort this, however the agent dealing with us was very helpful.There were a few basics missing from the flat;no wine glasses, only one available tea towel,only one toilet roll, no shower gel.It could benefit from a little more attention to details like this.Also there was a nasty stain on the sofa bed which was rather off putting!
- Claire (6/5): Pleasant - The apartment was is a fantastic location overlooking Brockwell Park. The apt was clean and the kitchen was well equipped. I couldn't fault the customer service. The photos of the apt are accurate but taken when it was first refurbished. The apt was in need of some maintenance. I complained about the condition of the apt and a heavily stained sofa. Within 30 minutes they sent a cleaner. She couldn't resolve the issue but they went out a bought a mattress topper so we could use the sofa. I have been told that they have bought a new sofa and they are addressing the other maintenance issues. They offered to reimburse 50% of overnight stay for the inconvenience. If the maintenance issues were addressed I would stay again because of the location and amazing customer service.
- Aga2219 (10/5): 7 girls had a wonderful time in London! - This is a typical apartment with all facilities(rooms+bathroom+kitchen). They provide all the towels, linens, soap, toilet paper. In the kitchen we found sugar, tea, coffee, etc.- small things you can need after long journey, it was very nice to us :). The grocery store was very close to the apartament: 3min walk. 10-15 min distance walk to underground, WIFI connection worked well.
This is a right place, where you need relax after long sightseeing 'The City'! Brockwell Park is very close, you can walk through it and go to another town.
- Julie (8/5): Great house with great facilities. - Loved that it was easy to get to the tube and that it was located at the end of the street We didn't like the fact that we couldn't shut the bathroom door at all. The door was broken and no way of closing it or locking it

- Bethan (8/5): Nice flat and very comfy beds. Good price for 3 bedroom flat with good restaurants and pubs within walking distance. Lov - Close to location we were visiting in Herne Hill and had street parking free on the weekend The cracks on the building and uneveness of the floors (and one window that wouldn’t close) was unnerving.

Very easy access to Brixton.Good communication with letting agent who quickly rectified the problem.Thank you . Apartment had not been cleaned when we arrived, beds unmade, wet towels. Property is a bit tired in places. Entrance and stairs are scruffy. Very dusty under the bed.

- Gemma (9/5): Brixton Apartment - The apartment was nice, clean and comfortable. Location was as good as thought. The apartment is 15 minutes on foot from the tube station but the area is a little bit scary, in particular at night.

Most of the lights didn’t work
Sockets in the kitchen didn’t work so no fridge, cooker or boiler. So we couldn’t cook no hot water for washing either. I could go on, tatty decor, toaster smoked when turned on so we couldn’t use that eit. Plug in the bathroom sink doesn’t work. Sharp, broken tiles on the bathroom floor. I wasn’t expecting the ritz but this place simply isn’t fit for purpose No response from the host when I contacted them using the number provided (3 times) I’d like my money back
- Marion (5/5): Disappointed not like the photos - The location was perfect for what we wanted Bathroom with walk in shower really needs attention tiles is broken & grubby mould up in the corner of ceiling. Door way grips are raised and screws caught my feet cutting them. I rang and asked for other cooking facilities as 1 saucepan was not enough for a family of 8 persons I also asked for a potato masher and a sharp knife the owner said she would bring them we stayed for 5 days still didn’t get them . The cleaner took a heavy pot from flat upstairs & bread knife try doing potatoes with that cut myself twice as we were 5 adults 3 small children we can’t afford to eat out so we wanted to cook the facilities wasn’t there . The whole place needs improvement

- Carolyn (10/5): Comfortable stay - A spacious and comfortable apartment. Lovely park right next door. A 20 min walk to the Brixton underground and a 10 mins to supermarket. Good find in London that is a reasonable price.
- Nikki (10/5): Beautiful apartment and great location - Fabulous location and very handy for bus routes. 3 beautiful and comfy double bedrooms in the apartment we stayed in. Perfectly clean and well presented. Well kitted out kitchen area, and other equipment on hand (eg ironing board, fan, etc), so everything you could need for a great stay. Excellent response and communication regarding my pre-stay questions. The people in the ground floor apartment were sat out in the garden, under our windows, talking until the early hours. (I’m sure they would have gone inside if we’d asked, but it didn’t disturb us too much.)

- Amy (7/5): Good - Easy to access key box. Good location for where we wanted to be (visiting family in Herne Hill) Was in good walking distance of herne hill, Brixton and public transport. Next to Brockwell Park which was lovely The apartments condition although fine and acceptable did not appear as good as the standard in photos. All rooms were clean and bedding was clean also. The beds in one of the rooms was also very uncomfortable
- Craig (10/5): The cleaner was lovely letting us in as we struggled at first. Thanks ever so much - Great location for any festivals held in Brockwell Park. Less than 10mins walk getting back there. Clean apartment, and an enjoyable walk from Brixton tube station.
- Sniezko (9/5): Amazing apartment - Amazing apartment for family trip, 3 rooms with double beds and additional couch. Two bathrooms. Close to beautiful park, shops and bus or metro. The only minor flaw is the fact that after a few bath within short intervals, there was a lack of proper ventilation but after several minutes, it started to improve but its something that can be developed in future

Sofa bed was like a concrete.
People living in the apartment above started having a party at 11pm on a Tuesday night.
We stay away for work all the time, this place felt grubby.
