- Toni (3/5): Maybe think about your budget - The house size The smell when we walked into the house. It smelt unclean. A high level of dust underneath the tv. A hole in the sofa looked like a cigarette burn. Food still in the cupboards from previous stays? Bathroom hasnt been cleaned. Webs moving across the bath and children pointing out cobwebs. The front door not very secure. Cigarettes still in the ashtray by the backdoor. I tried to wash some cutlery and the cloth smelt horrible.

- John (2/5): Disappointing - Spacious Really needs a deep clean. Bathroom was covered in mould, kitchen not clean and no tea towel. We lost the key and they wanted payment for this into a personal account! They didn't have a replacement key and had to let us in the back door! Step between kitchen and living room was a trip hazard and should have been marked more clearly.

Geen enkele deur sluit goed, er waren niet genoeg eetkamerstoelen en het aangevraagde kinderbedje was er niet. Het huisje was ook niet echt schoon, spinnenwebben in de badkamer, vieze keukenkastjes en in de tuin een asbak vol met peuken.

Furniture was comfy and clean - 4 bedroom house but only 3 sets of cutlery, 2 glasses, 3 mugs so not enough of anything to eat together as a family (2 adults, 4 children).

- we were woken at 2:30am by banging and children running/screaming in the "cottage" next door.
- couldn't park outside the property unless we paid an extra £15 per night so had to park somewhere else and carry bags and cross a busy road with 4 young children.

- front door was very loose so could hear all traffic due to the door not being shut tightly in the frame.

- Edel (6/5): We had to do some work to get it to an acceptable standard. - The location is fantastic if you are visiting Hampton Court. The bedrooms are spacious and bright. The back garden was lovely and private. The kitchen was not a fully stocked as we expected. Some of the furniture was broken or in need of tightening and basic repairs.
Everything was basic and in a poor state of repair. A bit more attention to detail would improve the stay.
However, the bathroom and levels of dust were not as expected. I had to clean the bath and wipe down surfaces before the children could use the rooms.

Communication and entry to property very good I felt we needed more towels for the group.
- Enfys (8/5): Great value for money, near St Mary’s Church and Hampton station - This property was great value for money. It is very close to Hampton train station and St Mary’s church. Be aware that if you need to add an extra guest even if they’re popping in there will be an additional charge.
- David (3/5): Poor - Good position No washing up liquid, no tea towels, no pegs, no iron, not enough towels, toilet keep backing up and was about overflow, kitchen chairs were missing bolts and were unsafe to sit on. Mismatched china and cutlery obviously from a second hand shop. The grass needed cutting back a front, no floor mats in the bathroom. The owner thinks more about profits than his customers.

- Juliet (8/5): Very good value for money! - Very good value for money. It has all you need. Just that there’s only one bathroom but we knew that already and the price totally reflects this so really not a complaint.
- James (1/5): Bad - The bed sheets and towels were dirty. There were ants in the kitchen, all over the work surfaces and in the cupboards. When we turned on the shower, the ceiling leaked, so we could not use it. It was not a lake view as stated. The TV in the bedroom was broken. When we reported the problems, they did nothing to fix them but acted as if we had not told them. We were very unhappy with our stay and would never stay in any of their properties again. Avoid this at all costs.
- Tom (9/5): One night in Hampton - The property was perfect for my family to stay in for one night. Nice and clean, comfortable beds and perfect location for what i needed. We had no problems getting into the property.
Only slight disappointment was the time we were given to check out 9.30, it was 10.00 on booking.com. but still a bit early for me.

