- Giorgos Varsos (9/5): - Η τοποθεσία είναι εξαιρετική, επικρατεί ησυχία και το κατάλυμα είναι αρκετα ευρύχωρο. Μείναμε 2η φορά και πάλι σε επίσκεψη μας για επαγγελματικό ταξίδι. 800 μέτρα απο τον Amstelstation και πολυ κοντά στην όχθη το ποταμού Amstel με ωραία μαγαζιά για χαλάρωση και περπάτημα.
Ο Deene που μας υποδέχτηκε ήταν πολύ εξυπηρετικός.
Πολύ καλύτερα από το χάος του κέντρου το Άμστερνταμ. Θα μπορούσε να είναι ελάχιστα πιο καθαρό (ίσως έφταιγαν οι έντονες βροχές των τελευταίων ημερών βέβαια) και θα άξιζε το 10 σαν βαθμολογία
- sabine (7/5): - La localisation de l hotel, proche de la gare. L accueil de Deene, qui était là dès notre arrivée. C est un petit détail mais certains équipements manquent comme une pomme de douche dans la baignoire, les bondes dans les lavabos.
- Alice (9/5): Nah an Amsterdam Zentrum im kleinen Einhorn Garten - Sehr großzügiges Appartement, schön eingerichtet und mit Handtüchern, Mini Küche (Wasserkocher, etc.) und Heizung:Klimaanlage super ausgestattet. Das Restaurant nebenan serviert leckeres Frühstück und auch einen Absacker abends im Garten Kein Mülleimer im Raum

Dachfenster oben lässt sich nicht offen stellen, da der Hebel nicht da war. Nur seitliches schieben möglich.
- chyna (9/5): Great room, great location, great hotel! Definitely recommend - The size and layout of the room was incredible! So spacious and the bed was massive and comfy. The speaker was great quality for the evenings and in the morning the blinds and curtains kept the light out I slept amazing every night. The walk to / from Amstel station is so easy and quick, about 6-8 mins max! It was clean, great size and exactly what we needed for the girls weekend away. Our plans for cancelled last minute and one thing we said was at least we were in a nice hotel to make the most of and didn’t mind having to spend more time in the room.
The staff in the restaurant were really helpful whenever I needed ice or milk for the room, as well as Deene who helped us check in and check out was great too!
The transport links are great, your in the city centre or other surrounding areas so quickly the commute was actually really fun, while also being nice your not in the direct city centre and the area of the hotel is so nice. A short walk in the other direction from the station there are good little shops and restaurants too. If I ever come back to Amsterdam I will definitely look at this hotel as an option again. The only thing I can’t sadly fault about the hotel was the house keeping isn’t daily, and with 4 women sharing a room within 24 hours, we definitely could’ve done with a fresh set of towels and toilet paper. They came around on the 2 morning we had there and was great but wish it was daily. However, Deene was really helpful with helping over text message!

- Marko (9/5): Great location, very welcoming host, definitely would recommend - Great location, 5 min walk from Amstel train station, train to Amsterdam Centraal is a 10 min ride. A cozy old barn with kids beds on the 1st floor. Would recommend. There is no way you can blowdry hour hair. There is no power sicket in the bathroom and next to the only mirror in the hallway, there is also no socket. The roof window was leaking while it was raining.

- Sergei (3/5): Cute and pretty but needs renovation - Nice location and a cozy vibe of the room - you do feel like in some nature hotel and not in a busy city. Bed is really wide.
Deenu was also quite responsive on chat and helpful with recommendations. On the other hand, it's not well maintained. You see it everywhere: shower switch is broken, one of shower heads is just missing, shelf door handle is torn apart with a screw sticking out, wall right above the head on the second floor has paint partially fallen off, coffee machine is leaking, tea cups are missing etc etc.
Yes, Deenu is doing his best to respond fast to messages and you can ask for some missing dishes from the restaurant stuff, but having so many pieces “off” spoils the mood.
Cleaner only came once in 5 days to replace towels and used glasses, no full cleaning intended.
Also, a warning to fellow travellers - there is no breakfast _possible_ in the hotel. It's not included, and Booking states this as “pay at the property”, but it's only open from 10AM (as per Deenu, we never checked), which is too late if you have like Any travel plans for this day.
All if all, it's nice and cute place, good restaurant, but I can't recommend it as a place to stay.

