- Guest (5/5): Great location, reasonably priced - Location was excellent. The staff were very helpful. King bed was comfy. After hours access was challenging and door was stuck and had trouble gaining entry. Apartment was very cold and there was only one small wall heater and it was downstairs, while beds were all upstairs. Twin bed was horribly uncomfortable.

Checkin was not easy as there was no one on premises and we eventually had to call to get instructions. Steep stairs to negotiate with suitcases

3) PIN number provided was INCORRECT..
4) phone number provided was INCORRECT ..if not for cigarette smoking fellow tenant who had managers number and then we had access to keys and all was good after that.
- john (3/5): Miserable. - Location and parking. No heating. Electricity kept tripping. Cooker not working. Really cold room and a smell of damp when we first arrived. Spiral staircase was loose and a accident waiting to happen. No hot water at certain times of the day.

- Downey (10/5): it was comfortable, the host was very kind. the communication about entry could be better - The room and bathroom were spacious and simple. The mattress firm and comfortable Not knowing that I would need to call the proprietor upon arrival to get into the hostel. My phone battery died shortly after making the reservation and i had to find a place to charge it before I could get in and put all my luggage down at the hostel. Ultimately it was fine but my arrival at the hostel was delayed by over an hour and I missed the opportunity to freshen up before exploring the city. It would be better if the host made this explicit in the listing or in their reservation acceptance email.

Rita was happy to advise about parking - it is usually best to park outside the city walls (a mere five-minute walk away), but I stayed on a Sunday and a Monday bank holiday so a local street was fine.

- Helene (9/5): A wonderful night spent in Ypres - Probably one of the best presented accommodations we've stayed in. Really good sized rooms with high ceilings and plenty of light. Lovely bathroom, comfortable bed and very clean.
Excellently located and within short walking distance of the bars and restaurants.
Ypres is absolutely lovely and we'll definitely book again next time we're in the area. Nothing to report.A

The owner needs to communicate a little better about when the properly could be available (it says 6pm, but we could have got it earlier I think). Also.. maybe just put the key code on the instructions, rather than having to ring anyone.

Wasn’t told at any point that it was a let yourself in place, old storage heater for warmth, TV didn’t work, lights in bathroom didn’t work over basin , no coffee and the tea and sugar etc provided looked like it had been there forever, very noisy neighbour shouting at her dog in the street from 6.30 am
- Paul (8/5): Decent place to stay in Ypres - This was booked at the last minute for a one night stay in Ypres, and the price was on par for what we'd expect there, at a busy time in August. The accommodation was a self-contained apartment, accessed via a keypad from the narrow lane by the side of the establishment. It had a sitting room / kitchenette on ground floor and a bedroom with very large and comfortable double bed, plus a sofa bed (not advertised), and adjacent shower room on the first floor, accessed via a steep spiral staircase. The kitchen area contained everything that was advertised - coffee maker, kettle, and a few coffee pads, a small jar of instant coffee, and a few herbal tea bags. Plenty of There was a decent sized fridge, and a sink, The sink was only connected to cold water, but that was fine for us. There was also a cooker hob, which was not advertised, but we didn't need this so did not try it. There were no pots or pans, nor any cutlery or utensils other than a couple of teaspoons. Plenty of cups and glasses. The TV worked fine, with a local TV cable package including BBC1 & 2. Shower room was good, and right next to the fairly large bedroom. The bedroom window looked onto the little lane, so there was not much traffic noise, and no nearby bars etc. The business owner Alain was very helpful and polite when we telephoned on arrival, using the number displayed in the window by the main door. There were no major problems, however.....
1. Prior to arrival, we did not have any access info from the owner via Booking.com. We usually receive a message or email giving locations of doors, access codes, key pick ups, etc, but not here. Instead we arrived at the check-in time to find the place in darkness, deserted and locked, with a piece of paper in the window with a phone number. We had to ring this to speak to the owner, Alain, who answered immediately, was very polite and told us where the door was, and how to get in, etc. It would have been better however to receive some instructions in a welcome message, in the absence of anyone on-site.
2. The spiral staircase was manageable, but quite steep and tight. At the top there was a small landing, giving access to the bedroom and the adjacent shower room. The banister rail at the top of the stair did not have sufficient vertical rods, which would have made it very unsafe for a small child, allowing them to slip through the rail and fall down the drop. The accommodation did mention that children were welcome, but I would suggest that this particular room would not be very safe for them at the moment. (Perhaps the "children welcome" message applied to other rooms here...?)
