Guests are instructed to meet a different person at another address, who then takes them to the apartment. - I was harassed one entire morning to make a cash payment, with loud knocking on the door, despite clearly offering to pay by card. The host refused card payment and insisted on cash. We scheduled a meeting the next day to pay by cash, but nobody showed up. - The hosts admitted they are not legally allowed to rent short-term stays and therefore falsely declare to the property manager that you are staying for a full month to appear “legal.” Misleading and deceptive listing: - The apartment you receive is not the one advertised. Listed facilities and services are not accessible. The actual unit is old, worn out, and completely different from the photos provided (photos available). - There is visible mold in both the bathroom and the main room (photos available). - The bed is uncofortable, hair every where and they don't wash their sheets. ( i used my own) - Just two hours before check-in, after arriving in the city, I was told that if I didn’t like the apartment — which clearly did not match the booking — I could cancel, leaving me without any place to stay. Poor communication and management: - Communication is fragmented between at least three different people via WhatsApp, none of whom seem to coordinate with each other. - The person bringing you to the property does not speak or understand a word of English, even when using translation apps. This operation is unsafe, misleading, and not compliant with rental regulations. I strongly recommend Booking.com investigate and remove this listing to protect future travelers from an unsafe and fraudulent experience.

- Nathan (7/5): Slux - Complex well located only a short walk from district 1, well lit at night and 24hr security, as well as a handy 7-11 located on the ground also open 24hrs. The apartment itself is reasonably clean and hosts communication was good for checking in. Washer/ dryer available for clothes washing, I thought the bed was firm but comfortable. The apartment wasn't as nice as shown in the photos, some fittings and fixtures were damaged and tired looking, it could have been a bit cleaner. Unable to use the pool or gym because I'm not a permanent resident of the complex. The key card I was issued with did not open the door to the lobby and the answer to this problem from the hosts was, let the security open the door for you. On my last night of stay I was distributed by the Police doing "random checks" of the apartment complex to make sure there are no unauthorized guests, apparently regulations state that you can't stay under 30 days. Apparently I was booked to stay 30 days by the host, even though I only stayed 12, which is a bit suspicious.

Everything was clearly explained, including how to enter and the self check-in process. The only downside was that the payment couldn’t be made by card and had to be in cash, and the exchange rate they used was different from the official rates in money exchange offices. Other than that, everything was good: the apartment was clean, there was a washing machine (which was the most important thing for us), a 7-Eleven nearby, and the building is new

The room was fully equipped with everything I needed — a kitchen with a microwave, washing machine, and dryer, which made it very convenient for a longer stay. The apartment was also easy to access using digital codes, which was really modern and practical. Overall, a comfortable and well-equipped place to stay. However, there were a few things that could be improved. There was no soap holder in the shower room, no housekeeping service during my stay, and no dining table in the room. Also, there was no safe to store money or passports.

Location is perfect and it's a bliss to get around D1 from there. A 10min walk. Initially the AC didn't work effectively but then the owner got it fixed. We loved our stay at Anna's place and would likely come back again in the future.

- Matthew (7/5): Good - The property is okay and a cheap place to stay in HCMC. However, it seems that we were not very welcome into the building, there are signs everywhere saying that short term rentals are illegal, the actual residents were also clearly annoyed at our presence there. We were removed from the lobby of the building when trying to check in the first time by reception/security. Fortunately S Lux did sort this out but was not a great first experience after a 12 hour flight. The bed in our apartment was very hard, basically like sleeping on a wooden board with a very thin layer of foam over the top. The location is okay but requires a taxi to get to basically anything in the city, this is fine though as taxis are between £1-£2. The staff who run S Lux are absolutely fantastic and always on hand to help and answer questions, I would stay with the company again but it seems this location is just not all that fantastic. The overall building was good and had great security, a 7Eleven downstairs and felt secure/well lit. I'd recommend staying elsewhere just because of the bed and the clear issues with short term rental legality.

Wifi is super awesome, 400 MB/s+ so perfect for work calls. 7-Eleven downstairs, which makes snacks easy. Great location on the very edge of district 1, just a 5-minute walk away. Washing machine was super useful and the host even included detergent! Small bathroom and the flat is a studio so basic facilities. There are many apartments managed by this host, so you might not get the exact apartment in the photos.

Comfortable bed, great enclosed stall shower with lots of hot water, good pressure and a free-flowing drain. Large bottles of body wash and shampoo provided in the shower, good amount of vanity space around the bathroom sink. Nice kitchenette with a large refrigerator. Easy check-in via key code and fast communication in English with the host via WhatsApp at any time. Enough space to set luggage, good sized desk with chair, fast elevators. A/C worked well. Super convenient to have a washing machine in a separate little room inside the apartment with lots of space to hang clothes on the built-in overhead rack. Very handy to have a small grocery store and a 7Eleven on the ground level of the building. Easy to walk from the apartment to many major sights in 15-20 minutes or take a Grab to get around more quickly. Replacing the little sofa table with a small dining table with a couple of chairs would make the apartment perfect. Despite this minor inconvenience, we enjoyed our stay and highly recommend this property to other travelers.

Communication with the unit and host can definitely be and must be improved. Receptionist should be professional and know their duty well. Check in process can be simplified and be seamless. The incident happened to my family, during the checking in process, should be avoided at all cost.
