- Jens (5/5): Mediocre Reviews well deserved. Stay away unless Rialto a must - This place has fully earned its mediocre reviews. Disappointing and overpriced. The generously large apartment could in theory be a treat, offering great views over the Canale Grande and Rialto, mega-touristy but absolutely central and very lively.
Instead it is dingy and love-less. Carelessly furnished, no thought given to its potential, tired and worn. Most kitchen appliances did not work, the bedrooms are dark and plasticky, it was not well-cleaned. When we arrived with used coffee-cups on shelves and - inexplicably - all cleaning utensils gathered in the bedroom. The hot water trickled at best, sofas were dirty, and the unwelcoming feel was heightened by cold, unthoughtful lighting. No inviting somethings left for the new arrivals.
The view out front (the dark bedrooms stare at walls above restaurants) is the best bit, but again no TLC to make use of it. Seating cushions might make inviting use of the almost-balcony window sills; the flower boxes are depressingly deserted.
We travel extensively and are not moaners. This is an accurate description - especially at the high price. This is way below par.
On top came the surprisingly rude and unhelpful non-service by non-Wonderful Italy, the kind of anonymous outfit that gives over-tourism its bad name. All about the quick buck, with a longwinded, intrusive digital check-in procedure. Rigidly enforced 10am check-out is a further disadvantage, putting customers second. We undertake to boycott such exploitative agencies. There are many great examples on Booking.com and AirBnb of engaged, imaginative landlords, who balance their logistics with their customers needs.

- XMV (6/5): Great location, beautifully updated, but not enough A/C on hot day to recommend - The location, right next to the Rialto, is fantastic! There are two bedrooms, 3 bathrooms (2 showers & 1 tub), and a large common area with windows overlooking the Rialto itself! It was fun to just have a glass of wine at the window and see the tourists, Gondoliers, the bridge, and the view of Venice itself. The beds were comfortable, the place was clean, and everyone had enough space to spread out (there were 4 of us staying here). Note that one of the bedrooms, the one with 2 singles, have the beds very close together.
There are a few stairs you have to climb up to get to the unit, so be prepared to haul your things up and down (there is a small lift, but we did not use it). There are not enough A/C units for the unit, which was unfortunate. There's one in the front hallway, and one in the living room, but none in the bedrooms, and since we were in Venice in July and there was a heatwave, this made everyone's night sleep rather uncomfortable. Several of our party opted to sleep in the fold-out couch instead of the bedroom because it was just a little cooler out there. One of the rooms, if you closed the door, got so hot I was worried about heatstroke!
If they put one more A/C in each bedroom, this place would be divine, because otherwise the place was fantastic. Just too hot in the summer!
- Richard (5/5): Budget accommodation at an astronomical price - The location and view were fantastic.
The bedding was hypoallergenic.
There was no welcome pack filled with non vegan stuff.
It was spacious for 2 people.
The heated towel rails worked quickly. The kitchen area was not geared up to cook:
1. The electrics were idiosyncratic and easy to trip if you want to use the oven, the kettle and the stovetop at the same time.
2. The utensils there were (there were few) needed washing thoroughly before they could be used.
3. A lack of pans and utensils (such as some way of draiining pasta). There was a solitary teaspoon but, for some reason, 4 corkscrews.
3. The dishwasher chose to work when it wanted to but mostly refused point blank.
4. Drawers that didn't open properly
5. No teatowel provided
We stayed for a fortnight but no change of sheets was provided.
The whole place was grimy. Not filthy, just not well cleaned, and the settees were grubby. The whole place just felt unloved and in need of refurbishment. Not sure how well it had been cleaned previously but we found the TV remote control inside the bed settee when we first arrived.
The plumbing is also idiosyncratic - there is a technique to stopping the cistern in the main en suite from constantly running.
Similarly the powerpoint below the television is strangely connected to a light switch on the other side of the room (discovered by accident)
The curtains were ill fitting - keeping little light out.

- Susan (1/5): Nightmare on the Rialto. - The property is close to the Rialto This property is a mess with stained and worn lumpy couches, a mattress that is too lumpy for sleep, broken toilet, shower, bathroom fixtures, peeling paint, dirty walls, ruined creaking floors, dead plants, NO HEAT, a chandelier over the bed that is about to fall down, and a management team that doesn’t respond for days! Don’t expect the lights to work…they have no outlets near them! Save your money and book something where the owners care about the property. I booked 5 nights and stayed only 1. The place was too gross to stay any longer. After multiple complaints…management still won’t consider refunding. Book elsewhere.

