• Greig (8/5): Absolutely perfect location for the hospital and local amenities, great value for money - Close to the hospital Very hot , but was in the middle of a heatwave , I was on the top floor so the stairs were a little bit of a problem but I never mentioned my disability
• Eleanor (3/5): Avoid or bring broom, mop and cleaning supplies - Location and ease of access to the property was good. booked in a rush - didnt see all the bad reviews. Carpet on floors in the hallway to the rooms are so dirty. Looks as if its never been hoovered / vaccum cleaned since being put in. Dirt, crumbs, dust all over the floor in the room too. Dirt and all kinds of scuff marks on the walls. I ended up wiping down some of wall space in my room as i think a splatter may have been attracting flies as there were flies in my room when i got in. Also there was was water on bathroom floor when i got from a leak or maybe just left there? There was a dirty sponge left at sink in room. The fridge, sinks, countertop, tabletop, toilet, shower and bedsheets, towels did all seem clean but you question that. When its that dirty i dont understand why demand checkout sharp at 10 am. Why sharp when your not even taking time to clean the floors??? And checkin from 3pm. A whole 5 hours i literally cant understand how host is okay with it being so gross. Also the kettle didnt work unsure if issue with kettle or power source. Shower turned off in the middle of washing twice. And at one point wouldnt turn on at all. It was also insanely hot no kind of aircon in summer. i literally just needed somewhere to sleep so i care less about the appliance issues, but the dirt was disgusguting

Blood on the sheets, makeup on towels, cloths of dust ob the floor, dirt on the night stands, clothing racks, chairs bathtub, sink… basicaly everywhere!! Do not recoomend unless you like to sleep in absolute filth. No help grom the accomodation or booking. Do not go!!!
• Juliana (1/5): - Nothing It was a really bad experience, it doesn't look the same as in the pics, they are cheating people, the room it was very dirty, we had to wait for 2 hours the cleaner get everything ready and when we arrived there the door it was open. Booking should take action on this accommodation because it doesn't adjust with the photos and description, the owner has to improve the place. We don't recommend this place

• gareth (1/5): Disappointing - I started the process of trying to find out how to collect keys on Wed 6th May for a 1500 check in on Fri 8th may, I also needed to confirm the number of beds because my booking changed from 3 beds to 1 bed??? There was no answer from the mobile given, no reply to text, no response to booking messages. I contacted customer support on Thu 7th may and they could not get access either. the host contacted Thu night requesting ID which I provided but did not provide details until Fri 8th @11:47 which was very stressful. On arrival at the property 16:30hrs the lock code did not work. It then took until 17:43 of constant pestering and stood outside to get the right code (they had sent the wrong code). This is unacceptable to be left stood outside in the street for that long. We very nearly missed our concert. I expect an apology and some form of compensation

• Laura (1/5): Filthy and unsafe - Absolutely nothing, it was disgustingly dirty and felt completely unsafe - that was me travelling with my dad!!!! It was in terrible condition. Door onto the main street is the door straight into the room, behind it is a pull out sofa and immediately behind it was the beds. There was 1 window (clear glass, not frosted) with a flimsy cover that barely covered it - this is a main road & bus route. Door is a flimsy shop door, with gaps at both side & a frosted glass insert (no covering)- there was ants on the floor, the glass dining table was bogging, the kitchen was full of damp. We checked in and within 20 min we found alternative accommodation in Brixton.

• Hannah (4/5): Disappointed, avoid if possible. - The decor was modern. The room was very unclean. Hair on the floor and in the bed, also in the bathroom. The lock on the door was very unsteady and barely attached to the door(you could see the hole cut out for it). The neighbours were very loud as was the location (on a main road). The host did not respond to messages, therefore had to find out information myself, as someone who had travelled a long distance, I wish I had pulled out the extra money to stay somewhere much nicer and cleaner.
• Darryl (3/5): Failure of Advertised 24-Hour Emergency Support – Issue Unresolved - It’s clean and modern. Great location. Easy check-in process. My stay at High Standard Central Studios, 58 Coldharbour Lane, Camberwell (SE5) raised a serious concern regarding the reliability of the property’s advertised 24-hour emergency contact service. On 20 February 2026, I accidentally left the key inside the studio room and the door closed behind me. While this was clearly an honest mistake, the property advertises a 24-hour emergency contact number, so I immediately attempted to call and message the number provided from approximately 20:30 onwards. Unfortunately, no one responded for several hours. Being locked out late in the evening with no assistance available left me with no practical alternative but to call an emergency locksmith to regain access to the accommodation. The locksmith had to remove and replace the lock and provide new keys, which cost £425. The property management team did not respond until 04:13 the following morning, long after the issue had already been resolved at my own expense. I attempted to resolve this matter directly with the property, and Booking.com also attempted to assist, however the issue remains unresolved. As the cost arose directly from the failure of the advertised 24-hour emergency contact service, I am currently seeking reimbursement through the appropriate consumer dispute resolution channels if the matter cannot be resolved amicably. Guests should be aware that the advertised emergency support may not be available when it is actually required.

The entrance of the door to the room doesn’t close properly when your on way out so I do recommend installing handles to property of each room to close/locked otherwise it is too accessible for anyone to enter…

There was no heater available, and the kitchen was not functioning, which caused significant inconvenience. Although a television was provided, there was no remote control, making it unusable. Additionally, I tried to contact the staff multiple times regarding these issues, but my calls were not answered, and I received no response to my complaints. This lack of communication and support was extremely frustrating. I was traveling with my 10-month-old baby, which made the situation even more difficult. I expected better service and consideration, especially while staying with an infant. Overall, I am very disappointed with the service and the way my concerns were handled. I hope you will take this matter seriously and improve your services to prevent similar experiences for other guests.

