- Sandrine (4/5): Expérience décevante - Le lit était quand même confortable et l' hôte était disponible pour trouver des solutions A l'arrivée, des déchets déposés par les voisins dans la cour , et toujours présents sur le site lendemain. Le logement dispose d'un équipement 'spartiate', les locaux sont froids et pas très accueillants . Le sofa est inutilisable en canapé lit car dutmr comme une planche à pain une fois déplié.

- Sian (6/5): Great location, but very noisy apartment. - The location of the apartment is perfect. The bed was really comfortable and the host responsive, particularly when we had no hot water. The apartment is incredibly noisy. From about 5 in the morning there was people walking past very loudly, shutters opening and closing and a dog barking. The apartment is very basic and would really benefit for some simple updating.

Постельное белье синтетика,в каких-то пятнах,полотенца серо-коричневые,страшно в руки взять,было заявлена диван- кровать,наверное для человека ростом не более1,40.Он очень маленький,а разложить его нельзя,а если разложил то спать не возможно,ножки дивана есть только в районе живота,а голова и ноги свисают на пол и он очень грязный,сидеть на нем противно.Холодильник надо двигать каждый раз когда хочеш открыть,стол шатается.Я больше часа не смогла в нем находиться,пришлось снять ещё и отель что можно было где-то переночевать.

- Carina (7/5): - Die Wohnung lag sehr zentral, dadurch konnte man alles zu Fuß erreichen. Trotzdem hätte es auch eine Haltestelle für den Wasserbus in der Nähe gegeben. Außerdem war es nachts sehr ruhig, wodurch man gut schlafen konnte. Die Tür am Eingang ist sehr eng. Für uns war es kein großes Problem, aber mit großen Koffern könnte es schwierig sein, da vernünftig durchzukommen.
Die Küche ist etwas heruntergekommen, aber funktionstüchtig. Es gab ein paar Töpfe und Pfannen, sowie eine Herdplatte und einen Kühlschrank. Allerdings konnte man die Spüle in der Küche nicht zu machen, wodurch sich das Abwaschen des Geschirrs schwierig gestaltet hat.
Außerdem war der Tisch sehr wackelig, wodurch einige Sachen immer vom Tisch rutschten, wenn sie zu weit auf der Platte standen.

- Jekaterina (9/5): Comfortable stay - The apartment was in a great location – all the main attractions were within walking distance. I really liked the clean and modern design of the space. Everything was comfortable and well-organized. The only downside was the lack of large cups for tea or coffee – there were only small ones, which wasn't very convenient. Still, overall, it was a wonderful stay.

- Aherne (10/5): Phenomenal- a real gem not to be missed. - The property was phenomenal! Amazing location, a private courtyard with seats to enjoy a bit of time away from the busy streets and an authentic, yet modern apartment to enjoy. The location is brilliant for accessing everywhere from the airport ferry service (Alliguna) to the inter city ferry service. The rialto is max 10 minute walk away and there is a great selection of restaurants and bars near by. A special mention to Jacopo the owner who gave us restaurant and day trip recommendations. His service and hospitality was outstanding and really made our trip extra special. If he shares restaurant recommendations with you, 100% follow them!

I felt very at ease and at home in the flat almost immediately and began to feel like a local because I was there a long time. 😀
It is sited just off a small side street in Campo Maurizio square and extremely near to Santa Maria del Giglio water bus stop- fab location!.
Also very well located for all the main things for me as a worker, but also for tourists. Restaurants, shops, bars, architectural sights and easy access to Accademia bridge for biennale Artworks and wandering.
Fantastic mattress and super soft cotton sheets, it was lovely to get into bed and be so comfortable straight away. So cosy and comfortable.
There is a small living room with table and chairs, and a futon style sofa, which was fab to relax and do some work in a separate room.
Great shower pressure in bathroom and easy to use. They made good use of the bathroom space.
Kitchen has most things you need inc a stove top for heating food, but to be honest I mainly ate at work or out locally at some of the 100s of fab places, so I didn't need to cook a proper meal really. It also had a kettle and fridge which was perfect for me.
Entry is via a lockable iron gate and then into a courtyard so feels a more private and also felr secure especially for me as a solo female.
The owner was very helpful with sending restaurant and supermarket recommendations. I did not meet the owner but comms was via WhatsApp however they seemed very friendly and helpful with ideas for restaurants and where to locate certain things like the supermarket. I felt able to contact them if I needed to.
There is also a good air con which was easy to use and was most welcome during some very hot nights.
I would absolutely be happy to stay here again and do recommend it to others. Just something for light sleepers to bear in mind, the flat is essentially one of a few conversion properties from within a type of office building, and whilst well laid out, the level of sound proofing is low between the communal areas and the flat, or at least compared to the level you may be used to. and would suggest bringing some ear plugs for the night.
To explain, For example when the street doorbell for the main upper floors go, it is loud enough that you think those visitors are about to step inside the property with you, so it is a bit unnerving at first but you do get used to that once its happened a few times :)
Or for example, the bedroom is located on the side of the external passageway, and this room could definitely benefit from some extra sound proofing. I am aware during August and September it is high season & will be busy in Venice. During my stay I experienced a lot of very noisy tourists and people wandering around the square, as well as to the other rental properties and hotels (further down the same street,) at all hours but especially from 11pm onwards with no thougtt to be quiet for others and you do hear them easily unfortunately, and it can be a bit difficult to sleep, or stay asleep as their sound carries through to the bedroom. I believe outside of tourist season the street is probably very quiet because it is mainly residential.
These are merely suggestions for the property to add to the flat to make it amazing & not criticisms at all. Especially as you can't help or control other people's behaviour or manners.
I was staying in the flat for 12 nights so my experience will be more of a resident than someone staying just 1 or 2 nights. I became became adapted to the external noise eventually and bought earplugs which helped a bit.
Despite that element, everything else was great and I would absolutely stay here again. I do recommend it.