- Emily (4/5): Overpriced, falsely advertised, in need of upkeep. - Location was fine: though not in the most charming of neighborhoods (lots of charm in Amsterdam), near to transit, good restaurants, and lovely canal path. Communication easy and well managed. False advertising: was no "kitchenette," rather just the basics (coffee and tea facilities, tiny fridge) that you would get in any rudimentary hotel room - except that there were not even mugs for the coffee and tea, we had to ask for those.
Other missing basics: no waste bin in the bathroom, and in fact no facility for disposing of wet/damp waste of any kind (just a basket in the main space). No ventilation of any kind in the bathroom.
Lastly, renovation now getting shabby and in need of repairs (see pictures).
Seems like it used to be or could be nice - but right now it is way overpriced for what it is.

- gini253 (8/5): Gemütliche, gut gelegene Unterkunft für einen schönen Aufenthalt in Amsterdam. - Die Betten sind sehr bequem und die Zimmer sind liebevoll dekoriert. Mit Kühlschrank, Föhn und sogar einem Bluetooth-Lautsprecher hat man alles, was das Urlauberherz begehrt. Wir haben uns während der 5 Tage sehr wohl gefühlt. In den Abfallbehälter waren keine Säcke drin. Das war etwas unangenehm.
Während unten geheizt werden musste, liessen wir das Dachfenster während der Nacht offen, da es sonst viel zu warm wurde. Dies Ende März, als es draussen noch sehr kalt war. Im Sommer wird es ev. trotz Klimaanlage sehr warm werden.

The location of the bathroom was not ideal - involving steep steps down into the basement room. The double bed is located against one of the room walls making it tricky to get in and out of for one of the person on the inside. The WiFi is quite slow and comes and goes.

Our room was incredible, featuring an upstairs with extra beds and a basement bathroom with an amazing tub. We had a great time. The hotel was easy to reach and they were super helpful in accommodating my requests related to my wedding.
The location is great, away from the city centre so you can experience the "real" Amsterdam. But still only a short stroll and a tram ride from all major sightseeing locations. Cleaning could have a little bit more attention to detail, nothing major.

The facilities were all good quality. And we had added helpful items such as the steamer and mini fridge. The interiors were beautiful and very tasteful. The location was also incredible, surrounded by beautiful gardens, next to a gorgeous restaurant and hidden away from busy roads or towns but still close to transport, shops and cafes that you can walk to along a beautiful, peaceful canal We needed more mirrors inside. A perfect place for a long/large one would be on the wall space on the right hand side of the bed, next to sockets. A blind is needed on the upstairs window. Id also suggest adding to the rules/guide a time in the morning from when it’s more acceptable for noise to start.

- Divya (10/5): Clean, comfortable and close to everything - We stayed here as a family with 2 young children. Excellent location to travel right to main attractions from nearby Amstel station. Lidl and restaurants close by via a lovely river walk. Beds were comfy and Deene our host was super helpful and friendly, nothing was too much trouble! Only improvement would be to have more of a table to eat around. The stairs are quite steep so worth noting when booking. Also a couple more bins would be great, but all very minor tweaks.
- Charlie (9/5): Lovely, serene and picturesque - The property is beautiful and the staff are very good. If you want to enjoy Amsterdam and not be right in the city centre this is the perfect location. The metro is a 10 minute walk away and it’s the perfect escape from the busy city with a Lidl just around the corner. There is a pub next the property which we didn’t go to, but there was no noise at all! There were no mugs for tea (turns out you use glasses instead). I actually like using a glass now! There was no milk, but the gentleman gave us some milk to put in the fridge!

Could have been hand soap in the dispensers provided. Would have been nice to have two chairs in the first floor bedroom so as guests we could sit together there. Away from the busy center but yet easy access to the center by Metro or tram. The room was okey for 3 persons but the bedlinnen from the dubble bed was not clean, it had a big spot on it! In the separate toalett the soap container was empty. The schampoo, conditioner was only for 2 people while we were 3 persons and were not refilled.