I’d like a partial refund as it is not what was expected. - Location and view of canal and Rialto Many broken and ill-maintained things: door and window handles fell off, waste can lid in bathroom fell off, no wash cloths in bathrooms, only one key to the apartment provided. The whole place looked very tired and worn. Mold in showers. Could have been cleaner.
- Henry (3/5): Constructive critics with some improvement needs. - Overall great view to the canal, very spacious apartment with great potential to be a great place but multiple Issues need to be addressed. Multiple complains of not providing soap which needs to be addressed. No basic amenities in the kitchen like salt, pepper, maybe some coffee were not provided unlike any other apartments I’ve stayed. Fake advertisement of 3 rooms when there is actually only 2 rooms plus a living room with 2 couches ( acting up as a “third” room). Personally I don’t think the living room should be considered a resting room. They are pretty good at remainders before arrival but my experience was the worse after check-in as I was not provided with apartment location before my arrival, but only with general address so I had to contact them and call them due to lack of response. I think instructions should improve and me sent prior to check-in. After we settled in apartment the response was suboptimal. Multiple inquires to provide shampoo/shower gel as only 1 bottle was provided in 2 bathrooms but not the 3rd one. Previously they mentioned that it’s typical couple of little bottles per bathroom. It took a full day for them to deliver the extra ones. 2nd room has 2 twin beds that are next each other and they are pretty tight as room is small. Cheap mattresses and frames with multiple squeaky sounds with minimal movements not providing any good sleep at all. It seems that this is a repetitive complain from multiple guests but host does not address any of the multiple concerns. Hope they take care of these details because this is a great place but the uncomfortable situations make it not a pleasant experience.
- Allison (6/5): Lovely view, but AC is not reliable. - I loved the location. It was very central and had an excellent view. I also thought it was very spacious. The air conditioning was not good. The unit in the living room worked fine but was not enough to cool the apartment. We had to abandon the bedroom, which was really hot, in order to sleep on the pull out/sofa bed. We followed the AC instructions from the host but the unit by the door simply didn’t blow cold air to cool the bedrooms.

- Asif (6/5): Great apartment but the property not providing a basic need such as hand washing soap or liquid soured our experience. - The location is excellent. The property overlooks the Grand Canal as well as the Rialto Bridge. The accommodations are very spacious overall. Soap for hand washing is not provided. Only shampoo and conditioner are. This was extremely shocking to me in ANY accommodations especially in a post Covid-19 world.
Also, the trash throwing policy prohibits any trash being left behind (unless if the checkout is on Sunday). You are required to throw trash many steps away from the apartment and only during a certain time when the trash/recycle ship is moored at the dock.
None of this is disclosed until after you book and the accommodation is past the refund period after paying.

- Jp (3/5): Awesome location, but property has been neglected by owners and not updated. Poor value at 1K EUR/nt - Location was amazing! Check in was smooth. Spacious apartment. The hosts were very helpful and replaced the broken ironing board and burnt iron. Furniture was old and dirty. Decor was non-existent. Floors were not clean. Most dishes had to be rewashed. Missing basic cooking utensils and pots/pans. Toilet seats were loose. Shower doors not staying on. Some windows would not close correctly. Kitchen floor creaked when walked on and there was oil splattered on the wall. Dishwasher missing rollers. Poor value at approx 1,000 euros per night.

- Chandrasekhar (8/5): Super location. The apartment was comfortable. - Location was superb. Could see the Grand Canal from our window. Collecting the keys and putting them away was a bit complex. Sorting and throwing out garbage was very inconvenient.

I'd stay there again!! - The apartment is beautiful with marble and wooden floors, glass lights, windows over looking the Grand Canal, with a view over the Rialto Bridge. Amazing place- loved it! The heating wasn't working on the first night but the agents were very helpful in helping us getting it working again. There needs to be a few simple things upgraded, fixed and replaced like the dishwasher.

My daughter sat and watched the view all day and night! Having 3 bathrooms was incredible.