When we got to the apartment there was no key left for us in the lock box as the cleaner had forgotten to leave them. We had to wait on the street for over half an hour for the owner to turn up to let us in.

- Alexandre (7/5): Good - Well located room with a comfy bed. Paying an extra 40€ for "late" arrival (after 6pm), I've never seen that. It's a steal and isn't well indicated when booking.
Noisy sleeping room as there's only a wooden plank with the staircase for the upper floors living areas.
The kitchen and bathroom are equipped with old appliances and the door doesn't give a confident feeling of safety.

The apartment was well equipped, quite spacious and practical. It was quite cold weather during our stay, but the heating was adequate. Nothing
- Marta (1/5): Bad - The bed is very comfortable, the room and bathroom were clean and the location is very convenient for walking around the centre. Upon leaving, I received a request for reimbursement for a broken mirror, which I had already noticed was damaged when I arrived.
After claiming to have checked with cleaners, the owner initially insisted the mirror was intact before my stay and that there was no host before me. When I mentioned having a video of the apartment he apologised saying that actually were the guests before resposible of the damage.
It's possible that he attempted to utilize the coverage he has on Booking.com for damages to replace things in the apartment. I advising future guests to document the entire apartment as the host told me I should have pointed out any damage in the house upon my arrival, similar to when you rent a car.
The water in the shower remains hot for a short time, if you are two I recommend short showers.
The power socket on the right side of the bed cannot be used if you want to turn the light on/off.
The host offers himself available for questions but then actually never responded to our only question.
The host might ask you to leave cash on the table without any proof of payment of the tax and does not provide Paypal or bank account details.

Host was very friendly. You feel very safe, with multiple locks and a gate. Very good for the price too! Small bathroom; otherwise nothing to complain about :)
- Hamish (1/5): Soulless, dirty, neglected accommodation - We had a very bad experience here.
The shower had not been cleaned, leaving a very dirty shower screen and mould all around the edges. There was no hand soap for us to use. The kettle was dirty and full of limescale, which turned water opaque and made the tea taste off. The old plates / crockery had been neglected and were in need of replacing.
There was only one pillow each on the bed and a single sheet. The duvet smelt old and musty. Impromptu dining table looked like it was about to fall apart.
There was a faint stale urine smell after 24 hours of our stay, coming from the bedroom / loungeroom.
The conditions were so appalling that we left halfway through our stay to find alternative accommodation. After we informed the owner of these issues, they turned hostile and told us they would give us a refund if we rated them 10/10.

The accommodation was all we needed with basic with bathroom, couch, dining table, queen bed, kettle, basic cooking supplies.
Jacopo was very helpful with directions, recommendations for restaurants and transport suggestions - thank you :) The shower needs a deep clean.
Otherwise everything was perfect :)

From the superb instructions how to get to the apartment, to providing us with information about : restaurants, grocery stores, boats schedule, boats lines ,boats types he was there for us the entire stay in Venice. The apartment is superb, living room, bedroom ,bathroom.very quiet. Backing into a side canal, and 200 m from Grand Canal. Highly recomend.

- Ogonna (6/5): Place and host are great but the bed cleanliness issues has to be fixed or it can turn people away - I liked that the place had a living room separate from the bedroom. The host was also very nice in sending us a list of restaurants and grocery stores near by. He was also very nice in helping us arrange the best way to get to the property. A couple of things that I didn't like. The host gives directions via pictures on how to get to the apartment from the boat stop but it is missing the first step. Thank God we had access to internet when we got there in order to be able to get the first couple of steps to get to the apartment and then we were able to follow the directions from there.
Second issue, The bed was not clean. The blanket as well as the sheets had stains on them. I wasn't able to sleep comfortably in that after seeing the stains. I had to use my airplane blanket and put it on top of the bed and slept on top of that because I couldn't bring myself to sleep in the stained bed and sheets.
- Emma (9/5): perfect Venice stay - location was amazing! comfy bed needed after a long day walking, great value for money and all round idea for a few nights as a couple exploring Venice. the host could not do enough for us. recommend a beautiful breakfast and was only a message away. would stay here again only downfall for us was no iron but nothing major and only preference and the shower was a little dirty in the bottom but again nothing to put us off staying here again or recommending it to others

- Tancred (8/5): Our stay was very enjoyable. - The location is excellent, very central but still very quiet. The small apartment was comfortable and the rooms had air-conditioning. Although we did not meet, the host was very helpful and provided easy instructions and recommendations via Whatsapp. There seemed to be a water leak in the bathroom so floor was always wet and the towels smelt of cigarettes.