- Thomas (5/5): Meh, shame the host doesn't look after it better - The property is hard to find and is lacking a good guide from the host on getting to it. On top of that the host gave me the incorrect code to access the property in the check in message.
It is perfectly fine apart from some serious water damage (looks to be from a leaking roof) in the back bedroom which obviously hasn't been fixed. The staining on the mattresses is pretty grim, mattress protectors would have been a good idea. And the back bedroom has a material covered box at the end of the bed with some disgusting looking stains on it.
With some time invested and some work, this could be a five star property.
Also advertising it has crockery for 8 is a joke, 3 mugs, we had to drink tea in shifts
- Beth (5/5): Good location, everything else needs work - Location convenient for bus/train. Bedrooms are large and beds comfortable. There was water leaking through rips in the kitchen floor. I stood on a small piece of glass in the room my son was sleeping in. There was no plug for the bath which made bath time with a toddler pretty challenging. No tea towel or soap in the kitchen and good luck trying to cook with the limited utensils available. The sofas are like the pictures and as uncomfortable as you'd expect. The front door is really insecure, once locked you can pull the door away from the frame just by testing to see if it's locked. The photos are very flattering.
- Casey (2/5): Nice area, decent price however the property could do with some renovation and a deep clean - I liked the location and the quiet area The property wasn’t very clean, which I have took multiple pictures when we had arrived, in one of the rooms there was dried up blood on one of the bed sheets, we had towels which were stained and very much dirty, the plates and cups weren’t very clean but it was a simple clean so that wasn’t a major issue. The top 2 or 3 steps were abit dodgy , and there was a few bits of the walls that most likely need touching up. The owner also requested a 20% payment of checking in an hour early when the property was ready anyway? Which I found abit mental

I was going to a gig in Hampton Inspired Hub and the property was a 10 minute walk to the event (and Hampton station). Would recommend taking your own shower gel
- Aman (1/5): poor accessibility, a foul-smelling sewer, behind with abandoned building and internally minus 100 - There is absolutely nothing appealing about this location. It is poorly chosen, situated in an inconvenient and unattractive area with no strategic advantages. The site suffers from multiple flaws, starting with its terrible location, which makes access difficult for both customers and businesses. It is evident that this choice was the result of poor advice and a lack of proper planning.
The surroundings are appalling—far from being a desirable or even acceptable environment. There is no proper parking available, making it incredibly inconvenient for anyone needing to offload goods or park their vehicles. This alone makes it unsuitable for commercial use, as accessibility is a crucial factor for any successful operation.
To make matters worse, the area is visually and hygienically unpleasant. What is misleadingly presented as a lake or water feature is, in reality, a sewer, emitting foul odors and contributing to the overall deterioration of the environment. Rather than offering a scenic or peaceful setting, it presents a health hazard and an eyesore.
Adding to the bleakness, the site is adjacent to a derelict, rundown building that has long been abandoned, giving the entire area a neglected and unwelcoming appearance. The presence of closed-down, ruined structures only reinforces the impression that this location is declining rather than improving.
In summary, this is a disastrously chosen spot—badly located, poorly advised, inconvenient, unsanitary, and surrounded by decay. There is nothing redeemable about it, and any attempts to present it in a positive light would be misleading. This location is utterly unfit for any practical use, failing in both its external surroundings and internal conditions. From the moment one arrives, it is clear that the site was poorly chosen, with no consideration for functionality, accessibility, or basic standards of cleanliness. The area is inconveniently situated, making it difficult to access, with no available parking or suitable space for offloading goods. This alone creates a logistical nightmare for anyone attempting to operate a business or even visit.
The so-called lake vies surroundings are deceptive—what is presented as a lake is, in reality, a foul-smelling sewer, adding to the overall unhygienic and unpleasant atmosphere. Instead of offering a welcoming environment, the site is bordered by the ruins of a closed-down, abandoned building, contributing to a sense of neglect and decay. The entire location exudes an air of abandonment, making it not only unappealing but actively discouraging to any potential customers, tenants, or visitors.
Unfortunately, the dismal conditions do not improve once inside. The interior is just as unkempt and neglected as the exterior. The space is filthy, with floors covered in grime and dust, giving the impression that it has been left unattended for an extended period. Cobwebs drape from the ceilings and corners, further emphasizing the lack of maintenance. The storage areas are in a similarly disgraceful state, filled with more cobwebs and debris, making them unsuitable for safe or hygienic use.
Basic amenities are also in disrepair. The lighting is faulty, with several fixtures not working at all, leaving parts of the space dimly lit or entirely dark. This not only adds to the feeling of abandonment but also raises serious safety concerns. The refrigeration unit, which should have been cleaned and emptied, was left with rotting leftover food, adding an unbearable stench to the already revolting atmosphere.

