The bathroom stunk of damp really bad because there was no fan or ventilation - the smell was awful.
We were also the key was in the lockbox but this was actually locked so had to wait for someone to come and unlock it - it took 45 minutes!

The room at the next building was in horrible condition, the balcony was covered in foam pieces and the aircon was leaking all night, when we asked for assistance, the guy simply told us to turn the aircon down for the night and ignored us. Horrible place. What a scam!

My booking at SOHO Spacious Apartments was confirmed on the 8th of November 2025. On the 17th of December I received a message from the booking owner about their airport shuttle service and stating they prefer cash payments.
On the 28th of December 2025 at 17:00 during my transit at Brunei International Airport, An Nhien sent me a WhatsApp message asking when I will arrive at the apartment. An Nhien added me to a WhatsApp group chat titled “SH [my full name] 28/12-2/1” asking me to let them know when I am 20 minutes away from arriving. Making a group chat implies that my booking has been confirmed. I was in regular contact with them after I had landed in Vietnam. I told them when I went through immigration, when I got into my GrabCar, my estimated time of arrival, and when I was 10 minutes away. At 21:21, I sent a message that I had arrived at SOHO Spacious Apartments. At 21:24, I received an email that my booking was cancelled by the owner. At 21:30, I received a WhatsApp message claiming that errors on my visa card caused a cancellation. She asked if I could be assisted checking into a different building in District 4. She refused to pick up two phone calls. She claimed that the rooms at the apartment complex had been fully booked within the 5 minutes between the cancellation and her messaging me. While the original booking I made was in District 1 for VND 6,298,721, she offered the alternative room in District 4 for VND 7,500,000.
I spoke to the security guard at the building using Google Translate. He said that the WhatsApp numbers do not look like tenants of the apartment complex.

- JUAN CLAUDIO (1/5): We could not stay at all. - Terrible experience, we called the property on arrival and we had a very rude and angry vietnamese lady on the phone who could not speak English. Later after getting help from the reception we managed to get someone in Whatsapp saying property/room is not available offering a smaller room with higher cost. It almost sound like a scam. The nasty owner and her irresponsible team members.

The room they gave me didn't have glasses, cups, frying pans, or pots, and they brought them on my second day there.
The television was broken. When I asked for it to be fixed, they said they would fix it tomorrow, but until I checked out, there was no news at all.
Even when I asked for a broom, they ignored my request. The service was terrible. I will never go back there again.

I’m writing this with so much frustration because what this host did to us was unbelievably heartless.
We were traveling with our baby, exhausted, carrying luggage, planning everything carefully — and this host left us completely stranded. They canceled on us at the very last minute, and then tried to blame it on our credit card, even though they never even tried to charge it. ( we confirmed with our bank to give booking.com a proof that they never even attempted to charge it)
What hurts the most is that we even called them 1–2 hours before check-in to ask if we could check in early. They talked to us like everything was fine — not a single warning, not a single hint that they were about to cancel our stay. They let us believe everything was okay.
At 2 PM (official check-in time), we called and texted them repeatedly to get check-in instructions and the unit number, and they ignored every single message and call. Booking.com customer service told us to try the front desk — there was NO ONE there.
The host finally canceled the reservation around 2:30–3 PM, after we had already been waiting with no place to go. Just like that. No apology. No explanation.
We also had another 10-day reservation booked with them. We reached out to ask if the same thing would happen again so we could cancel while still in the free cancellation window. And guess what? They completely ignored us again.
This host is irresponsible, unprofessional, and has zero respect for guests’ time, money, or safety.
If you don’t want to get stranded, stressed, and left with nowhere to stay — DO. NOT. BOOK. HERE.
Save yourself the headache and book with someone who actually responds and doesn’t lie or cancel last minute.
There are plenty of responsible hosts out there.

They messaged me and said the place is already booked and they have another property far away that’s available with a car that will take us there. I ran into multiple there in the same situation. Seems like hosts are posting properties in this location to reel people in and will send them to another location when they arrive. Multiple people have told me they believe there is a scam going on in this building. Don’t book here!!!!

The property manager ( which was not the one listed on the booking confirmation) did not contact us until arrival at HCM to say that they our room was double / triple booked & offered us an ' alternative' smaller room.
Then on arrival, there were a few other groups that were meant to be booked in to same accommodation that was left with nothing.
Another ' agent' came & offered another another room at a different loaction- totally nothing like SOHO pictures.
We had to take a basic small room with stained sheets & had to pay 3 000 000VND as we had no other choice.
That morning as well, I had an email from booking .com on behalf of them to say that my credit card details were invalid & I had to update within 5 hours if not booking will be cancelled
Never book this place!. Contact booking.com direct if you get caught out

No check in instructions, no confirmation that I’ll actually be staying there until the morning of the reservation. And when I questioned it, he said fine - I don’t have to check in and started putting away his card machine. Properly wasn’t cleaned after the last tennant and check in process took an hour as he didn’t arrive with the card machine and I had to wait. I’d say there are better places in this price range around. Disappointing

We asked for a balcony and got 1sq meter as a balcony. Very limited supplies being a towel to dry your hands, plates, no washing up liquid for dishes. The tv didn’t work when we were there. We asked for someone to come and take a look but that never happened.

