- Anonymous (5/5): It was fair - The location and the kitchen. The apartment was overall tidy but the facilities (building) in general where dirty. The elevator floor dirty and entrance hall having laundry from various days there on a trolley. Internet connection never worked, and the advertisement was misleading, saying we would have 2 rooms.

- Luca (4/5): No facilities and no WiFi - Nice location and quick response from the host. Wifi was not working for the whole stay, there were no pans to cook. I was reassured that they were gonna fix those things but no track of getting it sorted. Check in was not smooth at all, I had to leave luggages in another location of theirs in Midi that was listed to be open until 6pm but then they called us to get the luggages at 3:30pm. The kitchen was very dirty, so don’t expect a clean place. Shower jet is very weak and unstable temperature.

One of the main reasons I chose this apartment was because it was listed as having Wi-Fi. However, there was no working Wi-Fi during my entire stay, despite my repeated complaints. I contacted your team multiple times, and each time I was told it would be fixed, but it never was.
This was not just a minor inconvenience — I work remotely, and Wi-Fi access is essential for me even while on vacation. I feel misled, as the listing clearly stated that Wi-Fi was included.
This false advertising negatively affected my stay and my work.
- Una (6/5): Good and clean beds, great location, could have been cleaner and better showers - Location Low water pressure in showers, looked a bit worn down, could use a coat of paint, hampers with laundry were located in the entrance corridor every day for the whole week. Need to go down a flight of stairs to get to the bedrooms.

- Carlos (6/5): The Rogier Challenge: Are you up to it? - Location is perfect. There is a Carrefour across the street within a large mall. So everything you can need for preparing your own meals is right there. And there are plenty of restaurants around. Lastly, Brussels-NORD station is ~200 yards away (and you pass a Starbucks along the way). I need to travel to Brussels multiple times a year, and this seems like the best location and alternative to expensive hotels. I have stayed in this building three times; twice in Flat 201 and once in 501. Everytime I stay there, there is a minor problem that they do not help me resolve.
For example, I once requested an iron, but it was never delivered. How do I iron my shirts for my business meetings? Challenge!
This time, the coffee maker and the frying pan were not supplied. I requested a pan, but it was never delivered. How do I cook my steaks and eggs without a pan? Challenge!
This time, the iron (which I assumed would be missing) was buried deep in a chest full of towels. So it was a hide-and-seek game. Challenge! I got 100 points for that.
The front door would not open unless I shoved it very hard with a full shoulder shove. Challenge! 100 points.
The hot water heater was not working when I arrived. Knowing that I would not receive any help if I asked for it, I hit the Reset button myself. Fortunately, that did the trick. Challenge! 100 points.
The platter in the microwave is too large. So when you close the microwave door, the platter does not rotate. The only way to use the microwave is to remove the platter, then carefully balance a plate or bowl on the spinning axle. I had to cook my eggs and chicken this way, since I did not have a frying pan until my second evening. Challenge! Bonus points for not spilling food in the microwave.
Staying here is like playing a TV reality show, full of little challenges and puzzles that you have to solve. Texting via WhatsApp does not help (I think it's a bot and not a real person).
So if you stay here, expect to have a minor problem or two that you will have to solve on your own.
By the way, I bought a frying pan so that I could cook my meals. So if you see a nice, new frying pan in Flat 201...you're welcome.

- Megan (6/5): - Nice to have a microwave, stovetop, toaster oven, dishwasher, and big fridge. The shower was spacious as well. I couldn’t find pillowcases to make up the sofa sleeper and the main bed and sofa bed were both really uncomfortable. Getting into the building was really difficult. You have to do a sort of push and pull on the door, then get ready for a lot of stairs. I do believe there was an elevator but I did not use it.

The location is superb, with Brussels Rogier station just a 5-minute walk away, offering easy access to the public transport and rest of the city. The area is quiet, with nearby supermarkets and cafes.We highly recommend this room – we'd definitely stay here again!

O apartamento é espaçoso, todos os banheiros funcionam, o que facilita muito a convivência e dinâmica da casa. Apenas 3 pontos levantaria como observação. A chegada foi um pouco complexa por conta da comunicação, houve instruções mas faltaram alguns detalhes e não obtive uma resposta, só recebemos contato após reportarmos um problema, no qual fomos atendidos. E, como citado o problema na chegada, foi a porta. A porta é um pouco complicada, vezes ela funciona, vezes ela não funciona, mesmo fazendo tudo certo. É bem frustrante quando você fica preso do lado de fora e não conseguir entrar. O terceiro, seria a limpeza. A casa estava limpa e tudo mais, mas eles não oferecer nada para você fazer sua limpeza diária, nem vassoura. Então dependendo do tempo que você fica na casa ela pode ficar um pouco sujo. Fora isso, recomendo.