- Allegra (10/5): Gorgeous views - Beautiful location, gorgeous apartment with really incredible floors in the kitchen and living room, big windows, lots of bathrooms, everything you need in the kitchen. Really beautiful space. The two twin mattresses were not comfortable and the bed frames were comically squeaky.
- Paul (8/5): A great location and view of the Rialto Canal, however, apartment needs some attention. - The location is excellent. Very spacious apartment, with grand views of the Rialto Bridge and Canal. The general decor of the apartment was rather drab. The living room sofas need cleaning and the throw pillows need to be replaced. Very few amenities in the bathrooms and kitchen.
The master bed was broken, with a large depression midway. You couldn't sit on the edge of the bed without a
total collapse of the mattress. This made the bed useless the first night of our stay. Upon reporting to management it was repaired quickly the next day. Overall, we enjoyed our stay

- Benito (9/5): Spacious place right in the center of Venice - The apartment has a great location and a superb view of the Canal Grande. It is spacious, with contemporary decoration. The living hall, facing the Canal Grande, is airy and spacious. Many shops and supermarkets are close, as well as vaporetto stations. The elevator is of great help for those carrying heavy luggage or with bad knees. For some reason, I couldn't turn on the air conditioning, but it was not very hot anyway. The owners have a fixation to instruct the customers to deposit the trash in their proper place (in a water truck nearby that parks each morning) but they don't say what to do if a customer has to leave before 06:30. Curiously, hand soap was not provided at all.

Tutto Bene!! - You can’t beat the location, which affords one uncrowded access to the top sites for those who are early morning people. The space itself is well fitted with everything a group of 6 would need to bring in food from the wonderful market around the corner or to crash after walking 20000 steps. A bit of a creaky kitchen floor for any light sleepers occupying the living room.

- William (9/5): Loved Venice. It is magical. - The location was fabulous!! The apartment was great. However, it does not sleep 6 comfortably. The master is great. The second bedroom would provide more space if there was a queen sized bed instead of twins as the space between the 2 was practically impossible for 2 adults to maneuver. The fold out couch in the living room was horrible. We felt like we were sleeping on the springs. We ended up sleeping on the couches which was far more comfortable than the fold out bed. For the cost and the location, we feel the owners could/should provide a better sleeper sofa or not advertise that it sleeps 6 because we did very little sleeping on it.
The directions to the apartment need to be redone. The first thing that should be mentioned is that you have to cross over the bridge after getting off of the water taxi. A simple turn left on the other side of the bridge and walk along the water til your turn would have helped a lot. We had to get help from a restaurant.

- Pantelia (8/5): Convenient and spacious apartment located in one of the best parts of Venice. - Location, location, location is what is important in Venice and this apartment had it. Everything was as expected with wonderful views of the Rialto. For someone sleeping on the sofa in the living room, it might be a bit noisy given the restaurant under the building and the activity on the water. In all the other rooms nothing could be heard.

- Sean (10/5): Amazing location, right where you want to be in Venice. - This is an amazing apartment right on the Grand Canal, right next to Rialto Bridge. Great restaurants downstairs and all around. Water taxi stop on the other side of the canal. Plenty of gondolas. Easy walk anywhere. I would absolutely stay here again. There are essentially no cooking utensils or basic salt and pepper. Other than that, there is nothing to not like about this place.

- Linda (7/5): Good - location and view The requirement of finding a garbage can to throw out your trash or you will be charged 50 bucks. There was NO soap and the shampoo that was there were 2 small bottle that where clearly refilled with water so no lather. The room with 2 twins beds are so close together you need to pull one bed forward to get in. Be careful using the water taxi for the location as its unsafe getting out. The boat was almost 2 feet from the dock and you have to jump. If you are elderly or disabled only use the waterbus.

it was nice and cozy stay we came 5 adults and here was only sleeping płace for 4. 5th family member had to sleep on a coach, which was uncomfortable and too short. moreover he was bitten by insects while sleeping there.
water pressure in kitchen and bathroom was too low.
- Mikołaj (7/5): Good - Location was excellent. A lot of space inside. Look at the grand canal. For this price I would expect that guests do not need to bring their own soap (I don’t even require a shampoo). The hair dryer was broken. The iron was dirty and it was not possible to plug it into the socket because the plug did not fit. The expectation that the guests will have to find a place outside where they would dispose their garbage was not very convenient (the description was not clear enough and we were informed that we will pay the fine if the garbage is not taken from the apartment, even though it was supposed to be cleaned after we left).
- Nancyk (8/5): For the 70 euro cleaning fee, we were surprised that we had to take our own garbage away. - We loved the location the view is amazing. The decor was beautiful and it is very spacious in the common area.
We appreciated the elevator for luggage! The second bedroom with the two single beds is difficult to navigate due to space between being so small. Perhaps removing the footboards might help, and a small shelf in between for eyeglasses, phone, etc
A few more items in the kitchen would be good: a tea towel would be helpful.
