Guest Reviews
- 493deys (10/5): Food is amazing - The culinary experience is exceptional, with a wide variety of themed dining options offered each day.
What truly stands out is the hospitality of the entire staff — they are incredibly kind, attentive, and make you feel right at home.
I’ve stayed here a couple of times, and each visit has been even better than the last.
- Gorillagirl21 (2/5): Do not stay here! Rooms are not as advertised - Do not stay here! Sold us on ocean view room for 600$ a night tried to give us on a blurry obstructed ocean view facing a park that you could only see from a balcony. Place is run down and rooms smell like mildew (we stay at several resorts in Costa Rica and never had a room that smelled) .When we asked for our money back or a discount they refused and said it's their policy to never refund money. The manager (which is only available by Whatsap as he works offsite) told us they only have obstructed ocean views and if I wanted a true ocean view I would need to pay for more for another upgrade. I showed them my confirmation which clearly says ocean view (nothing about obstructed view) and they confirmed the superior ocean view is just a room with an obstructed view from the balcony only.
While at the front desk we looked up the rate for the room for that night and showed them it was $300 less but they still would not entertain the idea of a discount of any kind. We left and went across the street to the El Mangroove and were treated like Royalty with a true ocean view and open beach that you don't need a key to go to (unlike the cc) at the same price the CC was.
As a final note there was a family checking in after us and although they showed the room description to the front desk and showed that it should hold 4 people they were charged to upgrade their room in order to have 4 people in the room - clearly this is a regular scam they do.
- Lisa (9/5): We wanted deep relaxation and got exactly what we hoped for. We were well looked after. I would come back for sure - Love that the resort is so comfortable and welcoming while being nestled in a lot of beautiful nature. Shade provided by abundant trees not umbrellas. But if you want sun there is lots! Sunset every night directly across the bay. Snorkelling a short walk from resort along the beach. Food and people were great! Got a small jellyfish sting in the water. They are only tiny. And our room could use a little update.
- 580jp (10/5): Amazing stay + great people! - Great staff; really attentive to details. Wonderful accommodations and great weather and temperature + direct access to the sea. Just perfect!
- Jeremy (8/5): A beautiful low key getaway with friendly & accommodating staff. - The meals, staff and location of the main restaurant was great. Open layout with great views of the grounds and water. Very central and close to our room. Our room was very clean and well kept. The master suite was HUGE for 2 people, far more than we need for a quick weekend stay. The staff are all super friendly and willing to help to make your stay. The resort is 30 minutes from the airport. The beach felt safe and there wasn't too much solicitation to purchase hammocks, coconut water etc. We grabbed some local smoked BBQ and it was great. Had a massage just outside the gates of the resort on the beach, also great. Pools were cleaned and balanced daily. Everything is very close & central. It's not a big resort. Family focused. AIRPORT SHUTTLE- booking needs to be a simpler process. Expect to pay $70-$90 USD (one way) for a taxi or 3rd party hire to get you to and from the airport. I had reached out to the property to organize the airport shuttle (3 times weeks in advance with no response - so we tried to book a car rental - another story all together).
No Umbrellas - limited shade at the perimeter of the pool and no umbrellas with the table or loungers.
- osmanaT594YT (10/5): Great family getaway - Fantastic property at a great beach with great service and food
- PILAR (9/5): Verdadero descanso!! - La ubicación de hotel excelente así como la comida y la amabilidad del personal. Super recomendado!! Se podría aumentar más las sillas de playa y ser un como más confortables!!
- Josselyn (10/5): -
- monishan311 (8/5): Beautiful and very quiet - Beautiful hotel and grounds with lots of shade, plenty of loungers. Excellent food, snacks available to order all day, and ice cream freezer open anytime.
A couple of kayaks and paddle boards - one usually available. Ping pong table and foosball table and billiards for fun in the evenings. Beach volleyball court wasn’t very well maintained, but useable. Nice gym.
Lots of jellyfish in the beach, so we did not swim much in the ocean. Staff will bring loungers out to the beach for you.
Room was lovely, clean, modern. No bugs anywhere except mosquitos/noseeums at dusk.
- ioulias79 (10/5): Great stay at the resort - We stayed on the resort for a week in March and absolutely enjoyed our stay. We stayed in 601 and it worked for us very well. Nice , clean room. Good housekeeping. Beautiful grounds, nice pools, beautiful beach. Staff on the resort is absolutely wonderful. From the lady at the front desk to all the waiters in the restaurant. And to the wonderful guy at the gates to the beach. Who was always there with a smile. Ready to help. Many, many thanks. (Sorry, I do not remember the names)
Food at the resort absolutely exceeded our expectations and we traveled alot and appreciate good food. It was great. Many thanks to Chef Cristian (not sure if I spelled the name correctly )
We would love to come back. Thank you.
- fourcrazykids (10/5): Great Boutique resort with superb staff - This was our first time in Guanacaste Costa Rica. The boutique hotel was great. It was very laid back, and small and you became familiar with everyone staying. You could leave your bag at your chair without worry.
The food was amazing, lots of variety but everything tasted great. The staff was super friendly and helpful (restaurant staff, beach chair/beach equipment staff, Room cleaners, front desk)
A special shout out needs to go to the pool bar staff, they often work long shifts on their own and always make you feel welcome and are great to talk to. They really made our trip great. A special thanks to Manny, Erick & Danny.
The resort was well kept, the grounds keepers were hard working and the pool boys worked non stop. It was a never ending job keeping the leaves out!
The hotel is right in the beach, and the water is calm because it is in a bay with some boats. If you walk down the beach you can see the white face monkeys. After dinner there wasn’t any entertainment, all the most people were super exhausted by that point so it wasn’t a big deal for us.
We really enjoyed our stay, if we could give one suggestion to the hotel, it would be to provide more umbrellas or shaded areas by the pool. We often found it hard to get out of the sun when you needed a break.
- Tim (7/5): Pools were not maintained and limited activities on property. - The room was spacious and clean. Staff was very friendly. Problems with the pool. One was closed for the time we were there and the other turned green.