- Owen (1/5): STAY CLEAR - … it was hard to get too, stains and black moss were in pretty much every room. Also a very unresponsive host. No check in instructions until we had to call and send multiple messages. Neighbours were playing music until early in the morning.

The house smelt like grease downstairs and like cannabis upstairs. The bathroom (shower) leaked into the hall. There was food debris in the cutlery drawer. There was mouldy food in the cupboards.

Found the area recommended for free parking ok. The only issue at all, and it was my fault, is that we fell foul of the ULEZ zone. On further adverts can you please make it know that if driving to th e accommodation you will need to pay ULEZ.

Sat nav takes you to a side entrance of locked gates to a neighbouring treatment works. Complex property entrance system. The outlook from bedroom being over the neighbouring water treatment plant/sewage treatment works. Property not clean, fridge dirty, No Hot Water! Certainly not what we were expecting.

The house was dirty and unsuitable to stay. It was not cleaned before we arrived, the ceilings are all mouldy, there was food still on the work tops, dirty washing in the machine.
The smell of mould was over powering and would make anyone who stayed here ill.
This property should NOT be on booking.com.

- Faiza (1/5): It was HORRIBLE - we didnt stay at property It was horrible horrible stay, we had to spend night in a car with a baby because the property was quite shady, car parking was at far off location and with the luggage and kids that looked quite impossible. so appalled and upset had very bad experience. wont recommend it to anyone. all the money went down the drain

- Michelle (5/5): Passable - It has 4 bedrooms double beds clean bedding 1 shared bathroom and interbet No parking and despite the host saying use the library parking, you are in a suburb permit zone when parking on streets, and the library has signs saying no parking etc, no light so you can see down the garden path, impossible to find, a blackwood door type gate on a dark street barely visible between the railings bushes and trees, no park outside or near, its on a main road so not even able to pull over put hazards on and unload. Not good if you've children , buggies or multiple bags. Very few kitchen utensils so cooking was almost impossible the weird boudoir uncomfortable tiny 2 seater sofa in the lounge, comfort is obviously not at the forefront here. I'd say it's a bed abs a shower but expect little else, the inconvenience of the almost impossible to find gate, then the dodgy gate lock, then the darkness and lack of facilities make this a last substitute choice

- Jane (3/5): Not clean or well maintained - The location was convenient for where we wanted to visit, there’s a train station and small supermarket within easy walking distance. It felt like the host had done as little as possible. The beds and floors seemed clean, as well as the surfaces in the kitchen but there were lots of dust all over the house and it clearly hadn’t been cleaned properly. The windows and doors were dirty, cob webs and dirt on the walls etc. When we went to use the oven there was a baking tray still in there with bits of food stuck on it and the oven its self was full of grease. We found a pack of cigarettes and a lighter in one of the bedroom drawers also. The bedroom windows were really difficult to shut and the one down stairs literally came out of the frame when we tried to close it. The whole house just looked a bit scruffy , missing drawer in the bedroom, broken steps on the stairs, doors not closing properly etc which is a shame because if some effort was put in, it could have been a.nice house. There is only seating for four people in the lounge which is really small and the seating is really not comfortable at all. The cottage is split in two with the Hampton court cottage being at the back but I’m assuming it isn’t clear where to enter that part as we had people literally trying to enter our front door several times, knocking and banging on the door and unfortunately you can hear everything through the wall so if you have noisy people staying next door like we did it’s really not great. We do lots of Uk breaks and as long as it’s clean and well maintained we are happy but this house wasn’t and the host didn’t seem bothered when we contacted him about the level of cleaning, just replying telling us it goes through a process after each stay. It needs massive improvements.
- Mark (8/5): Very convenient for Hampton Court Palace, nice and tidy, and four double beds - The location was easy to find and felt quiet and secure. There was plenty of room with the four double rooms. Everything was nice and tidy. Huge TV with Netflix was a nice bonus. Good location for Hampton Court Palace. Offloading from a car is a bit awkward as it involves parking a couple of minutes' walk away at a library that had signs saying the car park was for library users only. It was fine for our short stay in good weather, but in poor weather or for those with a lot of luggage I can imagine it would be rather frustrating.