- Katherine (8/5): Authentic Farmhouse 29th Nov 2023 - We liked the location just out of town, we were able to walk to the Amstel Metro station and it was 5 stops to Central Station. The facilities in the farm house were good, towels, toiletries, beds were comfortable. Nice quiet area.
Ideal for a short break. The TV was not working downstairs, no signal and upstairs we could only get one chanel to work. We didn't use the restaurant. Would of preferred a breakfast menu.
We met Deene on arrival however, we would prefer to have someone onsite to help us.

- Heather (8/5): Lovely place, with a great restaurant & friendly staff, but a littlle far out of the centre for a short stay - It was super clean & stylish with comfortable beds. The staff were friendly & helpful, and the food in the restaurant was very good, and it had a busy, lovely vibe in the evenings. It was in a nice, quiet area & about a 15 mins walk to the Metro or Trams. The Bathroom in the basement had a drain/damp smell a lot of the time. There were a few essentials missing in the both rooms like Tissues & a long mirror upstairs, and extra lamps are needed to see better in the evenings. A few of the light bulbs weren’t working & there was no soap in the soap dispensers in the bathrooms. Also there were only tiny coffee cups provided, which were no good for tea.

- Graeme (8/5): Pleasant stay in Amstel area of Amsterdam - Quirky accommodation in a nice part of Amsterdam, near to Amstel station to get into the centre (*), with a very friendly host.
Also as the accommodation is separate from the restaurant was quiet.
* as a tip for anyone travelling as a family like we were you can get a €17.50 family day ticket for the metro/trans/buses if you download the app, which wasn’t obvious until we asked in the station. Bathroom in basement and quite low ceilings.
- Daniel (1/5): Do not stay here - Interior design was nice, in a nice setting Required a late check in, I didn’t read the small print so didn’t know that check in closed at 8pm which seems very early for a hotel? Was made to feel like I was an Inconvenience to the staff because my flight arrived at 9. Was checked in by a very unwelcoming man who made it clear he was not happy I was staying there. Room had a strong smell of damp that would not stop, the windows can not be opened and although I was told the cleaners would look into it nothing was done. The room cost €315 a night, which is incredibly expensive for the level of service i got. Breakfast was served very reluctantly and was very underwhelming, there was a noisy party happening when I arrived. For the cost of 2 nights in this dump I could have flown to New York and stayed in the plaza for a night. Absolute rip off, this place is a scam, sort out your damp musty room before making people pay 5 star prices. Criminal

Super comfortable bed. A short easy train trip to central Amsterdam and all the attractions. Would definitely recommend this stay to others who would like to be away from the hustle and bustle of the city centre. Super accommodating staff. Really happy with our choice. There is nothing to complain about.

1 suggestion my friends and I would like to put forward, perhaps a sink area in the little kitchen area rather than the tongs and hair dryer that is located in there, if you are there for a couple of days or more having to take dirty plates and cutlery to the bathroom is not really ideal! The empty cupboard space I am sure pipes can be fitted! Just our opinion of course :) however this did not affect our stay here :0) There was a sewage smell coming from the bathroom after a while when the heater was switched on, however closing the door blocked the scent from coming out! Again, would not stop us from staying here again.
- Genie (9/5): Lovely and comfy long weekend stay. - Deene is a superb and responsive host. Comfy beds and the suite is sizeable for a family of 4. Slightly further out from city centre but easy to commute with metro station nearby. Would have been great if the towels are changed and rubbish emptied daily but minor points. Just to note it is not a hotel with no reception desk at site. But the host is easily contactable if there is any issue. Would stay here again if we visit the city in future.
- Lenka (8/5): Very good - Excellent location, easy access to the centre. Residential area, nice bars and restauranrs in the neibourhood. Smart and pretty building. No staff on the premises, no place to leave the bags on the last day.

- Jack (8/5): Unique and peaceful rooms in old farmhouse in Amsterdam - Nice, peaceful location. On an old farm, so it’s a unique place in Amsterdam and the rooms have been done up well. Big bathroom and can sleep 4 adults. Good value for the location and size of rooms. Staff were friendly. Flexible check-out time. Rooms are quiet with good sound-proofing. Not a hotel, just a set of rooms really. No cleaning of rooms during stay, and no reception area, but you can message the manager. Room hadn’t been cleaned thoroughly - there were quite a lot of old coffee cups in a cupboard and previous guest’s loose cigarettes in bedside drawer, so clearly the cleaners don’t do a thorough job. Towels and bedding were clean but were all stained in some way, should be replaced.
- Jane (7/5): Good location - The location is handy to Amstelstation and was quiet and comfortable. The bathroom plumbing had a bad smell and the kitchenette was too small. There were not a lot of options for dinner in the area during Dec/Jan.