- chrishT1505EX (10/5): Great quiet experience with great food - Just an amazing experience with 4 days at this resort. It's very quiet with great food and drinks and beautiful pools and a beautiful beach.
Best food we've had at an all inclusive by a mile. Amazing job with a very sensitive food allergy to nuts/peanuts and shellfish.
The room was clean with good AC and comfortable beds. Don't bother with "partial ocean view" though.
This is the kind of resort you can leave your phone on the chair by accident and it will still be there when you get back.
Friendly service, if you want something or are curious about something just ask.
It's a quiet resort with great pools.
- LavonneR_13 (10/5): Highly recommend! - We had an absolutely amazing 7-day stay at this beautiful resort in Costa Rica. From the moment we arrived, the staff made us feel incredibly welcome — everyone was so friendly, attentive, and genuinely kind.
The food was fantastic. Each night offered a different variety, which kept things exciting and authentic. They also have a smaller restaurant that you can reserve for a more intimate dining experience, which we really enjoyed.
The layout of the resort is perfect — the rooms are conveniently close to the pool, ocean, and restaurant, making everything feel relaxed and easy. It truly is the kind of place where you can slow down, unwind, and feel grounded.
If you’re looking for a peaceful getaway with great food, beautiful surroundings, and wonderful people, this resort is a gem. We left feeling refreshed and grateful for such a special experience.
- joannea245 (10/5): Comfortable and relaxing with good food and service. - Excellent food, tasted homemade and good variety. Attentive friendly staff. Great snorkeling at the north end of the beach by the rocks with beautiful fish. Many different kinds of puffer fish. Rooms are very clean. Parrots and howler monkeys can be seen on the property.
- Kristi4592 (6/5): Mixed reviews but not really satisfied. - We've never been told no to a request in an all inclusive facility and were told no to requests 3 times in one day. One of the pools was not operational and the other was dirty and cloudy the whole time. The wait staff was wonderful and always pleasant and helpful and the food was good.
- pamelal806 (6/5): The pools are green! But everything else is great! - Both of the pools are green and foggy which is very unfortunate because the rest of the property is great. The team is great the rooms are clean. It is a good size resort. The staff go out of their way to make you feel comfortable and enjoy your stay.
But, since we have been here the pool at the left of the resort has been down and the pool to the right is pretty cloudy. :(. I waited a couple of days to see if there is any improvement and asked at the desk they aren’t sure but maybe next week. Sadly we will be gone by then. It’s February, people want a clean pool!
I am thinking they might need to send in recruits!
The pools aside it is a great resort to hangout and relax! There are a mix of families and couples. There is an evening fire on the grounds to make smores and get to talk to the other guests if you want too. There is not a boom boom of the base and was able to fall asleep beside the pool and thats not an easy task!
CC please focus on getting your pools clean so everyone can enjoy your beautiful resort!
- T5288MSkatherinek (10/5): Quaint, peaceful property - An amazing location close to the beach. The property is quaint and peaceful. We stayed in a master suite and it was very spacious and comfortable. Good value for the price we paid. The resort was clean with a low noise level. Great place to kick back and relax but many activities if you want to stay active. Not a party place but great for couples or groups.
- 241connies (10/5): I need to come back!! - Apologies as this review is quite late! My stay was in September 29 - October 4, 2025 and during my birthday. I just want to say, that I had the absolute best, quiet and relaxing time at this resort. It was during a quiet time and not many bookings, but I was not complaining. Food was great, staff was great, beach was great, property grounds were great, rooms were great and so spacious. I luv a great boutique hotel/resort!! Only 50 rooms and that's what makes it very nice and quaint. Kendy, Maria Fernanda (servers), Jean Carlo (bartender), Anita (front desk) and Victoria (room attendant) to name a few of your wonderful staff. Victoria and another staff member decorated my room and I had a smile on my face the whole day. During dinner a late dinner I sat with a few people that I had met and the staff came our table and sang "happy birthday" to me. You have no idea how it made me feel! I managed to do some jet skiing and the free kayaking was an added bonus. I enjoying being on the water!! I can't recommend this place enough. Thank you so much for a wonderful time!
- andreadQ5264SU (10/5): BEST FAMILY GETAWAY - This is by far, one of the best hotel experiences we have had as a family, and I am a person that reads hundreds of reviews before going.
Daniela, Candy and Kevin A in the dinning room were always lovely and wonderful to interact with. Candy is a dream, I adored her - she was joyus and fun to interact with. Daniela was my breakfast coffee bestie. She took care of our family so well - and understood I always needed a second coffee in the morning. Kevin never let us go without water refills and making sure we were taken care of. This is a team that gives and gives!
Giovanni booked ALL of our excursions and they were TOP NOTCH, a true joy indeed.
Anita at the front, always had a smile and a greeting, PURA VIDA!!!
We are foodies, the food was excellent.
The rooms, clean and lovely
the grounds stunning
A shout out to EMANNUEL (Manny) who took care of us all week at the pool bars, what a sweetheart. He and my son became buddies straight away.
it was a trip to remember, 100%%%%
- davecharles0n (8/5): Great week at CC Beach Front - We had a great stay here. It is a small resort, so there's not a lot of activity going on (e.g. no activity squad, in pool activities, parties, etc), if that's something you're looking for. We were quite fine with this, as it made for a more relaxing experience.
Being a small resort, you get to know the staff and other guests, which made for a great experience. Emmanuel at the pool bar was awesome!! Geovanny at the tour desk was also great and helpful with so many things. Also, there was no issue getting deck chairs any time of the day.
The rooms are nice and clean and well maintained. The resort looks like it's been around for a while, so there is some wear and tear, but overall, the resort is well maintained, with really nice grounds.
The food was good all week, but the buffet was the only real option, so be prepared for that. There was the ability to get things ordered (like sandwiches, burgers, fries). We did not go hungry.
