Please note that Smartflats has no reception on-site. In order to check in, guests need to bring the access codes they receive from the accommodation by e-mail on the arrival day. Guests have access to the Smartflats Lounge at Rue du Marché au Charbon 9 - 1000 Brussels. Cleaning costs are included in the price of the stay. However, please note that if the accommodation is left in an excessive state of dirtiness the property will charge an additional cleaning fee. Please note that in case of damage, an extra fee will be charged. Please note that hosting a party, smoking and/or bringing pets is not allowed, otherwise an extra fee is charged for compensation. Sofa Bed Policy: Please note that the sofa bed is only prepared when the maximum capacity of the flat or maximum capacity minus 1 person is reached. - Maria (1/5): It's a scam - It was a total disaster. We felt like running out The lift, coffee maker, dishwasher didn't work. There were a lot of broken things. When we complained, nobody didn't anything. The staff said they couldn't do anything. Everything was dirty and we didn't even have a mop or a sweeping brush. We asked for it but they didn't give us anything. We had to buy cleaning supplies and clean the house.

Lovely bathtub to soak in. The picture did not match the accommodations to this 4 story walk up. Broken blinds and bathroom tiles .Stained towels.

- Melanie (5/5): I would definitely visit Brussels again but I wouldn’t stay with Smartflats - We liked that the property was very central and close to lots of attractions. The property it self was badly maintained. Curtain polls were broken, the door handle to the toilet was broken, beds were very uncomfortable and old, bedside lamps were broken with wires showing. There could have been more facilities in the kitchen like a kettle, tea towels etc.
- Bogdan (1/5): Bad - What is there to tell. Sewage started to spill in our apartment, with everything you can imagine and can not imagine. We immediately notified the property but they only cared about how to avoid giving any replacement. At 1 AM, a fire alarm started because of the sewage spill, and after the authorities arrived, they finally managed to provide some replacement. Not to mention that 2 pregnant persons were directly affected but they could not care. And now they state that they provided us with a replacement and we refused, even though we have all the email conversations as proof...it is the worst company still in existance...w
- Bogdan (1/5): Bad - So, where should I start? It is a lot to talk about. I will try to be short: sewage spilling all over the place, and support ? They could not care. We had to be evacuated by a fire alarm at 1 AM, with 2 pregnant women, so they can get any kind of measure. The fire alarm was started by the overflood of the sensors with sewage, including feces. Only then they manage to give away some replacement for apartment, even though we had notified them for 10 hours via phone calls and emails. They do not care about any kind of rules, any kind of personal safety. They only care about the money. Also, they will have an abusive deposit of 500 euros which they will take it twice from your account. So this is a no go.

- Alexander (7/5): Great spot, so much space, definitely improved my stay in Brussels. The balcony had an angelic view. - The apartment was in a great location and had everything a group of nine college students could ever need! Whether that be towels, bed linen, pillows, cooking utensils, a working dishwasher with tablets or even an ironing set, we were met with options.
They also provided cleaning equipment which made cleaning up the place a lot easier. As for the downsides, by far the largest complaint from the group was the shower. The bathroom is spacious with nice design, fit for function, but as for the ergonomics of the current 'concoction' in existent, it was quite terrible. The shower hose had no power whatsoever and had burst pipe which meant water would spray outwards in the opposite direction from the hose simultaneously. The lack of a shower curtain meant that the water inevitably, was destined for the floor.
The two fridges need maintenance as they both functioned quite poorly. The small one next to the TV requires tuning as it is far too cold. As for the main fridge, there was barely any cooling in action and the evaporator needs to be checked.

- Carlos (1/5): We were robbed in the apartment... The police told us that not was the first time in the Apartment - We were robbed in the apartment... They broke the door while we were in Ghent. When the police came, they told us it was the second time this had happened recently. Very little security. Besides, they left us all night with the broken door without providing a solution, and we couldn't do any sightseeing. Very, very bad experience... Do not book.