- Paul (10/5): Amazing and unique place to stay - This place is brilliant. Great transport links to the city and in a nice little residential area. In it's own grounds and next to canal so lovely and quiet. Restaurant next door is lovely too. We will definitely stay here again.
- Susanne (7/5): Not quite as the photos suggest, a quirky property! - The room was quiet and the bed comfortable. The restaurant on site was a bonus for an evening meal, which was very good and the staff were all friendly and helpful. Nim greeted us on arrival which was a nice touch. Nespresso coffee maker and capsules. There is limited parking just outside the building which is free. 5 minute walk to Amstel train station. We couldn't find the entrance to the building when we arrived - it was dark and pouring with rain - although it is called a hotel it is essentially an outbuilding to the restaurant. The bed was comfortable with a thick mattress topper but there was no fitted sheet which was very odd. The twin room upstairs didn't appear to have any lighting. or blinds at the window and the bedside lighting downstairs was very dim, you couldn't read by it and only one was working. Breakfast didn't start until 10.00 am which was too late for us, so we ate at the Hotel Casa just down the road, which we can recommend for their huge portions and great coffee. No one around for check out.

- Henry (5/5): some to be improved but generally OK. - Cozy place with trees, feels like an isolated location from busy downtown. Attic made children very excited. frendly staffs. a smell of sewage from bathroom. not so spacious actually. noize untill 11 pm from the restaurant which was also run by the owner.
- Hassan (1/5): DO NOT STAY HERE. - The room was spacious. Wifi worked well. TL;DR-DO NOT STAY HERE.
1) Amenities listed on the website were not accurate; the room does not have a bidet as is listed, nor does it have an iron and ironing board, among other things.
2) The room was not clean, there were cobwebs behind the TV and in the bathroom.
3) The light switches do not always work.
4) The employee working there gave me inaccurate information re: how to get to city center. I had Google mapped it so I had an idea of how long it would take me to get there, but the gentleman basically said that it was inaccurate, that it would only be a 20-25 minute walk (contrary to the hour that Google Maps said. I enjoyed the walk regardless).
5) Good luck if you're there during the weekend. No one will be there to help you. And when you call to ask for help, they will moan and complain that it is a Sunday so I shouldn't expect quick service. Context: on Sunday morning, I forgot my wallet in the room (including my room key). I texted the employee who had given me his number, no response. I try to reach out through Booking, no response. I call back again and someone finally answers and they sound like I just woke them up. Anyway, they tell me someone will be there to let me in in about 25 mins. 45 MINS LATER, no one shows up. So I call back and he doesn't answer. I call again, and he basically yells at me because "it's Sunday morning!!!!" and he says someone will be there in 15 minutes. Another 30 minutes pass before I call AGAIN, and he says that someone is there but they're counting money at the restaurant first. Needless to say, I was seething. They knew I had been waiting for over an hour just for someone to let me back in my room but they had absolutely zero urgency to help their customer.
6) The price that was visible when I was making the reservation is NOT the price I ended up paying (almost $100 more)

The room was well designed and roomy with comfortable beds and excellent AC. The location is unique and peaceful. A light breakfast prior to the restaurant opening at Qp10 would be ideal. also rental bikes would be perfect!
- Stuart (6/5): Loved Amsterdam but wouldn’t stay here again, disappointing! - The place had a bit of character. Probably my mistake, but I thought we were renting an authentic farmhouse and would have an area to sit and relax and also some outside space. This isn’t the case, it’s an old building converted into rooms that actually provides less comfort than staying at a hotel.

- Annemarie (10/5): Beautiful hotel that’s a great oasis in the city - A wonderful place! Great for families who want to be in the same space rather than spread over hotel rooms. The site itself, with the farm and restaurant, is a peaceful oasis in the city. this is the second time we’ve stayed here and fully plan to stay again the next time we’re in Amsterdam.