- Suresh (10/5): Brussels and beyond! - The location and the internal setting of the flats. The water flow isn't very good, if both bathrooms are used, the flow is very slow. The electrical equipment needs repairs, coffee machines needs cleaning, looked unhygienic.
- Carlos (7/5): Great location and value, but you're on your own - I have stayed in this building before when in Brussels for business. The location is excellent, being close to Brussels North Station. There is a shopping mall right across the street with a Carrefour and food court. So shopping for food to prepare in the apartment is super easy. I find this combination of apartment + Carrefour to be far more economical than a hotel plus eating at restaurants for every meal. Oh, and the apartment was very large, which was great. So for longer business stays, I like staying here, and will probably stay here again in the future. When I arrived, I walked to the location where they have their main desk. That was closed permanently. I then emailed and called multiple times asking if I could get into the apartment a little early, without a response. Once I did get a response, the mere opening of the apartment door was very confusing. It never occured to me that the combination provided was NOT for the lock box which held the key to the apartment.
I eventually entered long after I was scheduled to enter the apartment.
I also asked if I could borrow an iron and ironing board, but I never received a response for that either.
In the end, it all worked out fine (well, except for the wrinkled shirts). I had similar support issues the last time I stayed there. Once I was in, everything was ok. I'll probably stay there again next time I am in Brussels. But just don't expect quick or clear responses if you have problems.
- Steve (6/5): Good location, needs maintenance - Good location and fairly modern apartment. However there were 2 things broken making it awkward for our family:
1. The lift which meant 5 flights of stairs with luggage
2. The sofa bed meaning we had to drag the mattress on to the floor to sleep
- Martin (8/5): Two day break with my sons in Brussels. - Smart flats in Brussels where excellent communicators with good intructions for the collection of the keys and the apartment.
The apartment was very clean and had everything needed except there was no kettle or double sheet for the sofa bed, consequently one of my son's had to sleep with just the quilt over him. I did communicate with smart flats whilst there, they said that they would sort it out but unfortunately they didn't whilst we were there for the two nights. The shower wasn't that powerful although efficient, you also had to be careful of water dripping onto the floor as as there is only a solid glass petition. On our visit the elevator wasn't working either so we had to climb the stairs with our luggage which fortunately was only backpacks to the second floor, where our flat was located. Other than that the accommodation was very good and warm, plus it's well located for touring Brussels on foot, especially with many food halls very close by. I would use them again and recommend them because I am sure that all the faults we encountered will be sorted out.

The property is very clean and features modern furniture, which enhances the overall atmosphere. Collecting the keys was unnecessarily complicated and caused a great deal of inconvenience. Additionally, the cabinet near the entrance and the collapsed sofa bed were uncomfortable. Clear instructions on how to operate the central heating would also have been helpful.

No TV was working, toilet was yellow. Iron was not working. Customer services didn’t bother to fix it during my stay. No pan for cooking. So many issues

- Abdallah (3/5): Not recommended - The location was good, close to a main shopping street and a metro station. However, if your main destinations are close to the downtown or old city, it is not the perfect location. The check-in experience is one of the worst I have had. Why on earth should I collect the keys from a different location? Even if it is written in the instructions, this doesn't justify or normalize it. Also, some of the soaps in the last was almost empty when we checked, and for a 6-day stay, there were only two rolls of toilet paper. When we asked for more they explained how they supply only once for a stay, and they were rude about it.
There were some extra pillows but none was comfortable.

The staff was not helpful at all, they said they cannot do anything about that. The flat was a bit dirty.
When booking, bear in mind that the key pickup is 1.5 km from the flat. No AC, it was pretty hot in the flat.
The curtain separating the beds is too short, you won't be able to close it completely.

Good location - In front of a shopping center + supermarket + close to the subway. The sofa bed was VERY uncomfortable. I had to put the mattress on the floor to be able to sleep in a flat position.