The beach is right at the resort and is nice and sandy. It's darker sand, but wasn't too hot on the feet. It is a public beach that is accessed through a gate, but it is quiet and you don't get bothered by people trying to sell things (there was people by the gate selling tours, but they were not aggressive at all) and the resort has loungers that can be put out on the beach for you.
Overall, a great experience.
- Ccorgi (10/5): A Delight in Costa Rica! - This was our first trip to beautiful Costa Rica and I intentionally selected a smaller, more intimate venue. CCBFP exceeded expectations. We were warmly greeted upon arrival and were stunned by the size and layout of our suite. The resort is situated on the Pacific Ocean and at night we could hear the peaceful sound of the waves. The weather was simply incredible and such a welcome change from our Canadian weather. The staff members were incredible. Nothing was too much for them to do to make our stay enjoyable. I feel that mere words of gratitude are woefully inadequate for their dedication to customer service. The kitchen staff were amazing and the food did not disappoint. The buffet changed theme every single night and the selection was astounding. The head chef was so passionate about his role and the food reflected his skill and commitment to guest satisfaction. We enjoyed both the pools and the beach and were entertained by the Howler monkeys who were always close by. You would not be disappointed if you travel to Costa Rica. I would return in a heartbeat!

- stevewS4202RY (10/5): A peaceful relaxing vacation - If you are looking for a peaceful vacation this is it! This resort caters to young families and older people who do not want the hustle bustle of the big resorts or noisy night life. As well everything here is within a two minute walk from your room.
The staff here are the best I have ever experienced. They are always very friendly, helpful and ready to serve.
If you want great food this place is it ! I have not experienced better food anywhere.
I cannot recommend C.C. Papagayo enough
- The-TravellinDude (4/5): Great staff, but very family/kid-focused and the property is run-down and overpriced - Great resort—if you’re traveling with (or don’t mind) lots of families, kids, dogs, and a somewhat run-down property that feels overpriced.
On the positive side, the staff was the highlight. About 90% of them were very friendly and willing to help, especially Kandy, Kevin, and Immanuel.
They also honor their open-bar policy—they keep pouring as long as you ask.
When I booked this trip for my wife and me, I also had the option to choose an adults-only resort. I didn’t think it would matter much, but I was wrong. This place clearly caters to families looking for a getaway where they don’t have to worry about spending a lot on food.
Depending on the day, at least half the guests were children between about 3 and 15. There are no adults-only pools or areas. Kids can go anywhere they like—and they do. If you don’t mind being cut off in restaurants, bathrooms, etc., then this place might work for you.
We got an even bigger surprise on Monday when a family arrived with children, parents, grandparents—and a dog. And it was not a quiet dog. Anytime the owner or his wife moved away, the dog would bark around the pool. Very relaxing. We eventually got them to quiet the dog, but the next day the owner “solved” it by not putting the dog on a leash around the pool. Less barking, sure—but then you had to watch your step walking around the pool. Why a resort would allow dogs, or allow them in public areas, is beyond me. I also don’t remember their site saying they were pet-friendly.
As for the property, don’t believe the pretty marketing photos. The place is run down and not worth what we paid.
Examples:
- The bathroom sink drain wouldn’t open. We called maintenance and they came right up. After examining it, the maintenance worker said they didn’t have the parts to fix it—but showed us how to access the area under the sink and manually release the drain from below.
- The room had an overhead light connected to the ceiling fan, but the switch didn’t work. That meant you couldn’t shut off the light and leave the fan on. Again, we were told they didn’t have the part to fix it. I suggested removing the bulb so we could at least sleep with the fan on. He agreed, got a ladder, and removed the bulb.
- The toilet ran constantly the entire time we were there. When we told maintenance, we were again told they didn’t have the parts to fix it.
The issue is that these problems clearly weren’t new, and it felt like the owners had simply chosen not to repair them.
The Mini Bar Policy:
This one was strange. On the second day, I noticed the in-room “mini bar” hadn’t been restocked. I asked the front desk and was told they only restock every other day—not on the same schedule for everyone, but every other day per guest. When I asked why, the answer was, “I don’t know—just the owner’s policy.”
To be clear, the mini bar consisted of: 2 cans of Coke, 2 small bottles of water, 2 small bottles of fruit juice, and 2 cans of Imperial beer. Not only does that policy make no sense, but they also don’t disclose it during the reservation process.
The hidden menus:
Don’t bother asking for a list of what’s included with the resort—they don’t have one. They provided a property map showing all the buildings and what each one was for, but it was only in Spanish. When we asked for an English version, they said it was on “back order.”
We were also frustrated by the lack of variety at the lunch buffet—it was the same every day. While reading reviews during our stay, I saw someone mention their wood-fired pizza. What wood-fired pizza?
It turns out they have an entire menu you can order from daily, from 11:00 a.m. to 10:00 p.m. When we asked why they don’t publish the menu or tell guests it exists, we were told, “We don’t know.” Thankfully, we discovered it on the second day and not right before leaving.
I was able to get my hands on an order pad a server left behind and took photos of the options. The pad isn’t formatted like a typical menu, so I translated it and created a proper menu to upload for other guests who may not realize it’s available.
Bottom line: I can’t recommend CC Beach Front Papagayo All Inclusive unless you’re specifically looking for a cheap, family-focused vacation and don’t mind a worn-down property. It’s 3-star at best, needs a lot of basic TLC, and wasn’t worth anywhere near the premium we paid.
- GlobeTrotting46506 (10/5): Five Star Food and Service - While it may not be a "Five Star Hotel," there were certainly many attributes at a "Five Star" level. The food was exceptional with a wonderful variety every day. The chef has trained in France, and you can taste it in the perfectly seasoned food. Waking up to a beautiful parakeet family every morning was special, as were the howler monkeys that stopped by for a visit. The beach was peaceful and secluded. The overall staff were professional and addressed any issues that came up during our stay. I don't recall his name, but the gentleman who brought down the free-to-use kayak and paddleboard really stood out. He provided exceptional service with a huge smile. Also, while he was not taking care of the kayaks, I saw him all over the resort supporting the rest of the staff. While the rooms were a bit outdated, the staff make this place very special. We look forward to our next visit.