Several drawers broken, some faucets not working, TV not working, door lock don't work property, lots of dust and not properly cleaned.
First day we clammed but nothing was done.
Second day we were robbed!! Someone entered the apartment during the day (we were out) and took everything that had value (about 900€) but only things from us, nothing from the apartment!
We called the police and claimed to Smartflats.
They didn't care about the value stolen!
Avoid this apartment, as it's possible you will be robbed also!
Also avoid Smartflats, as of you have a problem, they are not able to provide a fare solution.
- Ferrer (3/5): Eaten alive by bedbugs - The location is great, really well conected and in the middle of the nice district. The bed had bugs, they ate us alive. Also it is composed of two single sized beds put together, they would separete thenseleves leaving you on the flor. Also, the toilet kept running so did the shower and the wash basin would not drain. I tried calling tho report the issues with the bathrom, but did not recibe any calls back.

- Beatriz (9/5): Really nice for group trips - It was really easy to collect the keys, the place is in the centre and the apartment is amazing, I loved it so much. It has a lot of bedrooms and bathrooms so we were all thrilled. The insurance they ask of you before your stay was originally stated to be 150 euros but later it was 500, which is crazy for insurance money. They returned it properly and we had no problems on getting it back, but I think it should be stated previously or reduced to what it said on the page.
- Fletcher (6/5): A great apartment but in disrepair and falls short of clean. - The location is right around the corner from Gran Place, Mannequin Pis, and a lot of restaurants and markets. The high ceilings and yacht decor was a great touch. The key box process was easy and intuitive. There is a panel by the front door with a security camera screen to see who's outside on the street. The apartment has some repair needed. The floor board protrudes 1cm out in the middle of the living room. The night stand door is not attached. My wife and I got bug bites from sleeping on the master bed. The kitchen sink faucet is not screwed on properly, so it is difficult to turn on. The toilet seat is not secure. The bathroom door does not close without pulling the door hard towards the hinge. The bathroom towel smelled of mildew. I reported a clogged toilet to the custodian who sent a message, but the toilet was still clogged in the evening. The living room couch has many visible stains. There's dusty cobwebs all over the ceiling. The room is on floor 3, but due to the tall ceilings and out of service elevator, it is more like climbing up to an apartment on the 7th floor. The thermostat is not functional, but the room wasn't too cold. The pillows were thin. I wish I had known, I should have asked for double bedding. If you plan on using the sofa bed, you must pay extra for more bedding.

- Carlo (1/5): Smelly, dirty, disgusting and no doors in the room - The location was good, nothing else First of all, we've been notified the day before traveling that the apartment was not available anymore, so they provided us with another one, but then that was not available either for "technical issues" and then they provided a third one, all of this half a day before being there. The apartment was very dirty, we felt a bad smell of mold starting from the stairs of the building. There were hairs on the bed sheets and one mattress was stained, who knows with what. The bedrooms had no doors so absolutely zero privacy for couples and one of the bedrooms had a shower next to the bed, I wonder how they thought we'd be able to use it without a door. Terrible experience, we tried to spend the least time possible in the apartment because it was disgusting, we reported already during the stay how bad the apartment was to the owners and they just did not care.

The picture of what we booked, does not coincide at all with what we got! A shame!
The lift seemed to be insecure due to the notice. And it did not stop at the right height but 3 centimetres below. In one bed blankets, there were stains and some of the walls also needed repainting.
When I sat on the bed, one of the wood pieces fell.
The heating was not working in 2 of the rooms and no additional blankets were offered. There were in all closets only 2 hangers for all the people.
There was only 1 separate WC and 1 bathroom for everyone, which was certainly not enough. The bathroom was also and the bath shower head was providing only very little water amount.
The dishwasher was very, very dirty. We could not use it, therefore. The kitchen countertop was also dirty.
The outside furniture on the terrace was broken.
The building´s main door was often open.
The apartment´s main door lock did not seem to be very secure.
I went to the office at 17:50, just before the closing time, and there was no person there.
We wrote Smartflats an email about some of the points, and they just gave us an automatic answer and did not even make a call or personalised email to check if all was solved, etc.
The process of providing the key back was not clear. We went on the last day back to the office and gave it to a person there, but they kept writing some emails and calling even after some hours.

