- Stan (10/5): Idyllic stay in a beautifully restored house. - Beautiful and sensitively restored historic house in an idyllic location on the river close to the centre of town. The house was just cross the road from the Ulmarra hotel where we had an excellent dinner. Continental breakfast was outstanding. The bedroom and bathroom were of the highest order. Nothing....perfect. Will love to stay again for longer to enjoy the township.

It seemed there was a lot of extra work and love put into this property which will make everyone who stays there feel comfortable and feel like they were staying with quality I didn’t realize that it was a shared bathroom - my fault I didn’t look into it properly. Had I known, I probably would not have stayed there but I am glad we did as it wasn’t such an issue as it worked out fine. It was shared with 2 other couples as there was one ensuited room which I will try to get when we hope to visit again

There was a generous number of items available for a self-catered breakfast. We would definitely stay here again. Shared bathroom facilities: the toilet is in the bathroom, which could be tricky with guests from 3 rooms needing to use it. The floor in the bathroom can be quite slippery. Couldn’t find any sugar in the kitchen - everything else was available.

If I were to stay again I’d book the room with an ensuite. A night light in the hallway would have helped using the bathroom during the night.

- Kathleen (10/5): Highly recommend for comfortable stopover Brisbane-Sydney, or just a few days R&R on the Clarence. - I have stayed at this really lovely B&B several times. It never disappoints. Beautifully restored colonial dwelling on the banks of the mighty Clarence River. Gorgeous view. Kitchen is well provided for, huge fridge and utilities. Bedroom is huge, comfortable and air conditioned. Parking on site. Country Town ambience is wonderful. Nothing at all.
- Tonya (7/5): Disappointed - Close to the river, oposite the local pub that served fantastic food. Our bedroom (Banks Room) was next to the community kitchen, so got woken up at all hours from the noise of banging pots and washing dishes etc.. Sharing the bathroom facilities was not a great experience, some people dont care about others and left a mess or unpleasants in the toilet. There was no-where to hang our towel in the bed rooms other than one hook on the back of the door.
The shower had no pressure at all, there was more pressure at the kitchen sink.
The AC panel was in the kitchen/lounge area and ours kept getting turned off. Was not pleasant when the Australia Day long weekend gave out 36 degree days and 28 degree nights. Would've been nice to have been able to control our own temps within our room and not wake at 2am in the morning having to walk out to put the AC back on.
They had a shared fridge in the communal kitchen, our orange juice was almost used up and our waters went missing. Would've been good if each room had its own bar fridge to avoid these issues.
If you are expecting a bed and breakfast where you wake up and have a choice of cooked eggs, bacon, sausages, mushrooms and tomatoes on a hot plate to choose from, you won't get that here, you will have to cook it yourself.
The rooms were big and the vintage windows and hall way looked great.
This was our 1st time doing shared facilities, this will be our last. Was not worth the price.
- Erin (9/5): We had an excellent time and look forward to revisiting the Bank House Ulmarra and visiting more! - We enjoyed the location of the property as it was just down the road from our relatives house and we could walk to their house. It was also in the middle of town which meant we could walk to dinner at the pub, down to the cafe and all the little boutique shops that were open on a Saturday afternoon. I think what could have been a little better was more instruction about the air conditioner for the main area of the house, as we found it a little cold. It would also be very nice to be able to have a BBQ on the back deck, so an electric BBQ there would be great.

Struttura davvero stupenda, dotata di tutto il necessario e molto pulita! Abbiamo apprezzato puzzle, mandala da colorare e carte presenti nel tavolino del salotto. Spazi comuni arredati con gusto, comodi e ampi. Stanza molto spaziosa e accogliente, letto comodo. Parcheggio privato. Ti puoi rilassare sulla riva del fiume o nel pratico patio sul retro, paesaggio fantastico.

- Todd (4/5): It was miserable… - It was in a beautiful location. The ac was not on when we arrived at 7:30pm. We had two rooms and they never cooled down. It was too hot and muggy to sleep. The ac also turned off in the middle of the night. There was another couple staying there as well who left without staying the night. The entire town was also closed at 7:30 pm. We had to drive to the next town to find something to eat.

Wall so thin we had to turn our tv down as our neighbour complained . But our tv was on minimum volume and when we turned it down we couldn’t hear it.
Check in not straightforward. And if the cleaner hadn’t been there we would have been much longer in finding working the numbers on the machine.

This was a problem as the toilet was not separate from the bathroom. Some guests arrived late and took up the bathroom for a very long time, making it impossible for me to use the toilet before I went to bed. I had to go across the road to the hotel to use their toilet. The late arrivals were still in the bathroom when I returned. The Breakfast was ordinary, the location was not near anything, not even a walking path along the water. The only place close to eat was the hotel across the road. Having one toilet in the bathroom for 3 rooms to use was painful.

We stayed in the Anzac Room which was very comfortable! The shared bathroom was immaculate! We will definitely stay again! Nothing!

The parking instructions weren't completely clear, but there was plenty of parking around the area either way, so it wasn't a problem.

Smell in hallway and kitchen
- Paul (10/5): Enjoyable day exploring this little town, full of interesting shops, and very friendly people. - The location was perfect, such a lovely little town with galleries, hotel, and a great little cafe serving top class food. Close to Grafton, a major centre with history and the beautiful Grafton Regional Gallery. The little bench top electric hotplate was a bit small for cooking a main meal, but otherwise the kitchen was well stocked, and the breakfast foods were well provided for.