- szak777 (10/5): Just what you need to relax and recharge. - Me and my wife had a wonderful time at CC Beachfront Papagayo! Everything was as expected, and even better. Very quiet, serene environment, great beach with tranquil waters. Might need bug spray for the beach, though. Also, beware of acacia thorns - some broken off tree branches might be hiding in the sand.
Rooms were OK, no issues. Clean and comfortable. Food - amazing! Kudos to the chef! It's not your typical network resort buffet with lots of choice but nothing good to pick, but a carefully selected menu where every item hits the spot.
Pools - clean, comfortable water temperature, although we couldn't figure out which one was saltwater, and which - chlorinated, they both felt the same ;-)
Bartenders - knowledgeable, attentive and drink variety is pretty good.
Service - deserves standing ovation. All staff is dedicated, always ready to help, positive, welcoming and courteous.
Overall, good bang for your buck.
To summarize our experience: when going on vacation, we never stay twice at the same place. But in case of Casa Conde - we might just break this rule. We do hope to return one day. Thank you!
- mikekI3211ON (10/5): A memorable experience - We had a wonderful 12 night stay. The food was very good with a wonderful variety every day. The beach was a very short walk. The people we met really made the stay special. Kendy at the restaurant had a wonderful smile and she helped me with my Spanish. Victoria from housekeeping was so very plesant. The rest of the staff we met were always smiling and polite. As always its the people that can make a place special. We will return sometime in the future.
- Freedom688946 (10/5): delightful relaxation, great service - This was our first time to Costa Rica and our first all-inclusive. We had a really wonderful time, from beginning to end. Pick-up at the airport was flawless, and the resort is just a 20 minute ride. The resort is boutique, with only about 50 rooms, which makes it feel exclusive. It's separated from the bay by a little forest with a path - the first day we walked along it and immediately saw a troupe of capuchin monkeys! There are large iguanas everywhere. The beach is glorious, the swimming lovely (sandy bottom). Trees offer shade. So many birds! - herons, pelicans, frigates, eagles. We had a great time kayaking in the bay. The resort has two swimming pools with wet-bars and waterfalls and they were never crowded. There is ping-pong, billiards, a gym, and a trampoline and net-climbing arrangement for children in a large tree. At night, down the slope from the restaurant is a firepit, a lovely place to sit with a glass of wine after dinner. There are two sorts of rooms - the newer ones are in two low-rise buildings near one of the pools, and the older ones are in five bungalow rows of 4 units each near the other pool. We stayed in the latter: it was large and comfortable, and we were perfectly happy, though the bathroom could do with a bit of a refresh (however, lots of hot water and good water pressure). Daily housekeeping if you want it. A little porch outside. We would definitely stay in one of the bungalows again. We didn't know what to expect regarding meals and I must say we were very impressed. Fresh, abundant, lots of variety, and imaginative: wonderful breakfasts with lots of fresh fruit, eggs, bacon/sausages, breads etc., yoghurt, cereals and, at lunch and dinner, at least five or six mains to choose from, all delicious. The kitchen is especially good at sauces. The spaghetti bolognese was one of the best I've ever had and they even had sushi one evening. The dining-room service is outstanding. The entire resort staff is friendly and helpful. (We didn't go on an excursion but the Amstar rep in the lobby was very informative and we'll definitely go on one of the day trips next time.) The resort is suitable for all ages: there were couples, single guests, friend groups and a few families with very well-behaved children. We'll be going back next year, with our grown children!
- 594roygigi (4/5): À 4.5 stars many moons ago: not anymore! - This hotel is a scam; nothing close to a 4.5 stars: a 3 stars at the most. The service is minimal: at the restaurant it’s a self yourself at the buffet and at breakfast you have to get up and help yourself to one cup of coffee at the time; no body comes around with the pot for a refill. Same for wine; personnal service is almost none existant. The personnel is very sparse. At the pool bars, you have to go to the bar to get a drink; no waiters! No shaded areas; every chair is in the sun and sunbrellas are inexistant. If you are looking for compfort and service, look next door to the Mangrove: another world! I wonder who gives the stars to hotels and if they were ever there?!?!?
P.S. the room was almost correct but the bathtub was a 100 years old.
No room service: there is no phone in the room.
- lisamusic (8/5): Great Resort - loud thumping base though - The food was very good, although not much variety. The amenities were very nice (kayaking, paddle boarding, pool table, ping pong, decent gym, kid's climbing area, swings, foosball). The staff were wonderful. There wasn't a single unpleasant individual in the whole resort. We tipped, a lot, but it didn't seem to matter to the staff. I'm sure they appreciate it but the people that didn't tip didn't receive any downgrade of service. We always had beach and pool chairs. The whole resort is spotlessly clean. However, we wouldn't come back. The music by the pool was soft enough not to be a bother but the speaker had the bass turned way, way up. You could hear thumping bass EVERYWHERE. You couldn't hear the music, just the thump, thump, thump of the bass of the music. When I say everywhere, I mean everywhere. In the room, on the beach, at the pool, in the gym, etc. There was no quiet place in the resort to get away from the thumping. I couldn't wait for the music to shut off at 5 p.m. each day so I could hear the birds, and the wind. If there wasn't a thumping bass, I probably would come back but after 5 days, I had had enough. That was the only thing wrong with the stay but it was a big one. Our adult kids didn't notice it but my husband and I did. If you are not noise sensitive, this would be a great place to stay. If you are noise sensitive, find somewhere else.
- beachesfor2 (4/5): Disappointing and overpriced experience. Many better options available in the area. - Unless you get a fabulous deal, and dont mind eating average (at best) food, save your money and go elsewhere.
We booked 8 nights in a master suite and tried to make the best of it but left after 5 days forfeiting almost $3000 CDN.
We knew it was 3 stars with limited amenities, and based on other reviews went as it was promised to be a quiet resort with good food which was all we were looking for.
