To make matters worse, I was informed late at night on the very day of my booking that I could no longer stay there. This last-minute cancellation was not only completely unacceptable but also extremely unsafe, as it left me scrambling to find alternative accommodation late at night in an unfamiliar and potentially unsafe area. I tried calling the host multiple times—no response. The lack of communication and disregard for guest safety is appalling. To make things worse, Booking.com’s customer service was unhelpful and ineffective in resolving the situation. Save yourself the stress, financial risk, and potential danger—do not book this property. Everything

Filthy was asked when we arrived if we would clean out own room, the host was invisible other couples fighting in other rooms, parties in other rooms, the back garden had disgarded empty drug packets rubbish everywhere.

• Shanice (2/5): Horrible. - I recently stayed at this accommodation, and I must say my experience was extremely disappointing. From the moment I arrived, the environment was far from acceptable. The exterior of the apartment was covered in trash, to the point where it attracted foxes. I ended up waiting outside for an uncomfortably long time while one of them finally wandered off. Once inside, the room itself was shockingly filthy. There was a pervasive stench that resembled a mix of garbage and urine, forcing me to douse the room with perfume just to make it remotely bearable. Although the window was small (which was acceptable in itself), the room was stiflingly hot, leaving me to sweat throughout my stay. The condition of the room was appalling: floorboards were visibly coming up and damages were evident everywhere. The cleaning did not meet even basic standards—I discovered used towels stored in a cupboard, which was both unhygienic and unsettling. The room’s pictures on the booking website were highly misleading, portraying a standard that was nowhere near reality. Additionally, the WiFi was horrendous, making it nearly impossible to stay connected or work during my stay. A hairdryer, which was advertised as an amenity, was nowhere to be found, and the toilet was in a terrible state—covered in mould. As a student accustomed to modest accommodations, I have rarely experienced such a dismal level of neglect and misrepresentation. Overall, my stay was deeply unsatisfactory and I would caution anyone considering this property to think twice. If I were you, I would have happily paid more to stay in a more liveable area.

• Gabriele (1/5): Unless you are looking for an “horror movie experience”, do not go there. - Nothing. The entire house, which hosts several apartments, was in an appalling state — dirty, neglected, and clearly not properly maintained. The so-called garden was nothing more than a dumping ground, adding to the overall sense of abandonment and decay. On the very first day, I discovered the door lock was broken and I could not secure my flat. I immediately informed the property management but received no response — not even an acknowledgment. One night, a drunk man managed to walk into my apartment. Although he turned out to be a resident from upstairs and wasn’t aggressive, the experience was absolutely terrifying. Fearing for my safety, I was forced to sleep with a knife under my bed. After several nights without sleep due to people coming and going noisily throughout the night, I reached a breaking point and left the property a day earlier than planned, feeling completely unsafe, drained, and traumatized. This was one of the worst and most distressing experiences I have ever had in any accommodation.

• Sami (2/5): Do not stay here under any circumstances - Room reasonably quiet - this of course comes down to the other guests being respectful and has nothing to do with the accommodation itself. Score of 2 as I’ve decided to reserve a score of 1 for sleeping on a park bench instead. AVOID! DO NOT STAY HERE! Mouldy, stained bedding and towels, room stunk of damp mould, floor filthy, bedding smelly, previous guests old underwear on floor. TV had no remote control so couldn’t use it - enquired with host about remote control, didn’t respond to this query. Host very unresponsive - doesn’t answer calls, response to texts varies from reasonable to useless. Host said housekeeping would happen and then it didn’t. Big door in room with glass pane such that other people could literally look into the room if they were to choose to with no way of avoiding this. When arrived, code to enter room I was given was wrong - had a housekeeper not coincidentally been at the property when I arrived, who knows how long it would have taken to get into the room.

The bedding was not changed between guests, rubbish was left in the bin. The room had a putrid smell with mould in the corner. The common areas were extremely dirty. We had to leave and get another place, because my partner kept having asthma attacks because of the mold. DO NOT BOOK THIS PROPERTY

After completing the payment, they asked for additional SECURITY DEPOSIT. THIS SHOULD ME MENTIONED AT THE TIME OF BOOKING because, this security deposit is more than original hotel stay price.

Unfortunately I just got here. The room I'm in which is number 2 is just not suitable. The bed has stains on it, the floor in the corner is dirty on the right hand side. The wall are peeling and the floor is lifting off. When it comes to the bathroom the soap has weird slimy stuff all over it and I'm just really disappointed as this isn't what I've paid for. But it's really not suitable, it also has a really strong smokers smell as a non smoker this is really a big disturbance

• A (5/5): this was not good value for money - the property was ok and the room was warm the bed was very low. we was not provided with a full toilet roll so, ran out very quickly as our stay was for 3 days. no hand wash or soap was provided, only shampoo. the towels provided also wasn’t the cleanest. we could also hear people from other rooms throughout our stay.

Seemingly no recycling bins or whatever , very hot in the room, no tv channels just netflix or YouTube on bad internet. Price breakdown includes £20 for cleaning, but I don't think that existed. • London (2/5): Overall I’ll stay by this place again. The own just needs to communicate via phone call and direct messages to his/h - What I love about this place is the location and I love that they provided laundry detergent for you to do your own laundry. The kitchen was also equipped with almost everything you can think about . I didn’t like how the outdoor property isn’t well kept. The grass was almost taller than the fence in the backyard. It’s such a good place for the condition that the owners have it in. A little maintenance would be 10/10. I also didn’t like the fact that my husband and I didn’t get the room we paid for . Our kitchen was downstairs, even though the description said that we were going to get our own kitchen etc. Lastly the carpet on the steps needs to be deep cleaned but nevertheless I’ll definitely stay by this place again.

• Oluwole (2/5): Terrible, dirty accommodation and smell in the house. - The front area of the house was extremely untidy and rubbish all over the floor. Eventually gaining access the front door opened to a strong smell which I weed this got stronger as we climbed the dirty carpet to the 3rd floor. We opened the door to our room which appeared compact but acceptable. When thinking of relaxing the pillows were extremely old and lumpy, the pillow cases didn't fit. At nearly 1am the tumble dryer that was placed on the small landing outside the door was started, so for the next hour was rumbeling. The room did not appear secure so when we left to find breakfast (the kitchen was dirty with dishes in the sink) we took our belongings with us. We left the property 24 hours early after finding alternative accommodation to complete our visit to London. We messaged the number we had to inform that we had left and returned the key to the box outside the room. Really disappointed at such terrible accommodation and lack of response from the manager.