Nice seating area in the rear garden. Close to a lot of attractions. Quiet. NOTE: The entry code is only issued on the morning of your stay. Then a lot of information is sent out The property is a bit tired but not a problem. No tea towels in the kitchen.

I would like to comeback if needed. the bathroom door upstairs that is suddenly locked and can’t open on the inside. So we unscrewed the door knob so we can able to get our friend from the bathroom

Owners quick to reply to messages. The photos do not reflect the sitting room that is small, very few kitchen utensils and no serving dishes. It’s a bit rundown and again this is not reflected in photos advertised. Broken stair tred could be a hazard.

- Christine (5/5): Lots of potential but disappointing. - The location was convenient to use the train, the bedrooms were spacious & there was plenty of hot water. The general cleanliness was poor, especially in the bathroom & kitchen and there was a distinct lack of crockery, glasses, tea towel and a hairdryer. Although I received checking in information on the day of arrival & interesting places to there was no information pack or drinks basics provided at the premises.
Entering the premises was challenging as the email with the code was difficult to read, especially the small star after the numbers!! The code was entered several times before I could see there was a star at the end to be entered.

- Jane (3/5): Not very impressed - Close to Hampton Court palace where we attended a wedding. There had been a leak in the hallway as the carpet was wet. Contacted the owner who said a plumber would attend and we could leave and have one day refund. Explained we couldn't because of wedding. Asked for a gesture of goodwill but refused. Wouldn't recommend, wasn't worth the cost.

- Karan (5/5): Not great - Big & spacious with clean & comfy beds. A cheap property for a big family. Good location. Good shower Kitchen is unusable. Oven doesn't work, no utensils to cook, only 3 big plates & 3 sets of cuttlery so we had to share forks. Toaster is dirty and broken, no microwave so impossible to cook the food we bought on route to the property. The stairs are uneven & broken. Light in the living room doesn't work, not much natural light so very dark. No parking at the property so have to walk 5 minutes to get there. On a busy road so can't unload stuff at the road side. Not clear how to turn the heating on so were sat in the cold for a few hours.

- Dritan (10/5): Really lovely and within a lovely village, everything needed was in walking distance - The place was so lovely and peaceful and equipped with all the cosy & homely facilities around to make my stay even more comfortable! I have problems with my back, but yet i had the best sleep!! and my bed/ mattress was So So perfect! Although half way through the night i had to jump into bed with my two young children as one of them woke up, and yet we continued to all sleep together soundly, & comfortable together until morning time ! So brilliant!!! 🙏🏼 All our utilities in the kitchen were present and also within the bathroom! For our usage everything was on point!
- Kay (3/5): Plenty to work on - The beds were very comfortable, the host was very quick to respond and helpful with local knowledge, very close to the train station so it's easy to get into central London The top step was collapsed, there were stains on walls and floors, not a usable kitchen as had nothing to cook or prep with, the few mugs and crockery that was there were dirty, stove top was filthy, bath mat was disgusting, the light in the bathroom looked like a foil pan was around it.

The cottage is huge. We were two families, 7 in total, and there was plenty of room for us all.
The rooms were very clean with lovely comfortable beds.
Lovely hot shower with shower gel, shampoo, and conditioner, which was a lovely touch.

Kitchen equipped with essential cooking equipment, washing machine, and fridge freezer.
Great location, with easy parking only a 1-2 minute walk.
I would highly recommend this property and will gladly return in the very near future.

Very comfortable beds and clean linen and towels.
Lovely personal touches for guests birthday Needs updating in some areas, concerned about what looked like damp (kitchen and yellowing to living room walls)
Heating difficult to control
Dust pan and brush/hoover, mirrors in all rooms would have been useful