We tried to make the best of it, but for the most part the food was not good, and the facilities need some money invested. Our building had a serious bat issue and we had bat poop all over our balcony daily that was never cleaned even after requesting.
On a positive, the pools were refreshing and the buffet staff was pleasant. Thats where the positives end.
- Qunjie (8/5): A place with friendly stuff and with relatively economical value - The location of the property is very good No hot tub, not enough things to do during the night , food choices can improve
- JeanCarloQ (10/5): Great family experience - Great experience, amazing hotel, the food, the service everything was great.
Lot of things to do, the gym, great pool areas, go around with the bicycle among other things
Hope to visit again soon.
- MarD_SF (8/5): Good value overall for families - I think this resort really caters to families, providing a good value since all meals, snacks from the restaurant are included and there are plenty of activities for kids (pool, games, beach). As a couple, we chose it due to its location close to LIR for our flight schedule (we only spent 2 nights here). I will also preface this by saying that we just came from an amazing time at Arenal Manoa so it was a bit anticlimatic for us. This hotel was marked as a 4-star property but it's a 3-star at best.
The good: The food was delicious! As foodies, we were a bit skeptical of an AI, all-buffet deal but the food was very flavorful and there were plenty of options for all meals. Also, the staff was very friendly and they work very hard (notice many were not leaving tips - we are blessed and come from families that have worked these jobs so we are happy to do so). Everyone from the beach guy to the frontdesk and all the restaurant staff were always greeting us. The front desk gal (sorry, I didn't get her name) was very welcoming and set up a taxi to take us back to the aiport on our return trip. And Christian at the restaurant remembered us each time we saw him. The grounds were very well kept and we saw quite a few large iguanas and a cute kitty. Plus the location, near LIR, and beachfront can't be beat. The water was warm, you can wade out pretty far and it's still shallow, the beach had plenty of shade from beautiful trees and if you walk to the right of the hotel, there are quiet areas with very few people.
The areas of improvement: The "garden view" rooms (600s) were small and the bathroom needs updating (small sink, no counter space, low shower pressure and hot water was hard to figure out, plus not a lot of towels). There was no garden, but dirt around each of the buildings in this area. The room was not restocked with drinks in the mini bar like most AI. Also, the empty bottles/cans were not disposed of in the room. The gym needs new cardio equipment (the treadmill made a funny noise throughout the entire workout, plus it was just that and a bike but decent number of weights). Water dispenser hould always be filled in the lobby area.
I would recommend this hotel for families for the value and location.

- seantP7316KQ (10/5): Best resort I have ever been to. Amazing food, refreshing beverages, fun activities, and comfortable rooms. 100% recomnd - Went to CC for a family trip for around 5 days and I wish I could’ve stayed longer. The moment we arrived we were greeted with tasty fruit juice and a nice atmosphere. The first night we all ate at one of the two restaurants on the resort. It was a taste menu style place and everything was mouthwatering. The other, buffet style restaurant was just as good and had amazing options for every meal. Both pools are great and the pool bar is fantastic. Emanuel the bartender is the best bartender I have ever met. Other than that, the rooms could have used more hooks for hanging wet items and the beach had a few scammers (rarely). The last night of our trip was New Year’s Eve and the party was lively and authentic. The staff was also kind enough to lend us a table and three bottles of champagne for our mini party outside our room. The only negative part of the trip was the family next door that sent a noise complaint to us because of their sleeping baby (even though there was a WHOLE party going on 50 ft away). I would 100% recommend visiting this resort if you are thinking about it.
- Romuald (1/5): Rapport qualité prix médiocre - Très vieux, pas d’accueil à l’arrivée, cuisine pas terrible, jus de fruit tout sauf du fruits. Hors de prix. A éviter comme endroit
- 225derekh (10/5): Loved it. Will be back! - Best casual and local spot you will find. Right on the beach. Pools are great for kids. 1.5,4,6 kids loved it. Food was solid. Rooms were great and super clean. Nice beds and towels. Felt super safe and cared for to be a boutique local spot. Would visit again for sure.
- leer190 (2/5): Unfortunate - SAFETY CONCERN! We woke up at 5:30 this morning to the sound of our pinpad door lock and a 20 year old man entering our room. There is a digital lock on the door with the code 5555, assuming for multiple if not all rooms. There is no night latch and no way to actually secure your room once inside. Hotel had multiple excuses and didn’t see much of an issue. 3 and 5 year old woke up to dad yelling at a stranger to get out of their bedroom. Pools are full of debris. Location is nice, food and drink staff were good.
- 323tyg (10/5): Excellent value, great food and staff - Excellent value! The food was amazing at every meal. The staff was so very friendly and attentive, we felt like we were getting special treatment! This is a quaint, quiet resort. Everything was clean and in good repair. Even though it is a beach resort , it is also close enough to to the rainforest for day trips. We saw plenty of flora and fauna.
- constantinat414 (10/5): Best week of rest and relaxation - Wonderful hospitality and a great Chef and kitchen staff, very personable
This trip has been an unexpected success
Costa Rica is a gem of a country
- Seaside18553758211 (10/5): Fabulous Holiday - We had a wonderful vacation. The staff, ambiance, food, activities, even the weather, everything was perfect. Special mentions to Geovanny, Anita, Danny-Boy, Eric, Carlos, Daniella, Kenda and all the other staff in the dining area (including the chef). Gracias!!
- Araya (10/5): -
- Y7235VEsilviam (10/5): 1000% recommended - This is one of the best hotels in the area. Great food, great service, beautiful beach and infrastructure! 1000% recommended.
- Melanie9876 (10/5): Excellent place to relax - We stayed from Nov. 1 to 8, 2 couples (one in regular room, other in superior). Both rooms were very clean, superior was more recent.
Staff extremely friendly, excellent service. Because the place is so small, you get to know the staff well, and they get to know you too. Special thoughts for Daniella at the restaurant and Erick at the pool bar, always smiling.
The food at the restaurant was always excellent, and the drinks were also good. We are wine drinkers, and sometimes it is not easy in all-inclusive, but the wine was ok.