- Javier (1/5): bad. - nothing very unprofessional host, was told on the day of my arrival that the room wasnt ready and i had to wait, after waiting for a few hours, the host contacted me and told me that the room was unavailable due to a “electrical outtage”. so i had to shift to another location because i didnt have any other choice and the agreement was that i will move back to the original location the next day as i informed the host that i have another group of friends coming the next day with a booking at the same location. next day came and my friends arrived and had news that the room will be ready soon while i got news that they had run out of rooms for me. meaning to say that the “electrical outtage” allowed them to release my room to others. so i confronted the host and they told me that if i want to stay in the same building as my friends, i have to move to another location with them, and top-up extra for the room as it was more luxurious. although the difference wasnt much, it basically felt like a scam, trying to get us to move to a much more premium room and paying a premium price. overall, i had a super bad experience in ho chi minh because of this. dont stay here unless you like moving around.

Not worth it The host in the booking did not exist. The telephone number had no relationship to the property. A group chat was the only communication and you didn’t know who you were dealing with.

- Yasmine (1/5): i felt unsafe, scammed and unfairly charged during the whole stay - there was an available replacement accommodation that our booking was accepted online but when we got there, apparently the room at soho apartments was not available due to a power outage so 'they' had to move us to vinhomes central. I was not shown any identification or given any receipt of our stay, or whether or not we still booked with booking.com in the end. If we were scammed, it was through booking.com's system. You need to be more aware of this operation going on under your noses. It happened to all 3 families who were meant to stay at Soho apartments. They started communicating to us through booking.com's app and then asked for our whatsapp numbers in there. From then we were arranged to move to a different district all together, not knowing the quality of it. If this is a scam, you need to alert all of your other customers about it. I am going to report this to the ombudsman for unfair and unreasonable conduct.

- Kengsslee (2/5): Worst 2 nights in HCM - There was nothing that I liked, nor I can comment. The host kept promising they will be there in 10min, 15min, etc. In the end we waited 3 hours for them.
They even wanted us to pay for the taxi going there, and the higher price for the new room. We declined.
The new place was dirty, with old stickers on the wall and mirror, 🐜 crawling all over the apartment.
The code for the door lock was only with 2 digits. We Felt very unsafe. The host promised to arrange for someone to pick us up from the airport. We couldn't find anyone waiting for us and there was no response from the host. We decided to just get a GRAB driver instead.
We waited more than 3 hours for the host to arrive, their WhatsApp messages kept promising 10min, "on the way", "almost there", etc. If we had known we had to wait a longer time, we could've gone for lunch.
We were then told that our apartment had leakage and had to move us to another place. We had no other choice. The new apartment is much further away from the center (we had to take a taxi every time we went out).
The host confirmed that the new place is an "upgrade" and the transport there is covered.
We arrived at the new place and the taxi driver was asking for money. We didn't have any cash with us (could've gotten some cash while we waited 3 hours for the host). There was a guy appointed by the host to meet us there, apparently he wasn't told to pay for the ride. Another round of discussion with the host via WhatsApp. Finally things got settled and we got into the apartment with the guy. He asked for more money than our reservation and in cash. We were never told we had to pay in cash. Another round of discussion via WhatsApp with the host and they finally agreed to the original price.
The door to the apartment is secured by digital codes. The code was only in 2 digits. We felt very insecure and brought our valuables with us when we went out and took it to bed with us (locking room door) while we slept.
The apartment had cartoon stickers and product labels stuck on the walls, windows, mirrors, glass doors, etc. There were ants crawling everywhere. The cabinet doors were broken and some of the electric points were not working.
The shower in the bathroom was leaking and I had to repair it on my own, or else we couldn't have a shower.
The bed and pillows looked very used and are very thin.

We paid for 3 beds including 1 sofa bed, but only was provided a regular couch, when enquiring they just gave us a blanket. They also come into your room while you’re out. Super dodgy group of people.

They changed the unit last minute from this apartment to another apartment across the river called Rivergate and the new unit they were installing wardrobes when we were supposed to check-in. So ended up delaying the whole process. The unit should have been ready for check-in.

- See (1/5): Stay away. Don't be deceived by the photos & description. - Besides the location which was near amenities, there's nothing to like about the stay. Our host was non-existent. There wasn't a proper welcome, requests were never fulfilled. Please read more on the details on the things we didn't like about our stay. Massive disappointment.
1) Apartment looks nothing like the photos. Don't be deceived!
2) Arrived earlier & contacted host via WhatsApp. Host didn't reply until we called her directly.
3) Host sent her "brother" & he was at least half an hour late to meet us.
4) After further waiting, was told that our apartment was "flooded".
5) We were moved to Vinhomes apartments & greeted by a different dude which brought us to the apartment.
6) Check-in process was rushed, guide doesn't speak much English.
7) We weren't briefed on the combination lock to get into the apartment.
8) Apartment was poorly cleaned with debris, hair & cockroaches.
9) We were told not to use the light & electrical switches but to use the touch panel instead which was confusing.
10) Bed sheets & pillow had smells.
11) We were provided with 4 thin towels which don't serve their purpose of drying.
12) Bathrooms had no shampoo nor body wash.
13) Toilet paper weren't sufficient.
14) Toilet bowl cover came off, my mum almost had an accident.
15) Living TV doesn't work, both remotes weren't functioning. We couldn't watch TV!
16) Contacted host to change the TV remote, request IGNORED.
17) Laundry area had hanging racks that feel off, almost knocking my mum on the head.
18) Ceilings & carpets had nasty stains.
19) Aircon vents were leaking.
20) Only dustbins were the toilet, more for sanitary napkins.
21) We had to use plastic bags for our trash & pile those up in the apartment.
22) Aircon temperature was wild - too cold & impossible to adjust the proper temperature.
23) Temperature of hot water was like a lucky draw. Scalding hot & cold the next second.
24) Had to pay in cash as they wanted to charge an additional 3% if we used our credit card.
25) A day before, host "rushed" us on our checkout time.