• Mateusz (1/5): The property was misrepresented online and the stay was uncomfortable, disappointing, and far below the standard promise - Unfortunately, there was nothing I could genuinely say I liked about the property, as it did not meet the basic standards advertised on Booking.com. The property was in very poor condition and did not match the listing description. There was visible mould, cracked and damaged walls, no heating, no working internet, and overall very low hygiene and maintenance standards. These issues made the stay uncomfortable and below acceptable accommodation standards.

• Ruth (7/5): Short stay - This studio was in a good location for me visiting a family member in King's College Hospital. Plenty of food shops, restaurants and takeaway shops in the location. Walking distance to the train station. It was exactly as described for the room details, basic but it met my needs for the three nights I was staying. Plenty of instant hot water and a good shower. Could do with a tea cloth in the kitchenette as I didnt think to bring one. Also a waste bin would be useful in the kitchenette. Both the chairs and table had wobbly legs so I didnt use them.

Não tinha gel de banho de cortesia, só deram um rolo de papel higiénico para três dias. Não recomendo e não volto.

• Saeed (10/5): A cosy, comfortable studio with great amenities and a perfect setup for a relaxing stay. - The studio was clean, comfortable, and well-equipped. The bed was very comfortable, the bathroom was modern and spotless, and having a TV with all major streaming platforms made the stay really convenient and enjoyable. Everything was excellent — I had no complaints at all.

• Lizea (5/5): Ce n’était pas un séjour agréable - L’établissement est très mal isolé. On entendait tous les bruit de l’extérieur et les bruits des chambres à côté et au-dessus. Il n’y avait pas d’équipement pour nous (sac-poubelle, tapis de sol pour la douche, balai balayette). Pas de clé pour ouvrir une fenêtre pour un minimum aérer la pièce. Pas de volley et des rideaux qui couvrait pas beaucoup le jour. Une porte ou le dessous il y avait un trou, on entendait tout la lumière rentrer dans la pièce.
• Stefania (1/5): Terrible - stay away! - Nothing Awful! Unacceptable accomodation and behaviour. We booked this apartment as a family of four, two adults and two small children. Wwe arrived late in the afternoon and the apartment was FLOODED!!! Water everywhere! All the beds were wet!! Mold it the ceiling! The ceiling was licking! It's our first time to experience something like that! In addition, the day of the check in the owner inform me that there was no soap in the bathroom and no hairdryer in the accomodation, even if in the description it was saying there was.. there was also NO wifi (as it says). Fortunately I found internet connection from a neighbour and tried to communicate. The owner never answered! We left immediately as it was impossible to stay especially with two small children. We had to find on last minute another accomodation despite the fact that I had already payed for 5 nights stay there.. Still didn't had any response or refund from the owner.

• Ashlyn (7/5): It was a lovely stay great if you need something cheap and cosy for a concert and not hard to access and close to everyt - It was a nice cosy place very comfortable and a good area to be in a lot of shops close to the hotel and underground in walking distance The tv didn’t work and we bought batteries and it still didn’t work but apart from that it was okay and lots of people’s strands of hair found around the hotel

Right on the main road The room and bathroom were dirty. Dirty walls, dirty surfaces, bedding looked unkept and creased. Bathroom had cracks and mould. Kitchen sink area was dirty. Overall the room was unkept and uncomfortable.

Due to my long stay I was disappointed that there is no stove in the kitchenette, even if it's a small one to make breakfast or something. I made a kind request to the host but unfortunately for me there was no action taken. A kitchenette comprises of a stove.

Entry system was easy, although the front door key took us many attempts both times to get key back in. Bes was nice and hard, view of the street was nice Paint was a little iired. Nice Fridge place would benefit with having at least one set of cutlery. Radiator was broken off the wall as we arrived, but we did not need it. Hallway carpet needs a good vaccum
• özden (1/5): Terrible experience - Nothing Upon arrival, we discovered that the room provided was completely different from the photos shown on Booking.com. The room conditions were unacceptable and posed serious hygiene concerns, so we were unable to stay at the property. We had to leave immediately after seeing the room. The main issues we faced are as follows: • The room looked nothing like the photos advertised on Booking.com — this is clearly misleading. • There was no working internet connection in the room. • The walls were dirty, damaged, and had unhygienic stains, including visible footprint marks. • Overall room conditions were unhealthy, unsafe, and not suitable for accommodation. We contacted the property to report these issues; however, they refused to acknowledge any responsibility. We will attach our message screenshots as well as photographs of the actual room conditions for your review.
• bunnywarren68 (3/5): Adequate... Just! - My wife was having open heart surgery at King's so the location was perfect and it was cheap... And available the day before! First impressions adequate and clean sheets... I was only sleeping there. First morning I noticed I got a shock from the tap on the basin, in bathroom... No problem... A little shocking! Second evening I got back at 2130, heavy rain, to find water on the bathroom floor, rain getting in some how! Second morning, shock again... But, also I had about 10 bites... Very itchy... Hypothesis bed bugs!!! The system works, key box code to get in, then second box and key to apartment and front door, easy access... I saw no one! The apartments need proper maintenance... I would not recommend it ... But it served me in my hours if need👍 My wife is recovering, King's is amazing and oooh... The Sun pub across the road is brilliant and I want to thank the manager Ben for his kindness during very worrying times for this old Bunny👍 I would not use the accommodation again. Bunny Out 🐰