If you want a quiet place and you are ok to eat at the same restaurant, this is a good place for you. We were there to relax, enjoy the beach and explore the surroundings (we did few tours), so it was perfect for us. Black sand beach, smooth sand, we enjoyed it.
But special thank you to the staff, you are the ones who changed our stay experience!
- Antony (9/5): Go for the outstanding service and the proximity to the beach - The staff almost to a person were outstanding, but especially the young ladies serving in the restaurant and the ever smiling maintenance dude that cheerfully ran to your side to deliver chairs to the beach. The location is right on the beach by the way. The front desk people including Danny were ever helpful as was Geo on the tours desk. The food in the restaurant was of excellent quality, but having stayed 12 nights got a little tedious. We had initially booked for a single room (there were only two of us) with a garden view. These are dumpy little cabins near the front gate with no opening windows and no facilities to sit outside - if we had stayed in those rooms our visit would have been far less enjoyable. Hence after night one, we ponied up the extra $100 per night for a double room with ocean view. The overall facilities are getting quite dated and are in real need of renewal.
- sklyons23 (10/5): Exactly what we hoped for. - We went to CC Beach Front for a week of rest and relaxation. We knew it was rainy season and were lucky enough to have lots of sunshine! The grounds were well kept and beautiful, the staff efficient and friendly, and the food was good. We felt like honored guests. We had long walks on the beach. The pools-one salt water and one chlorinate-were lovey. Hope to be back soon!
- Jacqueline (10/5): - Perfect location for relaxing. I spent the week eating, sleeping, and swimming in the pools and at the beach. The entire staff, but especially the women in the restaurant, were so nice and helpful.
- Rebecca (10/5): - Thank you staff for the amazing first class service
- Priscila (10/5): -
- Arundathi (10/5): - Where do we start with this review? My husband and I had a terrific time at Casa Conde on our first all-inclusive vacation. What truly made our stay memorable were the incredible staff. We were traveling with our 7-month-old baby, and everyone treated us like family—greeting us with smiles each day, helping with our little one, and making sure we were always comfortable.
We wish we got everyone's names, but we will give a special shoutout to Kendy, Fernanda, Daniela, Jimena, Anita at reception, and Geovanny for their kindness and warmth throughout our stay.
If you’re looking for a 4-star luxury resort with shiny new amenities, this will not be it—but it’s still a beautiful resort - lush greens, clean, comfortable, and full of heart. The food was great, the drinks were made well, the resort is steps away from the beach (Playa Panama), and the overall vibe was relaxed and easygoing.
Thanks to the wonderful team at CC, we left with warm memories and would return in a heartbeat.
- Michael (10/5): - Great staff, food, view! Reviews are all accurate
- Jeffrey (8/5): - Beautiful area. Beautiful resort.
- Y2056GDpamelad (10/5): Excellent Vacation! - Beautiful resort with amazing staff and delicious authentic food. Very laid back vibe and very family friendly, they even have a cute little kids corner, with ice cream, popcorn and stuff for smores. The beach was amazing and how atttentive the grounds staff is shows in the areas to relax, absolutely gorgeous. But the best part was the staff, right from the start to the end Anita at reception our frist day, the young man when she was not there to Danny Boy always wishing you Pure Vida to seeing the ladies that take care of you in the buffet, holding a couples baby so they could enjoy the buffet and their meal, always so friendly. A huge, huge thanks to Jean-Claude, Mauricio, Eric, Larry, Danny for the great conversations, sharing their lives and family photos, making us delicious hand crafted cocktails and having cold Sauvigon Blanc on hand. Mucho Gusto CC Beach Hotel staff! We will see you again!
- Jennifer (6/5): - The property need a make over. The rooms and furniture were old and dark. The staff was amazing and the food was great. Absolutely nothing to do at the resort. There’s no music played throughout the property and there is no daytime or nighttime activity. The only thing you can do is go to the pool or lay out by the beach. The lobby is small and dated and very hot no air condition available in the lobby or dining area.
- angelsT6298ZB (10/5): 1st time in costa Rico Staff was #1 had such a great time. Food was excellent and the property was superb - Renting a car is not necessary but I would recommend it
That way you can go at your own pace.
Bring small bills for tipping
We also found a wal-mart just in case you forget something GPS does work
- Sharon (6/5): - The staff was friendly. There wasn't enough variety of food. Absolutely no entertainment. Not enough lighting by the garden rooms
- Damian (10/5): - Awesome. Must visit!!
- Cheryl Louise (6/5): - Beautiful salt water pool, rooms could have been cleaner, some staff were lovely but there was a couple that were not that nice
- Jeffrey (8/5): - This is a smaller property with a great, friendly staff. It is quiet and the pools at nice. Food was delicious with a number of options, but one dining area.
The beach is public not a private beach so you have gate access. No big deal.
There is no unobstructed views of the beach from any room as it is lined with trees, but you can see the water through them. Not a bad thing, just passing that on.
I stayed in a garden room or cottage which was quaint. Air worked well, fridge stocked daily and coffee available. TV worked but didn't use it. There wasn't much of a garden area, just some grass. No place to sit outside the cottage to enjoy coffee. Could use a bit of updating of bathroom as shower head, hot tub, faucets were dated and showing age and leaving some.
The grounds were well kept and the dining area was open and not crowded. It would be nice to have covered seating area around the grounds as it rained daily so you had to sit in the dining area or your room if you didn't want to get wet. I would have liked to sit outside and enjoy the rain and view with a cup of coffee but couldn't.
I would recommend the resort as i enjoyed myself and enjoyed the quiet atmosphere. Families were there and enjoyed their time as well.
