- Izabela (5/5): Nie wróciłabym tam - Pokój był w porządku- podstawowe sprzęty, czysta pościel, dobry internet, przyzwoicie wyposażona kuchnia, blisko do autobusu Gospodarz nie odbiera telefonu, nie odpowiada na wiadomości, jedna łazienka razem z toaletą, co przy 6 osobach nie daje możliwości wyjścia o określonej godzinie, ciężko znaleźć wejście do budynku, jest od tyłu, wygląda koszmarnie, to samo z klatką schodową.
- Delphine (7/5): - The location was perfect for the price. We enjoyed our stay in the Peckham district. The information given by the owner was very clear. The flat is nice. The man at the pizzeria told us where the entrance to the flat was.
We had booked for 3 people, so we had a room with a single and a double bed. The double bed should be wider as it was uncomfortable for 2 people. I nearly fell off the bed several times as it was too narrow...
The window cannot be opened wide to air the room so it is very hot in the room.

- G (1/5): It's a scam - I didn't like anything. i could not access the place. The owner was rude and didn't help me for over an hour. The location is at the back of a shop dangerous no lights and unsafe . Couldn't find the room because I had to go ro dodgy ally behind shops .I wouldn't recommend anyone to go there. I was not able to get in the room ,even when I called and massaged the owner. Nothing, I didn't get my money back, not even half of it .I had to find alternative accommodation. I was scammed £124 😭

- Aušrinė (3/5): Nasty place. - Good wifi, nothing else. Cleanliness… We asked the owner through the booking for the towels, ‘ cuz in the description it says that they are included. No response. Floor is cracky (you can hear people above you and it’s impossible to sleep), and walls are paper thin, doors are not locking properly. One of thr beds are moving. Bedsheets were dirty, lots of stains, I found hair on my pillow when we came… Just nasty. No toilet paper. City center is like 50 mins with a train.

Dust everywhere above 160cm. Cockroaches. Very dirty shower in the bathroom. Insects. I'm very dissatisfied. Asked for a change of bed, but no response.

However, finding the exact location was a bit of a challenge. There was no reception or on-site management. The check-in process involved retrieving a key from a safe box outside the property, followed by another key lock inside the building, both requiring specific codes sent by the owner. While it worked, it felt a bit impersonal and could be confusing for first-time guests.
The property is located about 40 minutes by bus from Victoria Station, so it’s not exactly central, but still manageable if you’re okay with commuting.
The room itself was part of a shared setup — there was a shared bathroom and a shared kitchen, which may or may not suit everyone’s preferences.

- Athanasios (1/5): Tragic!!! - Nothing We traveled from Greece. It was one huge disappointment. The room was Very dirty. Sheets and towels were dirty and used. There was a Very bad smell 24h every day in the room. A lot of bugs, spiders, cockroaches, flies and mosquitoes in the room. The oven was really dirty with old foods and fats in it. All doors were broken and we couldn't stand anywhere in the room. Furthermore, in order to go the room we gad to climb a dangerous stair through other appartments. There wasn't any kind of secure and noone responded to my messages. We abandoned the room and we found another place to stay by losing the money we gave for this..."room". Booking is also responsible for situations like this and I would recommend to ensure first what they offer to booking sites.

- Harald (5/5): Passable - Good location for travel in London (well connected via public transport) First impressions and first entry into the property in the dark was a disheartening experience. After the first time it became easier.
- Boglárka (1/5): PLEASE DON’T EVER BOOK HERE - Nothing. The whole apartment was dirty, however they told us that they have cleaned it before we arrived for hours. We saw dirt everywhere, and the whole neighbourhood was full of trash like the ghetto itself. It was all dirty and the person who owned it, blocked my friend on Whatsapp because she asked why they did not include more pictures of the apartment, it was all dirty and looked like the ghetto. The outside also was full of trash and weird people were all over, this is really not safe for anyone. Especially for girls, we had to book somewhere else to stay because it was like hell.