Lot of noise coming from? air conditioning unit in cupboard next to kitchen through the night.
Sensor for stairway lighting not working on second floor, meaning unless we raced to next floor, we were left on second floor landing in the dark.
- James (4/5): Residence Collector 2 - 3 bedroom - no hotwater stay - Thw only real benefits of the appartment we stayed in the "Residence Collector 2" which was the 3 bedroom apartment was that it was large, there were 3 in my party and we choose this appartment for the fact we would have a bedroom each, the location was also excellent being close to the Grand Place Square. The appartment although LARGE is basic, the firniture is well used, the lounge sofas are well used and as they were faux suede they were kinda crispy and as such were not nice to sit on wearing shorts with bare skin on the back of the legs. There were a few areas of damage around the appartment, i photographed these incase we got claimed for the damage, as the deposit is pushed hard by Smartflats that it will be lost for any slight reason they deem appropriate so beware.
We had NO hotwater for the full 4 days we stayed so it was cold showers every day despite messaging smartflats multiple times a day this was not resolved very disapointing.
Smartflats as a company lack customer interaction, this was evident 12month ago when we initially made the booking paid in full and then my card of choice for payment was hacked on 3 attempts to take more money, Booking were also useless and provided no assistance, Smartflats ignored all emails re the matter and ignored all requess to cancel and provide a full refund, the time approaching the actual stay was a nervous one and we had no idea if we would be able to access the appartment or what we would find.
We are 3 tough lads who were travelling for our annual pilgrimage to the Belgian Beer Weekend so our accomodation is generally a place to, sleep and shower so for us it was managable, however if you were a family travelling the no hotwater would have been an issue.
The front bedrooms are also very noise as the face onto the main road, the rear bedroom the largest of them all with on-suite faced into a court yard area with multiple other accomodation units and our friend also reported very noise with other persons going about daily life.
Water presuse was low to all taps, WC were encrusted limescale
collecting/dropping key from another address was not ideal but managable.

- Galina (10/5): Amazing location! - Amazing location next to the Manneken Pis and Grand Place! The bathroom in the studio is huge! The wi-fi connection is unstable. It will be good, if there are atleast 3 chairs of same type, so the family can sit to eat together.

- Wenjin (1/5): Never book again - The room is in the basement, damp, and does not match the room I booked. The windows can even be opened from the outside, which is very unsafe The pictures shown were fake, and the staff admitted that the pictures were fake. The TV was not connected to any line, so it could not be used. After the staff knew that the TV could not be used, they did not make any solution. The TV was still not working before check-out. The room was not cleaned. There were shopping receipts from other guests. The room type given to me was not the room type I booked Service
- Jacopo (3/5): Toilet unusable for 24 hours without a proper help and a refund. We had to find alternative ways. -
- Sandeep (7/5): Decent flat for a short stay - Easy transport as there is a good access to trams right outside the flat and metro is just few mins walk from the place. The flat was spacious and huge kitchen. Our room was on the third floor and the lift seemed to be broken throughout our stay. Had to go through lots of stairs with our luggage. The floors and furniture seemed quite dusty but the beds were clean. A little touch of a paint would make it better as walls were little bit damp in some rooms.

- Uncpnate (2/5): Old run-down 70's apartment - The location of the unit I stayed in was great (I don't know if they are all in the same building), it was just around the corner from Grand Place, which is of course within walking distance to everything in and around the city center. WE DID NOT HAVE HOT WATER DURING OUR TWO NIGHT STAY, which is entirely unacceptable (even more so because I was there with my wife and 1-year old). I reported the problem the evening we arrived and received a message that they notified their team to fix it asap, but it didn't happen before we left. When I turned in the key I was told that I would receive partial reimbursment, but I never did. This place is run-down and looks as though it hasn't been updated since the 70's.

- you couldn't open or close the curtains (which were partially torn down) cause of the 20 foot hight ceiling

- one of the bathroom sinks was clogged (not a huge deal cause there were 2 sinks)
- the 'queen bed' was actually two smaller mattresses pushed together

- Gautamananda (7/5): Good location but collecting the keys was an ordeal that we would like to forget. - Excellent Location at the heart of the City Centre and all the touristic places. Big flat that was clean and well maintained. The kitchen was okay. Collection of the keys is a huge issue. We arrived at the place where we were supposed to collect the keys from someone . That place was closed and there was a notice at the front of the closed door asking to go to a place about 15-20 mins walk. I called up the phone number and the guy said that yes ,you go there as there is no one to hand over the keys. When We arrived there the property owner said that the key is at another address. We were tired after all the walking with the luggage and was thinking about going to police when the person rang again and gave another address to get the keys. There after all went well. After paying a good sum of money again a deposit was taken but got the refund.