- Argelia (10/5): - Great place to stay, clean, spacious and comfortable. Great customer service and very friendly. Highly recommended
- sharronm716 (10/5): A BEAUTIFUL VACAY! - If you love a serene & tranquil experience, please visit this resort. The hospitality from the staff was impeccable. I was able to meet the chef who made the most equsite layout and spread of buffet meals stemming from breakfast to dinner. I felt like a queen which is an experience that is rare when traveling "solo & abraod". From the food which was truly amazing to the " Amstar" excursions which was one of the best experiences that I have ever ventured into through this next chapter of my "Retired Lifestyle". I would recommend this resort for all "solo" travelers and those who have families. I will return "solo" or with family members this time next year to experience paradise and to learn the history of what this country has to share. The volcano "Hot Springs" I truly believe are a "Fountain of Youth" and I believe that this marvelous and productive encounter should be shared with all travelers that are looking for the most quiet's kept "Get Away Secret" that this country has to offer. Loved, loved, loved the hospitality and plan to return in full effect most definitly in the future to come.

- SanDiegoNative54 (8/5): Great - Lovely place. Quiet small yet lively
Best of staff CHRISTIAN KENDY ROSI
Buffet every day. No other options. Menu. But they try to hide it. Danny boy is a jerk. All other staff were lovely. Except Jean Carlo bartender. Absolute jerk
- Malcolm (10/5): - The staff was amazing, they went out of their way to ensure we experienced an incredible stay every single day while at the resort. Can’t wait to go again!!
- John (6/5): -
My review of CCbeachfrontpapagayo all inclusive :
Arrival: we were greeted by "danny boy" who checked us in. check in was smooth and they had a non alcoholic frozen drink ready on arrival.
we were not offered help to our "villas".
the resort was very quiet as it was off season here (rainy season), and we were only 4 of 12 guests in the whole resort. the resort was quiet. there was NO Entertainment or any music of any sort (regardless of what the website says).
our villas were clean and fresh. no musty smell.
our rooms were cleaned each day, however unless you put empty dishes/cups on the floor they will not take them. empty glasses and plates left outside the villa door were left for days. maid doesn't take them.
when you arrive you are given "towel cards". they are blue room key type cards that you need to have to get a blue pool towels. one of my other travelers asked what happens if we loose the card or don't return the towel and he said "you'll be charged "... not sure if they were kidding but he didn't laugh.
the first few days we were here the service was awful. no attention to detail - by that i mean the maid would clean the room but not leave towels, or she'd leave towels but no face cloths , or no hand towels.. or she'd leave one towel in a room with two guests. sometimes she'd replenish the fridge (with water and drinks ) and sometimes not.
breakfast was interesting - you could do buffet or order off the menu. we had 4 in our party and also met
- Annie (2/5): - DO NOT WASTE YOUR TIME OR MONEY HERE! In a nutshell, there is absolutely no hospitality at this resort. I attempted to cancel this reservation thru Expedia the day I booked it and was told it was non refundable and could not be cancelled so I went on this trip. When I arrived at the resort they didn't have my reservation and I firmly believe they did not care whether I had a place to sleep or not. I asked what I needed to do in this situation and the front desk said I would have to pay for 4 nights. I told I already paid for 4 nights and he told me I needed to call Expedia (I had no phone service in CR). I started messaging Expedia thru the app and he somehow "recovered" my reservation. The shower did not work and I asked to be moved to a different part of the resort bc it was so dark walking to my room and there were only 9 guests in the whole resort. I was told the other rooms were speciality rooms and I paid for a garden view room. He offered to move me to another room but it was still in the creepy dark. The lights did not work or were not turned on near my room building and I hd to use a my phone flashlight to hardly see walking at night. Food was scarce, the restaurant was closed, I was told I could not order off of the menu. The only time I could order off of the menu was for breakfast. My room was not stocked with water and I was there two days and only received two bottles of water. This was so unlike an all inclusive resort and I will never return.
- Dwayne (8/5): - The garden view was great food was great only thing no bacon only sausage . No entertainment.. We did drink , sleep and eat a lot .
- John Emory (10/5): - The staff were amazing, the food was delicious and our room breathtakingly beautiful
- Danetta Latrease (10/5): - Gabriela has amazing hospitality. She was the highlight of my trip. Jorge was also great. Thanks CC Beachfront crew.
- Lorraine (8/5): - Staff very nice. Inclusive food was ok, decent.
I didn’t think it was “very good” as others posted
- Corrine (10/5): - Food was amazing. The service staff were impeccable. We thoroughly enjoyed our stay.
- Barbara (10/5): - Everything about this resort is amazing, very attentive staff they will talk to us and we’re very attentive, we had all inclusive and this is by far the best all inclusive I have ever stay at, drinks were amazing and the food was so fresh and tasty, the bartender at the main bar were we use to eat make us a special drinks out last day to cheer, I will come back here next time for sure, also the beach behind is beyond beautiful.
- scribbler60 (8/5): Great staff, well-maintained property - Wonderful staff, very clean and organized. Food consisted of varied selections, changed daily - one day Italian, next day Asian, next day Caribbean, etc - in the buffet. Buffet for every meal. There is an a la carte restaurant with limited hours (at least as of August 2025).
Our room was an upper-level balcony room, pretty standard with 2 queen size beds, an adequate bathroom, bar refrigerator, safe, ironing board & steamer.
The grounds are well-manicured and attended, with two large pools, both with swim-up bars. Also there's a small gym, ping-pong table, darts, volleyball court.
If you're looking to dance the night away, this isn't your place. There's no stage or after-dark entertainment.
Not much to see on the beach in the way of fish or coral. Dark sand beach.
A few tips:
As of August 2025 tere's no ATM onsite, and the closest one is in Coco which is about a 20 minute cab ride.
Costa Rica is a "tipping" culture, so tips are gratefully welcomed. Bring lots of US 5s and 10s.
If you're looking for a "quiet time by the pool", note that both swim-up bars play music, and it's good for partying but maybe not so much for a peaceful snooze.
The grounds are well-manicured and maintained, which means there's always a leaf blower or weed eater shrieking away somewhere. Can't really be avoided, given the lushness of the surroundings.
Expect to see lots of lizards and iguanas. They're not huge, nor will they bother you, but don't feed them by hand.
All in all, a good but not spectacular experience, say 7 out of 10. Excellent staff, with a special shout-out to Danny Boy (yes, that's his name, really) for going above and beyond in helping arrange a fishing charter for myself and friends.