- Rodriguez (2/5): Stay away from this place. - This place provided a bed and a heater. That is the only nice thing I can say about it. The place from the entrance to the bedroom was disgusting. The room looked like it was wiped down with washed sheets. The was trash from previous guests under the beds, table and on the window seal. The shower had black and red mold. The kitchen look like someone had been living there long term and never cleaned up. There was no towels for showing or drying your hands. I called the owner and messaged him but had to reach out 3 times and a day later, I received towels. My family wasn’t able to shower the first 24 hours we were there due to this and the lack of response.

The comments about the door of the building are right, couldn't be locked, but the appartement itself is on code. Overall satisfaction.

- Jaapie (9/5): Great Value for money! almost like having your mini apartment in the heart of LONDON! - Yes its not "lush" or "high standard" in a way. But we basically got an apartment in london. I think it goes without saying that "that is amazing!". we got the 3rd floor. was a bit confusing to figure out the keys etc with codes, but anyone with a phone and good with instructions can do it. I actually asked one of the staff on the first floor (the pizza place) for help and they were gladly showing me the ropes. Its really good value for money and it was a nice feeling having an apartment in such a bustling place like london! Felt like it could have been cleaner but thats just nitpicking. Everything else, the kitchen own bathroom (on 3rd floor) made up for it.

One of the electric outlets was broken. On the first night, people from upstairs were running around and jumped on the floor. On the second night, two girls came and tried to open our door with their keys.

The room is spacious, I like the foldable desk so I can use my laptop on it. It also has a rack and many cloth hangers.
The washer works well, so I don't have to wash my clothes by hand.
The location is good, there are many bus stops around.
Wifi is very good.
Pizza smell from downstairs. Soundproof between floors is bad. I can hear people upstairs walking and woke up whenever they got up early to catch up their airplane.
The entrance is a bit creepy, you need some courage to open the wood gate.
Room 1's window is beside street so I woke up around 8 or 9 am due to the early traffic.

Pechkan Rie is a very diverse area of London, with artistic vibes and a strong black/west asian community. We walked along the main street during the day and early night, and although at night it might become a bit chaotic, we felt safe.
- Amazing hair care shops in the area
- only 13 mins waking from Overground/train station
- vintage and charity shops, markets (reminded me of Brick Lane/shoreditch ).
I have been living in London for 5 years, and price/quality of this room can be said to be appropriate. Also the man responsible of the room was pretty quick in answering calls and messages, although sometimes he seemed a bit vague. NEGATIVE points :
- we stayed in room 1, facing the main street. At night we could hear people shouting (laughs )from the restaurant downstairs and the various transportation's noises.
- room too hot at night. Air doesn't change because window too small and doesn't open fully.

- overall, the house was a bit dirty.
- house's entrance felt weird and creepy as the main door cannot be locked, but the main flat door has a code accessible only to hosts, so overall it's fine.
- strong smell of pizza baked bread in the flat's toilet and kitchen as downstairs there's a pizza restaurant (very good pizza ).
- people from ensuite on 3rd floor crazy loud at 8 am (but this might just be one case).

- Gina (8/5): Value for money - It was clean and having the kitchen facilities was super handy. Having the bathroom on a different floor from where our room was a bit tricky for my senior parents but nothing unmanageable for a short stay.
- Jose (3/5): Bad experience in this booking - The location of the place was good, but upon arrival, it was complicated to find the place, and upon arrival it was scary, it looked like I was in a horror movie, since the entrance is super damaged and beaten, it looked like they came in to rob the place. And inside the facilities it is very unsatisfactory to want to be in the place because it is really ugly and you do not feel safe in that room.
Don't be fooled, it looks good in the photos, but the reality is different. The truth is that there was very bad communication from the host, I wrote him several times and he didn't care, very bad place to have a nice vacation, I don't recommend it, even if it is cheap.

Nearby park and pizza restaurant below were fantastic Our first time in London, we felt a little intimidated by the area north towards Peckham station. The area to the south is gorgeous. The entrance to the property felt a bit dodgy but it was fine.