- Nilesh (3/5): The worst place I’ve stayed in - Location Not very clean and the toilets didn’t work properly and the shower curtain was filled with bacteria. The water was never warm. The taps only gave a dripping amount of water.

- Osman (1/5): Don’t book it please, ever!!! - Absolutely nothing. The property was not properly cleaned to start with. There were cracks in one wall, the lights for entire apartment were off, tap in the bathroom was leaking, dishwasher was out of light, TV was out of signal, very slow internet, couple of plugs were working which we used to charge phones and wheelchair, dirty kitchen table, dinner table had all noises coming out and felt loosely fitted, no AC or ventilation, there was one parental fan which was also broken and not functioning -we had to sleep while keeping the windows open, kitchen stove was also not operable (though it had light), toilet and bathroom had no light, bathroom slope was all wrong and water came out whenever it was used, water heater and washing machines were not working, and, there was a rain at Saturday night and water was dripping from fall ceilings, and, and ….. When requested- there was no one to attend to at the property and were given false hopes of being rectified. This property was a replacement to the one I booked for which I was notified at 1635 hrs, effectively within 24 hr notice. Booking.com also didn’t respond to my emails, calls and messages. I want my money refunded plus another 50% booking amount for the scam and mental torment I have been through especially when I was traveling with my mother and small kids.

- Pam (5/5): The apartment was fine overal but it was just not what was sold to us with the listing, and ir made the stay less comfor - The location was good and there was enough space room wise It did not match the picture description (the rooms in the listing were of the apartments on the floors beneath us) and we we’re lied to about the amount bathrooms. Also the apartment was not very clean, we found a dirty sock from the past residents and empty cans and bottles behind the cabinet in the living room
- Syed (2/5): Very poor - only the location is good, you can go the most attractions in a few min walk. There are lot which we don't like it.
Finding the parking nearby is very complicated. you have to park the car to the nearest paid parking which is around 500m walk.. taking your luggage with you to the location is very hard.
Check-in is super easy if you arrive before 6, after 6 you have to walk towards another building which is another 400m walk from the location to collect the key and come back.
Room is not that clean. all the furniture seems too old.
TV is not placed even properly, it just looks hanging on some high table.
Bed and Mattress are not comfortable at all.

- Kejia (1/5): THE WORST APARTMENT SERVICE I HAVE EVER EXPERIENCED - the location is good. But the staff and service they provided is the worst I ever had in my last ten years traveling They called themselves remote service. And did not know the their property at all. They did not give clear instructions on how to check in. Untill I arrived the apartment and called their service in front of their door, it took them 1 hour to figure out the apartment I checked in is using the key to enter instead of password or pincode. They sent me wrong instructions,wrong apartment address, asked to walk back and forth to their day office through their service hotline. I am very sorry for the staff working for this company. The staff working in this company who provide phone remote service do not know the property at all. They are confused and helpless and confronted with angry me who is standing on the street in the midnight and waiting one hour to figure out how to get into their place I have finished online check in, uploaded my passport photo, pay 150 deposit. I did everything i can do, they did nothings to make their customer convenience and comfortable.

- Efthymia (1/5): This is the absolute worst experience I’ve had ever, and I’m a very frequent traveller, and have even traveled to India - Only the location I was asked to provide my credit card number on the online checkin, and they blocked 150€ on my card for any potential damages I might cause.
There were pre-existing damages in the apartment, so I was afraid they would keep my deposit.
The toilet stunk of urine, there was dust everywhere, the window panes were ill-fitted, the contact number was out of service, and the Wi-Fi didn’t work.
When I presented the issues, nobody addressed them despite my repeated requests. I was provided the answer, “we are sorry for the inconvenience. We have already informed the relevant services about the issue to find a solution” - this was their standard response and a solution never arrived.
When I told them I would leave the key in the apartment upon checkout, they threatened to charge me the 150€ which they had blocked from my card.
Very, very, very disappointing.