- Isabel Cristina (8/5): -
- ASHLEY (10/5): - This was such a lovely place to stay. The staff is amazing; so welcoming and accommodating You have the convenience of an all-inclusive with the feel of a bed and breakfast. Plenty of activities. Beach is steps away. Definitely not a party atmosphere. No overcrowding at the pools. A great place for a relaxing vacation.
- Francine (10/5): - This is a must stay kinda property. Everything about it is perfect! the environment, food, rooms, location, the staff. I recommend this hotel to everyone looking for the unforgettable place to stay. A huge shout out to Anita the front desk agent who welcomed me and made me feel at home, to Evelyn my amazing housekeeper, Eric bartender number 1 who always knew what I wanted to drink ( Expresso Martini baby lol ), the chefs who came to my table to make sure I was enjoying my meals, the grounds staff who always had smiles on thier faces. It was truly Pura vida....
- Alvaro (9/5): -
- Paul (10/5): - I think CC Beach Front Papagayo resort is a gem. Staff are wonderful, polite and very customer service oriented. Daniela, Chef Cristian, Kendy, Jimena, Charo, Gabriela, and Victoria are outstanding. The tropical forest between the resort and the beach is a real treat with trail and a canopy. The beach is out of this world with still water and ver gentle waves.
- Martha Irene (10/5): - I liked it was beachfront.. did no like there were so many dogs in the dining area
- Vanessa (10/5): -
- Nicollette (10/5): - I loved this property and would definitely stay again if I visit this part of Costa Rica. The buffet menu changed every day so you could try different dishes for breakfast, lunch, dinner. The restaurant had a set menu but the options were delicious. The staff were friendly, the facilities were clean, there’s A LOT of wildlife. In terms of entertainment on property (I stayed during the off season) there’s two pools that play music, a gym, a game room/volleyball net, and a pool table in the lobby. I would recommend booking an excursion for at least one of the days you’re there which can be done by AMSTAR who’s on the property or on the beach with another company.
- N8246VUrogerh (10/5): Highly recommend for families - We traveled with our two young children (ages 3 and 8) and had a wonderful stay at CC Beach Front. The food was excellent, and while the rooms were a bit dated, they were very clean. The staff went above and beyond to help whenever we needed anything.
Our kids loved spotting the many iguanas and crabs around the property. The only downside was that the crabs would gather around the pool the moment the sun set, and because it’s not well-lit at night, it was hard to see them—so our kids chose not to swim after dark out of concern about getting nipped.
I really appreciate how the hotel has incorporated nature into its design, and we will definitely be returning
- JOSE (10/5): - The great service from their staff
- ANDREA JONES (8/5): Cousin Birthday trip - Food was good but only one other option for dinner. Bars close at 12.
- Abigail (10/5): - From the minute we got to the resort to the minute we left, it was all wonderful. The entire staff was very attentive and friendly. The food was delicious and there was plenty of options to choose from. Our favorite part was how easy and close the beach was.
- Yanet (8/5): - Service and Staff was excellent. The property needs some updates specially the bathrooms.
- Michelle (2/5): - Property was old and food was not great! Staff was amazing but property lacked so much we checked out early.
- Karina L (10/5): - It was an amazing property. Well maintained. Rooms that acomódate more than two individuals are a little dated. The draws in the room I stayed in were broken. Food options throughout the day and drinks were amazing.
- Angelique (8/5): - Dining staff was amazing and kind.
- D7599YJjuanm (10/5): Meza Family Anniversary Vacation 2025 - Staff was very courteous and attentive.
Facility and grounds are very clean and well kept.
Meals were outstanding, at all times. ( breakfast, lunch or dinner)
- Hugo (10/5): Excelente - Alimentación y atención Algunas muebles de la habitación estaban dañados
- Julie (10/5): - Everyone was so friendly… I actually felt like I was family to all of the staff at the resort. My only suggestion is to have additional fans throughout the entire eating area and around the bar.
- Carmen (6/5): - We recently stayed at this small boutique hotel and had a mixed experience overall. There were some definite highlights, but also a few areas that need improvement.
Pros:
The hotel is small and quiet, with very few rooms, which made for a peaceful and relaxing stay.
Most of the staff were warm, friendly, and attentive especially when it came to accommodating my son’s food allergies. On several occasions, they prepared special meals just for him, which we deeply appreciated.
The rooms were very clean, and the beds were surprisingly comfortable.
Because the hotel wasn’t crowded during our stay, it felt private and easy to enjoy the space.
Cons:
Requests took a long time to be addressed, and communication wasn’t always the best.
It took two days to get bottled water refilled in our room. We ended up needing to leave the resort just to buy water ourselves.
The pool was dirty the entire time we were there. We only saw someone attempt to clean it on the last day of our stay.
Bug issues were a major problem at night. The resort charged $30 for bug spray, which felt excessive considering how bad the bugs were.
Iguanas were a constant presence, even jumping on our table and eating our food, which was disruptive but also unsanitary.
There was a large group and the hotel would reserve most tables at the only restaurant for them.
The hotel has potential and some really caring staff, but a few key areas, particularly the cleanliness of shared spaces and basic guest comfort.
- Celia (10/5): - Best service ever, very friendly staff, and an amazing and delicious array of authentic fresh food.
- Gino (8/5): Recomendando - Comida

- jay (10/5): - I stayed at this beautiful resort the first week in July. From checking in to checking out I experienced the nothing but excellent service from all areas of the resort. I must mention that, Anita, who worked the front desk was not only accommodating but went way beyond. We had an unexpected situation come up at another location. My Nephew lost his deceased fathers Rolex watch. Due to Anitas persistent communicating with the other property(not related to The CC Beachfront) the watch was found and thankfully returned. Besides the watch situation SHE was unbelievable with handling every request i brought to her. Your resort is extremely lucky to have such a dedicated employee and I can wholeheartedly attest to that as I myself am in the hospitality business. Cant wait to return!
