• YASMINA (9/5): Most pleasant - I love the location, the well kept grounds, the awesome view, the great customer service from Antonio and Marianela, the fresh smell of the towels, the terrace, the tranquility. The place is secluded yet with great access to everything in old town. Best way to reach through Pile’s gate. The keepers are very informative and responsive so ask them anything you need and they get back to you very promptly. the stairs but only when you have heavy luggage or you have been wandering around all day yet it is expected in Dubrovnik. Soo if you are staying in the old town try to minimize your luggage whenwver possible

• Aaron (10/5): Perfect tranquil oasis in the heart of the old town. - Incredibly convenient locations, excellent comfortable rooms. Really peaceful to be out of the busy, crowded city and in an incredibly tranquil place to stay. Enjoyed the patio to sit and enjoy outside, and the cats relaxing in the monastery garden you go past to get to your room. There were a lot of steps to get there when carrying luggage, but it was worth it.

Kein persönlicher Kontakt mit den Angestellten. Check-in Check-out hat trotzdem gut geklappt. Recht langer weg mit Stufen vom Eingang zu den Zimmern daher nicht für alle Leute geeignet.

• Bimal (10/5): A unique stay in the monastery complex, excellent rooms!! - A great stay in the heart of old town Dubrovnik, The rooms are clean comfortable and modern in the Monastery complex, few minutes walk to Pile Gate. Excellent communication with the host, very responsive and friendly! Be ready for many steps to get to the property and to the rooms but that is everywhere in the old town within the walls.

• Daniella (10/5): - The perfect location, right within the city walls and only a 5-10min walk away from all the attractions. We had a late flight in and had to do self check-in but the instructions were clear and the owners super helpful, even making sure we arrived safe. Woke up to a stunning view over the terracotta roofs and out to the ocean! The room was clean and airy, comfy beds, bathroom was nice and modern. Will definitely look to stay here again if I find myself in Dubrovnik!
• Antonios (10/5): Unique location in an old monastery. - Very clean rooms, at fantastic overlooking the old town of Dubrovnik, near the city walls, spacious bathroom, perfect space for two single individuals. You need to be fit, to climb all the stairs to the room, but this is Dubrovnik.

• Lena (10/5): Mega udany z codziennym pięknym widokiem na miasto, nawet z pokoju. - Świetne miejsce do tego kameralne w centrum miasta. Mimo iż jest to na starym mieście gdzie w wąskich uliczkach jest pełno restauracji to nie jest głośno jak idziesz spać. Zaraz obok widać mur dosłownie na wyciągnięcie ręki dlatego jakoś nie miałam ochoty chodzić po murach bo czułam się jakbym na nich była. Rano kiedy wyruszałam przepiękny widok codziennie panorama miasta. Coś niesamowitego, kiedy wracasz większość powoli opuszcza miasto a ty możesz jeszcze zrobić szybki spacer główną ulicą i do mieszkania. Polecam tą miejscówek bo wszędzie jest blisko oprócz dwora autobusowego ale to na luzie.

• Sandra (10/5): Memorable stay in a historic property in the heart of the Old Town - We loved staying in such a historic property in the heart of the Old Town. The location close to Pike Gate could not be more convenient and yet it is very quiet. The host is lovely and kindly offered us a late check-out without us even asking. We highly recommend and would love to return. Nothing. It was perfect.

• Amelia (10/5): Comfortable and secluded stay - Clean rooms and incredibly quiet at night. Also a cool location in a historical area. The stairs are a lot. I counted over 100 from the main Stradun area. Nothing against this property, just something to be aware of if you're not in good shape.

Whats app message received the night before with a map with clear directions and even a picture of the front door so we knew what we were looking for. No manned reception so you have to agree a time to "book in" which was very straightforward. Excellent and helpful host Nikolina recommended restaurants, checked throughout that we were ok and if we needed anything. Very helpfully we were able to leave our bags on our last day until 12.30. The rooms are right in the heart of the Old Town so we literally popped back to use the loo or grab a drink from our fridge in the room.......as long as you are prepared for the stairs. The rooms are exactly as shown in the pictures. Excellent terrace to sit and chill whilst being watched over by people doing the wall. Nothing

Met by the lovely Nikolina who was welcoming & professional. Spotless clean, great shower & tea/coffee & kettle provided - a big tick for that. Close to many restaurants & bars. This accommodation was gorgeous & completely new inside.Quiet & peaceful as a Monastery would be. One of the best places we have ever stayed in. Thank you. Nothing.Could not improve on anything.