- Taylor (8/5): My family enjoyed our stay in and would stay here again. - The location was amazing. There is a waffle shop on the opposing corner. The Manneken Pis (peeing boy statue) is around the corner. He is dressed daily. Tons of chocolate shops. The town is easy to walk around. The bed in the flat is comfortable. The kitchen was stocked with flatware and such. There is a refrigerator. Foaming soap was in the bathrooms. Dish soap was provided in the kitchen. Clean towels were provided at the beginning of the stay. There is an elevator and stairs. Wifi was also provided. The elevator was very small and a little worrisome. My kids chose to go up the stairs. However, I used the elevator with no troubles at all. A family of 4 would need to split up or squeeze in really tight. That is not the host's fault though.
- Tony (8/5): I chosed the big appartment but i didn’t get it so for me i paid much more than i received - It is causy and the bathroom was excellent I was expecting to enter an apartment like the photos posted on booking.com but it wasn’t the case. So it is misleading for your customer.
The apartment was a bit clean
- Amber (7/5): Good - The location was very central. We booked two apartments because we were with a big friend group. We liked the one on one of the upper floors of the building better than the other one because it had more light and the size of the bathroom was great with 4 girls. The apartment on the lower floor was quite dark and small and there was a pretty prominent smell coming from the sewer in the toilet. Also, not everything was super super clean and it did feel like some things were not maintained well, but for the price it was a decent place.
- Olivia (7/5): A good apartment for a solo traveller or couple in an amazing location. - Great location. Comfy bed. Spacious and clean. Good kitchen facilities. No bath as per advertisement. Bathroom is quite small.

Online assist on arrival to collect keys was very unfriendly and unreasonable when the keys collected at the box was damaged and could not open my room
- Alan (2/5): Very poor - Location Where do I start. TV not working, 2 small single beds pushed together, passing off as a double with wooden floors so leave to your imagination the difficulties. Bathroom a disgrace, mould and human waste on the shower head and floor. Yet have the audacity to change a deposit.
Complained as heard a party above, singing, dancing loudly. They did nothing about it leaving me to go talk to them, to discover while I was having my afternoon nap they were the ones who walked into my room and used my bathroom !!! You couldn't make it up, but its true.

- Natalia (1/5): Very disappointing and a sore back from the beds, waking up not well rested at all. - The only thing good was the location. We were very disappointed. We felt mislead by our booking. The photos shown of the flat we booked on our confirmation, after we paid, on a link that says view property details , was a totally different apt. The one given to us in no way compares in standard quality decor size. We felt that Smartflats used misleading publicity, there we no fotos of our apt on the booking site. The apt was very dirty one of the double beds had a horrible mattress full of lumps not allowing us to have a good nights rest. We had chosen this apt because of the size of the living room and dining area, which would allow us ( 7 women we had 2 apts) to be together at meals and evening tea after our long walking days 20000+ steps each day, we didn’t even have a living room in our apt. We had Apts 302 and 303 ours was 302, but 303 was lacking cleanliness and had a horrible mattress as well. This situation made our mini vacation very unpleasant. We feel that we should be able to choose the apt we want and pay more or less( the option has to be the clients). I’m a level 2 genius client and never have I experienced this situation before.

- Anna (6/5): Comfortable, not responsive hosts to yhe requirements we had. - No breakfast. The location was good. They required us to pay additionally for separate duvet covers. We were not couples but had to sleep two by two with common sheets, although we asked for separate in advance. They took a 150 Euro deposit that is not returned yet and they had to return it 7 days after we departed. We did not receive an invoice for the payment we performed, although we asked and the trip was a business trip with payment by the company and the accountancy requires an invoice to proceed the expences.
- Amanda (1/5): Awful, Dirty, Health and Safety Risk - Location It was dirty! The toilet runs constantly resulting in heavy lime scale build up, same in the kitchen. The dishwasher is broken, the washing machine was broken, the hair dryer was broken. They don’t put fitted sheets on the mattress and they slip off exposing a dirty mattress. The lift is dodgy so refused to take it.
The water was only like warm resulting in a cold shower, the bathroom tap only had a trickle of water coming out, had to use the other bathroom to brush our teeth.
The hair dryer didn’t blow out any air. You could feel it heating and a strong burning smell came from it, I would consider this a real health and safety issue but they still did nothing about it.
When I raised these issues, they advised they were forwarded to the relevant department and yet nothing was done.
My advice would be to stay else where.
- Samantha (3/5): Not a place I’d like to stay in again, for the money, but a good location - Fab location Not homely, dirty mattresses and no mattress protectors. Door handles loose and one wasn’t attached at all. Shower head so limescaled water came out as a trickle. No information about the area etc, parking places etc, supplied. Difficult to find the place to pick keys up, and if we had arrived late at night, this may have been a problem. Disappointing stay.