- Yoann (8/5): Bon avis général - Il s’agissait d’un lieu pour une nuit, les défauts ne nous ont donc pas forcément dérangés. Mais pour une réservation d’une semaine cela aurait été plus pénible. Le canapé lit est cassé: heureusement que nous avions la possibilité de poser le bout sur la table basse. Quelques coups et traces sur les murs. Le siphon de la salle d’eau de la chambre se vide péniblement. La vaisselle à disposition est un peu petite pour des cuisines pour 6 et le manque de poivre et sel nous a posé problème pour notre unique repas.
Sinon c’est un très bel appartement
- Jessica (1/5): DO NOT SKIP THIS REVIEW! 🔴 - The fact you have to go to an ENTIRE different location to grab the keys is already a JOKE, but the fact that as soon as I arrive at the property and opened the blinds, they FELL ON ME cutting my back because of how poorly attached they were is even worse.
My first reaction was to look for a first aid kit, which I would assume is a BASIC thing to have on the property, but couldn't find anything.
I then reached out to the property manager to see if there was anything they could do, and their reply was: "We invite you to go take care of yourself as at this moment there is nothing we can do about it." (I WROTE THIS DOWN TO BE ABLE TO QUOTE EXACTLY WHAT THEY TOLD ME!)
After finding a pharmacy to gather supplies to take care of the open cut on my shoulder I reached out again asking when they would come fix the blinds as they were on the main bedroom window.
FOR AS LONG AS I STAYED THERE, I CONTACTED THEM EVERY SINGLE DAY AND NO ONE CAME. We slept with ZERO privacy as the building behind us could see EVERYTHING inside our bedroom.
On top of that, the sofa bed advertised in the booking ad was BROKEN.
The cherry on top was the fact they forced me to pay 150 euros on my booking and DIDN'T GIVE IT BACK because they wanted me to go drop the key off at a different location which is 25 min walking from the flat, while the instructions you could find on the checkout didn't say anything about it.
So yes, I highly recommend you to NOT STAY HERE!!!! 🔴
(plus, the location is not great at all! Even more, if you're a female thinking of getting home after dark!)
This was a joke of a stay. I can't put into words how mad I am about everything that happened plus the 150 euros they took from me after everything!

some aspects of the apartment needed updating or in fact renewing. one table kept collapsing, definitely not acceptable.

- Sonia (9/5): Great experience, overall was perfect - Everything was perfect , good space , comfortable, private ,quiet,spacious, clean and safe the price was acept able as the flat was right in the middle of Brussels The was a bit of a hassle to find it ,and to manage to get in to the apartment, but after that was sorted was easy and one thing was that it’s no place to park your veículo had to park in a 24 hour parking and cost me 22€ a night to have it parked safely,

It is ridiculous that you have to pick up the keys near Grand Place - a 20min walk there and similar back - with luggage!. There are codes for the external door and the key could be left inside in the combination lock key box which is outside the door of the apartment. This inconvenience alone ensures I won’t stay there again.

- Jessica (1/5): Would not recommend unless you want bed bugs - The only good thing was the location, which however were changed two days before arrival, from the city centre to the European Quarters. At first we got the wrong door code and couldn't enter our apartment, we had to send a video of typing in the (wrong) code and while they were working on the issue we had to wait in the dark hallway with no lighting, it was pitch black. The facility didn't look like the photos, paintings were missing on the wall, chairs and windows were broken, it was dirty everywhere and we found bed bugs. Fortunately we got the most of our money back since we left the facility on day two.

Very difficult with the luggage, the cobbled Brussels streets and the rain!. The bigger surprise came when I found out that I had to return the keys in the same way on the day of departure. This was never communicated to me at the time of booking. A dropbox at the premises or even leaving the keys inside the flat would have been the rational thing to do. On top of that, despite having a message from them that I could return the keys between 10am and 6pm, they kept calling me to return the keys earlier because they had another guest coming in.
The flat was not clean enough. There were stains on the carpet, the glass side-table had never been cleaned and dust covered the shelves. The soap dispensers were empty and there was not any tissue paper in the kitchen. This was another unpleasant surprise when arriving late at night.

- Colleen (4/5): Unimpressive - Clean, nicely decorated, good size rooms. Very difficult to access key, had to walk to the other side of the city, poor communication from letting company, seemed to be very difficult to get any support with the same.
Front door to accommodation had no lock, located on a busy high street with a large amount of homeless people located across from the same access.
Very untidy entrance, looked like we were walking into a storage area! And, broken glass on elevator, risk of being cut. (Photographs attached)
- Maria-manuela (7/5): Nice place but rude staff - The place is nice and big, resonably clean, beds are big and confortable but the take into account that it is a hassle to get the keys - you only can do it from a place 20 min away. Take also into account that you have ro return the key to the same place in the day you leave. Its not possible to leave in the flat or in the box where the flat is, you need to walk all the way to back from where you got it If you are arriving late into the night or leaving early in the morning, have luggage or are a solo traveler I would advise to find a different place. Take that into account also of you are a solo lady as the area you have to walk through to its not necesary friendly with women at night. I stayed more then once, sometimes the staff is helpful and finds solutions but lately its definitely very rude and hard accessible.
Also take into account you would pay an extra 150 euro provision, that you could not get back of you don't follow the stupid key return policy.