The stairs are a lot - but everyone tells you that when you book - it's 122 stairs to your room. That's the price you pay to be on top of the world. Bring a small suitcase

• Giuseppe (8/5): Una bella vacanza con un gruppo di amici a Dubrovnik - La tipicità dell'alloggio e la sua posizione nella città vecchia di Dubrovnik Purtroppo, ma il problema era già noto al momento della prenotazione, vi sono numerosi gradini da salire per arrivare nelle stanze e, specialmente con i bagagli al seguito, è abbastanza faticoso. Inoltre è importante sapere che nessun mezzo può entrare nella città vecchia di Dubrovnik. Autobus e taxi possono arrivare solo a Porta Pile e da lì bisogna percorrere necessariamente a piedi i circa 250 mt. fino alle Franciscan Rooms.

• Catherine (3/5): Disappointing - the steps are a big turn-off, the member of staff was unhelpful, no bag storage - The room was fine, if small. It was clean and provided everything you needed - air con, frig, hairdryer etc. The location is the problem, as the hotel does not explain that you have to climb about 120 steps from the main street in Dubrovnik to get to the rooms. The steps are in places steep and they are uneven. There is no lift. The person who met me refused to assist me with my bags saying she had a back problem. It was very difficult to get up to the rooms carrying luggage and I am reasonably fit. I would not stay here again for that reason and suggest other visitors should only bring small bags. Also, there is no baggage storage except until 12.30 lunchtime - after that you have to rent somewhere in town.

• Jane (8/5): quirky old town stay - The accommodation was quirky, right in the old town and very quiet. Bathroom was a decent size with a very good shower. Beds comfy and air conditioning OK. walking through the monastery gardens to get to the room was interesting. the staff were very helpful and responded very quickly to whatsApp messages. checking in was good and we were able to leave our bags early. Although it was not a major problem, the large number of steps both to the front door and then from the front door up to the room (probably in the region of 80) may deter some from using a wheelie suitcase; the steps before the front door could be very slippy (as are the streets in the old town anyway) in the rain.

• Lizette (9/5): A unique lovely experience worth doing. - I loved the location because you can get basically anywhere from there. It was very near to one of the gates to the enter the wall, to the Bus stop if you need to get to other place or take a Taxi. The garden and the quietness inside are amazing. The views are just so beautiful. The Staff is very friendly and ist very patient to explain everything. The rooms are renovated and mantain the Essence of the Franciscans. The two single Bed are comfortable to sleep in and it has AC. This is my second trip in the City and I would definitely come back there. Because I personally enjoy the unique experience to be in this monastery, at the same time it is clean, modern, and well located. Because of the stairs it is not comfortable for people with babies or with wheelchair or some Kind of disability to climb the stairs. For the rest it ist actually very nice walk within the gardens. You get another complete experience from Dubrovnik. I just didn‘t liked that you need to learn how to open the street door. Sometimes you come back tired and can not even think haha. It gets easier the more you do it.

• Luehr (9/5): - The room is sparse, one can envision monks living in the quarters. This made for a wonderful ambiance. There are a lot of stairs. I counted 123 stairs from the main street. At the garden there are still 41 more stairs to get to the rooms. If you have heavy luggage this is not the place for you. Once you go through the green doors into the "sanctuary" it is peaceful and calm. The staff are amazing, kind and attentive. Despite the stairs it is easy to get to all the places of old town. Stairs are a challenge.

Relaxed seating area nice for breakfast/evening. The walk to the room was a nice way to finish the day amongst the gardens and wildlife.Shout-out to Sandra as well for all the work she does. 10/10 Nothing.