Although we repotted the problem no one took care to fixed it. Hopes that the next day could be fixed, unfortunately they didn’t care .
We were seignior couple and needed the take showers to relieve our muscles pain,but they didn’t care to fix or accommodate in another room.

- Alexandru (5/5): It could have been a good value for money but the deposit ruins it all - Location is good. The hassle to get the key from another hotel 5 mitues walk from this hotel. After long road and with lots of luggage it was very uncomfortable.
The deposit taken is huge and they do not return it quickly. We have spent 12 hours in the hotel (stayed only to sleep) and we are still waiting for our money to get back to our account.
- Bojan (8/5): Very good - Very nice apartment with a high ceiling and a big bathroom at a perfect location in the very center of city. The bed could be a little more comfortable if instead of two separate mattresses there was one.

- Ana (1/5): A nightmare - Location in town The whole place was filthy, mold everywhere, the sheets were extremely dirty, the TV was not functioning. We only had TWO very little towels for 4 days, the pillows were 2 and small like the ones for kids… oh and the bed was falling apart because is not a two seats bed, is just some 1 person mattresses arranged on top on some sofa parts. Just horrible, nothing like in the pictures.

- Brad (3/5): The only good thing was location, everything else was terrible. Next time we will book a hotel. - The key pickup was fine. The departure was not good. 1. The bed in smaller bedroom had a really cheap super uncomfortable mattress. It was very thin with the big coil springs. Hard to even sleep on. The other bedroom had very nice good quality matresses on both beds.
2. In the smaller bedroom the door handle was not properly installed. If not for someone being on the other side I would have been locked in. Some of the screws attaching the mechanism to the door were missing which caused the handle to come off in my hand when I closed the door. Then the plate outside the door would rotate as you turn the handle getting caught on the door frame. THIS IS TOTALLY UNACCEPTABLE. I emailed the reception and they did not even acknowledge my email much less fix the door handle so I propped it open the rest of the trip.
3. We were told on checking in Thursday that when we checked out Sunday the reception office would be open from 10am and we could leave our luggage there. We arrived at 10:40 and it was closed, no one there. Instead after about 20 minutes we were told it will not open that day and instead got a code to get in the building to drop the keys off. They also said we could leave our bags in the entry way but it was completely UNSECURE with about 6 floors of different flats with people coming and going through the unmanned lobby area so no way would I leave my luggage there. So we had to carry it around all day until our evening departure. They said we could use a different location but it was quite far away and in the wrong direction from where we going, maybe if they told us this ahead of time we could have used it. VERY POOR.
4. Finally there was some black mould in the shower tiling, the shower head was disgusting and barely had any water pressure.

- Kasia (3/5): Poor - Brilliant location, big, reasonably well equipped, even has hairdryer, plenty of towels provided. The do everything online so watch out for their automated emails with entry codes etc. Everything in the flat was dirty: cutlery was sticky, bedding stained, sofa never washed, even one towel came dirty! Has microwave but not an oven. Floor was broken and a trip hazard, collapsed curtains or no curtains in some windows. furniture was there but ancient and half broken so we were afraid to use it. also afraid it'd be all dirty inside and mark our clothes. They give you 24/7 contact details but absolutely NO ONE replies to issues. Given the state of the flat, emergency is just a matter of time, but customer service is nonexistent.
- Jessica (5/5): Passable - We didn't realise until it was time to go to bed that there wasn't enough blankets/duvets/pillows for everyone.
Some of the guests had to use a towel and their own scarf to keep warm in the night.