- Elizabeth (3/5): The property has potential, but stay was ruined from lack of communication and bad check in. - The location was very central, near to shops, stations and public transport. The property was quiet. The company were very difficult to contact before arrival, and I received phishing messages through my booking.com account asking for money to be sent to the company externally. It turned out these messages weren't correct, but trying to pick out the correct check in information from the phishing messages was very difficult. Upon arrival we had to go to a different address 15 minutes walk to the property we were staying in to collect the door key. We also had to return it to this address at the end of our stay. The door to the building didn't lock, only the door to the flat. This didn't feel very secure given that we were right in the city centre. We were also only given 1 key between 4 people. Upon arrival the cleaners were still cleaning, despite us arriving after check in time. The kitchen had very little equipment in it.

- Linda (2/5): Very poor - The apartment was spacious and clean. Directions to apartment was awful. Took us 2hrs walking around in the pouring rain before we eventually found it. The noise on street at night was very loud,also the noise we could hear from apartment above of people walking around was very loud. They would need insulation between floors. One nite we were locked out couldn't get in through front door there was 13 people locked out in total. . We couldn't get anyone on phone to talk with about problem all we had was txt message. We were stood outside in the cold for over 3hrs that night. Eventually the police broke the lock to let us in the front door. The person on other end of messaging all they kept saying was be patient they are trying to sort the problem but they didn't the police did. I was going back to apartment that evening because I needed to take my medication but couldn't get it. The break away was a total disaster. Definitely would not recommend smartflats. To date no one has even tried to reach out to appolagise for what happened that night.

- Elena (2/5): Absolutely not recommended - We were told only the day before we arrived that the we had to go and collect the keys 15 minutes walk from the apartment. When we tried to contact the management to ask them to meet us at the apartment we booked they responded “ you have to collect the keys from the address given”. The communication with customer care was terrible, no way to contact them over the phone. Our intercom rang at 11.30 pm from someone who had booked the apartment as well and couldn’t get in touch with the reception so we were woken up and didn’t even get an apology from customer care when we messaged them to ask them to sort the inconvenience. The main door was broken which made us feel really unsafe as it would allow people to get in and out of the building very easily. The cleanliness could definitely be improved, we found a lots of hair on the beds, floors were really dirty and the whole place was dusty.
- Carlos (8/5): Good apartment for business travel in Brussels - Excellent location. There was one Carrefour across the street inside a large shopping mall, and another close by. So access to food to prepare was not an issue. Plus it was very close to Brussels-Nord train station, and only 15-20 minutes via train to/from the airport. And, of course, there are plenty of shops and restaurants around. They have a luggage storage center, but it's nearly a mile from the apartment. You will want to keep this in mind if you arrive too early. One more thing. There is a laundromat ~700 meters away. Neighborhood is a little dodgy, especially at night. I would be very careful walking around there at night, especially around the train station. Limited supplies were provided (i.e., very little bath/shower soap, no soap for dishwasher, etc.). Took me two nights before I could figure out how to turn off the light above the stove (it was hidden behind a panel, and they never responded to my requests for help).

Only 1 thing, it was hot in belgium,and there was no AC’s just a window which we had to close since the apartment is literally on the busiest main road and you cant sleep with noise if you leave it open. Also my window glass was broken so i couldnt leave it open even if i wanted to.

- Kobus (1/5): A very bad experience - When we arrived the evening to check in we were informed that the reservation had to be cancelled - notwithstanding it being prepaid in full and them sending us the access codes to the apartment the day before. No explanation was given and no assistance provided to find an alternative place to stay. Still waiting for the promised refund.

- Linda (5/5): A spacious place to stay in downtown Brussels that provides 2 beds/beds and basic amenities. - The square footage. The flat was a boring cold white space and we had no ability to change the thermostat so very warm and sweaty at night. The walls need painting due to a multitude of scuffs and marks. The communication was not good as we weren’t told room number so had to try code at each unit until we scored. No one answered the phone number after a dozen tries that they gave after their main number was down?
